TL;DR I've never had to quarterback my own closing before and this process was more convoluted than it was for the first 2 times my significant other and I worked with an escrow company. My loan agent who has worked with many escrow companies before also made comments on how this process was 'unusual' and 'more high touch' than she is used to, which is professional speak for the fact that she had to basically manage this escrow officer and send him reminder emails/calls on the paperwork required. I am giving 2 stars instead of 1 because Inter Valley Escrow personnel were never rude or mean which I appreciated. ------------------------------------------ The agent we had, while nice on the phone, was not as responsive as the last escrow agency I had worked with. If my loan agent sent an email in the morning, she would not hear back until afternoon or end of day from our escrow officer. She had notified me of an incident where she offered to print documents to send to the notary, but our escrow officer said he was 'happy to do it', and then emailed close to 5 PM asking her to send the documents. Meanwhile, our notary was texting us throughout the day asking where the paperwork was. We also had a dispute with the seller agent on the definition of 'preliminary title fees' versus 'title insurance premiums'. I asked escrow, as the third party liaison, to clarify the definition of each to the seller agent since our escrow officer is the one who mentioned we didn't have to pay 'preliminary title fees' but he did not want to provide that clarity as a liaison and told us to work it out between ourselves since they were to remain unbiased. I'm not sure how providing definitions shows biases. Another thing I found odd was that we were asked to call the front desk to get the transfer details (for $) which was fine, but when I called and they asked for the property address and then routed me to the escrow agent anyways. ?? I'm not sure why the escrow agent could not tell me on the phone themselves directly. There were many times where I felt I had to jump through hoops just to get simple things done. A month later during closing, when I had to wire the rest of the money due, our escrow officer told me to 'reference the details from the first wire sent' as if I would have written and saved the info and had it ready in front of me? I had to actually press him to please provide the transfer details to me again. At the end of the transaction, it also took him literally days (4 business days) to send the final settlement sheet. read more

Inter Valley Escrow has been a nightmare to work with, and their repeated mistakes have made my life extremely difficult. I have purchased and sold several homes in the past, and have run into few issues with an escrow company. However, when I purchased a single family home in La Crescenta this fall, the incompetence and negligence of our escrow officer, Ayana Esquivel, nearly caused me to back out of the deal. She ignored my emails regarding the accuracy of the documents she sent us to sign, she was unresponsive when my agent emailed her about the same documents, every time I called the office she seemed to be unavailable. Only when we contacted the seller's agent, who happens to work in the same building, did we get any sort of response. Ayana did send me an email apologizing for her actions, however even after that email, continued to make mistakes. She forgot to account for the closing costs paid by the lender, she miscalculated the final closing costs, she did not account for the leaseback amount the sellers were paying for, and she even sent the documents and refund checks to the wrong address. We ended up escalating our concerns to Ayana's manager, Brandie, however they made no attempt to quell my frustration. I have never met someone who is so incompetent with her job and I will never work with this escrow company again. I did not realize how painful an escrow officer can make the home buying process. read more

One of the personal touches I most appreciated was the time Brandie spent with me at the very beginning of the process. This meant that it fell to me to put together the entire initial contract agreement, which seemed to be an incredibly daunting task to me.
