I hired Imperial Remodels to build a single-car garage on my property, replacing an existing concrete pad. The project was contracted to start on March 1, 2024, and finish by April 1, 2024, for $21,000. I paid a $10,000 cash deposit on March 13, 2024, but the contractor did not provide a receipt for the cash deposit. After signing the contract and accepting my deposit, the contractor told me someone would begin removing the concrete pad within about a week. Shortly after, someone arrived with an excavator, destroyed, and removed the concrete pad. They left behind an uneven dirt surface, which has created a serious safety hazard for me. Due to mobility issues, I now struggle to safely get in and out of my car. Despite repeated attempts to contact the contractor to discuss next steps and complete the work, he has ignored all my calls and messages. On one occasion, he agreed to visit my property to discuss the project but canceled the meeting and never followed up. My daughter attempted to help me by posting a review on their business page to warn others. In response, the business owner finally reached out, acknowledged their wrongdoing, and agreed to reimburse me the full deposit plus interest. However, they got Yelp to remove my daughter's post and are unreachable again. They have still not provided any reimbursement for the lost money or the destruction of my property. I was primarily in contact with Mike Isak (206-909-8125), but his colleague, Karina Momotyuk, was also involved. Another phone number associated with them is (253-409-6956). As a result, I am out my $10,000 deposit, unable to safely park my car, and left with no resolution. He has abandoned this job, caused destruction of my property, and has a complete lack of remorse or professionalism--particularly in taking advantage of someone in my position. Do not do work with this company as they pray on people.

The finished result exceeded our expectations -- this outdoor living space has truly been a blessing for our family. Rain or shine, there's not a day we don't use it. We've hosted countless family game nights and gatherings here, and I'm genuinely grateful for this space every single day. I don't usually write reviews, but I'm taking the time because of what happened recently -- more than four years after the project was completed. We noticed a small leak where the deck cover connects to the house, water was dripping from the soffit boards. Naturally, we were stressed about potential water damage and repairs, but when I reached out to Tim, he responded within minutes and sent his team the very next morning! They inspected the area, found a likely source, sealed it and performed the necessary repairs, then advised us to observe it again when the rain returns and call them if further repairs is needed. This experience speaks volumes about the company's integrity and dedication to their customers. Even years later, they stood behind their work without hesitation. It's rare these days to find honest, hardworking, and caring contractors like Tim and his crew. Tim's responsiveness throughout the project was amazing, which is rare to find these days. I am a perfectionist and expect the same of Contractors. I found only a few VERY MINOR issues along the way, but Tim and his excellent crew were right on it! Many months after the project had been finished, we requested a minor repair to our siding that was NOT even part of their work. They came up yesterday and fixed it for us! They went above and beyond! Also, we had a request for a unique fold-out shelf for feeding birds (which we make sure is never available to bears!). Tim designed something that works perfectly. We worked with J&M on a bathroom remodel. Bathroom is 5x6 feet and quote was for 6 weeks work and…read more50k. We ended project at 18 weeks and 60k. During our project, the sub-contractors damaged the wall while installing our toilet by drilling through the wall and failing to hook up the toilet correctly so that water was pouring straight into our basement. The sub-contractor did pay for these damages. We had no supply chain issues with our project as we had purchased all the materials ourselves before hand. Our primary issues with working with J&M was that due to the amount of projects they had going on, it felt that unless we were actively saying we were unhappy with progress and calling J&M frequently, there would only be work at our home 1 or 2 days a week. When asking for estimates for components J&M were unable to provide accurate estimates. For example, it was estimated that tiling our shower would take 1 week with 2 people due to the complex design. It ended up taking 3 weeks. This is our only bathroom, so we lived with my parents for several weeks, but I would hesitate to recommend J&M to anyone who doesn't have a flexible timeline. In addition, J&M failed to notify of us of change orders that resulted in an increase of price. These were supposed to be agreed upon mutually before the work was completed, but instead J&M released them after the work was done and were forced to eat the cost. J&M did not provide any options to mitigate this cost even though this was in direct breach of our contract. Ultimately, we are reasonably happy with the final outcome of our bathroom, but extremely unhappy with path to get there. We ended up not asking for several fixes as we were so fed up with the inaccurate timelines and constantly changing estimates. Fixes include 1) bleeding paint on ceiling, 2) missed paint spot, 3) grout on window and tile, 4) miss-cut vanity counter-top, and 5) dip in floor tiling causing one spot to not drain. All in all, J&M has good general contractors, but seem extremely mismanaged in the back of office. If you do work with them, double check all billing multiple times as we found several inaccuracies. Hold J&M to prices and push back on change order process.

