Unfortunately, I have to call this business out for using Turbotenant. Turbotenant is a 3rd party company that offers landlords an easy, affordable way of collecting prospective tenants' credit, background, and criminal history. From their website (via Transunion), it seemed too simple to be true! Unfortunately, it was. I would have never known that Turbotenant existed if "I" hadn't have used "my" application to be used by my spouse during my divorce as a way to access my financial information for the sole purpose of interfering with my credit score. By the way, "renters" can ask to receive hard and soft credit inquiries from any financial reporting company. This is exactly what I did once I learned that a paid account was changed erroneously from "paid account" to "Collections" six months after being paid. The change was noted on my report "made by consumer". When I scrolled to the "inquiries" section, there it was "Jack Slater Rentals". Who's Jack Slater? My devious spouse. Is he a landlord? Not even close. Did Turbotenant do one thing to ensure it wasn't giving a very psychotic individual the golden keys to destroy my credit? Short answer, nope. Of course, my spouse had to "verify" my identity through a menagerie of personal data points. We were married for 30+ years, so this was hilariously simple. Turbotenant, you are way out of your league when it comes to protecting citizens' rights. Bravo that you've made snooping so easy for those desiring a "leg up" in that regard. Those aren't the people that need a fair shake, though. Pardee Properties, I truly hope you'll cut ties with this shady service. read more

Not the best experience. It started out impressive as the owner came to meet with us with one of her assistant realtors Paige. That was impressive that she gave us time. She showed up, great! That's what got me anyway. We came to this company because, duh... we see the signs in our neighborhood a lot. It's a big company and all that jazz. "Find a big "reputable" company to sell your home is best." This is subjective of course. Just because it's a big company it doesn't mean it's best for you & your family home. The realtor assigned to us was Paige, she's sweet, I'd say intuitive enough to know if the client is not happy. However the way this company works may make sense as they want to sell to the first offer & kind of try convince the owner to sell. A bit cheeky if you ask me... it feels a bit pressured too. Not organic nor authentic. So I am not sure they really care about selling your home. It is more important to b the top seller by numbers to stay valid & on top in the realtor business. Idk a bit too old school corporate that works for many I guess but if you are really just trying to sell your family home to make the best profit for your family..they have plenty of inventory to worry about than to really focus individually in your family home. Also there are plenty of other realtors out there. Also the whole vibe of "We're the BEST in the business!" Is actually not always for everyone. We received this a lot in phone calls with Tami. It was a horrible experience dealing with this company... I felt like the owner belittles you... sure she's successful.. she's made it as a woman (admirable.. woman owned) etc.. but I believe in humility... maybe because she's made so much success in her life like she has repeatedly mentioned to me how successful she is... other people's thoughts, personal feelings in any matter does not matter to her whatsoever... zero care.. umm hello... this is your home... ofcourse you will have emotions involved. Anyone can agree. It's hard to relate to people who have one or two properties when you are this successful. Really it's reality. Anyway she is COLD. She even said it herself... her job is to educate her clients. Here's the thing... I don't want to be a dictated nor educated. I didn't ask for a coach. Period. There's a lot of level of unprofessionalism we have witnessed from her realtor that we had to mention to her. It's not even worth it to mention here to be honest but we were hoping we had a strong realtor to represent us and to really have our back. Unfortunately Paige did not. And neither did Tami Pardee. But that's the business I guess, it's cut throat.. people will tell you everything you want to hear and once you have signed with them.. it's another ball game. As I do use this platform quite often and have appreciated it over the years for honest review and feedback... here's my personal advice... **don't sign a long term contract.** Most great realtors will allow you to leave / end contract if you don't feel like it's a chemistry or working out. It provides great customer service, faith and also confidence. Unfortunately this is not the experience we got from this company. I guess you can say we felt a bit bullied. Thankfully we have friends in the business who really had our back. Also friends in the Venice community who owns businesses there and also even realtors themselves. The funny things is my husband and I did not sign with our friends.. we instead trusted the marketing materials plastered all over in the middle of islands in the main streets and roads of Venice. Because we figured it was best. Lesson learnt. It wasn't. In the end.. after not being able to sleep night after night while this company had our listing.. I decided to do a deep research and reach out for referrals and consulted with the Venice community forums, Yelp community and Venice moms.. we found the perfect person and company to represent us. They deserve their own review, I looked on Yelp and they are not even using this much. Anyway we already had 3 offers before we even went in the market. Unlike Pardee they tried to convince us to take the first offer which was 130k-150k down from their original number they felt confident in. We had 1 offer. That's