Moshe came out right away, inspected everything, and gave us a very reasonable quote to seal all of the entry points, clean and sanitize the attic, deodorize the space, remove all of the old insulation, and eventually replace it with new insulation. One of the biggest concerns for me was cleanliness. We had just installed brand new carpet upstairs, and the attic entrance is right there. Moshe covered everything in plastic and actually created a contained tunnel from the attic all the way downstairs and out the door so the old insulation and debris never traveled through the house. That made me feel much more comfortable about having the work done. Moshe and his team were fast, clean, and efficient, but what I appreciated most was how thorough Moshe was. He took the time to explain everything, sent us detailed photos, and never made us feel rushed. Because we have two attic spaces that connect along the roofline, Moshe did not just seal everything and immediately put down new insulation. He left traps in place and came back for several weeks to make sure there were no rats still hiding somewhere or finding another way in. Only after we were all comfortable that the problem was completely resolved did he install the new insulation. I really appreciated that because the last thing I wanted was to spend money on new insulation and have it ruined again. 4 years later, we still have the trap up there and have not had another rat problem. Recently, we had a completely separate issue with yellow jackets that made an opening near the roofline and got inside the roof area. After pest control handled the yellow jackets, I called Moshe just to ask whether the opening needed some kind of special repair. He came out the very next morning, walked the perimeter of both rooflines, found a few small areas that had shifted or opened over the years, sealed the area where the yellow jackets got in, and even went back into the attic to make sure everything was still secure and there was no evidence of rats. There wasn't. What really impressed me is that this was years after the original work, and he still came out as a courtesy to check everything. That says a lot about the kind of person he is and how he runs his business. Another thing I really appreciate is that when you call Attic Kings, you actually get Moshe. You are not dealing with an automated system, a call center, or a different person every time. He is very hands-on, and the people he brings with him have always been professional, respectful and clean. We even scheduled the original work while we were away from the house, and I felt completely comfortable trusting Moshe and his team in our home. His pricing was competitive, the value was excellent, and most importantly, the work has held up for 4 years. It is getting harder to find small businesses where the owner still answers the phone, shows up personally, stands behind the work, and cares about maintaining a relationship with customers long after the job is finished. He didn't find anything in the traps but reset them to be safe. Sure enough, something took the bait because we heard it go off! Jose came back shortly after and discovered 2 mice (thankfully no rats), found a gap where the roof met the garage and sealed it up. He ran an ozone generator as a precaution for any smells. A couple weeks after that we heard faint sounds again. Jose returned, found one more entry point, sealed it, and since then there's been total silence! When Elmer came out, he took about 30 minutes to walk through the house and gave us a completely different--and much more reassuring--assessment. He identified entry points where rodents were getting into the crawl space, explained that the air ducts did not need to be replaced, and instead recommended insulating the rafters, reinsulating the attic floor, and cleaning and reinsulating the crawl space. He also suggested installing an attic fan to improve air circulation. Throughout the visit, he was straightforward, knowledgeable, and very approachable. Last Thursday we discovered that our water heater was leaking, and the water had gotten into nearby…read morewalls and caused mold to grow. I called Reactic Restoration on Friday, and Daniel Garza was able to inspect the damage that same day. Our house is older, so testing for asbestos was a standard part of the process; Daniel was able to get us in touch with an asbestos testing company that provides quick test results. That company got a tester to our house the next day (Saturday), and results were available Monday before noon. Fortunately, the tests showed that no asbestos was present. Daniel was able to assign someone to come to our house that same day, and set up dehumidifiers and plastic containment sheets with zipper doors, to seal the work zone, and to put down plastic to protect the carpet. On Tuesday, another team was able to remove the mold-affected wall materials, and wipe down the area with an excellent non-hazardous but effective disinfectant. They knew our preferred plumber was arriving at 1pm, and they were done with all work, including HEPA vacuuming and cleanup, before that time. The dehumidifiers are still set up, and will run for at least 48 hours. Daniel checked the area and the machines today (Wednesday), to make sure everything had been done correctly and that the dehumidifiers were working as intended. I am very happy with the service provided by Reactic Restoration. As Daniel kindly acknowledged on Friday, it's a shock to find mold in your house unexpectedly. It's been less than a week, and the mold is gone, and everything smells normal again! Everyone I encountered from Reactic was professional and kind. I hope we won't need their services again; but if we do, they will be our first call.

Ernest came and was again very thorough, but we did not use Element again due to: 1. Inflexibility about using our existing floor air intake. This is a large 3-ft opening in our living room floor, but Ernest wanted to make another large opening on the other side of the living room. Aesthetically this is terrible in a historic home and I pointed out that this would lower the value of my property. We had in-depth discussions about dimensions of ducts, locations of vents, etc., but ultimately Ernest was not able to commit to an alternative plan and I was not willing to sign a contract without knowing what the end result would be. 2. Pricing increased a lot for a similar job only about a year apart. Due to Issue 1, I sought out 2 additional quotes, which were about $10K less than Element ($32K). Both installers did not have any issues with keeping the air intake where it was. Had Element been only $5K higher than competitors and kept my air intake location, I would have gladly gone with them again, but 50% more is a big price difference.

Thank God I didn't start a dryer fire. The second I shut it off and made sure everything was ok, I opened Yelp and searched for a dryer vent cleaner. Chris's Insulation came up, he had great ratings, he was super close by, so after calling a different service and going to voicemail, I called Chris. Chris picked up after the second ring. When I told him that I needed someone to clean our dryer vent and what had happened, he said he could come out either between 5:00 and 6:00 pm that evening or the next day. It was already mid-afternoon when I called, so I was surprised to hear him say he could still come out same-day, but I decided to have him do that since I was free and also still a little shaky following what happened with the vent either smoking or steaming. Chris showed up during the window he quoted and wasted no time getting to work. He started the second he arrived and was done within the hour. His pricing was incredibly reasonable and fair and so far, in the couple of weeks since he was here, we've had no issues with the dryer. Before he left, he also sent us a ton of pictures of what the vent looked like post-cleaning. Super happy and relieved.
