I recently sold my Mar Vista house, and worked with Paige Ogden at Pardee properties. Her advice and guidance was spot on every step of the way. From staging, to pricing, her strategy resulted in 9 offers, 4 counter offers and the successful offer was $200,000 over ask. All in 7 days! During escrow numerous repairs and inspections were required, all of which she took care of for me. Living 100 miles from the property that was super helpful. There is a reason Pardee is # 1 in LA! Thank you Paige, you're amazing! read more

Working with Emma to find our new home in LA was an absolute dream from start to finish. We were on a tight timeframe trying to get out of our rental by a certain time, and Emma dove right in to our search with us helping us get to know new neighborhoods, pointing out important features of listings that we weren't aware of, and helping us navigate the offer process with absolutely zero stress. Not only is Emma incredibly knowledgeable, but has amazing relationships with all other local agents which gave us so much leverage throughout the process. She is absolutely wonderful to spend time with as we drove around Los Angeles exploring properties, and we would recommend her wholeheartedly to anyone looking to buy a home. In addition, the entire team (Tami, Paige, Sam, Carina, Greg and Lisa) are so attentive, professional and efficient. I would leave 10 stars if I could! read more

Elle was a pleasure to work with through our Santa Monica buying experience. Throughout the process, she listened carefully to our needs and helped curate options, saving us time and preventing us from feeling overwhelmed. She navigated the offer process by providing data to support her findings, consulting with her extended network, negotiating fairly based on all stakeholders, and ultimately helping us close on our new place. We appreciated her professionalism, diligence, and recommendations and trusted her with this very important decision. Coming from two analytical buyers, we were thankful to have Elle get us through the buying process and would definitely recommend working with her. Thank you, Elle! read more

Melissa has been wonderful in our long search for a new home. She is responsive, helpful, and positive. She has never made us feel pressured or burdened about decisions. Her attention to the details we needed in a home has been really great, especially as we've navigated the chaotic market during the pandemic years. Much thanks to Melissa and the Pardee team! read more

Honestly the Pardee team is the best of the best. In the LA market, every little decision you make can have huge implications on the final sale price. Tami and her team are so knowledgeable, and so effective/efficient. From staging to negotiating repairs/price, etc, they are just simply smarter and better than everyone else. Sold my house for 300k above asking, and I attribute my excellent experience to their expert guidance every step of the way. They had the right solution to every hitch that came up. Message me if any questions. read more

My wife and I had the pleasure of working with Colette Stevens during the process of finding and buying our new home. Finding the right home for your family can be a long and time-consuming process. Asking the right questions and knowing what to look for when buying a home can be overwhelming, especially for new home buyers such as my wife and me. Colette went above and beyond our expectations every step of the way, and made this whole process as easy and stress-free as one can make it. Any question we had or any listing we were potentially interested in, she was completely on top of and would answer back immediately. We felt like we were being well taken care of and that we were her number one priority. When we finally bought our home, she was there every step of the way. She gave us the rundown of all the things she needed from us to make the sale and get us our first home. We both feel like she was much more of a friend than our agent, and we would definitely recommend her to anyone else looking to buy a home in the future. read more

Josh Flynn, Keri Coughlan and Susanne were all easy and respectful to work with. They helped me rent out a commercial space in Venice, CA. They made the process as effortless as possible for me. Their communication was very helpful and I highly recommend them. A great team! read more

Pardee Properties will come to the table and wow you- and at the end of the day, they continue to do so. Our experience in selling our home went without a hitch thanks to Tami, Justin and Richard. They handled everything from repairs, upgrades, staging, advertising and open houses with minimal impact on our end. These details helped sell our home. I cannot recommend them enough. read more

My mother and I were looking to buy a home on the Westside and as a person who has only been familiar with the area for a year, Heather's experience and support were beyond essential in securing us a home in a ten offer situation. She is pleasant to communicate with, wields a remarkable intuition for the market and industry, and demonstrates deep knowledge for every step in the process. Heather is a true professional. read more

Colette Stevens was fantastic to work with. She was very helpful in navigating the buying process and helped us manage it with us in San Francisco and the property in LA. She was very knowledgeable on the area and responsive to texts / calls. She helped us decide where to push on the ask and when our offer was accepted did everything to make sure all of the third parties came out on time and on schedule. Buying a home is a very stressful process but Colette and team made it so much easier. After we closed she stayed incredible responsive and helped us resolve a few left over issues with the seller. read more

Colette and Rachael were amazing and made our home buying experience the best we have had. We have bought six homes in six different States, but we have never met as proficient, knowledgeable, and astute agents as we met in Colette Stevens and Halton Pardee. Colette brought her team together to guide us into winning a wonderful home. I feel so blessed that we walked in off the street to the Halton Pardee + Partners office on Ocean Park and were greeted by Colette. She will never know how much her working with us made this move so wonderful. Thanks Colette, Rachael and the whole team at Halton Pardee + Partners. You are true, caring professionals. read more

