My experience with Krystle properties so far has been great. Everyone in their office is so kind and helpful. Anytime we have needed maintenance they come right away. Keep up the good work and taking care of your tenants update: unfortunately I spoke to soon about this property management...my 1st request for maintenance was granted with a prompt response and issue TEMPORARILY fixed. We had plumbing issues on the side of our unit for 6 months and unfortunately had to vacate since PM was not completely and efficiently fixing the problem. Sewage sat on the side of our property for 6 months and had about 5 plumbers come out nearly every month to bandaid the problem..pure disgust. I have been trying to reach the maintenance department regarding issues and have barely got any kind of response. I would never feel comfortable renting from them again. Upon moving out we were supposed to get a final inspection of our unit and got denied that right and then got charged $600 even though we left the unit in good condition. Its unfortunate our last few months with Krystal properties wasn't the greatest as I had previously thought. You ever read the negative reviews and think to yourself well that sucks for them but I'll give it a shot. Krystle Property Management basically took my application fee and rode off into the sunset. I have been spending the last now going on two months trying to get in touch with someone to first view a property then respond to my application. I have called numerous times and emailed but to no avail. I spoke to a lady named Kathy once who said she would tell Ciera to send my application over for a specific property then never heard back and Ciera answers no further communication. I do feel we are being discriminated against and will go into further research about my legal options going forward. They treat us like we are trying to sign up for free public housing or something. I work every day and to be treated like this is completely unfair. Be cautious of the negative reviews you might suffer a similar fate. read more

