We lived here for over three years, and moved out about a year ago after buying a house. We always had great interactions with office staff, as well as with any maintenance staff. Rent was comparable, and any needs that we had to fix things were responded to quickly and efficiently. Amenities were very nice, the pool area was usually pretty clean, which was impressive for the amount of use it received. The grill's always worked, the fireplace was often working. the gym was regularly cleaned, and only was dirty due to salt issues in the winter. The dog park was sometimes left with turds that they would seasonally address. Some of the dogs in the neighborhood were not very friendly so I always kept my dog close by when going to the dog park. Our neighbors were always pleasant, and I felt safe walking around it all times of day/night. That being said we were on the top floor and so we didn't have any issues with neighbors on top of us. My top complaint with this place was the parking. The company hired to monitor/tow the parking lot were predatory, sneaky and aggressive. We had a car towed because the tabs stickers hadn't arrived in the mail yet. They towed it less than an hour after expiration. When we talk to the office about this, they said it was our fault for not informing them before hand so we were stuck with $1000 bill to get our car back even though we were legally parked with a legal car to drive. We eventually got a garage, and (my fault) it got broken into and all our camping stuff/power tools were stolen due to me forget to lock the garage. My car in the garage also ended up with mice in it. I would find mice turds all over my seats and car seats. My husbands car parked outside and did not have that problem. Thankfully since moving away we have not had a mouse problem. No mouse issues in our unit either, just the garage. Overall, it was a good place to live, on the top floor as long as you're ok with a lot of stairs. the staff were the highlight of the living experience. We had a bird's nest on our balcony when we first moved in and we decided to leave it so that the babies could hatch and fly off. When the chicks grew older and finally flew off, we asked if maintenance could help clean up the poop left behind. Ozzy and Renal came the next day, cleaned everything up and sanitized the area. They even removed their shoes without us asking to keep our floors clean. My wife and I were very impressed and it's part of the reason why we chose to renew our lease earlier this year. The maintenance guys are so awesome here. Very friendly, very knowledgeable, and always willing to help out. read more

Do NOT live here unless you enjoy constant noise, zero accountability, and being ignored. We've lived at IMT Cornerstar Ranch for several months, and the experience has been nothing short of miserable. Since we have moved in, the noise from the upstairs neighbors has been relentless--kids running, stomping, screaming, and banging at all hours of the day and night. We've documented this with videos, sent multiple formal complaints, and even raised concerns before that about their pets urinating off the balcony and destroying our garden space. Despite all of this, the management has done absolutely nothing effective. Their response? "It takes time" or "we have a process." Meanwhile, we've been forced to leave our own home during important meetings because of how aggressive the noise gets. The most they offered us was to move to another unit--at our expense--rather than deal with the actual issue. This is not just a bad neighbor situation. It's a complete failure by management to enforce basic community standards or respect tenant rights. Also, the apartment has stained tubs, peeling cheap linoleum and everything is 22-23 years old. The pool area is gross. Maintenance is impossible to get out to replace air filters or light bulbs, all of the appliances are old and have had to have several replaced. I've had a few small maintenance issues. Nothing that any apartment doesn't deal with. However, every time I need assistance, the staff is quick to make sure to take care of it. I used to love living here. It felt like home: safe, family-friendly, close to my kids' school, and full of great memories. Unfortunately, that changed after a new neighbor moved in across from me. Since then, we've dealt with constant harassment, unwanted interactions, and an overall decline in peace and cleanliness. Management tried to help, but the situation was never resolved, and it became unbearable. I eventually broke my lease just to feel safe again. It's disappointing because I truly loved this community and would have renewed my lease for years if things had stayed the same. There are still good things: the location is great and parts of the property are beautiful, but other areas are poorly maintained, the compactor area smells terrible, and pet waste is an ongoing issue. This place went from being my favorite home to a stressful experience, all because one issue was never properly handled. ***Once we decided to break the lease then they offered to move us free of the transfer free to a different unit. I first went to this property 2 years ago. I saw their model and it looked new. The three bedroom at 1331 was a disappointment. It's a complex that is 22-23 years old. The apartment has stained tubs, peeling cheap linoleum and everything is 22-23 years old. The pool area is gross but that is every complex. In addition to this you have to pay for a trash service that doesn't always take your trash. Thanks Valet. Everything is old. It took 6 months to get a replacement refrigerator because the ice maker didn't work. Maintenance is incompetent. The heat is run off the water heater and is probably 20+ years old so in the winter you don't get hot showers. The water heater is close to failing. The downstairs neighbors on day one turned up their music so high it vibrated my floor. I went down to ask them to turn it down but it didn't take long before it was back up. Fast forward 15+ complaints they finally turn their music down. Not enough to not wake you at 6 or 7 am on working days. This place is garbage. Please don't rent here. read more

