Rain pros broke my irrigation system while repairing a backflow valve. When I asked for them to evaluate if it was due to their work, they sent techs who concluded it was electric issue and recommended a new system. In total I paid $2000 for them to break my irrigation system and have 1/2 my yard die. I had another company who dug up the backflow valve and showed that rainpros disconnected half my irrigation system and were clearly responsible. Now I am waiting on Tim Buiten to grow a spine take fault, instead of just my money. Don't let this shady company take your money. I was stressed to the max thinking the home I just purchased had a foundation issue after being told so many things from different companies I turned to Angi's list and I had totally forgot about my appointment with Rainpros Joel ended up doing the inspection and literally saving me from a stress stroke. He was patient and explained everything as clear as he could over the phone. I have a busy life so it's not easy to work with me and Joel did just that. After extensive flooding, and many years of other companies' drainage 'experts,' Rainpro's (Joel Lewis) finally diagnosed the 'complex water problem' of my home. In Jan 2023, Rainpro's installed the drainage system which fixed my backyard and crawlspace flooding (every time it rained). Fast forward to 2025. The HOA determined my home's foundation was sinking due to the years of flooding that had occurred previously. Since the drainage is the HOA's responsibility, the foundation stabilization became their responsibility. Happily, my foundation was successfully repaired in July 2025. However, the foundation stabilization compromised the drainage system on the south side of my home. While it was an expected outcome of the foundation stabilization, I worried that a drainage system that finally WORKED had not now be redone again. I'd never needed to 'coordinate contractors' as was needed for this project. Before the dirt could be backfilled onto the foundation, the drainage had to be addressed. I gave Joel @ Rainpro's a call. As was the case previously, Joel assured me Rainpro's could handle whatever needed to be done to get the drainage system back in order. He told me once the foundation was stabilized and before the foundation was backfilled, to give him a call. I did so and Joel came out promptly to determine the scope of work. He assured me none of this was a big deal and once the drainage was repaired, his guys could do the backfill of dirt onto the foundation, so the foundation company didn't need return to do that. The next week Salvador and Pepe w/Rainpro's came out, fixed the drainage pipes, the delta drain, backfilled the foundation w/dirt, then gravel, more dirt and left the backyard in better condition than when this whole project started. If you feel like you have a never-ending drainage problem, if you think it's a simple fix, or if you have no idea, give Rainpro's a call for a quote. I've seen repeatedly how honest, professional and knowledgeable these people are. Without Rainpro's, I believe I would still have a flooded crawlspace each time it rained. They quickly provided a very competitive bid and scheduled the work very shortly after. They installed a French drain near one side of the foundation and routed the out flow to a flowell. The crew was prompt, courteous and showed us what the job entailed every step of the way. They did a great amount of hand digging and clearing roots and rock in a short period of time. Last spring I had a sprinkler system installed through a landscaping company. Rain Pros, who was not hired out by the landscaping company to install my sprinkler system, contacted me by email to winterize my sprinkler system. They came out and did the job. I assumed that they were from the landscaping company, so my bad that I didn't confirm this point. Then they sent me a bill. But I was told by landscaping company that winterizing the sprinkler system would be free the first time. I figured out my mistake and the company who did install they system came out and checked the sprinkler system. There was still water in my sprinkler system, so Rain Pros did not do a thorough job. I asked Rain Pros how they got my information and let them know that they did not to a thorough job on airing out the sprinkler system. They have not responded to me. read more

Used RP to design and install a french drain system around a new detached garage. Aaron and Joel were out quickly to give an estimate for the job. They worked with my general contractor to design a system that met my needs and was adaptable for adding future drains to it. Their crews were out quickly and did a great job. There was an area that wasn't draining well due to eroded soil so RP came out the next day to add rock and ensure everything drained the way it should. They told me several times that they stand behind their work, and they do. I'm not sure how their prices are compared to others (the two other bids I got were cheaper, but for an inferior design and lessor materials), but was reasonably priced according to my general contractor (who also is familiar with drain systems). I reached out to Rain Pros because I needed to expand our existing irrigation to include several new areas and we needed to have the existing zones adjusted due to poor coverage/pressure. The process was extremely smooth from start to finish. They were on time for the estimate and took the time to walk through the space and review what we already had, and then discuss what we needed and how we could achieve it. The estimate was provided that same evening, just as promised. Completing the job (4 new zones, 2 adjusted zones, and 2 new zones) took 1.5 days and the area was left better than they found it, restoring all the plants and grass, cleaning up where they worked, and even adding additional seed to cover areas they were concerned with. We had an underground irrigation system installed by Rain Pros. Riley is a very knowledgeable and considerate guy, he explained the work involved very clearly. The installation crew did a great job as well and they were very respectful of our property. There was a bit of a hiccup during execution where they couldn't find a water line in crawl space to tie into, which meant additional work. But they took responsibility and charged a nominal amount for extra work. I just had the spring tune up done with them 3 weeks after installation - everything is working fine. In September of 2023 I had a team of two men from Rain Pros come to my property in Steilacoom to inspect my current sprinkler system and determine which sprinklers needed to be changed out (or adjusted) in order to get better coverage for my plants. After a brief inspection the men let me know that I had ample water pressure for the various garden areas (which are at different elevations). We discussed getting rid of a soaker hose along the south side of my property and replacing it with pop up sprinkler heads. The men didn't have the necessary materials in their truck to do the replacement that day. They suggested making another appointment at which time they would come back with the necessary materials to replace the soaker hose with sprinkler