My experience working with Krystle Property was horrible. House was nice inside and outside was ok. First no heat in home . They brought me floor heaters to rent while problem got worked out. $150.00 add to my rent which was refundable when I brought heater back to them. Heater was not solved until late March after not passing City Inspection. Did receive a partial refund for one month. $2500.00 rent received $900 something. There were a list of things to be fixed but heat was necessary in Jan. . Scheduled their own workers ( handy man) to come out, he missed three appointments. When called Davina was told he was sick and would send someone else, by that time the list had grown and Andress stated he could only fix what was on his list. Front door weather striping , and dishwasher . The weather striping installed threw off door lock, which they refused to fix and door handle fell off. Once again Davina told me to fix it myself and if I changed the lock, make sure they get key. I installed new handle and lock so my house would secure. Closet in master bedroom needed work, which proceeded to fall and was told by Davina they would not fix and maybe someone in my family could fix it. Had to pay a handyman to fix with no reimbursement . So much more. Derrick had to come out after my repeated calls to office. Once he inspected home, he stated none of these issues were ever put in for repair request by Davina or Debbie. Then come the rats through roof and garage. Got to the point where I was given permission to call their Pest guy myself, which was once a week for 3 months. Garage door was one thing never fixed , put barbed wire on opening but mice ate through ( now I have rat blood ). Heard noise in Master-bedroom wall in May, took them until July to get someone out by then rats had died in wall and started eating each other. ( Upon moving out they tried to charge me for company they sent out cutting and sealing a hole to remove rats ). All things had to have fix and things never fixed. New heater - ventilating system - New roof - new striping on stairs . - dishwasher - refrigerator. Never fixed Garage door , had rats and other things in garage . After complaining in the beginning they wrote nice letter to allow us out of our lease since we seemed to have so many problems and Derrick even took us around to see 2 other places they were in processing of renting. .It was a Thursday , placed liked was $100 more in rent, told him I need to check with others. Decided yes, could not catch up with him on Friday , by Monday still no answer from Derick went to office, house I was interested in he had put up for rent. After planting myself in office to see Derrick, he stated his financial people decided I was risk to his other clients and he could not offer those places to me. While trying to find a ew house to move to , other Rental places were told by Krystle Property I was breaking my lease but would not verify why. Now I am high risk to other renters. After they offered me out , so ended up living with rats in garage. The pest guy came for while then he stoped because they told him he was coming to often. In rebuttal yes after the rat issue and causing me grief why trying to move , in August was allowed to pay rent late, after that Derrick had little contact with us if any. Yes he had a child during that time but we also had a pregnancy and a two year old which they had to move in Jun/July and never was never able to return to our home . All this in less than years time. BE . CAREFUL WHEN DEALING WITH THEM. GET ALL THE I'LL FIX THINGS AFTER YOU MOVE IN : IN WRITING. Not all things they say they do. Not truthful people. Hi, All, I was a tenant in a house managed by Krystle Property. To all tenants contemplating using them, beware: they are out to get the most of your deposit, no matter how well you take care of the property. 1) I was asked to change screens. The professional I used was flabbergasted and assured me that the damage on the screens was solely due to wear and tear, as they were between 5 and 10 years old, he told me. 2) I was told that I had lost the mail box key. After I sent them a letter asking for itemized invoices for all services they alleged they had to perform to correct my actions, the need for a key disappeared. 3) I was asked to repaint spots that had been damaged by the landlord or former tenants. The proof: the lines on the wall with the kids heights were marked from 2002 to 2005 when I moved in years later. They charged me $600 dollars to touch up minor spots and this amount of work was not justified and gave me the feeling that they used me to do needed work for free. 4) They charged me for cleaning windows, which they alleged had not been cleaned: very hard to prove my point after two weeks of vacating the property. In my life, I have rented many places and it was the first time ever that any amount of money was taken out of my deposit. I kept the house clean at all times and I even removed old stains from the bathrooms. There is no doubt in my mind that the house was cleaner when I left compared to when I moved in. VERY DISAPPOINTED! As a property owner, they will either a. like you and do everything they can for you - or b. not like you and completely dismiss you as potential business. There are enough good reviews here that I chose to contact Krystle Property Management to represent my properties. I have a two story single family residence that was converted into two units by the previous owner. From the first day I contacted them, I was treated like they could care less to have my business. I spoke with Krystle over the phone and she gave me the rundown on how their company works. Very nice at this point. After I gave her the address to the property, she looked it up and pointed out that homes over there were not zoned for split residences. I informed her that the previous owner had been renting it out as two units and had no issues. She told me they couldn't do anything unless it was approved by the city. She then wished me 'good luck' and ended the conversation. NOTE: This where I would have thought a business minded company would want to take charge, by finding out how they can offer services. They could have contacted the city, or done any amount of research to look into it. I took the initiative to drive to City Hall and find out all of the information necessary to appease them. I was informed that the previous owner had applied for the property to be split and got an approval on two separate addresses. So the two units were 100% cleared by the city. Then I drove over to Krystal Property Management to deliver the paperwork I was given by the city. I entered the lobby and was told that Krystal was too busy to speak with me. However, she did decide to come out when I was about to leave my contact information. I introduced myself as the person whom she had spoken with recently. She immediately told me that she looked up my property online and that it wasn't suppose to be a split property. I presented the paperwork and told her that it was approved by the city, so everything should be fine. She was surprised, and set up a time for me to meet with her brother Derrick at my property the next day. Derrick inspected the two units and let me know what his concerns would be. He was nice, but it seemed that he was looking to find reasons not to take on the property. He took notes and said that he would be in contact with me. After three weeks, I called to find out what was going on. I left a voice message, to which he responded later that day. He informed me that they would not be able to take on my property because they were concerned about two things. 1. The tenant in the lower unit had a dog. NOTE: The yard has been separated by a fence for the upper and lower units. 2. The power was not separated and would be under one bill NOTE: I had already informed him that I would be paying the utilities for the tenants. Therefore, the power bill is a non-issue for the property management company. END RESULT - Krystal Property Management is not representing my property. They spent more time trying to figure out how to not take my business than how to acquire it. The only thing you need to do is look at all the reviews that have been removed or not included in in the average to know how carefully KPM manages their "image". If you average all the ratings, including those hidden or removed, you will find the average closer to two stars. Our experience with them was horrific. As a renter with +25 years of renting (and as a current renter) and someone who's worked in real estate (strategy and management) for +15 years, I know how properties SHOULD be managed. I know how properties SHOULD be priced and marketed, I know how repairs SHOULD be done, I know how the accounting SHOULD be done, and I know how tenants SHOULD be treated. In our complex, their philosophy seemed to be "just do the minimum", and in every aspect they failed to do that. If you are a renter or a landlord in Vallejo, YOU'VE BEEN WARNED. I have only had good experiences with Krystle Properties. Although I own rental property in Vallejo, I choose to rent the home in which I live. The properties that Krystle has are desirable, functional, meet state & county codes, and are priced very competitively. Their website is excellent allowing you to apply to rent, make payments, and request service. Service is Top Notch. I would like to give a special shout out to Davina Ames, who manages the service requests. She has a great system in place and does a fantastic job getting repairs done quickly and competently. I am a home owner and used Krystle Property Management to rent my house out, and I also rented a storage unit from KPM; so I can be relatively objective in my assessment of this organization. As a landlord: Talked to Derrick over one weekend after we decided to rent the house out; Krystle got a renter come in to see the place the next Thursday and it was rented out. Talking about WOW! It did take a little bit time and efforts to clean the place and finally had the renters move in a couple of weeks later, but the speed and professionalism they demonstrated during the whole process were definitely topnotch. They were all very responsive to all of my inquiries, all emails and phone messages were returned within 24 hours; in addition, they are being very reasonable in negotiation of the contract and it made me feel very comfortable working with the team. If I had another property to rent, I will definitely work with them again! As a tenant of a storage unit: I was presented with multiple options of storage units and the prices were very reasonable compared to the traditional storage companies. Was able to check it out and move everything into the unit on the same weekend. When I was moving out, they even refunded the money for the days since I moved out, which I didn't really expect since I have already paid for the month. Everything worked out so perfectly and I will rent a storage unit from them in a heartbeat if such needs arise in the future. read more

