This residential rental inspection is quite basic and, per Axium's own email takes about 30 minutes. The price quotes was TWO TIMES higher than the other two places. He first didn't do his due diligence on researching the county records and having a feel for the property. He didn't even know after being here for at least an hour that the house was on a septic system. Second, he didn't open the washing machine, or else he would have saw that the lady who had moved out months ago left a load of clothes in it. The washer was also absurdly unlevel, which in the report he said that it was operable but how do you know if you haven't even looked inside it. Third, he failed to mention that skylights that should open didn't. Fourth, he said that the furnace probably had an electric static filter, but he obviously didn't open it since it had a very old filter that was disgustingly dirty & that type of filter will cost us $40 every 6 months. Fifth, he said that he tested the oven & it worked however, it only works at 250 & 450 degress. Anything in between & the element does not turn on. Sixth, he emphatically stated that there was no drain in the laundry room, but if he had simply moved the washer instead of trying to peer under it without even a flashlight he would have seen that there is a drain there. Overall, this inspection was not worthless, but definitely deficient in it's quality & thoroughness. Do your research before hiring an inspector. Make sure they are professional and take the time to do a thorough job for your own best interests.
