Company: Pacific Engineering Design, LLC; Civil Engineer: Greg A. Diener…read more 10/3/2012 received proposal for $8,350 for work related to paving a driveway and parking lot. Total amount paid to date: $11,074.91 plus $1,400 for a soils sample. Initial permit application was not approved by the City of Kenmore. The City stated 9 comments that were required to be addressed, one of which was a soils investigation. Greg A. Diener had submitted the initial application and made his initial designs without the use of a soils investigation. The soils investigation cost me an additional $1,400. Although the initial application was not to the satisfaction by the City of Kenmore, I was the one that had to pay the cost for the unsatisfactory initial application. Over $2,000 more. I was billed, in part, for "Respond to City Comments." "Work with City Reviewer...." These items were categorized in the bill as "Beyond Scope of Contract." Advice: Determine whether a civil engineer you choose will charge you additional money for responding to the City after a permit has been submitted. Determine whether responding to the City is "Beyond Scope of Contract." Determine if you are responsible for resolving an unsatisfactory application prepared by the civil engineer you hire. Greg A. Diener's response to the City's request for corrections was, in part, "This is making a mountain out of a molehill and is precisely what happens when a junior engineer has nothing to do and reviews plans to make work for himself.. Excuse my rant. This is nonsense." The proposed design included, in part, a parking stall with the dimension of 8' x 12'. I could not locate any model of Mini Cooper that had a length of 12 feet or less. The Mini Cooper was the smallest mass produced car I could think of that might be parked at my location. What would you think of an engineer that you paid that produced designs for a parking stall that was shorter in length than a Mini Cooper? I got tired of the nickel & diming and started to deal with the City directly and directed the City to not have further contact with Mr. Diener. Ultimately, I personally received an approved permit. I later had some questions regarding the designs Mr. Diener prepared and sent the questions via email to Mr. Diener. There was one follow up email with a few additional questions and then a short two line closing email. I was billed one hour for my questions regarding Mr. Diener's designs. Questions, such as, "Are the Do Not Enter Signs supposed to be behind the wall?" "Can the exit be further north....." The bill was categorized again as "Beyond Scope of Contract." Advice: Determine whether asking your engineer questions about the designs the engineer produces is "Beyond Scope of Contract." The designs contained some errors and omissions. 1) Part of the designs specified a four foot high retaining wall when the actual height should have stated five feet. This issue sounds small but it actually affects the type of materials to use for the retaining wall. Also, the bid for the project was based on X amount of fill. Now the bid has to be adjusted because more fill was actually needed. 2) As previously stated a five feet retaining wall was needed because the height of certain portions of the property needed to be raised. The designs omitted any safety rails or any other safety feature to prevent someone from falling over the raised land.

I had Seismic Northwest install a reinforcing beam, drywall work, and electrical. They did a great…read morejob with the beam and the drywall work, the electrical was another matter. Long story short, I requested that all of the new connections be made in boxes that were accessible, such that if there is ever an issue, the connection points are easily discoverable and accessible. Despite the communication, the net result was that they left 2 hidden connections in the ceiling, and what's worse, they used 14 gauge wire on a 20 amp circuit. While communicating about the boxes etc, they were not honest on 2 different occasions; once where I had to push back for them to expose a connection that was hidden, and another time when I discovered the hidden connections they created in order to expose a connection in box. I had another electrician come out to fix the issues after I discovered the hidden connections and 14 gauge wire. Now, for what is worth, I don't know how much the issue stemmed from Rocky or the crew he had on the job. If they just did the structural work and the drywall, I'd easily give them 5 stars, but because of the unfortunate experience with their electrical work, I had to bring it down to 2 stars. If they just did electrical, I would have easily given then 1.

I needed some additional information from that engineer, but after a month of trying to reach him, I finally gave up and put calls out to new well-reviewed structural engineers. Out of the six I contacted, Dimitry was one of only two who actually got back to me, and within a timely manner. I was very impressed with his knowledge and his ability to translate everything into laymen's terms that I could understand. Additionally, he spent an extremely long amount of time on my property, looking at everything and pouring over the construction plans. I felt confident that he was considering everything before giving his opinion and suggestions. Lastly, I found his rates more than reasonable, especially for the amount of time he spent on my property and his level of expertise. I highly recommend Dimitry and Structural Design Shop if you are in need of a knowledgeable, experienced residential structural engineer.

We had a pretty complex problem surface…read moreright in the middle of demolition for a small entryway project, and our current structural engineer suggested we demolish the entire front of our house from roof to foundation -- an overwhelming and baffling suggestion. I reached out to Dmitriy in a panic and he was available to swing by practically the next day and immediately come up with a series of far more nuanced, elegant solutions that actually took into account the age of our house and the scale of the project. After his initial site visit, he was able to get detailed structural sketches to us in under 3 days. In a city where structural engineers are routinely turning down projects or quoting weeks or even months-long turnaround times, that in itself was a miracle. You can tell he works hard and definitely knows his stuff. I wouldn't hesitate to reach out if you need an extremely smart and impossibly responsive pro to swoop in and save your ass, like we did! I hired this company to complete an as-built and a build-out, and the experience has been nothing…read moreshort of frustrating. My main contact, Joe Pascua, has been completely unresponsive and constantly procrastinating on the project. At first, they claimed they couldn't start until they received more information once they got it, they added another four weeks to the schedule. After I submitted payment, communication became sparse and inconsistent. Joe repeatedly promised updates and completion dates that never materialized. This ongoing lack of communication and follow-through has cost me hundreds of dollars per day in delays, and continues as I have yet to receive the finished permit-ready drawings. I would strongly caution anyone considering this company they do not deliver on their commitments or communicate in a timely manner. If you don't have money to waste stay away.

We are so glad we went with Wise Choice!…read more After meeting with several contractors, my wife and I chose them to do an addition to our house. We first learned about Wise Choice through Yelp, and although we were initially nervous about choosing a contractor for such a large job (they gave us the best estimate, by far!) without a personal recommendation, we couldn't be happier with our decision. They were great to work with throughout the entire process, from architectural and engineering plans, permitting, and the actual construction. The project manager, Sergiy, and foreman, Bogdan, were very honest, helpful, and responsive every step of the way. The project was completed pretty much on budget (with only a couple of unforeseen issues outside of their control) and on time. We love the results, and several people have commented that the addition looks like it should have been there all along. We can't recommend Wise Choice highly enough!

They appeared, inspected the subfloor problems and provided me with a direct schedule on the spot. Well, the outcome is excellent the floor is now as solid as a rock, there is no more annoying squeaks and the finish is beautiful. They left no mess and even adhered to the schedule. No underhanded expenses, merely equitable labor. I am glad I have at last found someone who knows how to get about a floor.
