Rita and Vera made the escrow process surprisingly smooth for our first home purchase. They were organized, responsive, and clear about every step, which helped us feel confident through closing. Every question was answered quickly and with care, and the wiring and document process was handled perfectly. We really appreciated how professional yet approachable they were throughout. Highly recommend working with them. read more

Do not use this escrow! They charged cancellation fees to me as buyer for cancelling the escrow within contingency. That's unheard of and they are scamming people. Do NOT TRUST THEM! Horrible services, Rita said she is charging upward to 1k orig8nally she wanted to charge 5K for talking to a bank and creating docusigns. Wow. I should go into the escrow business if its that easy to just scam people. DO NOT DO BUSINESS WITH THEM! THEY WILL CHARGE BUYERS FOR THINGS THEY ARE NOT LEGALLY SUPPOSED TO. read more

Truly the best escrow company I've worked with in my ten years of being a realtor. The team is on point and everyone works together seamlessly, communication throughout the process is excellent, everything is neat and organized and provided well in advance with helpful updates along the way. All of my clients love dealing with them too. If I ever have a question, I'm able to immediately get a hold of someone who knows exactly where we're at. All done with a calm and positive attitude. Couldn't ask for more, highly recommend. read more

Sterling West Escrow - Realtor Derrick Ruiz wth Sterling West Escrow Officer Sherri Allen at her birthday party. - Real Estate Services Near Me - Los Angeles, California

I have sold three properties in my years living in L.A. but this transaction was by far the easiest and most professional. Thanks largely to Desiree and her team at Sterling West Escrow. I had a 20 day escrow which was very stressful but Desire, Trevor and Samantha were on top of it from day one and were so calm and efficient all the way through, it was a pleasure. They sent a traveling notary to me and everything else was done by docusign and email. They wanted to make it all as convenient as possible because they knew I was already under so much stress. Their charges were so reasonable too, and I'd looked at other escrow companies as it was seller's choice. I can't recommend them highly enough. read more

We had several hiccups and tricky things to deal with during escrow and Sterling West did a great job of making the process smooth and painless. Great service! read more

Since mid-2023, I have had 4 houses to sell in LA. None of them has been a piece of cake, but one was a probate sale that had more issues than any house sale I have ever discussed with any seller. The Sterling West team handled all of them with professionalism, expediancy, confidence, strategy and laughs. They are a joy to work with and made a sometimes difficult process easy and enjoyable. If I ever have another house to sell, they will be the ones that I call. They made my job so much easier and always took the time to answer my questions, explain issues and how best to handle them. I highly recommend their services. I am not a professional real estate maven, and don't always understand the documents and implications, just a regular person trying to sell property - they made it easy. read more

I had the pleasure of working with Melony Martinez and she was an absolute delight. She stayed on top of everything and kept us informed every step of the way. It made such a difference in our whole closing experience. We closed during the pandemic and had to move our escrow date back a few times. This company had patience, was flexible, and responsive the entire time. Buying a house is a stressful process and working with a company that will return calls/emails promptly is of high importance. I highly recommend this company and specifically you should ask for Melony if you want excellent service. read more

If I could give Sterling West Escrow a no star I would, but unfortunately one star is the minimum. Do not do business with this company and do NOT believe the fake 5-star reviews . I purchased a house in December of 2020 that was processed by Sterling West Escrow. A couple of months after the close of escrow I received my Grant Deed in the mail and I was shocked. I received a regurgitated grant deed (see attached photo) from Sterling West Escrow with names of previous potential owners whose escrow fell apart crossed out and my name added, address crossed out, old escrow number crossed out and dates being off by about 4 months from my own closure date. I simply requested if they could do something about it so in case I needed to send it somewhere as proof of ownership (which has happened before), it wouldn't get rejected. Some establishments don't accept documents with cross outs in them, specially that many. After avoiding me for a week and ignoring my emails and voicemails, what ensued was a very unpleasant experience with Desiree, the owner and president of the company. She sent me unprofessional and rude responses, one in particular was quite nasty and rude that shocked my agent and everyone involved in Keller Williams (my realtor agency). Below is her unprofessional and rude response to me, """Just because your Deed doesn't look pretty doesn't mean AT ALL that a bad job was done. I mean, seriously, come on. Trevor did an amazing job for you, and you know it. I am so tired of people coming up with ways to be rude. You closed escrow on DECEMBER 8, 2020, and that is what your policy says, and it also has your name as the Buyer. I am done with this.""" The least an escrow company can do is to create clean paperwork. Is that too much to ask for the thousands of dollars that they charge. Or if they don't at least be polite about it. The only reason they recycled an old grant deed was to save themselves a few hundred dollars not refiling with the county. She later blamed it on the Title company, telling me in a rude and unprofessional way to call the Title company. And from her own response and what I heard from others, I am not the only unhappy customer. Do NOT believe the fake 5-star reviews from friends and family. The so called owner and president of the company, Desiree Goodman, was immature, rude and unprofessional from the beginning to the end. DO NOT DO BUSINESS WITH THIS COMPANY and if the Seller's agent is using them insist on changing the escrow company. read more

