A friend recommended Ink to manage my vacation rental. I connected through their website and from the start they were friendly and knowledgeable. Setting up my property to be rented seemed like it was going to be a nightmare but they worked it out in a snap. My place has been rented consistently and has is clearly being well taken care of. They have even been leaving welcome notes to incoming renters and often leaving complimentary craft coffee from local roasters for our guests. This is the first negative review I have ever given - Ink Property single handedly made our entire year full of stress. DO NOT ever rent from them - their properties are full of issues and they will NOT answer you for weeks on end - our entire building did not have heat for THREE months and some of those days we did not have power. Because of this we had a pipe burst completely flooding our apartment and damaging our property - they NEVER answered and even turned their phones off. We finally got in touch with somebody who wasn't even management in the office just to tell us days after the flooding "it wasn't a good time for management to speak with us" - not to mention our front door's lock was broken for a month, we had mice in the apartment for weeks, plumbing issues .. the list goes on and on. We understood that all apartments have their issues and we were very patient when it came down to that but the complete disrespect, annoyed attitudes and lack of communication is what makes INK the worst .. the only good thing that came out of dealing with Ink Property is that we became close to our neighbors bonding on how much we hate them. read more

My experience with Ink Property Management is almost identical to to C.Y.'s experience and review. I hate to write a negative review (and you can see that most of my over 100 reviews are 5 star ones), but felt that after all we have experienced, it is definitely warranted. I own a duplex in Culver City that I had completely remodeled and contracted with Janet at Ink Property Management for property management services in 2015. We were satisfied in the beginning with the fact that she was able to find tenants quickly, but things have gone downhill from there. It has been a nightmare ever since trying to getting paid. Like C.Y.'s experience, we too found her to be late with our account statements by 6 months on two different occasions. Not sure if it was completely coincidental, but both times we tried to contact her to get this sorted out, she was out of the country and not able to address our lack of statements and rent deposits into our account. Another time we never got paid and were informed that Ink had wired the money into the wrong landlord's account and to this day, have not had this resolved. My husband and I decided enough was enough after 2 years of this and sent Ink a certified letter to terminate our contract in 60 days. No one ever ever acknowledged receipt of the letter. After 30 days (early December), I contacted Janet to request a copy of the tenant leases and applications for our new property managers. I got a response that she was out of the country and would be back by the 18th. When I contacted her on the 19th, no response. Days go by and I finally get a text from her saying she was ill. Christmas and the holidays came and by then, it wasn't enough time to transition over to the new property management company by January 1st because Janet had not sent over the tenant leases on time. We were forced to keep Ink for another 30 days. I made sure to request for the tenant leases the first week of January. We were told by Janet that she couldn't get them to us until after the 15th, because that is when the statement period ended. She said by the 20th, everything would be in order. It is now the 23rd, the end of another month closing in and still no tenant leases. Called her again and again and finally received a text from her stating she was ill. This level of service is sub-par and completely unacceptable. Pretty sure I could have managed the property myself and saved myself the money and headaches. Avoid. read more