it. Anyway blah blah blah.. that's still a lot of money for a lot of family. Also P.S we live in a cute 2 property lot and not beaten up and a block from the ocean. So it doesn't matter to them really. It's nothing personal.. but they don't really care about your feelings period. Therefore there was no chemistry so any relationship with no chemistry shouldn't continue. It's basic common sense of how relationship should work. Anyway.. If you are Venice or west side and thinking to sell your home and doing research.. there are plenty of other realtors out there who deserves to make the profit & also one who will truly look out for you til the very end. The worst Real Estate ever! I deal with real estate world since 2004 with 40+ between restaurants and stores in Europe and US and I never dealt before with such an unprofessional realtor. I didn't have any direct experience with Tami which I am sure she must to be very good to be in the LA market for so long but she definitely needs to put together her staff members! We applied for a retail space in Venice Beach. Her team member has no cell phone, which is very good from a personal perspective but definitely not good from a realtor perspective, and it gives you such a hard time when it comes to communications. You have to leave a message and waiting and waiting for a call back (best scenario) or you simply get ignored (most of the times). Once we applied we had to apply also on TurboTenant. We did so. Apparently something was missing so we have been asked to add more information. We did that. Since then SILENCE! I personally sent 5 emails to the lady (remember that you can't talk to her over the phone) and no response. We told her we were in rush to get an answer as we were dealing with a move out. No answers. We tried to communicate with her office and the we got a phone call but since the line was cutting off I kindly asked her to call me back. She didn't. She later sent me an email saying that she tried to call me (obviously she didn't want to talk to me over the phone but someone probably pushed her to do that) and that our application was incompleted. That was after 10 days and 5 unanswered emails! I told her that she was completely unprofessional and all she said was: I AM SORRY IF YOU FEEL LIKE THAT. BEST OF LUCK. I kindly asked her to let me know the status of the application and if the space was still available but again SILENCE! From a business perspective it was the worst ever realtor I dealt with. Same from a personal perspective. Of course kindness is recommended in business but not due but the way they grab the funds for the application without responding to all my emails is something I have never dealt with before. SEE BELOW FOR RESPONSE TO OWNER'S COMMENT Leasing through Josh--and by association the rest of his team, but specifically Josh--was a total nightmare. My roommates and I had negotiated a specific rent, in writing, with another leasing agent, only to have Josh renege on the agreement mere days before our move-in date. He effectively attempted to raise the rent $800 above our agreed-upon figure. Given that we had less than 48 hours to move out of our old place, we had no choice but to accede to this rent-gouging. As a result of Pardee's bad faith, the moving process was extremely stressful, and it was made more so by Josh's failure to respond to our communications throughout. To add insult to injury, when he did respond, he condescended to us. Josh didn't send us a copy of the proposed leasing agreement until after the lease term started, which caused us to worry that Pardee would pull the rug out from under us entirely, leaving us without an apartment. When he finally sent over the lease, it contained several errors and disadvantageous terms we had not agreed to. Fortunately, we were ultimately able to sign the lease and move into the apartment, but not without a few more unnecessary obstacles. Foremost among them was Josh's failure to allow us access to the apartment's garage until after we moved in. The unfortunate reality of our crumbling late-stage capitalist society is that the housing market is extremely landlord-friendly. You may have no choice but to go through Pardee. I wish better for you. Updated to respond to owner's comment below: Hi Tami, Josh, and Keri, I have no interest in getting into an online mudslinging match with you, but if you insist on continuing to lie, then I will continue to correct you. We did not "ask if the owner would consider $4,200." Keri was the one who offered $4,200, which we accepted. She responded "Ok great!" (Screenshot #1 attached below for reference.) Any reasonable person would interpret this exchange to mean that we had a deal. If your leasing agents are going around offering rents below what the landlords they represent are willing to accept, people should be aware that that is how you're doing business! You did not send us an email informing us that we were "required" to make an offer. In reality, the email you sent emphasized--in bolded and italicized font--that the offer was "optional." (Screenshot #2 attached below for reference). Given that your leasing agent had already made us an offer, which we accepted, we saw no reason to take this "optional" step. Finally, and most embarrassingly, Josh didn't "negotiate" a monthly rent of $4,500. Rather, we had to pay a monthly rent of $4,700. (Screenshot #3 attached below for reference). I'm not sure why it comes as a surprise to you that we waited until we had received our security deposit back to share our experience. Given the quality of communication with your team throughout our interactions, and your clear refusal to take any responsibility for the way you treat tenants, I seriously doubt it would have made much of a difference if we had complained sooner. Keri and I had a long discussion about a two month lease on a Santa