This was not hidden damage -- it was visible once baseboards were removed and should have at least been flagged for further evaluation. It's now costing us significant time and money to properly remediate. I also tried reaching out to discuss this and request a reinspection, but never received a response, which was even more frustrating. Based on this experience, I wouldn't hire again.

I went with him for his competitive pricing and amazing reviews. He was great for working with our schedule (we wanted the inspection ending around 5:30 PM so we could make it after work and go over everything with him). He came earlier in the week to the home and set up the radon detector, and left thorough instructions and information for the sellers. The sellers didn't move anything in their garage like we had hoped, so he had a hard time moving around in the garage BUT was so nice and understanding and never complained once. The sellers also had their dogs outside during the inspection that barked every time anyone went outside, and Jon was totally fine with that. He was great at explaining how big or small problems he noticed were, and some options for how we could maybe fix them. He went in the crawl space, attic, basement, front yard, backyard, looked at the shed, deck, everything in the house. We are purchasing our first home and are using a VA loan, so having a thorough and understanding inspector was so important. I will recommend him to all future friends & family, and use him anytime we need an inspector in the future. He did a really thorough inspection, took tons of pictures, and sent us an awesome 70 page report within 48 hours on a Holiday weekend. I'm always skeptical of realtors based on my first home buying experience, but decided to trust the process this time. Chad presented all of my inspection options and highlighted his sewer scope and lead based paint testing. Asbestos and Radon testing are also available. All of the fees were presented upfront. I used Reliable for my first home under contract and their report highlighted everything wrong with the home that needed to be corrected immediately. All of the info was presented back to seller after which I terminated the contract. As Chad knew I would need a second inspection he gave me a discounted rate for the second inspection. As with the first inspection the report was extremely thorough and detailed. I was able to confirm with my realtor that the home passed inspection and would complete my intent to buy. Inspection is in PDF format and can be downloaded on mobile as well as through desktop/laptop PC. It is hyperlinked which moves you to the section you want to review. It grades all of the areas providing you the ability to prioritize which repairs should come first as well as areas that are in acceptable condition that merely need preventative maintenance. Report is provided same day as the inspection is completed. I will recommend Chad to anyone moving to northern CO.

I also have dogs, and I have no idea how they handled that situation while they were on my property. There was absolutely no justification for entering my backyard without contacting me first. Buying a new build home, I wasn't sure it would be worth doing an inspection but I'm so glad I did! Some of my neighbors chose not to get inspections and they ended up with missed problems and they wished they would have hired a home inspector. Michael is absolutely a kind, honestly, friendly, knowledgeable person. I felt 100% confident my home inspection was solid and his info helped me to push for repairs with the builder. I would have absolutely missed issues without his help. My new build home came with a one year warranty from the builder. One huge unexpected benefit of working with Michael was because it was a new build, he offered to do a re-inspection at no additional charge the following year before my home warranty expired! That way if the house settled or problems popped up over the year, we could find them in time for them to be repaired. He recently came out for the 2nd inspection and found additional problems, including a crack in a beam and the HVAC system had become disconnected from one of the bathrooms, along with other things.