I had the unfortunate experience of working with Josh Flynn and his team this year. He and his team falsely advertised a property with a private outdoor space. After we had moved into the property, it came to light that this was a 'shared' outdoor space. When called out, he and his team revised the online listing description to match his story (we took screenshots of the changes). This did only pose a health risk to myself and partner during Covid but also negatively impacted our relationship with our landlord and property manager, as Halton Pardee's ability to negotiate an equally fair resolution was nonexistent. Simply put, we were sold a product at the wrong price given their deceptive practices. I would cautiously advise any potential client of Halton Pardee to carefully review every single word of their lease agreement with a legal advisor, and screenshot every photo/description of the product offered given ours was deceptive. I have been a tenant in over 4 states, under 6 different lease agreements over the past 8yrs and I have never experienced anything of this magnitude. They successfully abused the system and put their financial interest over their clients. read more

If you live on the West side - don't go ANYWHERE ELSE! What you need in a Realtor is someone who can MARKET your property - and that is EXACTLY what Pardee does - and on the WEB! I listed on a Thursday with the first open house on Sunday - by Friday there were professional pictures on the web and so my open house attracted almost 100 visitors - and 24 hours later, MULTIPLE offers. This Company focuses on getting your property attention in the way buyers search today, online. Call them if you want to sell your property fast!! (I should also say, their follow thru on details, handling your privacy, all part of the package) I would list with them again! read more

The best agent I've ever worked with! Highly recommend them to anyone...you will not be disappointed. Full service agents that helped clean, prepare, stage, photograph, and video our home as part of their marketing campaign. We got multiple offers after one week. They also handled every detail during the escrow process and we closed early! We not only got a pro listing agent, but we got four of her assistants to handle every detail. read more

i would not recommend Pardee if you are in the situation that is not straight forward... divorces, multiples sellers, deeds... The customer service is just not there to support it or even understand. My experience was just horrid no matter how much warning I gave Tami and Penny in September it could be complicated. Everything was delayed, my co-seller was playing, canceling and or straight up not doing open houses and Pardee could not do anything about it specially after he requested yet another agent Tiffany to represent just him even though in side conversations she was OUR agent and she was making decisions on OUR behalf without me actually knowing because Penny was the one i met as my agent. Nobody was on the same page. Also, the entire pricing strategy was kept in secret from me for 3 (three!!!) months and house was put up for more than $300K the market could support. However, the moment the house did not generate any interest for one open house i was cornered immediately to reduce the price. It was not until December i by coincidence learned the conversations about the price i should have known in September after i insisted on actually meeting Tiffany as my agent too. Despite the ladies being sweet, Tami even gave me crystal purple heart in september with a promise that everything will be ok (I have not seen her since) they did not want to put any bounding agreements onto the paper, our MOT was a bust after our listing agreement was shortened from 180 to 60 days and expired right before xmas. Only my insisting and threat to switch agents got them a bit serious...but then they went overboard and have their lawyer writing up 'agreement' about 3 open houses a month and email-only correspondence, which was immediately broken again with only 2 open houses in january and text msg and calls flying left and right... After the house finally got an offer in February it was $500K lower than we started with :( but also the disclosure process was managed so unprofessionally when our notes were just slammed together hand written into Docusigns, no guidance, no editing, no follow up ... Buying and selling condo previously, this was the most butchered transaction i remember so far. There was a moment i wanted to report them to BRE for their info concealment, value misrepresentation, no advance notices, equal representation was a joke so was pressure to sign contract with buyers i was not comfortable with! Have i mentioned to be wary of their sweetness and gather all the facts before you decide to do business with Pardee? Please, do yourself a favor and save yourself tons of money, time and frustration :) read more

I've done 16 home purchases and sales over the decades and must say, this agency was the best. Here's why: I wanted to sell my house quickly to get the cash, and had noticed their most-prominent advertising in my neighborhood (Sunset Park, Santa Monica). I approached them, their listing agent Nancy Osborne came out right away, told me prices to ask for different timelines (I was in the low $2M+ range). We determined a price (she said I had to come down a little for quick sale), they cleaned the place at their expense, took beautiful photos for posting, and I had a viable offer in 5 days after it began showing that was settled in a few more (HP contributed to that). Then the inspection and repair phase hit some rough spots and they were on hand to help there too, including final hauling out of junk and delivering to me the furniture of mine they used for showing. Escrow just closed and I got my money, all in under 2 months which is fast for a deal in this range and type of house, with a buyer needing loan and sale contingencies. Best after-closing gift too, a new large iPad! (P.S. They used Beechwood Escrow, also excellent service there.) Highly Recommended. read more
