ABC Property Management is a wildly negligent organization that is extremely hard to get ahold of. If you have any other housing option that includes a more present and friendly landlord, please pick that. They rarely respond to you in a timely manner and do not enforce any rules that relate to quiet hours or incorrect parking around the property. I am surprised to see that their mission states that they "put people first", with the very abysmal communication we get from our property's management. If you need any help clarifying anything in a timely and considerate manner, good luck. My roommate and I were severely blindsided when it came to moving out, and did not receive any clear communication or guidance on how to best let our (ghost-like) owners know of our move out date. As a result, we are being warned that our notice via email (that was well in the 30 days in advance period) was illegitimate. We didn't get any clear feedback that we had to fill out a custom form to legitimize our move out date until we had already passed the 30 day period. Now we may have to pay rent for a month we're not even staying in our apartment. Furthermore, I had to explicitly ask for the instructions for the move out process. I would expect more proactive employees to handle the housing of tenants. I do not want to pull teeth when it comes to asking about ordinary processes like moving out. I am disappointed and will not be renting from them again. read more

MY INITIAL REVIEW WAS HIDDEN In our opinion, the Andersons/Ballard company including Hana, Grady, and Melania are hopelessly worthless; many tenants/neighbors concur that Anderson Ballard does nothing at all except collect rent payments, lol. Instead of controlling the bad tenants (or even better, evicting them), abc seems to allow their dangerous and disruptive behavior of them throwing things out windows into the carport, screaming the most vile vulgarities and frightening things at the top of their lungs at all hours of the night, (causing a good neighbor's dog to run inside with her tail between her legs per the neighbor reaching out to us, worried), outfitting their parking stalls like a homeless encampment with chairs, (and a mattress and blankets at times), PLACING A CAMERA ON TOP OF THEIR CAR OR BELONGINGS TO RECORD ALL DAY INTO THE PERSONAL SPACE OF TENANTS INSIDE THEIR APARTMENT, allowing their dog to pee in the stairwell (per tenants feedback), and on the concrete in front of a bedroom window, allowing their dog to run inside other tenants apartments, smoking weed/cigarettes in spite of the signs indicating this is a non-smoking building (which the homeowners are aware of), and dozens of other things that have caused people in this building, and several great neighbors up the street to call law enforcement once a week on average...law enforcement cannot understand why the "management" seemingly does nothing, especially since a fair amount of times deputies arrive in their riot gear/shields/helmets/guns out, including when the whole building was EVACUATED for hours (a few days before Christmas) due to what was understood to be a VERY DANGEROUS situation. The CA Covenant of Quiet Enjoyment continues to be breached, and abc does nothing to stop it. It took a week for the dryer to work since abc did not have the decency to communicate with the tenant who first reported it that they dont handle appliance repairs; um, all of the correspondences stated to let them know about issues including maintenance...dont you think it would have been decent to at least let the person know if you're not going to do anything about it and bounce the ball back to the owners who were hellbent about all communication needing to go through abc? Same tenant reached out a month or so ago at roughly 8/8:30 a.m. for an urgent emergency issue (yes, law enforcement was here for that), and a call center in the Philippines or somewhere else answered instead of abc. It does not seem that Anderson Ballard is a good fit to help tenants in any way except serving strictly as a buffer between the owners and their frustrated and neglected tenants...it seems that Anderson Ballard allows issues to escalate to a point in which they hope tenants just move out...a few years ago, the owner was speaking with one of her friends within earshot of our window while she said she would like for us to leave... (she also bitterly emailed that if we dont like the behavior of who we described as two, highly volatile and seemingly UNSTABLE tenants, (who thankfully and finally moved out), then we should just leave); she also stated that another specific tenant (a good tenant) "keeps holding on..."; hm, how about hold your bad tenants to the lease! Yes, law enforcement was here all of the time for them, too. The owner quickly back-peddled/apologized after she sent the email. There's nothing "complicated" about controlling a building with less than a dozen apartments, and having tenants complying and honoring what is in the lease...enough with your excuses. ABC LEFT A 3-DAY TO CURE OR QUIT MEMO (LITTERED WITH GRAMMATICAL ERRORS INCLUDING NAMING GRADY AS "GADY", my goodness) ADDRESSING TENANTS NOTES POSTED IN WINDOWS (WHO ADDRESS DOG PEE AND ILLEGAL FILMING INTO THEIR APARTMENT TO STOP SINCE NO ONE DOES ANYTHING), YET, THE MEMO TENANTS RECEIVED RE BEHAVIOR SEEN FROM THE VILE AND VOLATILE NEIGHBORS DID NOT MENTION A 3-DAY TO CURE OR QUIT, BUT JUST TO TURN THE CAMERA TO THEIR BELONGINGS, AND BE GOOD NEIGHBORS. RIDDLE ME THAT. Hopefully no one gets injured (or worse) on your watch from what continues to be a VERY VERY VOLATILE household like a ticking time bomb of situations/loose cannon tempers/another disaster waiting to happen....now, that would really be tragic and "complicated" if the law of averages were to catch up. Again, abc, please save yourself the time and embarrassment to even try to respond on yelp (especially with the sub-par, A.I to save face); not one of you has responded with any resolve in the past year (actually several years if including dealing strictly with the owners before they employed abc to act as a buffer between themselves and the tenants) except that it's "complicated" for you to control or evict the bad tenants. Not sure who's behavior is more disgusting, ANDERSONS/BALLARD or the VILE and VOLATILE tenants. There's clearly zero pride taken re anything at this property. read more

