Before I checked out, I spent my money and my time cleaning the whole apartment. I attached the pics taken before the check-out. However, I still received a refurbishing charge of $$$$745 for damage that exceeds normal wear and tear(details attached as well): $280 for Painting? $285 for Cleaning? $180 for Carpet Cleaning? Are you spending $745 for hiring several cleaning guys to play Uno in that apartment for several hours? I can totally understand you want to get more money from your loyal residents. IF YOU WANT MONEY, PLEASE INCREASE THE RENT INSTEAD. That is much better than robbing my security deposit. I am not the Cash Cow. I just feel so sad about this stuff and I will sue this company for the improper charge. read more

I lived here from 2021-22. Although Covid had most of the amenities restricted for most of the time (pool, gym, office) I still enjoyed living here. Shout-out to Zachary in the office! He was very attentive and remembered my name and apartment number every time I saw him, and always fixed issues QUICKLY... he really carried the management team on his back! :) maintenance would come by the same day I submitted a request. Great location on 5th street so easy access to downtown, and right across from police station so I felt safe. There would be noise from time to time but what do you expect living in a college town? I will admit it is pricey but if you can round up some roommates it's doable. Wish I could have lived here longer! read more

Life is built from many events. The recent BBQ event is one of the activities to make the residents feel welcome and belonging, members of the local community, especially when living alone here, like myself. I am usually not frequenting such events. Like the recent salsa dancing lessons. Haha. So yes I am usually avoiding. But I was friendly encouraged by the nice crew and I liked it very much. It was in my case not so much for the food but for the atmosphere (with weather cooperating). Still I ate a very good burger. Watching other people it was obvious that they enjoyed the event. In addition the rules of participation allowed to bring friends. That was a very nice option. Often we don't want to go to such events if we cannot be with that one or two special friends. In my case it was a great opportunity to chat with people, as I stay here in Davis away from my family, 2 hrs away. So thank You ! Do it more often :(). In general, things are run in a friendly and smooth way here. The crew addressed promptly the few technical issues in my apartment. Recently they add technical "how to" short videos on Instagram, for example how to defrost your fridge. To avoid melting water dripping on the floor in front on the fridge :(). This is a very smart and thoughtful idea. The management and technical team seem to work very organized. Very friendly. Praises to all, starting with the management. In additional comments, I used in the past the treadmills. I see many using them. I got my own in the apartment during the pandemic. Oh and the free donuts that I avoid :). And strong coffee. Lately I am using the conference room. Very helpful lately for Zoom meetings. Finally, I enjoy very much the balcony that I use to communicate with the passing neighbors. Plus placed some plants to make feel like at home. Sorry for my disorganized comments. In summary I feel very comfortable here and this facilitates and makes very efficient my consulting work at UC Davis. So this place is definitely not only for students. read more

This is the worst apartment I have ever lived in. The air conditioner, stove, and lights were all broken, and when they were notified, they gaslit me and told me that I didn't know how to work them. They told me that they would send someone and they did nothing. They also do not communicate unless you owe them something. They incorrectly charged our house multiple times and claimed we missed rent payments when they were in fact on time. The unit has bugs everywhere, the pool, the drains, the office. It is a cesspool. The office staff is rude, and refuse to help if it means they will actually have to do any work. I stayed for one year and that was one year too long. The only office staff member who was helpful left, and I honestly wish him the best. The women are horrible monsters who deserve all the horrible things that happen to them. May they rot in the 110 degree rooms they rent. read more

I really enjoy living here at Greystone! This will be my second year living here, and honestly, I would not want to live anywhere else. It conveniently has the bus lines A & Z right outside the complex, Target just 2 minutes down the street, and a shuttle that the residents can also use to get to and from campus. However, the shuttle is not also available due to maintenance, etc. But that is no problem because biking is about 10-15 minutes! Another amazing aspect about this apartment is their management staff. They are incredibly nice and welcoming. They hear us out and do everything they can to help us out or to make our living experience here an amazing one! One downside is people coming to dig around the trash. We do have security, but I only see them briefly during the night. Also, we have had a few roaches and spiders problem, but they had pest control come and help us out with that. Overall, you should really consider living here! It is a really great place to live. read more