I am writing this update because Jason Lear sent a message to myself and husband, Tom Schabarum…read morestating that we had been maligning him for two years. This is one of his many misrepresentations. I wrote one honest review posted here, on Yelp, and on Angie's List. And now this update. Jason says that his firm repeatedly told us that they told us our ideas were too expensive. That is an out and out lie. We still have the interview questions in which we specifically stated our budget and in which Jason Lear responded in writing that his firm could accomplish doing what we wanted within that budget. We did make suggestions about what we wanted in our house. We also make it clear that we did not know how much items cost and we were depending on experts to let us know that. Well, they let us know after they designed the house. Then expected us to pay again to redesign the house. Jason Lear's firm designed a house that included a green roof and triple pane windows. We had never heard of triple pane windows or a green roof before meeting them so we did not request those expensive items. When we asked to have them removed, we were told that that would be more design cost. Jason Lear's own project manager came to the house two months into the project and asked why we weren't tearing it down because it was too expensive to fix. We learned a very expensive lesson dealing with Batt & Lear.

He was very knowledgeable about the design period of the house, and I liked that he took my concerns about lead and asbestos seriously and carefully explained their process for abatement. The design meetings with Jason, Jan and Holly were fun and they took our feedback constructively. I felt like they really listened to how we used the space. When it came time for the remodel to begin, working with Greg and Wayne and the rest of the construction team was awesome. There was fantastic communication - they answered all questions promptly, provided updates on the schedule, and held weekly meetings with me to cover details and get feedback. They were very considerate about being in the house, cleaning up, asking permission to move things, etc., and they even offered to work around our toddler's nap schedule! I also really appreciated that the whole team hustled to get the project done and finished right on schedule, because I was very pregnant and had a baby due within a week of completing the project. Initially, we had wanted to remodel both our kitchen and bathroom, but it became clear pretty early on that we couldn't afford to do both. Jason was upfront about what both projects would cost, and so we decided just to focus on the kitchen remodel. As other reviews have noted, they are not cheap, but you get what you pay for and the end product was absolutely worth it. The design and construction quality are incredible, and I appreciated that they paid a living wage and worked hard to donate a fair amount of our old kitchen to other homes, as well as make sure elements of our new kitchen were sustainably sourced. Ultimately, we love our new kitchen and wouldn't change a thing. The design fits in perfectly with the rest of the house and we have received endless compliments on it. We would definitely hire Batt + Lear again.

Towards the end, since they got pretty busy in their schedule, there were a few details that needed to be redone and the end of the project dragged on a little longer than expected, but overall, we were very happy with the work and the completion of the project. Their guys are very professional, with all of their direct employees wearing their company's logos to ensure on-site security. They work efficiently, exhibited good craftsmanship, and are thorough (even helped us haul away some extra old fixtures). They can help with some design recommendations, but they aren't technically architects, so it helps if you already have some idea of what you want to accomplish in your build. Sure, you could get much higher end finishes and building details, but for the price and value, these guys are excellent. And they've also helped with some water damage repair on short notice, which was super helpful. In general, they were great at communication on our project (although they got a little busy toward the end). However, sometimes emailing doesn't work well, so I'd recommend calling or texting if you really want to get a hold of them.