This place is a joke. I tried to rent a place from here and they basically treated my fiance and I like dirt. Maybe it was because we are young? Find a place we like....the old guy who works there meets us there, tells us how perfect the place would be for us....blah blah blah. We call back a few days later, and the guy answers the phone very rudely and says all of the sudden we are not a good fit, and we are inexperienced, and don't make enough money.....(we found out later the only reason why was because he met someone at the farmers market he liked better). So, I call the place after I talk to him, and would like to speak to someone else because he was so rude. Krystle answers the phone. I explain to her my whole story and how I am a little upset and why did that man have to treat us like that? She says, "Hold on a sec". She transfers me TO THE GUY AGAIN and he says, "Ooooohh your going to go behind my back and talk bad about me?? She is my daughter!!!!" HOW UNPROFESSIONAL IS THAT?? The only reason I gave them two stars is because after fighting with them for a week they gave me my money back for my applications....I am now living in a four bedroom giant house for 1450 a month with a waaayyy nicer property management. read more

I have been fighting to find a decent place in Vallejo for the past few weeks. Let me tell you, it has been a nightmare. I started first with Krystle Property Management and they were great from the beginning. When we first started the hunt, I had a place in mind, however, I was declined on that place because the owner's wanted someone else in sooner then I was ready to go in. So I moved on to look at some other locations. Krystle, went out of her way to set up viewings and let me know of upcoming opportunities. I was impressed at how quickly and how willingly she took care of me. Kathy was phenomenal at showing me the quickest routes to get to some of the places we viewed, as well as giving me some general information about the area (farmer's markets and some events) and where some key things are, like the closest shopping centers, and downtown, etc, this was great for me as I am not from this area. Patsy has been great with handling my hundreds of questions and getting me information and answers quickly as well. Renee was also superb in sending me information I requested. Let's not forget Abdul, the Credit Manager, which nails down the credit applications so fast and efficiently that you are not left hanging on waiting for a decision. All in all, this team is absolutely phenomenal! They came highly recommended to me and I will highly recommend them to anyone I come across who needs helping finding a new home. I wanted to look at a property today granted the way you set up an appointment to see a property is very modern and up to date thru text by confirming or cancelling. But unfortunately they had no record of me setting up an appointment time to see the property i was interested in. I received confirmation thru text and drove to the property which was not in the best neighbors and no one was there except two people in there car smoking weed I called Krystle properties and the only thing the lady could say was she had no record of a showing today and had no one to show the property. I work monday thru friday 8 to 5 or after and happen to have the day off. I asked the lady who answered the phone do they have showing after 5 she said no with no apology or any sympathy. Avoid at all costs. Vomit pile in the garage of the place on the first day I moved in. Took them 7 days to send someone out to clean it. No heat or working stove for 5 days upon move in. No hot water for 10 days upon move in and ignoring my requests for a rent credit for the last week. Fridge is also broken and still broken as well as the outdoor security lights and a few windows don't work. They don't respond to emails and will ignore your calls/voicemails. They are doing things illegally and hoping no one calls them on it. Property owners and renters...save yourself the $ and headache. Keep a good paper trail if you do choose to engage with them because they seem to either be highly disorganized or acting with ill intent for their own benefit. read more

I am a Real Estate agent and have recommended my clients that decided to rent their houses instead of selling to them, I usually call them in a few days to see how things are working out and most of them either were very happy and a small minority decided to rent them by themselves to save the money. I used Krystle Properties to find a place to rent in Vallejo, CA and had a wonderful experience using their services. Debbie is not helpful and they cut you off, when I used them I found out they were charging for extra things.