I have lived at Greystone for almost 5 years now. What keeps my family and I here is: 1) Location: it's close to downtown, stores and UCD. 2.) Property management/maintenance staff: They are some of the best we have ever had. The management team is quick to remedy any issues and send our community information regularly. Maintenance crew are quick to respond to repairs. Never have more than 24 hour wait to get something fixed. If you prefer to be home, you can set up an appointment for them to come do the repairs. 3.) Shuttle to campus: No other complex offers a shuttle to and from campus. The shuttle also offers trips to Safeway and Target during the week. Other pros: pool/jacuzzi, apartments have large kitchens, assigned parking with guest parking available, lots of bike racks computer room with free printing and a small gym. There's also a guest suite that your visitors can rent out nightly. Cons: The recently added fees; last year they started charging a pet rent and this next lease term starting in Sept. 2019 they are adding a utility fee. Probably not too big of a deal if you are splitting rent among roommates but harder for singles and families to cover the increase. For families the closest playground for kids is half mile away. The apartments have old tile countertops which are harder to keep clean. read more

The apartments themselves are pretty clean ; however, its pretty far from campus. The management (current and old) is completely awful. Be prepared to not receive back any of your deposit despite how clean you keep the apartment. I have had a dispute with them over a pathetic $20 and they refuse to give my money back. It seems that nothing has changed since this complex opened in the 90s. Back then I know poor unsuspecting college students who were swindled out of their security deposits. If you're getting ready to move out, make sure to take photos of the condition of the unit after the cleaning. The landlord does not have the right to deduct for ordinary wear and tear. There is a problem with the paint and fixtures when I lived there many years ago -- they were the cheapest possibly quality. For example, the mere act of taking a warm damp soft cloth to the paint would cause it to rub off. I don't know if things have changed but management back then acted like the tenants (students) were enemies and were always on the offense. read more

I had a pretty ok experience living at Greystone. It's a little far from campus, but the Unitrans were pretty reliable. The staff at the clubhouse were pretty nice and helpful in general. The jacuzzi and the pool were nice amenities that we took advantage of. Summer time bbq next to the pool were fun. We rented a 4 bed/2 bath apartment, and the layout is pretty great. Open living room, nice kitchen, but the rooms beside the master bed were small. It can barely fit 2 twin size bed and two small @ss desks in it. We got the 2 story layout, and upstairs was HOT, and air conditioning didn't really travel to upstairs. So when they crank that air conditioning up, the downstair was FREEZING, while the upstairs was still warm. Deposit-wise, they were being quite cheap about every little thing, and we almost have none of our cleaning deposit back. read more