It's easy to take excellent service for granted ... until you experience the opposite. Desireé's team at Sterling West took care of the escrow when I bought my house, and everything went like clockwork. Everything happened exactly when it was supposed to, exactly how it was supposed to, and their communication was fantastic -- they kept me in the loop during every stage of the process. When I recently sold the house, my realtor went with her company's "go-to" escrow firm, and it was then that I realized just how good Sterling West was! This other firm made numerous errors, and its people were extremely inconsiderate and unprofessional when I needed their assistance. The experience was defined by a whole lot of unnecessary stress. I am pleased to see that the same people I dealt with seven years ago are still with the company. If they did a fantastic job back then, I'm sure they've only gotten better with time and experience. Once my home sale was completed, I recommended Sterling West to my realtor for her future clients, and I would recommend them to you, too. Trust me -- you do not want to deal with the stress of using the wrong escrow company! read more

I have been a Los Angeles real estate agent for 30 years. I've had the pleasure and benefit of knowing and doing business with Desiree Goodman for 20+ of those 30 years. Let's be honest. When people read a letter of recommendation they want to know the source of that recommendation is unbiased. But if you want unbiased I can't be. I am biased. That's the whole point. Desiree has earned it. I have been ferociously loyal to her since our1st transaction back in the early 90's. Unless you are a realtor, you probably don't have a firm grasp on the utter and critical importance the rolean escrow officer plays. But boy all it takes is just one transaction andone very quickly learns how crucial it is to have a solid bench of playersin your corner for a transaction; realtors, lenders, underwriters, titleofficers...and the escrow officer is certainly no exception to that rule. Where do I start in praising Desiree, and where do I stop? Both challenging questions, but in the interest of brevity I'll just keep it to the bulletpoints: * Extremely professional while still having personality, beingenjoyable and even "fun" to work with. * Outstanding client relations!A true chameleon. She can manage and speak the language of a very high level attorneys or business manager, and then turn around and be patient explaining loan docs to a nervous Nellie buyer. * Very knowledgeable, problem preventer, problem solver. * Highly organized, efficient & accountable. *Intuitive * Rarely makes mistakes, but will always take responsibility when it happens * Excellent and dedicated staff, not "clock punchers" * Fairly and competitively priced * Excellent office location, very central & even validated parking Let it be said that sometimes due to outside factors, escrows can have a lot of last minute emergencies or things that need massive amounts of attention to close on time. Desiree can keep her cool when all else is on fire around her and is a strong leader in escrow logistics. Slightly off the record, being a Coldwell Banker agent our firm prefers (but never insists) we use our own, self-owned escrow company, - and while they are a very fine company, I still prefer Sterling West Escrow because they are quite simply the best. Additionally on that note, SterlingWest will always be neutral, which by definition, is what escrow is supposed to be. In closing, I stand by every word I have written, and if you've made it this far I invite you to take it one step further and call me ifyou'd like. I would be more than happy to sing my Desiree praises to anyone who would listen. I am proud to call Desiree my escrow officer of choice, and more important, my true and dear friend. read more

My husband and I were involved in 3 escrows with 3 different escrow companies last month and I can honestly say that Sterling West Escrow stood out as the most professional and efficient of all. Desiree Goodman is phenomenal. She prevented any issues from arising by anticipating everything and handling everything ahead of time. The entire escrow was smooth and uncomplicated - I cannot say ths for the other 2. A huge shoutout to Desiree and her fabulous team. You are the only company we will insist on using in the future. Desiree and her detail-oriented female team are the best-ever escrow company that you can ever deal with. She and her staff were courteous, professional, organized and highly effective in executing escrow tasks, duties, etc. The customer service was amazing. However, what made the difference is when Desiree herself, rose above the call of duty, to help me get my family's home sold. She worked for several days straight, doing things that were really out of the human kindness of her heart. Anyone who is looking for their escrow business to be done in a highly efficient manner, I highly recommend you go with Sterling West Escrow, to get it done right! Beware!! If I could give less than a whole star, I would. I typically don't write reviews but this place takes the cake. I was let down so many times because of mistakes on our closing documents that I had to point out. The staff never following up with me, my calls got met with " she's out of the office right now, but you can leave a message" only to be followed up with an email right after I left my message with the rude secretary- so I know my officer was in the building, she just didn't want to see me. Which I find so disrespectful. You're taking our money but won't meet with me?! When calling in to check on the status of our closing no one knew and I felt like they confused themselves. I ended up calling our realtor to find out what was going on with our transaction. She apologized and said she'd known them for years, but I feel like maybe this sort of thing happens all the time. The office was dirty and dingy and made me feel like their fees were not worth the service we received. We specifically asked for the owner only to have our escrow handled by her coworkers... go some place else- anywhere else! You've been warned. Good luck read more