heads and present me with a plan to maximize water coverage at all zones in the sprinkler system. The team returned on 10/02/23 and one of them came to the door about 10am to let me know they were about to start replacing the soaker hose with sprinkler heads. It was pouring rain and so I didn't go outside while the men were working. I expected that one of the guys would eventually come back to the front door to share the plan for maximizing the sprinkler output on the various other garden sections. At about noon I looked out my garage door to determine how much more work they planned to do that day. The guys were gone. I assumed they'd be back after lunch. They didn't return. I had received no phone call or text from them. So I contacted the Rain Pros office. Eventually I was able to speak to Jason who is the General Manager for Rain Pros. He eventually informed me that he had talked to the work crew and I should have received a phone call from the senior guy on the team. That didn't happen. Eventually, after texting the General Manager Jason (and sending him pictures of the work that had been done), the team leader phoned me at close of business but left no message. I missed the call because my phone screens out any caller as Potential Spam if they aren't on my Contact list. I did return the phone call within 5 minutes and left a message. I also texted the work crew leader. No response. Meanwhile I received a bill for over $700 for work the two men did when they replaced the soaker hose. This was in addition to the bill of approximately $80 for their initial "walk around" during which I pointed out areas that needed better water coverage. Both bills had been paid and yet I still didn't have a plan in hand to determine what, if anything, had been done to address the various other areas that needed better coverage. So, I contacted General Manager Jason Leeson. I texted him pictures of the area where the men had replaced the soaker hose and where I discovered they had left the non-functioning soaker hose, neglected to put rockery back in place, hadn't put sedum back between the rocks to prevent soil erosion, hadn't filled in holes where the PVC pipe had been laid, etc. I assumed this might have been due to the very heavy rain on the day they removed the soaker hose. However, that wasn't the case. Jason assured me that this situation was not up to Rain Pros high standard and he guaranteed that they would make things right. Today a different team of two men showed up on time to inspect what had been done and to determine what my goal had been when I initially called Rain Pro. We did a brief "walk around" and the men got right to work. Meanwhile Aaron Norman, President of Rain Pros, rang my doorbell and asked if we could chat about what had happened and how he could make things right. We agreed that there had been a lack of communication between their first team and me. He apologized for that and assured me that he would address the issue with his entire crew. He planned to use my project as a learning experience for his employees. We both agreed that everyone makes mistakes. The key is learning from those mistakes so they don't happen again. Bottom line is this. People (including business people) make mistakes. A successful business uses mistakes as a learning experience. That is what Rain Pros did. I was very impressed with the responsiveness of General Mgr. Jason and with the surprise visit from Rain Pros President Aaron Norman. Rainpros was able to start quickly so I chose to go with them and am glad I did. Two crews came out, one to dig the first day, and a 2nd crew to do the install. They were also happy to accommodate my request for a different controller with no questions asked. After the initial install I had a few small concerns and one big one with the install. Brandon got me on the Service Crew's schedule for a few days later and they were equally as awesome. Fixed all my concerns, showed me how to make adjustments myself, left a few spare parts if I needed. All of my concerns were take care of quickly and easily. We got four bids, for the exact same scope, from outfits with good Yelp reviews. Quotes ranged from $3,000 to $15,000. Rain Pros was one of two bidders at that range's low end. They said the job would take one day. The other outfit said three days, and wanted to use pneumatic equipment to trench (which we were concerned would jostle a still-curing concrete slab). So, we went with Rain Pros. However, given the estimator Joel Lewis agreed to everything I asked for and was very skillful in handling people, I was concerned the work team would arrive and say "He agreed to what?" and reasonably take more than a day. But, in fact, they arrived and did exactly what Joel had agreed to; and did it well. They were very respectful of surfaces we didn't want marred, involved me throughout the day as questions arose, and even improved on the agreed-to design. They weren't a cobbled-together set of unskilled laborers. They were a crack team that clearly did this work, with vigor, daily. Rain Pros intentionally sabotaged our irrigation system during their winterization by removing the valve cap, so that when I went to turn on the system in the spring, water shot up into the air. They stole our valve cap as well. I submitted a vandalism report to the Lakewood Police. Rain Pros admitted their damage and sent someone out to fix it - replacing my solid brass cap with a cheap plastic replacement. I will NEVER use them again and neither should you. read more

Yes. I did speak with Rainpros. They said they would make it up to me. I can not vouch for whether or not their ability to respond to customers right away has improved or not so I can't give them 5 stars. Only time will tell. But they are trying to make it right, so increasing to 4 star. 11/14/19 - scheduled winterization of our system. Jason kept emailing me about dates even though I asked him to contact my tenant directly. No big deal. I acted as middle man, forwarding emails back and forth. On day of schedule winterization my tenants forget and never answered the door. I only found out because I asked my tenants if the job ever got done. Tenant said he kept trying to call but no one would get back to him. On 11/5 I emailed Jason to ask - Did winterization get done even though my tenants didn't answer? Does it need to be rescheduled? No answer for several days. I contacted his manager, his manager replied he was out in the field, he should get back to you tomorrow. Four days after that, now 11/14 and 9 days after I originally reached out, I still have no answer from Rainpros but my tenant was kind enough to let me know that a few days ago Rainpros called and was able to stop by and winterize the system. I have no idea why it is so hard for them to communicate with their clients. But I gave them a second chance per their request, and they failed in the communication department once again. If you have the time to constantly go back and forth and keep on top of them, and be okay with routinely getting no answers, feel free to use them. If you are a landlord, who needs communication with a vendor, run the other way. You won't get it with this company. read more
