Kathleen at Reality Home Inspection is the most stellar inspector you can find - hands down. I…read morehave worked with Kathleen on a number of inspections now - as a seller and as a broker representing both buyers and sellers. Kathleen has become my "go-to" inspector. Kathleen is highly educated and experienced, thorough and efficient, but more importantly, Kathleen works from the heart - it is clear that she truly cares about protecting her clients and she goes the extra mile to ensure that every square inch of the home is reviewed and working in good order and according to spec. When she finds any kind of defect or something that needs to be corrected, she actually takes the time to explain exactly what the issue is and provides recommendations on how to address it. Kathleen is always available to her clients after inspections to address any questions or concerns and really provides that extra caring touch that turns clients into repeat customers. I have called Kathleen at odd hours with questions or concerns or when I've needed extra reassurance on a home issue - and she responds immediately and doesn't hesitate to come back to the home to reinspect an issue or confirm a resolution. After working with Kathleen, she has become someone that I consider a good friend and a neighbor and maybe much to her chagrin - I might continue calling for concerns totally unrelated to her inspection, just to get an encouraging answer! Thank you, Kathleen!!!

Scam business, I would not recommend this inspection company…read more We hired Oaktree for a home inspection before purchasing our house. Unfortunately, they missed several important issues, including kitchen appliances that were not working properly or were not in acceptable condition. These problems ended up costing us several thousand dollars to repair after closing. The most frustrating part was their response. When I contacted them to ask how these issues were missed and whether they would offer any resolution, they refused to take responsibility, dismissed my concerns, and stopped engaging constructively. Read all the other low star reviews, they show a pattern of this company keep missing inspecting critical parts of the home!

The inspection took place on Friday, July 18th, 2025, at 2pm; we had actually booked them frantically on that Monday July 14th, 2025, because the original inspection we wanted to book did not meet the minimum liability requirements of the builders ($1M). Thankfully, Oaktree was able to accommodate our same-week request since this was something we really needed to gain peace of mind. (The missus found this company via "little red book" - IYKYK) On the day of, Cody was extremely professional, courteous, and helpful in explaining what he was doing, and what he was examining. When he showed up, he started off by using a drone to check out the roof, and took a long-form video, which he shared with us via an unlisted YouTube link on our final report (which was through Spectora - IYKYK). Cody checked all of the electrical outlets, noted down discrepancies, and even had a ladder to get into the attic to check the amount of fiberglass / insulation. He was extremely detail-oriented and thorough in his inspection, which I was very happy to see. The price was also very reasonable - $550 for our new build townhome (zoned as a condominium), and the inspection overall took just under 3 hours. Before he left (we would get the report the day after the inspection), he went through his overall findings via iPad with the missus and I. He also gave us a heads-up on what to expect for next steps, and followed through effectively. We haven't needed to contact him about anything on the report, and the builders' addressed (almost) everything on the inspection report that was mentioned. Great work, Cody!

James was the only inspector to fully respond to my initial inquiry. Seriously, I emailed about five inspectors asking roughly five questions and all the other guys skipped over half my questions. James was the only one to answer all my questions AND he responded the same day. 2. PRICING. On top of that, James beat out the other inspectors on cost. I was suspicious, assuming this meant some corners would be cut, but James did it all and then some! He went on the roof to perform a full inspection, got into the attic and lower crawlspace, checked all appliances and fixtures - things other inspectors were missing. 3. THOROUGHNESS. I consider myself a handy guy and have an engineering background so as a challenge to myself I swept through the house first to find problems. Let me tell you, I am lucky to have had James because he found all sorts of issues that I missed! He absolutely paid for his services several times over with the things he found as I was able to go to the seller and have them fix things. 4. (BONUS) PATIENCE. On top of it all, James let me walk around with him throughout the inspection to watch and ask questions. Two hours of answering my constant stream of questions is hard enough, but he was still able to do a great job. James exceeded my expectations, was extremely nice, and pointed out serious flaws that I missed. I will absolutely be going with him again for any future home purchases.
