*WARNING* Be prepared to lose your deposit and be months behind schedule on your project…read more Positives: Fast response for initial consult. Good marketing pitch set up to sell (as in - tells you what you want to hear, delivery & follow through is another matter). Negatives: Doesn't listen to your requests, terminates contract on a whim after 3 months without giving you an option to amend contract. Doesn't give you back deposit even though you are not the moving party. Doesn't give you anything that is of any value as concession. I wish I could say everything went back to normal after they terminated the contract. Nope. Because legal services are paid 100% by my work, I hired an attorney to collect my deposit. In response, I got a letter from their attorney saying that if I pursue the deposit, they will file suit for 3x the amount above what was signed in the contract. If you still think you want to work with them despite my warnings (or really with any other contracted vendor), first make sure that you have in the contract 1) a clause specifying a rough or specific time frame in which to deliver on the contract; and 2) a clause specifying refund policy should they terminate the contract mid-process You want itty bitty details? Then read on. **************** I was hesitant to hire Shanna & Ryan at first because most of the photos online are of small plant mix areas (not holistic view) or of smaller spaces less than 1000 sq ft. But I fell for her low prices. Initial response was quick and the first impression was positive, as it might be for you as well. By this time, I had three quotes that ranged from $25-$40K for a full property plant install. But Shanna was the first one to offer a separate contract for a design package that I could use to get multiple bids. I let her know that my backyard budget was $20K and asked for her help in setting a budget for the front yard very well knowing that it will be no more than another $20k (smaller yard, less complex space). At this time, Shanna said we will figure out the budget as we go. RED FLAG #1. Don't ever sign a contract without a firm budget or the designer will use that as an excuse to over-engineer or get out of the contract. Looking back at it now, it doesn't surprise me that her design was 100% out of the left field. Even though we let her know that we are looking for a plant design with a possibly a deck expansion, Shanna never asked us any questions about how we use our space. RED FLAG #2. Good designers always take you through a thorough assessment to understand how you plan on using your space and take good notes. In her first iteration, she tried to sell me an exterior furniture design service and built in hardscape designs that we immediately recognized as a poor use of our budget. RED FLAG #3. Be careful of low prices: 1) their strategy may be to up-sell during the subsequent process to get you to spend more; 2) price is low because they are lacking demand; and/or 3) they don't deliver high quality products/services. In the end, she used how busy she was as an excuse for her delayed responses and slow turnaround on design iterations - which I can only presume was due to the $200K and $85K projects that she was working on. RED FLAG #4, Sign of unprofessionalism if they share with you how much their other customers are paying. There's a risk that they may rank sort the importance of their customers by the budget. Because she said she was going to terminate the contract because we were changing scope, we obliged to pay her more for her time. Changing scope allegation is absurd BTW, just her excuse to get out of contract. During the process, we only pointed out designs elements that we didn't want and kept asking her to stay on course and focus on plant mix and design. RED FLAG #5 - if the designer reacts negatively to your request for changes, then you're in trouble, get ready to play therapist. Turns out, she didn't want more money. She instead sent us a termination contract and a bunch of design PDFs that she very well knows doesn't fit our style or needs. I understand that she spent time on this but should I really be the one paying for her inefficiencies? But here's the real kicker - I was fine with her keeping the deposit and only wanted the site plan and property measurements that I paid for so that I didn't have to pay the next designer to redo the measurements (~8 hours of work). She outright refused. What good do my house measurement and site plan do for her, you tell me. To this day, I still do not understand how people who tout "kindness and compassion" lack so much empathy. She could've shared the property measurements that I paid for, but they chose not to because they wanted to make sure I had nothing of value from her. That's evil in my

We met with numerous contractors for bids for our kitchen and living room remodel. We had a very specific vision and design in mind, and some contractors wouldn't even bid on the project without seeing architectural structural plans first. Guy came in and gave us a straightforward estimate, detailed out every phase of the job, and had a team that could produce the architectural plans to submit to the county for permit review all within our budget. This was our first major remodel, so we prepared ourselves for the worst. Fortunately, Guy and his team made it a completely smooth process -- no change orders, no timeline delays (only those we caused due to appliance backorders), and our kitchen and living room came out exactly as we had envisioned. We even lived through the demo and construction with a toddler! That's how great the Homerun team was - they were prompt, finished each phase of the project on time, and thoroughly cleaned up the space (as best you can during major construction) every single day. They also didn't mind my wife and I checking in every day asking questions and checking out the progress. (Shoutout to Antonio and Juan for always being patient with us!) After pouring the driveway they did not cleaning up the street, leaving residue to dry and blow in the neighbors ' houses. They even tried to get away with not sealing the pavers even though we paid for it. MIKE IS ONE OF THE BIGGEST LIARS I've ever met. He promised us the workers would not be using the brand new bathroom but they did tracking dirt in all over our new floors. He said the sand would harden with the seal applied. Never hardened and the sand started falling through and leaving gaps in between the pavers when it. They never used a compactor to compact the sandy grout. He promised he would come back and fix that and never did. This was summer 2016. Keep away from this company! EXPENSIVE!!!!!
