It was an emergency and time‑sensitive situation, and their response was incredible. The team dried out the water damage the very next morning, tested for mold, communicated directly with my insurance, and within just a few days my tile and drywall looked better than ever. I heard about K&D Development from a good friend who has used them as a handyman for years and really liked their work. I wasn't ready to trust just any contractor with my man cave so like I always do I investigated them with fine pik comb like they say. I checked their website, read reviews, aI looked into their reputation online and off line. They seemed great--young, innovative, and professional, with a team of about 30 people, as the owner Kurtiss mentioned. I even drove by their office and shop, and it looked legit. I found lots of pictures of their work on Facebook, although their website didn't have as many. After all my research, I decided to have them come out for a free quote. Their prices were fair, and I appreciated that there was no pressure to decide right away. In fact, it took me about a month to prepare before I was ready to start. Throughout that time, they checked in on me a few times, but overall, it was a smooth process. When we got started, Frank was the main guy working on my project, and he was amazing--really skilled at everything. I honestly can't complain about their work. They did a fantastic job on my basement remodel, including the floors, bar counter, custom shelving, lights, drywall, and even two egress windows. I was a bit worried when they had to break through my wall to put in the windows, but everything went smoothly. In March of 2022 My main sewer line backed up causing alot of water damage to my basement. I contacted K&D in honestly knew immediately that I was in good hands. I seriously couldn't have done it without this team. They not only did amazing work they went above and beyond and negotiating with my insurance adjuster to insure I got a second estimate on the scope of work that was overlooked by the first adjustors estimate. Holding the insurance company accountable for paying for the entire scope of work to complete my basement rebuild. That alone was a battle...Im so, greatful for how knowledgeable the team is on insurance policies and regulations. And they They've also responded quickly and effectively to a few small follow up fixes. My only regret was I didnt contacted them sooner to do the mitigation work. If only I had known what I know now the entire process would have gone much more smoothly under K&D A team! read more

K&D are unprofessional, they lie about the work they will do vs what they actually do. Kurtis the owner is super emotional and will yell and cuss you out when asked about his work and why things aren't getting done! I would not recommend this company. Frank is pushy and he doesn't let you change your mind on what you want. My mom now has a house that is blue and a garage that is white! They promised to paint the garage and did not! I've used K & D on a number of projects, large and small. In 2018 they completed a fix-and-flip of a 1898 home that turned out great! They also have done minor renovations on my rental homes as well as personal home. I never hesitate to call Kurtis and Damaris if I need work done around any of my properties. They're prompt, excellent communicators, and have a great eye for detail. Construction is tough, it doesn't always go according to plan, but K & D always communicates even when difficult. I appreciate their honesty. I also know a couple people that have used them for insurance restoration projects that have gone well also. If you have experienced storm damage, a pipe break, or a fire it's worth engaging with K & D in order to get your home put back properly. read more

I really don't want to write this review and re-live this experience, but I think it's important that people know how things went when I hired Kurtis and Damaris and the tactics they've employed after the fact. The project wrapped up 7 months ago, but the nightmare isn't over. Even the Denver Chief of Construction told me to file a report about K&D with the Attorney General. K&D's crew failed to vent our water heater as it states 5 times in the architectural plans. As a result, we were exposed to carbon monoxide for weeks. Exposure like that can be fatal. During much of that time, there were also no smoke or CO detectors, despite our repeated requests to have them installed, and despite detectors being required for Life and Safety. Thank goodness a plumber discovered K&D's oversight when he did. But that was just the cherry on top of a 14-month mess. I hired K&D January of 2021 for a pop-top with the agreement that it would complete in May or June, a 5-6 month project, as outlined by Kurtis. They told us that we could live in the basement while the upstairs was being completed. But that didn't happen. After the roof was taken off, the basement got flooded because the house wasn't tarped sufficiently when a storm came in. So instead of being able to stay in the basement, we had to relocate *12 different times* during the course of this project because K&D kept mismanaging things. On 3 occasions we were given 36 hours notice or less that we couldn't move in - leaving us in a total scramble. K&D ran almost 9 months behind schedule, which they kept blaming on covid supply chain issues, but which was actually due to them not ordering things when they said they would, which I've got records of. They also needed to repeatedly correct shoddy work. I'm not exaggerating when I say that most elements of this project had to be done 3 or 4 times before they were done correctly, if they were ever done correctly at all. Framing for every new window had to be done 3 times because they kept doing it wrong. Framing for the laundry area isn't correct and we can't open our washer properly. Paint in certain areas was done 4 times and still isn't textured correctly. The living room ceiling had to be torn open 3 times because K&D's drywallers kept going over the electrical whips. The banister had to be done 3 times. Floor refinishing had to be done 3 times because K&D used an inappropriate adhesive and left it on the floor for months longer than it states is acceptable right on the tape. The heated floor in the master bath doesn't function appropriately and will be a nightmare of additional work and money when we correct it with another contractor. Their employees would sometimes even arrive onsite and then Youtube how to do their jobs right in front of us, or they'd ask me or my partner how to complete their work. As a result of all this, the project took much longer than Kurtis said it would. I was very clear with K&D from the start about the timeline because I rent my basement out to pay the mortgage, which they knew. Instead of completing in May or June of 2021 as they said they would, and which there's a record of, the project didn't wrap until early March of 2022. I lost at least 14K in rental income as a result. Kurtis and Damaris made a big deal about how important communication is to their team when we hired them, but when we tried to talk with Kurtis about inefficiencies, he would just shout at us. Damaris berated me when I'd attempt to address things with the crew on site instead of going through her, but she was hardly ever at the house overseeing anything. If all of this weren't enough -- and this isn't even half of it -- instead of applying the discount they told me in writing we'd receive for having to relocate so many times during the project, K&D instead tried to tack on over 10K in *additional* charges at the very end of the project, saying they were just hearing about certain extra costs from their subcontractors. Attorneys literally laughed out loud when I told them about this, and said, "Yeah, that's not how it works." Even though these charges have no legal standing, K&D went ahead and filed a highly exaggerated lien on my home. Though the deadline has passed to enforce the bogus lien, their lawyer is still writing me saying they're going to move ahead with it. Fortunately there are serious legal consequences for them If they do move ahead. Wondering how all of this could happen while they have so many great reviews on Google? Many of those reviews were written by their own employees or personal contacts, as I discovered too late. Something I also discovered too late - Kurtis's former company, Elite Contracting Services, had horrifying reviews of him ripping people off for thousands of dollars. He's somehow managed to scrub the internet of those reviews, but fortunately I got screenshots before that happened. Don't make the same mistake I did. Stay as far as you can from K&D. read more