I lived at Greystone for 2 years and loved the experience. I only moved out recently because my work moved out of state. I have had nothing but wonderful experiences with the management, but I'm also an adult and understand that you need to think things through before you just do whatever you want. I was out of state before move-in so I had to do everything site unseen. Greystone was so helpful. They sent pictures of my exact apartment, floorplans, and property maps with the apartment and parking spots marked. Other pros of the complex: They offer dog waste bags and don't have a pet rent! In general, most of the dogs are pretty quiet here. Also, Greystone is 1 mile from Toad Hollow Dog Park. I used the pool, hot tub, and workout room occassionally and all are nice. Oh, and on top of an awesome management, there's also the most amazing maintenance staff! They get to the problem asap and usually fixed my issues in an hour or less. They even called an after-hours plumber for me when they couldn't fix the problem by the end of the day! Some of the cons of my time here: The apartment I moved into had a dirty carpet which caused me allergies for weeks after move in. However, I just kept vaccuuming and eventually I got all the dirt up. This is a college town, so you do get parties. For the most part, people follow the 10pm-8am quite hours (which I loved as a working professional). However, I did have to call the cops a few times and I did have to tow a few cars which were in my spots. Unlike some who have written reviews, I don't see the parties or the parking issues as management's fault. You get one free spot for the apartment and pay for the other. If someone parks in your spot, you have the right to have them towed! Also, as an adult, you talk to management about where to park if there are no available guest spots. You don't just park wherever and complain when your car is towed. The last little anecdote I'd like to give is from move-out. I needed to leave before my lease was up. Management was amazing. They walked me through the process of breaking the lease and helped me find someone to take over. Because someone took over the lease, there was only a 350$ fee to redo the lease. Considering they could have charged thousands or refused to let me transfer the lease, I'm very pleased with this fee. Please consider Greystone for living. Their idea of a move-in ready apartment was as follows: A/C unit that blew hot air (which they were aware of and still did not repair upon moving in), a dryer that didn't blow hot air, peeling cabinets/countertops, and a refrigerator that didn't get cold enough. I don't think we went a month without having maintenance come out multiple times to fix or replace something. In addition, when touring the apartment before leasing, we were told ALL units were being remodeled with new cabinets and countertops in the kitchen and bathrooms. Our cabinets were finally painted in December, but nothing else was updated. We also emailed several times about a leak and mold within in our upstairs bathroom, which maintenance happily painted over and told us to just air out. Greystone offers several nice amenities, which is what peaked our interest in leasing here, including a shuttle bus and lap pool, The lap pool was drained and under construction up until I moved out in March (due to Covid), and the shuttle bus didn't operate normally, or at all for that matter, the entire lease. Lucky me though, I got to hang onto a cool green shuttle pass (for $75) just to watch the shuttle sit there. Furthermore, I had the WORST experience with the office staff of Greystone upon the beginning and duration of COVID-19. I understand there's only so much that can be done with the binding of a lease, but Greystone was neither accommodating nor communicative during a time of financial hardship and stress. I think I spoke to a different staff member every time I emailed, so no one ever knew the situation of my unit or could give me a clear answer. Every time I expressed my concerns, I was met with a response that cited the vague wording of the lease agreement or conflicting opinions. I had to speak to the supervisor just to figure out why I was receiving a bill. Overall, I think Greystone keeps up a good image on Instagram and during their tours for leasing, but it definitely lacks the common decency and respect of providing a nice place to live for a student or family. Moral of the story, choose to live anywhere else. read more

We got lured in by their cheap rent & move in deals BUT the quality of the apartment & management are two things you don't want to experience for yourself. Negatives: -Hidden fees we weren't told about (i.e. monthly parking fee $20/month uncovered & $30/month covered for EACH parking spot) -Things started breaking within the first month (i.e. towel bar kept falling because the side pieces that are supposed to hold the bar in place wasn't screwed on, garbage disposal is so old it doesn't grind up anything leaving you with a clogged sink & closet doors stopped sliding on track) -POOL: was NEVER cleaned, only done by tenants that didn't want to swim in a pool full of leaves -STUDY LOUNGE: isn't always available like it should be (i.e. random yoga sessions were held inside with no prior notification) -GYM: equipment is ancient, some machines are broken or not working properly -MANAGEMENT: unprofessional (i.e. they asked us on multiple occasions if we were able to move out before the lease ends because the new tenants wanted to move in earlier & that they would deduct those days from our rent. Since two of the four roommates were still taking summer school, we told them NO more than 5 times. Couple days later, we receive a notification from management that we NEEDED to move out _ days before the lease ends--SERIOUSLY? *!@^*^!@#! Oh & when things didn't go their way, they claimed that we missed a month of rent--& I ended up having to print out all of the copies of checks they DEPOSITED from my account for proof) -MAINTENANCE: workers either don't really know what they're doing or don't really care for their job (i.e. called them in numerous times to fix random things & somehow, they never get fixed or are only fixed short-term) & when they came in to "fix things" they never acknowledge your presence nor bother to tell you how they fixed the problem/what they replaced *make sure you try everything for yourself when you do the walk-through because apparently the management doesn't make sure things are working properly before they hand over the keys (i.e. for some reason, whenever we used our dryer our laundry room walls were left with a layer of moist only to find out it wasn't hooked up properly & it wasn't venting out any of the hot air) Spare yourself a headache & live elsewhere. When you still see 'for lease' & 'move in special' signs two months AFTER school starts, it must be a sign that somethings wrong... read more

