I had the unfortunate experience of working with Josh Flynn and his team this year. He and his team falsely advertised a property with a private outdoor space. After we had moved into the property, it came to light that this was a 'shared' outdoor space. When called out, he and his team revised the online listing description to match his story (we took screenshots of the changes). This did only pose a health risk to myself and partner during Covid but also negatively impacted our relationship with our landlord and property manager, as Halton Pardee's ability to negotiate an equally fair resolution was nonexistent. Simply put, we were sold a product at the wrong price given their deceptive practices. I would cautiously advise any potential client of Halton Pardee to carefully review every single word of their lease agreement with a legal advisor, and screenshot every photo/description of the product offered given ours was deceptive. I have been a tenant in over 4 states, under 6 different lease agreements over the past 8yrs and I have never experienced anything of this magnitude. They successfully abused the system and put their financial interest over their clients. read more

i would not recommend Pardee if you are in the situation that is not straight forward... divorces, multiples sellers, deeds... The customer service is just not there to support it or even understand. My experience was just horrid no matter how much warning I gave Tami and Penny in September it could be complicated. Everything was delayed, my co-seller was playing, canceling and or straight up not doing open houses and Pardee could not do anything about it specially after he requested yet another agent Tiffany to represent just him even though in side conversations she was OUR agent and she was making decisions on OUR behalf without me actually knowing because Penny was the one i met as my agent. Nobody was on the same page. Also, the entire pricing strategy was kept in secret from me for 3 (three!!!) months and house was put up for more than $300K the market could support. However, the moment the house did not generate any interest for one open house i was cornered immediately to reduce the price. It was not until December i by coincidence learned the conversations about the price i should have known in September after i insisted on actually meeting Tiffany as my agent too. Despite the ladies being sweet, Tami even gave me crystal purple heart in september with a promise that everything will be ok (I have not seen her since) they did not want to put any bounding agreements onto the paper, our MOT was a bust after our listing agreement was shortened from 180 to 60 days and expired right before xmas. Only my insisting and threat to switch agents got them a bit serious...but then they went overboard and have their lawyer writing up 'agreement' about 3 open houses a month and email-only correspondence, which was immediately broken again with only 2 open houses in january and text msg and calls flying left and right... After the house finally got an offer in February it was $500K lower than we started with :( but also the disclosure process was managed so unprofessionally when our notes were just slammed together hand written into Docusigns, no guidance, no editing, no follow up ... Buying and selling condo previously, this was the most butchered transaction i remember so far. There was a moment i wanted to report them to BRE for their info concealment, value misrepresentation, no advance notices, equal representation was a joke so was pressure to sign contract with buyers i was not comfortable with! Have i mentioned to be wary of their sweetness and gather all the facts before you decide to do business with Pardee? Please, do yourself a favor and save yourself tons of money, time and frustration :) read more

I've done 16 home purchases and sales over the decades and must say, this agency was the best. Here's why: I wanted to sell my house quickly to get the cash, and had noticed their most-prominent advertising in my neighborhood (Sunset Park, Santa Monica). I approached them, their listing agent Nancy Osborne came out right away, told me prices to ask for different timelines (I was in the low $2M+ range). We determined a price (she said I had to come down a little for quick sale), they cleaned the place at their expense, took beautiful photos for posting, and I had a viable offer in 5 days after it began showing that was settled in a few more (HP contributed to that). Then the inspection and repair phase hit some rough spots and they were on hand to help there too, including final hauling out of junk and delivering to me the furniture of mine they used for showing. Escrow just closed and I got my money, all in under 2 months which is fast for a deal in this range and type of house, with a buyer needing loan and sale contingencies. Best after-closing gift too, a new large iPad! (P.S. They used Beechwood Escrow, also excellent service there.) Highly Recommended. read more