Worst property management company ever. When we showed up at our Airbnb (after several hours of flight delays) the instructions said the key would be in the lockbox but it wasnt. We called the company and no one answered which was especially frustrating bc it didn't say explicitly that someone was on call so we didn't know how long we would be stranded. My fiancé and I had to lug our suitcases around (we didn't have a car and had arrived by taxi )until someone from ink finally returned our numerous calls. The lady on the phone wasn't apologetic for the inconvenience and gave me excuses for why there wasn't a key, none of which made any sense but eventually she directed me to a different lockbox on the other side of the building. She admitted that this happens frequently bc other people don't return the key. When I suggested they include directions on how to access the second lockbox she said they wouldn't do that bc they don't want people to use the second lockbox. Or in other words, they would rather have people stranded, than ensure they have a way to get into the building. It is totally unacceptable to not have a system to ensure visitors can enter the apartment they paid for. Then when we entered the apartment it was definitely much smaller than advertised. When we tried to open the closet door, the door knob fell off. Most of the light bulbs in the apartment were out, there was a hole in the screen window in the kitchen right where the kitchen back door is located. Perfect for someone to slip their arm in and open the door to break in. THEN that nite the smoke detector started going off. After 3 hours of hearing the detector chirp ever 10 minutes I finally called ink at 2am to see if they kept spare batteries in the unit (I'm a landlord myself and always keep extra smoke detector batteries in my rental unit so that my renters never have to deal with this). She said they don't but to try to take out the batteries (which I know from experience never works). Of Course, It didn't work. When I called her back she didn't answer. So I had to figure out if there were any 24 drug stored nearby (I'm not from the area) and catch a taxi to buy batteries myself This is a perfect example of how a shitty property management company can make a descent place turn into a horrible vacation stay. My wife and I recently purchased a condo on Sherman Oaks, CA but live in Colorado full time. So this is our vacation home but we only get to use it a couple months a year. So instead of letting it sit empty we decided to try to rent it short term (2 days to just under a month) at a time. We have a friend that was having now having great success doing this. That is really because she has a great property manger. We decided to use the same company and couldn't be happier. Ink property has more than met all our expectations. They have made the whole process very simple and rewarding even though we are so far away. I know our place is in great hands and under the close watchful eye of Ink Property. I would highly recommend Ink Property to any property owner that is looking for a management company. read more

I generally don't write reviews, UNLESS I am so dissatisfied that I want to warn others so that they can avoid any nightmares I encounter OR I am completely impressed that I want others to get in on a great thing! Having said that, Ink Property Management is a GREAT service! My wife and I recently bought a house out of the area and we needed to rent our condo in Glendale without having to deal with the grind of managing it ourselves. I reached out to several local management companies at once and Ink Property Management was very responsive and got back to me within a day. It was nice getting at least an acknowledgement of my message so soon. In contrast, it was frustrating to wait for contact from everyone else--the soonest was 2-1/2 days later! The bottom line is: Ink Property Management is responsive, attentive, fair, professional, and effective. Janet M. has been my point of contact (property manager) for my condo from the beginning and the service has been AWESOME! The characteristics that I've attributed to Ink Property Management are exactly what Janet has represented throughout my condo rental process. Janet is responsive to my phone/text/email requests. She is attentive to my rental concerns and requirements. Due to their individual, customized approach to each rental prospect, the services provided relative to the fees charged are definitely fair. (Every other property management service approached my rental situation with a cookie-cutter attitude and with the same fees without any type of evaluation!) Janet quickly secured a renter for my condo and she has managed my rental property and my account with Ink Property Management for the past several months with a high degree of professionalism and effectiveness. I have a great deal of confidence in Janet and Ink Property Management and I have no misgivings or fears in their management of my condo. If you read (or believe) nothing else in this review, just do THIS: Call Ink Property Management and see what they can do for you. I had been seeking a property manager for a Glendale property I own, and found Ink Property online, who seemed to be specializing in vacation/short stays as well as long term property management. I spoke with Janet, who set up a meeting and gave me some information on ballpark costs for finding a tenant and for managing the property. Janet came to our property, took notes, and promised us an estimate by Monday. It is now a little over 2 weeks later and she seems to have disappeared although the business apparently is alive and well. If there was disinterest in the property, a courtesy call or email would have been informative, considering I made time to meet with Ink Property. We contracted with Janet at Ink Property Management in 2014 for long-term management of our single-family home. Although she was at times a bit slow in responding to our emails, we were generally satisfied with her services. I'm sorry to say that this is no longer the case. She has been completely unresponsive to emails and phone calls for the last 3 months. Leaving a message was impossible as the company's voice mailbox was full for weeks. We haven't received an account statement since January (it is now July). We have recently learned that the gardener hasn't been paid in 6 months and, after numerous unsuccessful attempts to contact Janet, stopped showing up to do the yard work. Our garden now requires intervention. Despite this unresponsiveness, Ink still managed to collect their monthly management fee. It has now been well over a month since we notified (in writing) Ink Property Management of our dissatisfaction and intent to terminate our contract, to which we have received to date no reply. It would seem that Janet is overwhelmed and no longer able to provide the agreed upon services. I can therefore no longer recommend Ink Property Management to anyone seeking a reliable, responsive long-term property manager. read more