They take their time calling you back, then the house you were interested in was rented yesterday. The agents are rude on the phone, they are rude in emails, their receptionist is also rude. They insist on you doing a drive BEFORE they will show you the house, but i live over 50 miles away. We said we want to move in one month (have to give 30 days notice) they said thats too far out, call back in a few weeks. We had an agent no show for an appointment, another agent told me I need to "sacrifice" and leave work an hour early, like 3pm. I thought i would send an e-mail to the owner just to let her know of my bad experiences with her company, and her only response was "we were voted #1" read more

As I am reading these reviews, I must say, KP sounds like a totally different company then the one I have been with for close to 4 years. I am absolutely thrilled with KP. Provided My sister and I gave them all the information on our finances and background checks from previous landlords went thru smoothly. We didn't get the first place we wanted, but we did get the second place we looked at, and we are very happy here. Even when we came across a problem, I would report it, and KP was right on it. I recent had been dealing with some neighbors who were so inconsiderate, they were like the neighbors from hell. If any of you had neighbors like this, then you know exactly what I mean. Parties going on all hours of the night. Loud music, and jumping up and down constantly, we live below them. I'm talking 3:00, 4:00 o'clock in the morning kind of parties. Surround sound TV playing, shaking my whole house, we couldn't even hear our own tv due to their tv over powering ours. They were just awful! I finally couldn't take it any longer and reported them. Within a few days, the neighbors stop all of that. I haven't had any trouble since. KP also stays on keeping all alarm/alert systems updated every year, which is very good considering we live in a old building. When every something has gone wrong, and I report it, KP is on it. I love KP and all their employees, they have been good to us, and I will stay here as long as they will have us. I recommend KP to those who would like a good team to help you find a nice place to live. It may take some time to get in, but once you are in, you're in. Good Luck! read more

When I started working with them, I was greatly impressed with Stephanie Morrow and Davina Ames. Unfortunately, they only worked with me initially. Stephanie was not my property manager and Davina left the agency. The two men I worked with for day to day things and repairs were unprofessional and untrustworthy. I left because of their incompetence, and I learned more after another agency took over. The tenants and myself were pitted against each other by Krystle staff, and my property was in disrepair inside and out despite annual inspections and "care". When I requested photos of items not included in said inspections, they refused to provide me with such. I was labeled unreasonable for quite reasonable requests. When I asked for a small section of a wall to be repaired (one that was not a safety issue, their excuse) they demolished the entire length of the wall without my consent. Now Krystle is out of the picture, my property is in good working order and the tenants and I have new found regard and respect for each other. (Unfortunately I still don't have a wall, they would not repair it nor reimburse me for the cost of rebuilding one and it is expensive to replace). read more

We had an unprofessional experience. Things were great until they weren't! We have a beautiful home in HiddenBrooke that was well maintained. We initially qualified a tenant who stayed with us for 4 years. We unfortunately lost the tenant who left the home better than when she started renting from us. We thought it would be best if the property be handled by a professional. We contacted a number of property managers and chose Krystle. We were promised that the tenant would be qualified and that the management company would check on the property at least once a year. The renter they chose was recommended by the lease agent who vowed' for them even though her credit would not qualify her to rent our home. They also came back later and said she had a small dog. We trusted the professionals. One year later we lost the tenant. The turnaround agent for Krystle called us and she acted like she'd never seen a place that had taken such a beating. Of course our first reaction was WTF! So I inquired and found out by asking questions as to where things went wrong as to not repeat the mistake, especially if we were to continue to use the company. I also asked when did they check in on the property. I find out that they did not check in on the property which is written into their agreement that they would. This prompted resistance from the CFO and "partner" of the company who wasn't happy with questions being asked of them. Instead of taking responsibility and assuring us this would not happen again, he chose to tell us to take a hike and that they weren't going to work with us. Within 1 year the property in our opinion was destroyed, carpet, walls, screens, blinds, pet urine on all the rugs, you name it. To the CFO it was business as usual and we couldn't expect to recover for damages because the property wasn't updated within the last 2 years. (Please remember, this home was very well maintained prior to hiring Krystle If you love your home as we did ours do not list with this company. P.S. Update, I give them 2 stars up from 1 because they are being helpful in the transition in the turnover of the property which is a positive. I of course wish I wouldn't have to write this review but I hate it when people don't take responsibility for the job you hire them to do, especially when it's an owner. read more

