Paul at Allied worked with me over the course of four months figuring out the best way to deal with the problem. The solution was a channel drain that would lead to my existing gutter drainage system. Because of the topography of my existing driveway, I assumed that there would still be a fair amount of puddling even after the drain was installed and that I would just have to live with it. In the days just after the install however, it rained quite a bit, and the drain worked pretty much perfectly. The puddling has been reduced by about 95%, and the water that does collect is shallow enough to handle easily. After the rain stops, the remains evaporate after a few hours. The small lake that I used to have to walk around is gone. The guys who did the install were professional and very courteous and Paul was very knowledgeable and patient in response to my many, many questions and emails leading up to the install. We've recommended them to countless friends and relatives over the years whenever homeowners in Seattle inevitably need help dealing with drainage issues. We've sung their praises to people on forums seeking help finding the best company to help them deal with drainage and repair jobs. Never again. Even if we set aside the fact that our last annual service appointment took almost 9 months (with four reschedules and three no-shows) to actually happen, this company is no longer even able to bill correctly for work that has been completed. We've now gotten three invoices in a row that are not only the incorrect amount, but they're for a bill that we paid in full back in February. They're not even system glitches for an old bill in the system: someone literally created a brand new invoice for the wrong amount and for services that we've already paid for, and they did it after we paid in full. No one ever answers the phone. No one calls back. We just keep getting texts with this wrong invoice over and over. The last response we had about this was in an email on April 1st, and all it said was that Ryan (the owner) had recently fired the back-end staff person who'd screwed up all the scheduling for 2024 and that he'd asked another person to handle the invoices. No apology, no attempt to resolve, and (most importantly) no follow up since then from anyone at PermaDry to actually fix the incorrect invoice that we keep receiving. We've stuck with the absolutely terrible customer service for over a year now because we didn't want to invalidate the warranty we have for the work they've done for us, and we've tried to have patience since they've done great work in the past. At this point, though, it's probably going to be better in the long run for us to just let that go and move on to picking someone else for future household needs. Do yourself a favor and choose another company.

I will also say that the work they originally did was actually to code, and we agreed that the moisture problems arose due to the nonstandard setup of my dehumidifier, NOT because of errors in Terra Firma's work. Thank you Terra Firma.*** Unfortunately, I have to drop a negative review in the interest of warning other folks that their work has gone downhill. I previously had an excellent experience with Terra Firma for management of a water problem in my crawlspace. I hired them without question again for my current property for management of moisture issues, and I didn't check their work upon completion as thoroughly as I should have. Unfortunately, about 1 - 2 months after completion of work, I discovered a large mushroom growing out of one of the structural posts in my crawl/basement. On closer inspection, I noticed that the dehumidifier water discharge line they installed was dumping less than a foot away from my foundation, corresponding to the exact spot the mushroom was growing. Moisture was the exact problem they were supposed to fix, but now they have created a severe structural problem secondary to moisture with the dehumidifier line dumping large quantities of water right next to my foundation. In other words, they created the exact issue they were purporting to fix by collecting the moisture and depositing it into my foundation. Once fruiting bodies are growing out of wood, this is an indicator that the wood is severely compromised and the fungus network has grown extensively. I now have a very expensive and serious problem to fix. I called to let them know about the problem, not sure if I will hear back from the coordinator/ the team who did the work. I am not sure if I would trust them to fix the issue after the damage they have caused, but I would accept financial remediation. If they take steps to make things right, I would update my review. I would not hire Terra Firma again for any crawlspace work, be it structural or moisture related because of the big problem they have caused. Again, just would like to warn others.

He wasted time by having me watch a video of their process, and attempted to get me to agree to a proposal the day of - estimates running in the $15k-$50k ranges. Their estimates came in higher than their competitors by about $5k including Groundworks. When I informed him that I would not be using their services, he replied with, "What are your plans for your sagging floors? How do you plan to address this?" I have met with many contractors on this same issue, and no one else aside from Groundworks and TerraFirma has attempted to blow our issues out of proportion. However, Noah did offer to do a side by side comparison of the other offers with his, which I did not take. I ungraciously assumed it wouldn't have been attempt to price match, but to take another opportunity to push me more on his proposals. Don't use them, if you want to avoid fear mongering and overpriced services.

Reporting Websites include: HTTPS://atg.wa.gov/file-complaint HTTPS://LNI.wa.gov - "file a contractor complaint" (they are registered as having no employees) HTTPS://dor.wa.gov - "report tax fraud" (they are not registered) for collecting payments, not reporting to the DOR and paying people under the table You can even file a police report for fraud I promise it's quick and easy and they do respond! Except DOR (it's their policy) but report them anyway I have a new roof that cost 12,500 (my home is small) and paid an independent home inspector who found many problems including code violations, and three months in, my roof is leaking. I still need a new roof. They do not honor their "guarantee". The work is terrible and the level of disrespect and lies in communications is over the top!

They charged her for siding but used 8 foot cedar fence boards. They didn't even remove the end tags. The install is horrible with large gaps and no flashing around the window. They left their trash behind for us to clean up, nailed her porch light up instead of installing it properly and nailed through the wire causing us to have to replace it and hire an electrician. They never returned to finish the gutter repair the charged her for and will not return our calls to resolve the issues. Use at your own risk! They also use Ace Masonry Construction LLC website and email. Look out for Mike Lynch, if that's even his real name.