I called today to hope that they can take care of the tree branches so I can get to my water-hose area. the one who answered the phone took care of my concerns and less than 30 mins, I got a call from Eric, telling me that the gardeners are around the area and it will be taken care of today. I was pretty surprised on how fast they took care of the matters. I wanted to say thank you Eric for being on top of everything. Ask for him if anything! First and foremost, I was given a clear warning how bad of a Property Management they are. Beyond unprofessional staff, all they wanna do is to get an application from you and when it comes to getting updates, it's like pulling teeth. They just suddenly disappear. In addition as a Property Management, you have a clear understanding what ownership is looking for before you run someone's credit They ran our credit for no reason and keep in mind credit score in the 800 and they suddenly took off the listing from online and we had to get on the phone., Trying to get a hold of them to see what had happened And again, no answer then after a few days, getting a text message saying ownership has decided to go with another potential tenant So why would you run someone's credit when you know this tenant might not be the ideal tenant. This individual that had given me the warning how bad of a Property Management they are. They were so right, but I had given the benefit of the doubt. Poorly run management company!!!! Receptionists are terrible and EXTREMELY RUDE and are LIARS. This company recently took over Watkins property management in Glendora and are doing a TERRIBLE job. Sally at the front desk has zero customer service skills, zero management skills, and never fulfills her commitments. You must follow up with the office at least 5 times in order to get someone to do something. The office hours are never followed. The office seems to always close early without any notice. This property management company can barely manage their own business properly so do not entrust that they will manage your lease/property in a professional and timely manner. read more

I've lived in an Anderson Ballard managed property for over 4 years now. The response to maintainence is appalling. They only take your money and run. My bathroom roof has been leaking for MONTHS and they won't do anything about it. There is a hurricane outside now and my bathroom is flooding. I do not recommend living in a property managed by these scoundrels. read more

We applied for a home through this management company. Our Industry does payroll daily so we had more pay stubs than average, however we bring in over the 2.5x rent requirement. Molly immediately responded that we make "well under" the requirement and we've been denied, I asked if she reviewed all the pay stubs because that's incorrect. She said she did not review all our documents, that it was too much work for her and then claimed we were being denied because I have a bankruptcy!! I don't have a bankruptcy and don't have any negative marks on my credit. I replied telling her she has our information incorrect and at this point I'd just like a refund on my application fee to which she hasn't replied. I'm not sure why we're being discriminated against, but this woman and office is very unprofessional and shady. read more

We just leased a home through ABC. Not only was the home kept in excellent condition, but they have a very easy to use maintenance request portal that is checked frequently. Maintenance is very quick and the agents and office staff are knowledgeable and friendly. We are very happy to be working with this office. read more

If I could give zero, I would. Had an appointment to see a house for rent that ABC is handling. I wasted 90 minutes of my morning - 30 minutes to get there, waited 30 minutes for Grady not to show, and 30 minutes drive back. No phone call, no text, no email, no reason, no excuse, and most important, no apology. read more

We have been living in a property managed by ABC Property Management for years. They are unresponsive to basic requests for repairs. Our toilet has been running non-stop for over a week; we have left several messages with the staff, no response. We even went to the office in person, still nothing... but they sure found the time to raise our rent in the meantime. Would not recommend living in a property they manage. read more

ABC Property Mgmnt. La Canada, took over property management of apt. complex and the complex which was a clean decent place to live has gone downhill fast! They take their sweet time in responding to tenants repairs, and you can just about forget the building itself needing repairs..but they sure did raise the rent substantially while not doing/or completing the repairs. This mgmnt. company is the worst I have ever had to live with. Would give it minus stars if could. read more
