When we arrived at the house, the seller didn't have the power or heat on, so Jay recommended we reschedule so he could do a thorough inspection. Once all the power and heat was turned on, Jay went above and beyond going through all the parts of the house. He pointed out everything they needed to repaired and gave rough estimates and referrals throughout the house. The thing that really stood out though was that Jay was straightforward and honest in his assessment. I work on a lot of houses, so all the figures he gave for estimates were pretty much in line with what I would expect. Not too high, like he was selling me on a repair I didn't need. But also not underselling the cost of what needed to get done. To me, there's nothing more valuable then getting accurate information. Don't try and overinflate or udnerflate what costs will be. Just say it like it is and let me decide how to proceed. I will absolutely be using 4 Seasons for future Home Inspection work and I highly recommend them to anyone who needs a home assessed.

However I didn't hire him to be my friend, I hired him to inspect my house. Most of the inspection was great, but some things were completely wrong or missing. The report states that the venting above the gas stove was working properly but there is no vent at all there, and that has been an ongoing issue in my house. The report also states that the water dispenser in the fridge was working normally but there is not even a water line connected to the refrigerator. I had read really good reviews about this business, so I had hoped for the same. Unfortunately it was a sub par inspection.

Titan conducted an inspection for the seller of the home I was interested in purchasing. Titan said…read morehome was in good shape, furnace was 0k and roof nearing end of life expectancy. Per report, roof was still OK, not needing new roof immediately. Titan never got onto roof, only used a drone. Thankfully, I got my own inspection with a different company before deciding to purchase home. My inspector, who did get on roof, discovered extensive damage to roof to include water leaking into attic in several places. This inspector noted that roof needs replacement immediately. This damage was never listed on Titan report. Also, furnace was not Ok. It had not been inspected for 2 years and needed to be replaced. In addition, Titan report never mentioned water under house and some repairs needed there. While Titan used pictures and report looked good, I would have bought a house that needed thousands of dollars in repairs had I relied on their report.

The inspection took place on Friday, July 18th, 2025, at 2pm; we had actually booked them frantically on that Monday July 14th, 2025, because the original inspection we wanted to book did not meet the minimum liability requirements of the builders ($1M). Thankfully, Oaktree was able to accommodate our same-week request since this was something we really needed to gain peace of mind. (The missus found this company via "little red book" - IYKYK) On the day of, Cody was extremely professional, courteous, and helpful in explaining what he was doing, and what he was examining. When he showed up, he started off by using a drone to check out the roof, and took a long-form video, which he shared with us via an unlisted YouTube link on our final report (which was through Spectora - IYKYK). Cody checked all of the electrical outlets, noted down discrepancies, and even had a ladder to get into the attic to check the amount of fiberglass / insulation. He was extremely detail-oriented and thorough in his inspection, which I was very happy to see. The price was also very reasonable - $550 for our new build townhome (zoned as a condominium), and the inspection overall took just under 3 hours. Before he left (we would get the report the day after the inspection), he went through his overall findings via iPad with the missus and I. He also gave us a heads-up on what to expect for next steps, and followed through effectively. We haven't needed to contact him about anything on the report, and the builders' addressed (almost) everything on the inspection report that was mentioned. Great work, Cody!