The workmanship of the…read morefinished deck exceeded our expectations, and every person we encountered was pleasant to work with. Our project was the installation of an 8' x 11' elevated attached deck. I had whittled my initial list of contractors down to six before choosing All Decks. Cost was competitive but was not the lowest bid. This was the third deck in this location. The previous two were wood. This time we chose to have a composite deck installed, to not have a stairway, and to have the area underneath the deck protected from rain. As this was an elevated deck, it was covered by municipal code requirements more stringent than when the previous two decks were built. We worked with Adam during our initial contact, and in designing the deck. We chose Dekorator planking, Trex handrails, and the Trex RainEscape system. We wanted to minimize supporting posts, as a competing bid would have used 6 posts, and we had seen decks on houses like ours that had 5 to 6 posts. All Decks was able to use only 2 posts by having larger-size (6"x6") posts and by attaching one side of the deck to our cantilevered 2nd floor. The All Decks showroom was extremely helpful in choosing materials and colors, and in evaluating the RainEscape system relative to alternative underdeck rain coverings. Kendall did thorough work when he visited to do the detailed yard survey required by code. The level of detail in the resulting documents was unexpected and illuminating. The three-man team led by Chris who put up the deck was professional and unobtrusive. A special challenge was attaching one side of the deck to our cantilevered 2nd floor as the current municipal code requires an exceptionally robust connection. Installing this connection required removing several plank-and-tongue grooves from under the overhang of the cantilevered 2nd floor, which is very difficult without causing damage. I was skeptical that it could be done and was pleasantly surprised to see the excellent appearance of the re-installed planking. (As expected, I repainted the reinstalled planks myself.) As for the steel-bar-reinforced concrete footings, Chris meticulously set their height so as to enable the potential future installation of a ground-level deck made from pavers. The gentleman who delivered and picked up materials and the portable toilet was discreet and careful. Crystle ensured smooth communications for scheduling, billing, etc. We are very satisfied with the All Decks team and their work.

They were affordable, knowledgeable, and very willing to work with my needs and my budget. They were able to obtain the permits that were needed which is an important and valuable service. They also took care of the structural engineering that was needed to make sure that we had sufficient support for the deck. Their showroom is very helpful. There are samples and some mockups of decks, railings, lighting, etc. There are lots of options and the staff was great about explaining the options but not pressure-upselling. I felt comfortable choosing the materials and extras with their help. After the project was finished, there was one support post that didn't look finished to me when I looked at it from our dining room window. All Decks was great about coming out. After seeing and understanding what I wanted to upgrade, they were able to install a matching trim piece that made the post look complete. The deck has been installed now since Oct 2024. It still looks great and I couldn't be happier.

Here's why: - Vitaliy was exceptionally clear, punctual, and spoke in facts (he was not at all sales-y). - He did what he said he'd do (call me back, or prepare an estimate) when he said he'd do it. From the first interaction, it was clear he has high integrity. - Vitaliy noticed critical details (such as the fact that none of my windows had flashing!) that nobody else documented in quotes or discussed with me. - And, his responses to my questions were patient and thorough. Vitaliy helped me understand all the aspects of the project and design choices, which helped me feel confident and supported. And then the work began! - Slavic and Alex were assigned to my project and wow - they are exceptionally skilled and hard working! - Slavic and Alex have great attention to detail. The siding work is very precise and they made simple and beautiful enhancements along the way (like swapping out old and poorly installed vents). - Rot was discovered under a stairway off my kitchen, and I decided to have the staircase rebuilt. It is beautiful. They even noticed that the original staircase had a weird drop off from the interior floor and corrected that so there's now a seamless landing that is much safer and easier to use. The work Slavic and Alex did on this part of the build is as high quality as their siding work. - The work site was always SUPER tidy. Slavic and Alex took great care to clean up as they worked, paid attention to simple details like ensuring nails were picked up and that hose covers were back on (winter months), and they were very respectful of the driveway which I share with my neighbors. - Throughout the installation, Vitaliy kept me updated via text, phone calls, and site visits. I always knew where things stood and what degree of rot was uncovered (or not) at the end of a demolition day. The level and consistency of communication was outstanding. This is the biggest home project I have ever tackled, and it was by far the easiest. And that is because of Vitaliy, Slavic, and Alex. Their communication and the quality of their work is exceptional. Hire these folks!

Excavators NW used a simple inexpensive fix and since then my basement has been dry. We had been quoted by others nearly 10 times what Excavators NW charged. Excavators NW had a much better understanding of the drainage and reasons for the flooding. Their repair included partial sewer drain replacement, French drain, and a sump pump, all of which were a lot less costly and made more sense for our 90-year-old Ballard home than what other companies proposed. I found out Excavators NW do a lot of work to keep houses dry since most of their business is lifting houses and putting in new basements. I knew nothing about the process but was curious and the owner was very accommodating in explaining how he keeps his customers basements forever dry. Super knowledgeable and super nice guy too. Highly recommended.

The garage had a lot of oil stains and cracks, it required proper grinding and repair. Pavel did a phenomenal job in cleaning the surface and making sure that the floor is properly grinded and scrubbed before doing epoxy layering. He did not rush it, which is something I appreciate. Full score on that! He followed up the next day with epoxy treatment, he used good quality material and did a clean glossy black coat which looks so FANTASTIC at night when the lights are reflecting. I am impressed by the overall look of the black epoxy. He finished it up with clear coat on top so that epoxy sets on the floor. It has been 3 days since the job was completed and apart from a few minor things (paint mark on an area in the side wall, masking tape mark), the work done is pretty remarkable for the price! Happy with the end product. :)

The only thing I can say about that is you get what you pay for. You are not going to have a nightmare remodel with these guys. Dan is willing to work with the home owner if you want to do part of the work to save cost. We did the tear down of old kitchen to the wall studs and sub-flooring. A relative of mine did the electrical. If you get tile flooring pay the extra $1K or so to get the underfloor heat. Those warm tiles are very nice on a cold day!
