I could tell you how he -- completely unsolicited --offered to walk through the report in person with me whenever I got into Washington for the home sale. But Y'ALL. Let me tell you instead how I called this guy nearly TWO YEARS AFTER THE INSPECTION in a panic during the last big freeze when an exterior hose bib failed. Why? Because a) the water company had come through and updated the water meter, changing the look of the main shut-off (rendering my limited experience with the valve totally useless), and b) no plumber would come out, since they were responding to 19,383,629 other freeze-related emergencies. I expected NOTHING from this guy at this point: it was the hailiest of Hail Mary's. Instead, I got a quick "I'm on my way" from him. WHAT?!? When he got there, found another shut-off, and kept me from going without water (and my house from floating away on its own plumbing-failure river), my shriveled little Grinchy heart DID grow three sizes that day! I had to scramble to schedule an inspection and it was the weekend so I reached out to a handful of companies. Coastline Home Inspections offered a competitive rate and Rob was very responsive. He even reviewed the property listing over the phone as we scheduled something for coming week. On the morning of the inspection I arrived 15m early and Rob was already there and had already scrutinized the yard and exterior of the building. During the course of the inspection Rob explained everything he was doing and it was clear he'd been doing this for a long time by the way he approached each section, the tricks he had to track his progress, and his insight into various things. He pointed out a number of things that were very helpful for me as a prospective buyer, including evidence of a previously burst pipe. However I didn't hire him to be my friend, I hired him to inspect my house. Most of the inspection was great, but some things were completely wrong or missing. The report states that the venting above the gas stove was working properly but there is no vent at all there, and that has been an ongoing issue in my house. The report also states that the water dispenser in the fridge was working normally but there is not even a water line connected to the refrigerator. I had read really good reviews about this business, so I had hoped for the same. Unfortunately it was a sub par inspection.