We are so thankful to have found Krystle Properties. After the last company, we were ready to manage our property on our own. Krystle Properties, specifically Stephanie Morrow, got to work right away. Within a week they had listed our home, hired a handy man to fix a few things and had four applications in for our property. Ciera called us to discuss the possible tenants, all work on the house has been done by approval and Stephanie always gets back to us ASAP. DO NOT WASTE YOUR TIME WITH THIS COMPANY. If by chance the owner responds to this post, I might be inclined to upgrade them. As a property owner I read the reviews and was hopeful they would be a great company to work for. However, don't be deceived. I wish the Owner of Krystal Properties would have had the decency to either call or respond to my emails but I'm sure she is not even aware of what Derrick is doing to her company. Derrick is a coward who refused to speak to myself or my family. Krystal Properties did not give us the required 30-day termination notice after their feelings were hurt by their own internal survey request. My tenant gave them a 1 and Gavin from maintenance called me to find out why. What????? When I tried to play middleman, both he and Derrick were so unreasonable and didn't bother to read our request, the next thing my family received was a 30 day termination notice. Then stopped all projects and I asked what will I get for the next 30 days? Next I'm told by the contractors that had already been set to work were told all projects were cancelled and they are no longer managing our property. What???? This is not only illegal but unethical. They never returned our 2 property keys so we had to change the locks on the house as who knows with them. Their only saving grace is Stephanie Morrow and Elisa in accounting. They were both top notch the entire time. Seems like a Jeckle and Hyde syndrome for this company. read more

After reading great reviews about them and seeing a great listing I decided to fill out an application. It's been almost two weeks and I have not received an email nor a call about the status. At this point it seems like a waste of an application fee if they're not going to follow up on the status. If someone is denied or accepted they should at least have the courtesy of following up with the customer. I am very disappointed with the professionalism of this company. read more

We just moved out this weekend from a house we were renting from Krystle Properties. We lived there for over 3 years. The only reason we moved was because we left the area. The staff at KP has always been so kind and professional since day one. They have always accommodated any upgrades that provided us with a safe place to live. They definitely make the safety and security of their residents a priority. We loved the convenience of paying rent online. We've rented from a few different people over the years and I have to say that they have been our favorite. read more

As a property owner I am extremely disappointed in Krystle Properties and I would not recommend them to anyone. They believe lies from tenants without checking with the owner, they greatly overcharge for repairs and they leave you hanging in the middle of asking tenants to leave because the tenants have violated their contract with Krystle. They have made a significant amount of money off our property in the last year and with the exception of signing the tenant (we found the tenant - they did not do any marketing), running two background/credit checks, collecting the rent every month, performing one inspection, answering two maintenamce calls (although they overcharge so much that we did the maintenance ourselves) and, when we agreed with their suggestion, cancelling the contract with the tenant and giving them 60 days to move they have done nothing for us. They are cancelling their contract with us in the middle of the 60 days the tenant has to vacate the property. The lady we are supposed to work with is never available by phone - only by email. Her outgoing voice mail even says that the best way to get a hold of her is email. She is curt to the point of being rude and in every interaction has made me feel that we are annoying her and not good enough for her. read more

My experience with this company was pleasant. I fell victim to the housing market, and they were kind, and understanding. I always refer my friends/acquaintances to them. If in the future I find myself in need of a rental, I will not hesitate to contact them again. read more

I couldn't not respond to the comment Krystal left to my review, after all this is what yelp is all about right, providing information to the consumer? First of all there were absolutely no exaggerations to my review, in fact I mistakenly left out the black mold that was growing in one of the bedrooms that THEY NEVER FIXED. We received 1 rental adjustment (not numerous) and that was after we refused to pay rent, as we were preparing to report the condition of the property to the court and have the residence condemned due to the raw sewage problem that caused our dog to end up in the emergency room. Our dog did live, but I won't even begin to tell you what it was like watching your dog convulse and require emergency care, not to mention the cost because she consumed raw sewage from a pluming issue that KPM was aware of and did nothing about. The plumber that KPM sent over to the house informed us that he had been out at least 2-3 times a year, every 4-6 months prior to us moving in to snake the lines, and that KPM was aware that the snaking was only a temporary fix, as the upper lateral needed to be replaced, but they refused to do it. Negligent, negligent, negligent and thank God our dog didn't die. Oh, and we only recieved the deposit back after my husband 'lawyerd up'. See Chis T's review of the CA Civil Code. After posting my initial review Krystal emailed my husband begging him to talk me into removing my yelp review. Oh please...my husband may not be as and strong worded as I am, but he is in complete agreement with the accuracy of my review, as he lived there too. The biggest bummer is the 'fake' reviews that KPM posts to boost their star ratings on this site, scandalous! Being in business for 20 years means nothing, McDonald's has been in business over 50 years and you wouldn't rate their food as quality, would you?!? read more
