Dreams of fluffy bunnies & yellow flowers: Call Larry, whom we'd just consulted regarding other minor repairs. The rain stopped that day, so Larry zipped over same day while we were at work, climbed up on top of our roof and determined that not only is our roof in impeccable shape, but that the leak was a very simple fix: change out the vent stacks on top to be "high wind" tolerant. Sigh. Dark chocolates, & sparkling alpine lakes: All told, we've had Larry power wash our outside stairs & reseal them, replace a strip of wood outside of a window, & replace those vent covers on the roof. Throughout the process, Larry appeared quite knowledgeable & offered fair prices. Furthermore, he dissuaded us from other repairs after investigating and finding them unwarranted. May your dreams be filled with bunnies and flowers and chocolates and beautiful lakes.

Gilberto Vargus was hired as the General Contractor for what should have been a typical bathroom…read morerenovation which he managed to make a disaster in every way imaginable. Whether it was his lying, his ineptitude, or his complete lack of follow-through or responsibility after demolition the project was complete mess every step of the way. Aside from all of the problems he created, he repeatedly lied and defrauded me from the very beginning. Finally, after he ended up taking all of the money budgeted for the project based on his quote (including what was supposed to be paid to subcontractors but instead just went into his pocket) he did some gaslighting and finally ghosted me leaving behind a long list of problems that I later learned wasn't even a complete list. Firstly, he presented himself as being a licensed, insured, and bonded general contractor. He was none of these. According to the CA Contractors License Board his bond holder, and his insurance company, his license was revoked one year earlier due to excessive claims and complaints. From the very start he refused to provide any documentation for hours worked or receipt of payments after repeatedly asking him. In spite of promises to do so he never provided a shred of either. He did have a knack for asking for money when the bathroom was in some state of disassembly, essentially holding me hostage. Aside from the lies and the fraud, the real problems started when he did work he was not skilled or bonded to do. When we did have a subcontractor on site he was either unable or unwilling to cooperate with them with an air of contempt and/or passive aggressiveness and he wouldn't communicate with anyone. For example, instead of hiring a plumber or electrician he attempted to do the work himself. For example, be botched the installation of the shower valve so there was barely any pressure and he wouldn't even accept it was a problem. After weeks of haranguing him he finally came over to make a weak show of "fixing it" only to say after several weeks that "nothing could be done" and disappear for weeks. I ended up having to pay a plumber to do the work properly which required demolishing freshly laid tile and retiling it. He of course took no responsibility for any of those expenses. What should have taken 3 weeks to complete took 4 months. He also seemed incapable or unwilling to measure and plan anything. For example, we were supposed to use a prefabricated glass  kit and the shower pan was to be maid to accommodate it. After ordering two prefab shower stall kits that didn't fit I discovered after measuring the custom shower pan (made without his supervision) was not to spec and none of these kits were going to work.  That made 6 weeks of pointlessly buying and returning kits that would never fit, wasted effort, wasted money and wasted time. I ended up getting custom glass made which cost more than twice as much. The worst problem of course was that he took no real responsibility for anything he blamed everything on the designer somehow. The level of gaslighting was beyond belief. In the end I had effectively paid him for the full job since - on top of everything else - he took payment that was supposed to go to a subcontractor when in fact the money just went into his pocket and I had to pay them directly. In short, he used the trust I had from his recommendation to con me. Whether that was his plan all along or he just cowardly disappeared after he realized he was in over his head is hardly relevant at this point. He defrauded me and may be facing criminal charges as a result. But don't take my word for it. Do your homework as I wish I did and contact the CA State Contractor Board https://www2.cslb.ca.gov or his former bondholder Greenwood at 626-817-9100 and ask about Gilberto Vargus' license number 737184 and why it was revoked in 2019.

If you are doing an outside project, don't pick green sequoia as this seems to be a trend (see Jonathan's review from July 2019). They kept demo'ing after finding an issue, making it worse, and then they left us hanging for a month until they were finally removed from the job. Overall, Green Sequoia did more harm than good on this. Not sure new management is working out. Full story: Green Sequoia previously did our bathroom and did a great job. Jessie and Victoria also did our closet. Love those two. We saw an opportunity to improve our backyard living space by removing unnecessary planters and retaining walls. We had two quotes and went with Green Sequoia, the more expensive one, because of the previous relationship. They didn't tell us that they didn't have exterior expertise and the person on the job wasn't a normal part of the crew but instead a subcontractor. When construction started, we knew there was a question if a retaining wall was supporting or redundant. As soon as the project started, removing a small part of that wall would have made it quickly clear it was supportive as the wall behind ended 8 inches from the top. That's when they should have stopped. They didn't. They dropped the whole wall and then only contacted me after. This caused increased cost and a safety risk for both me and my neighbor. The same occurred in another part of the property. Oversight of the subcontractor was clearly poor. Construction was halted a week after starting in early June because of these errors. Afterwards, Green Sequoia sat on it for a month without getting me change orders or a clear plan to fix it despite nearly daily questions and pings from me. I gave them an ultimatum on July 6th to have a plan by end of week or I would remove them from the job and seek a refund. Four days later they were off the job. No refund yet despite 5 follow up notes from me - but complaint filed with state license board. This project will cost me $20k more, with less improvements made, because of what it will take to repair their damages. The project was supposed to be 3 weeks. Currently it's looking like 3 months because I've had to remove Green Sequoia from the job and get a new contractor. Issues come up with old properties. When starting our plan I fully expected that there may be some small unexpected cost. My issue with Green Sequoia was the lack of oversight, the recklessness that caused increased damage, and the abandonment of the project. Two stars because through this disaster Kirk was still responsive. While I don't agree with their lack of ownership about their actions, I appreciate that communication lines stayed open and that he visited to do some bracing upon my request.