Monica place for the summer, and negotiated the price down to $4200 from $5000. We were all ready to move forward, but then Keri "left to Mexico on vacation," and we were left dealing with Josh, who acted like he had no knowledge of the negotiation I had with Keri. When we received the lease, a day or two before our scheduled move-in date, it said $5000! I sent Josh screenshots of my texts with Keri, but he became super unresponsive. His only response said he doubted the landlord would go as low as $4200 and that there were people interested in renting the place. This makes no sense, because Keri (acting as a representative of Pardee) was the one that offered us the place at $4200. Josh's incompetency and poor communication made the time leading up to our move-in incredibly stressful! I found myself wondering how often this happens to people that rent from Pardee. Oh, man! Are you looking to purchase a place in SoCal? You need to have Samira Izadifar on your side. Especially if you are coming from out of state. Hands down the best realtor I've had the pleasure to work with. My partner and I were moving from out of state and were looking to possibly rent or buy a place. Samira was never pushy about purchasing a place. She helped us even before we made the decision to look for a property to buy. She asked us a ton of questions about the type of property we would like and the possible location we wanted to move into. She also made herself available when we were having a couple of freak-outs. Thanks to the team of Kerry Anne, Eric A, Sam, and Todd I was able to sell my condo quickly and easily despite the fact that a couple of other units in my building failed to sell. When my unit didn't sell right away, instead of a large reduction in price my agents opted to stage the place so we could sell it quickly instead of doing a larger price reduction. The worst real estate company I had to deal with since i was born. Josh, Kerry and someone else on the company treated us like we are fools don't trust them with your listings. They will run your credit they will approve you they will call your landlord, they will approve and than ask you to setup an appointment to sign a contract than finally they will change their mind. I hope the owners of the business read this to fix their company. I will make sure I will flag then on every real estate website. read more

If you are buying or selling real estate, you want Lauren Narozniak. I am the "type A precise details and deep dive questions" sort of person. My wife is the "feels and fashion" side of our equation. Despite this, we both found Lauren to be an absolute dream. She was communicative and available throughout and we never had to wait for a reply. She met us in person without hesitation whenever asked. Her sense not only of the housing market but also more esoteric matters like how to interpret seller actions and asks spoke volumes about her experience and professionalism. We had to move quickly on our offer and she facilitated a next day negotiation and acceptance that had to be seen to be believed. Perhaps the most impressive aspect was when it came to home inspection and she correctly predicted (and explained) all of the items that would appear on the ultimate report... and then negotiated the seller corrections we felt were needed. Through this process we felt we were Lauren's # 1 priority, and no matter what came up, she would have it handled. This review is for the leasing division. Josh, Kerry et. al. We were profoundly disappointed with the service we got from Halton Pardee's leasing team. Our contract kept us stuck for six months with a company that we have lost all respect for. They we feel that we were flat out lied to regarding the expectations set prior to our signing with them. 1. the property did not lease in "about two weeks" as stated during our pre-signing meeting. --In fact, we never leased the property via Pardee. 2. The weekly update meetings... they just never happened. We tried to reach out to the agency to schedule these meetings. Still, this team only communicated with us via sporadic group texts. 3. It took multiple requests to have a "for lease" sign placed on our property. When the sign was finally put up, it was bolted to the neighbor's house. When we reached out about this, Josh/Kerry blamed a third party. This was similarly the case when the Pardee sign remained after the expiration of our contract with this firm. 4. We had only a handful of showings. The potential renters that this company presented us with did not meet standard income requirements for the rent charged. There were actually very few showings at all. We were able to procure more qualified applicants ourselves in a week, during COVID than Pardee did in six-months, pre-COVID. Clearly, this company did not value us an clients. Had we taken the time to research the experiences that others had with the Pardee leasing team, we would have signed with a different real estate firm based in our area. We have done 6 transactions with Pardee Properties and there is no one like them in the business! It is a full service relationship from the beginning to the end. Other then the local homes we used them for, We also bought a few income properties outside of Los Angeles, in Ventura, Woodland Hills and Long Beach. Their team would drive miles and hours back and forth to all of these meetings, showings, walk throughs, inspections, etc with such professionalism and ease. They truly made us feel like they were taking care of their family and nothing was out of their way or to small for them to represent. I have had the experience of using other realtors and there is a reason Pardee is #1 because they give you the white glove service. Tami, Kerry Ann, Matt, Paige, Sam, Penny are the ones i have had the pleasure of working with and they all have become like family.