The only good thing about this place is they allow dogs and the maintenance staff. The rent is steep and management is shady. Example, we cleaned our apt spotless before our move out date the apt was empty for a good 2 weeks but we did not hand in our keys yet. I go back 2 weeks before out hand in date and see our apt is a mess do to renovations. They charged our deposit on what their contractors mess. Ok the carpet needed to be changed I get that but to charge us for normal wear and tear for the apt paint is totally bs. The deposit was $500 and we got a check back for $5. Other places charge less and do not do this shady business. I would not recommend people renting this place or renewing their lease. For the same amount of money you can rent a townhouse else ware. Stay far far away from this place. I don't know if it is Stonesgate as a company or just this property. Sidenote: Everything is outdated in this complex, you can have new stuff just by renting the apts across the street. One last thing, I came back one weekend to check my mail and our day to return the key was not even up yet, I walked into our apt and found that the contractors were doing their laundry in our washing machine. The electricity bill was still being paid by us. Really cosy apartments with great staff and maintenance team. The apartments are also maintained in pretty good shape. They have pool, jacuzzi, computer room with printer and a gym with basic equipments. The only issue I have ever had is with their late rent policy, fine is 100$ even if you are a day late. read more

Not a very nice complex. First of all it is super far from school, with only one bus to silo. And the apartment shuttle quits pretty often and is always late when it works. Basically the traffic is really inconvenient and the complex is far from everywhere. The attitude of the management is also bad. They process things super slow and deducted lots of deposit when you move out no matter how clean your apartment is. Plus, the pool is usually dirty and the water is very freezing even during summer. My daughter & her roommates were swindled out of their rental deposit despite vacating their unit in immaculate condition. Management claimed that the unit had to be repainted and carpets cleaned. Of the $600 deposit they put in, they are getting a measly $45 back. They might as well have left the unit dirty and not wasted an entire weekend cleaning it up. what can i say? I've only lived here for a few months but i can see myself staying here at this humble abode for an eternity. The management is wonderful and they don't even feel like management, they feel like family. I'm so happy i choose to live here, me and my roommates love it here since the rent is so affordable and the apartment is so spacious. it was designed for only three people but it can easily fit 100( you can fit 100 people in there by the way, trust me). With this in mind, the staff is amazing!!!! Paul has become my right hand man and is always giving helpful advice and is always ready to help me in any way possible. Ryan has become my other right hand man, he's always cracking jokes and is always a warm friendly face welcoming me into the luxurious club house. Priscilla is an exemplary employee and friend who i am delighted to see every day and is always ready to lend a helping hand! Lastly but definitely not lastly is fashionable and undeniably and attractively fly Arlie! who is an incredible person to talk to and it makes living at Greystone a joy and a wonderful experience she keeps everything running smoothly! even though shes always busy at work she never misses a chance to cheer me up or joke around! The extraordinary facade on each of the intricately designed apartments gives an incredibly homey feeling to the entire location! I'm amazed at how beautiful this place is and how much of a great deal it is! If anyone is debating living here or if anyone is looking for a place to live, go live at Greystone! My only experience with Stonesfair was living at the Greystone Apartments property in Davis, CA. After dorming, I lived in Greystone for 3 years. Besides new management in our 3rd year, we rarely had problems there - they have a 5 day grace period for rent and we got a decent amount back from our deposit. Pool always clean, though rarely saw anyone in it. Computer lab was good and pretty up to date - i've probably only encountered it full once or twice. comp breakfast on the weeknds was nice too - great spread. the workout area is tiny, but the times i've been there i never had to fight for a machine. Downfalls: Lack of parking - we lived in a 4 bedroom, and had 2 covered-guaranteed parking spots. fighting for the open spots was always a challenge since we all had pretty different schedules. Noise - it's a pretty quiet area, so if that's what you're looking for - then this is it. (unless it's changed in the past 2 years). i noticed more families here than at other apartment complexes The Bus - it's a pretty lengthy trip back home compared to the rest of the lines going to north and south davis overall - still a memorable home away from home read more

