On December 1st at about 1:30pm I received a report that our water main broke at the Lancaster Water Company, a mutual water company serving 22 homes in our neighborhood. Johnny won a new customer for life today. I contacted Johnny for a quote to replace a broken toilet flange. He was very accommodating and came out with his son about 2 hours later after finishing another job. Our toilet had an offset, which made the repair difficult, if not impossible. Two other plumbers I contacted immediately advised I'd need to cut tile and jackhammer into the foundation concrete to replace the flange. Not what a homeowner wants to hear. After discussing several options with Johnny, he was able to figure out an alternative and ran to the hardware store for parts. A short time later, he had the flange replaced and set in concrete, all without a big mess or unnecessary work. Then I have him out for another job related to the sprinklers. Everything seems ok until I notice one set of sprinklers does not turn on. I call Johnny and ask him about it. A Short Novel Johnny basically saved my marriage - well ok that may be a little extreme, but I am not a great plumbing fixer guy. Johnny came to my rescue a few times... Yeah - I suck that much :) Never really trusting plumbers I finally relented to my wife's insistence and started to look for a plumber. I saw that Johnny received a very high rating up here on Yelp and called him in the morning. He was willing to come out that evening (I have a 60 mile commute) He arrived before me and was super pleasant and friendly, knowing the kind of drive I have. After starting the first of 3 jobs, he at leased praised my efforts but told me I had no chance. He quickly fixed the washer faucet issues and gave me a fair price for the work. Wife was happy. Thank you Johnny. Later that week, a leak springs from the same pipe in a different spot. It turns out that the pipe was cheap and finally burst after several years. I opened the wall and Johnny came out that day and repaired the pipe. Another quick clean job, and another fair price. As we had the wall opened, I said - you know this would be a great time to do a Box instead of the wall faucets. We arranged for another visit on 2/5 and Johnny came out to do a complete rebuild of the pipes, drains and faucets. And while he was there - I mentioned that the water regulator to the house was very old. Yeah, we replaced that too. Finally - we were looking at the drain from the furnace and we both disliked the way it was set up. I said please feel free to reroute it and make it more useful. So after a full day of multiple projects, Johnny not only did a great job in doing the plumbing but he also did a great job with the drywall repair after all the work. Did I mention he gave me such a great deal that I actually gave him more money than he quoted because he earned it.. AND SAVED MY A$$ from my wife.... Johnny was professional, and best of all, available when I needed him. He was able to fix some minor water damage from an incorrectly installed toilet, fix the plumbing, and even do some patching of the floor and ceiling, although he usually sticks to plumbing. I've had a rental property in Lancaster for 5 years now. I usually use Darryll Livermore's plumbing but Darryll was busy today and I needed a gas leak repair ASAP. I looked on Yelp and found Johnny with high stars. I called and set up the appointment between Johnny and my tenants. Johnny was so rude to the tenants. They ended up getting into a huge fight and I had to tell Johnny to leave the property and that I would never use him again. BTW. Johnny was 350 dollars to inspect and find the leak plus the repair. As soon as john got here he started working on my backed up toilet and shower. He went on my roof to find the clog but there was none so he had to dig up the pipes and that's where my problem was. He showed me everything that he was doing and tested all my pipes as he was working to make sure everything drained well like it should. He doesn't give you the run around and is a very honest man. He even discounted my price since the problem was elsewhere but he still looked for it in all possible places. If you want someone honest and not scared to get dirty call john. I'm very pleased with his work and will definitely be calling him back next week so he can run a camera through my plumbing. Our side lawn had a leak in it from the sprinkler system, read some reviews and decided to call. He went out that afternoon to take a look at what was going on, he made a couple guesses but couldn't say for sure until he was able to dig it all up. He said he would be there first thing to start work the next day to let me know what it might be. I was impressed to get a call by 9:15 to give us his diagnosis, he gave me a quote over the phone for all the work and supplies. He even went out to check out the other sprinkler stations in the front yard and noticed those were broken too. When my mom and I stopped by that afternoon he was finishing up and cleaning up for the night, said he would be back the next day to fill up the holes that were dug up and let the ground dry up a bit overnight. this service came out to a warm water floor in the master toilet area, which is frightening i'll give you that. When he showed up he himed/hawed about having to charge me a straight fee of $1800 guessing we may have the dreaded slab leak. Turns out we didn't (was a kinked copper pipe behind the toilet in the wall. It took him 45-60 minutes to remove the toilet, cut a hole in the wall and see the leak, which was readily repaired and based on his experience (which i relied upon) stated this is where he surmised the leak was coming from. Even though the order states "jack hammer concrete replacement as a rough patch", no jack hammering took place, since he "heard" the leak emanating from the wall. Well, he mentioned the water heater was getting on 13 yrs, so (trusting him) i had him replace that, which the cost of parts/labor was reasonable for the time (2008); now, I have had the hwh replaced and the journeyman plumber told me some of the copper joints were flexed but not solder welded properly. Moreover he reused the existing flex copper piping that goes into the top of the hwh. How gullible am I, not to notice new wasn't installed and as a customer, is it up to me to inspect the welds? labor costs were $1900, materials $900 and i had tile and wall repairs to cope with after that.
