I was a regular with Capitol Cleaning for a few years getting roof and gutter cleaning until they missed an appointment and stopped responding to calls or emails. Our last actual service from them was in 2024. Normally that would be the end of it, but in the last month (in 2026), they called my wife in order to try and schedule a new cleaning. Even though we declined to have them come back, they still sent us an invoice for the new cleaning they never performed, and then forced a charge through using the credit card they had on file from several years back. I am now needing to dispute a payment for more than $1500 for a service they never rendered. Whether this is the result of incompetence or malice, it's a wholly unacceptable situation.

Let's just say that my parent's house, in terms of cleanliness, had declined considerably because it just was simply too hard for them to physically keep up with the housework. So, when they finally moved out their house was covered in dirt, dust, grime, grease. There was food splattered on the ceiling. The appliances had accumulated enough residual stains and food items to feed a family of raccoons. The dust bunnies resembled the moss you see when hiking in the pacific rain forest. This messy home created so much anxiety. I decided that this cleaning job was clearly out of my league and felt it would be terribly unfair to ask my spouse, family, friends to help me in my futile efforts to clean this beast of a house. Finding a good move out cleaner was tricky via a web search since so many professional cleaning services say that they also offer the services of move out cleaning. Move Out Seattle's very user friendly website caught my eye. Unlike other companies, they really provided copious descriptions of their services and were extremely honest and straight forward with what they could realistically offer. They also provided a very generous amount of very helpful information for myself so I could really know what to expect from them if I hired them. I also very much appreciated that they required me to sign an agreement regarding their procedures and expectations for keeping their employees safe from covid. If they took good care of their team I figured that this was a company that would really deliver. I contacted Susan and she asked me to provide her with many different photos of the house so they could do their best to provide me a quote that was well matched to the level of dirtiness and the size of the job. The Move Out Seattle cleaning team members arrived right on time when they said they would. They were very kind, professional, and right away I knew that they knew what they were doing. I was able then to leave them to their artistry of cleaning which allowed me the brain space to assist my parents with some of their medical appointments which were also happening in the middle of this clean. My house took 2 days of cleaning and I did also forget to mention that the home had a half-bathroom that needed cleaning. Susan quickly clarified my wishes for the extra room and also let me know that my house was much dirtier on sight than what my pictures had indicated. This adjustment just added a very reasonable amount to the overall bill and was extremely fair since the house was very dirty. I'm grateful that I did not get a surprise bill at the end of the clean. This I attribute to Susan's expert process at assessing my home at the front end. The pictures of this house after the clean are simply out of the park! In my opinion Move Out Seattle are move out miracle workers. All the surfaces of the floor previously caked with dirt, sticky things, dust, were smooth and shiny and smelled very nice! The appliances really looked like I just purchased them! The gross microwave, the disgusting fridge, and the bacteria teeming oven were spotless!! The counters, formerly covered with sticky dark substances, looked like glass! The toilets in all the bathrooms looked amazing. The bathroom vanity looked spotless too! Its almost like I stepped into a time-machine and I was in this house back in 1990 when my parents had just remodeled it and kept a very clean house. I will add one nice little caveat that the invoicing process was very user friendly and done remotely. This was also very helpful and convenient for me since I'm so busy right now trying to take care of my parent's medical and daily living needs. So, do yourself a favor and put Move Out Seattle on the top of your list. I'm so glad that I hired them and I strongly believe you will too! My customer service experience was easily a 10 out of 10!

Over the phone, I was quoted $60 per hour, but I was never told that rate applied per cleaner. A couple of days before the appointment, the cleaner sent a very long text--my fault for not reading it carefully--which mentioned $60 per hour per cleaner. That is a big difference from what I initially understood. When I asked how many cleaners would be coming for my small, already mostly clean house, the cleaner insisted on sending three people. On top of that, they charged an additional $50 travel fee, which I've never encountered with other cleaning services (and they were only traveling from Shoreline to Bellevue). The worst part is that when the three cleaners arrived, only two of them seemed to be working. The third person spent most of the two hours doing almost nothing--mopping one small area and randomly sweeping walls and furniture with a feather mop for far too long. This felt like a tactic to inflate the cost by counting him as a third cleaner, without him actually contributing. After two hours, the house still wasn't fully cleaned. There was dirt left in the oven drawer, some drawers and the fridge weren't wiped properly, and one of the toilets was still unclean. It was extremely frustrating to pay such a high rate for an incomplete job. Overall: - Very high rates once you realize it's per cleaner, per hour. - Unclear communication of pricing (you must read the fine print carefully). - Extra travel fee that seemed unnecessary. - Unsatisfactory cleaning results, despite paying for three cleaners. I wouldn't recommend this service to anyone. If you do consider them, read every detail thoroughly--otherwise, you may end up with a huge bill for very little work.