This is an awful place to live if you are serious about your study. The parties here are crazy, they are extremely loud and they will continue way after the midnight, and you have no one to complain to. The shady management will keep all your deposit regardless how much you cleaned your apartment. To them a flawless clean apartment needs to be deeply recleaned and fully repainted. It is your good luck if you can get 1% of your deposit back. Keep your distance from this place. read more

I lived here for a little under a year, in a two-bedroom apartment. I didn't have any major difficulties, and enjoyed the time here. I chose to live here, initially, because they allow (big) dogs and because they have washers and dryers in the unit. These were both huge perks, although I am sure we paid for them, because rent seems a little higher than for other places around town. Nevertheless, I thought that it was completely worth it. Staff was generally nice and helpful, and the complex is clean. I never used the pool, and only used the clubhouse two or three times for the wireless internet before our internet was installed. They occasionally serve free snacks and lunches in the clubhouse, which could be fun. read more

I have lived at Greystone for about a year now. The staff is great about resolving any issues. They also plan weekly activities on Fridays that usually include some type of free food. The thing that attracted me to the complex was there were no breed restrictions for dogs, and the in unit washer and dryer. The apartment is roomy, and feels like home. All of the rooms are very spacious two dogs and two people don't feel crowded at all. There is a pool with a BBQ that is a huge plus during the warm summer months. There is also a club house with small gym, and study room/computer lab. I also like that we are close enough to campus, but also on the quieter side of town. We are right next to the police station, post office, dmv, target, and safeway. I have never had any issues with parking or parties while I have lived at the complex. Each unit comes with its own spot, and you can purchase another one. The only negative is the people who wander on to the property and dig through the trash. There is supposedly security, but we have never seen them. They do have a shuttle that is convenient when it is running, but is out of commission pretty frequently. However, this isn't a big deal since there is a unitrans stop right in front of the property, and the bike ride is a straight shot to campus up 5th. Overall, we like living at Greystone, and would recommend to move here. read more

I've lived in 4 different complexes in Davis and I think this complex is about as good as it gets. I've also lived in other towns as well, and to me renting in Davis can be really shady (management taking advantage of students) and I've had some really bad experiences in this town that make me distrustful of rental companies. I lived in Greystone for 2 years and had zero complaints. Any time something broke it was promptly fixed, management was cheerful and responsive and usually recognized me and my boyfriend, and there were lots of helpful services provided. I think that the value here is really high, for a similar price in rent you get dishwashers and in-house washer dryers, whhaaaat! I commuted to Sacramento while I lived in Greystone, so the location was ideal for me to easily get on I-80. The complex itself was always really quiet and I never heard my neighbors through the walls. I wanted to wait to leave this review until we got our security deposit back, because I've absolutely been taken advantage of before by previous companies. In fact, when we moved out we found out that our couch had made a pretty sizeable hole in the vinyl floor (make sure you have renters insurance, people!!). When we showed management during the pre-moveout inspection, we were notified that the vinyl was still under warranty and would be replaced free of charge. Sure enough, we were not charged for the flooring, and we were only charged really reasonable fees that were prorated for the time we lived there. I felt that all of the fees were very fair and we received the majority of our deposit back. We really enjoyed our time at Greystone and I would definitely live there again if I found myself in Davis again, and I wouldn't hesitate to recommend them to friends. read more

I lived in grey stone for a year. There are themed days such as nacho, pizza, bagels, donuts, muffins available in the office. I liked the large kitchens, the natural sunlight shining into the room, the efficient maintenance, and the friendly staff. We paid our rent with a miscalculation a few times and they helped us figure it out instead of punishing us. There was a computer room which offered free printing if you brought your own paper. Distance was a small set back, but overall, i would live here again. read more