We interviewed 6 different contractors and ultimately decided on Gavan Duffy of Build It Green Contractors (B.I.G.) (license#886570) I won't get into all of the details of our decision, only the key elements which were: 1. Budget, our project came in slightly over budget. Not due to B.I.G, but to a few changes we decided to make and the general nature of working on a house built in the 20s and all the little surprises we found along the way. The important aspect for us was Gavan's clear communication with us regarding our options and the costs associated with each choice. 2. Timing, Gavan has a young child and he understands all of the challenges and changes associated with being expectant parents. He and his crew worked hard to stay within our time frame and still give us plenty of time to get our house in order prior to the baby's arrival. 3. Quality, We could not be happier with the attention to detail that Gavan and crew put into our remodel. Our house is stunning and the work is craftsman-like. 4. Cleanliness, this may not be important to everyone, but construction is messy work and B.I.G. cleaned up after themselves after each day. To me this demonstrated the commitment to quality that Gavan and crew insist on. If you have a remodel scheduled, then I encourage you to discuss it with Gavan Duffy at B.I.G.

My plan was to call several contractors, collect quotes and pick from the lowest price and/or best match. But, Gavan made it easy enough, and I trusted his assessment enough that I ended up going with him without much additional due diligence. The leak issue wasn't able to be fully diagnosed without removing the stucco on the outside and dry wall on the inside - so Gavan suggested starting there. He produced a small initial quote for labor - which would allow him to produce a more accurate total quote. From there, he provided an estimate that ended up being within 5% of the final cost. He had a wide ranging team working for him - most notably Omar, a very friendly and extremely capable contractor in his own right, as well as several others. He brought in specialists for the roofing and stucco work, as well. The only issue to raise was that scheduling was sometimes challenging - as Gavan is a pretty busy fellow and who was consistently coordinating so many other parties. Sometimes, schedules were shifted around - which did require some flexibility from my wife and I, but nothing too problematic. At the end of the day, he and his team were trustworthy, were all very polite and friendly, and produced very solid work and cleaned up nicely afterwards. I would recommend Gavan and Build It Green, and in fact - when another small project arose within weeks of the big project - I didn't hesitate to call Gavan again.

If, however, you're looking for a contractor who charges reasonable rates, checks with you every step of the project, actively seeks input and feedback, works on every detail until it's pretty much perfect, and even takes care of other little odds & ends around the house without big drama, then you've come to the right place. A few months ago, I decided that my half-bath (aka "powder room") really needed to look less like a contractor's special from the 80's (uneven brown-grouted white tile floor, a toilet that needed a plunger more often than not, an unframed chipped mirror, different textures on different walls, and a vanity that left a 6" gap between it and the wall on one side), and more like a mini-sanctuary for guests. I bought most of the supplies (vanity, sink, faucet, countertop, mirror, toilet, tile, moulding, paint, etc), and was looking for someone to help make the dream a reality. I first turned to Yelp (yay Yelp!), but found that many of the highly rated guys near me were either booked well into the future, weren't that interested in a job this annoying and comparatively small (4x8' room, lots of 1/2-day tasks with wait times for drying, etc), or didn't actually have their contractor's license. If someone's going to be spending 2-3 weeks coming in & out of my house without me around, it's good to know that they have insurance and have to answer to the contractor's board. Enter Les. I met Les in casual carpool (yay Bay Area!), where he mentioned he was going into the city to quote a job. I asked him for a flyer, and decided to see what he had to say. Les was prompt (not just when providing the quote, but for every meeting after that, as well), friendly, courteous, listened to what I had to say, made suggestions and provided input on what would work and what some of the trade-offs might be, and came in a smidge lower, quote-wise, than two of my other quotes (but higher than one, who'd quoted without seeing the space). Our planned start time ended up being delayed a month (he had another job that took a little longer than expected, then the holidays were upon us), but once he got going, he was here every day making progress... and we talked about the project almost every night. For the most part, the project went quite smoothly -- it completed within his estimated timeframe (2-3 weeks). The one snafu -- I came home after he'd finished grouting the new tile. It looked not-great. Not horrible, but not good, either -- and partly probably my fault. I'd bought epoxy grout from Home Depot (never needs sealing), but the stuff apparently just did NOT want to behave properly. Stuck to the tile, wouldn't stay in the grooves, and the end result just didn't look quite right. I gave Les a call, and said "um, about the grout..." and he said "yeah, I don't like it either". The next day, he pulled it all out, and put in the good-old-traditional stuff. Much, much better, and no additional $$$. The last task for the bathroom was to hang the mirror, and he wanted to make sure it went exactly where I wanted it. Rather than expecting me to take a day off work (or arrange to work from home), he came by on a Saturday, and we finished hanging the mirror together. This little bathroom has now become my favorite room in the house.