I want to start off by saying that when we first moved here around 2 years ago, the apartments were good. Yes, they are old, but they got the job done. As the time as passed and we moved into another unit on the property, we've had nothing but problems with the upstairs neighbors banging and pounding on the floor everyday past 9pm. I usually don't care we all have kids, but it gets to a certain point where you can't take it anymore. People don't clean up after their dogs either. Not having an assigned parking space makes it extremely hard to go out and come home because you're not guaranteed a spot where you live. My boyfriend and I have previously come across black mold in our bathroom and were not even informed when maintenance came. I have video and an ajar plate proof we have mold. I am very disappointed in this community for the area it is in. Renovations need to be done in all buildings not just certain apartments. Will be moving when our lease terms in a few months. read more

I originally reviewed at 5 stars...but after being here for 1 year I wish I could give -10! I had only been here for 1-2 months and got yelled at and ran up on (with a toddler + pregnant) by the maintenance manager telling me I was in the wrong for an appointment I said I was available for that time frame but never got notified if it was set or not. We've had humidity coming inside all our windows and patio door and they claim to had fixed it...all they did was reseal them...they STILL get humidity and now there is mold growing on the inside (huge health and safety hazard) but they don't live here so they don't care. The office staff is VERY rude and all they tell you is to reread my lease agreement and when I tell them the GOVERNMENT employee I spoke with is more than willing to tell them the same thing they told me all they tell me is no they don't have/want to. If your tags are expired (but within the 1 month grace period) they'll still tow you. The amenities are never open. We pay for a year round pool area and in the 12 months I've been here it's only been open for 5 of those months. They claim to be remodeling the gym and common area but I haven't seen any work in the last month. (It's been about 2-3 months since it started) There have been MULTIPLE car, garage, and mailbox break ins and they haven't seemed to care even the slightest or even add extra security. There are 2 trash compactors in the complex and 1 has been out of order for a month while they have a huge single dumpster nearby taking up roughly 4-6 parking spaces. Along with trash just piled up next to all of them along with mice and rats running around them. They will give you eviction notices for just having a Colorado/USA flag on your patio. But neighbors can have fire pits and grills. We got a notice for having an empty grill with no propane even in our unit because we don't use the grill but it was brand new so we didn't want to just get rid of it. The main reason we picked IMT is because of how amazing the office staff was...once that lease was signed it was a complete change of attitude. read more

I am moving out after living here for a year and here is my honest review: Pros- Staff is friendly, not always able to help, but at the very least pleasant to deal with. The pool set up is kind of nice. It's several small pools so more private and we enjoy using the grills and Cabanas when the pool is open. Gym is by far one of the nicest around here comparatively, and is rarely occupied. The maintenance staff is the best thing about this place, they seriously rock. The Cherry Creek Trails are close by, and a nice escape from the loud noise level. Cons- Noise level is the number one issue here. Within the first week of moving in the neighbor below us was knocking on our door every night to complain of our noise level. We thought this was maybe due to the noises of us moving our furniture in, however, she continued to harass about noise level for months to come. She called security reporting parties, loud noises, etc. only for security to come wake my fiancé and I up at 11 pm at night. We would both be asleep when he showed up. After filing harassment charges against this girl who continued to beat on our door late at night (10-12 pm) and ceiling at 4 am the complex finally offered to move us. They quickly receded that offer stating she was moving out in a few months assuming we could tolerate her until then. Fast forward, maintenance started making repairs in the apartment above us and beat on the floor/our ceiling with hammers (installing new floor) for 2 weeks without notice--it was so loud we had to go stay with friends for 2 days to even hear ourselves think. So basically they rented the apartment out to someone else and we got to endure the sound of construction, plus the sound of someone moving in to follow. Eventually, after living here for awhile I realized it is the poor structure of the apartments that is ultimately responsible for the noise level. I can hear every noise of the neighbor beside me and above me. The bathrooms transmit the most noise. For reference, I can hear my neighbor taking a shower, talking in his bathroom, flushing the toilet. I can also hear his washing machine banging against the floor every night which brings me to the next con--the appliances. I'd also like to say that I acknowledge most apartments transmit noises, however it is extraordinary at IMT. It's too disturbing of an environment for someone who works from home and/or is a full time student who needs to study. -Appliances are so old and dinged. We've had one old refrigerator exchanged for another costing us groceries from our freezer going out. The stove is an old gas stove with open burners, such a pain to clean and keep clean, not to mention it was gross upon our arrival. They paint these apartments from top to bottom white, including the appliances, showers, sinks and toilets. After being here for a few months this paint started to chip away revealing all rust, cracks and stains. The ones in the bathtub are what bother me the most. It was uncomfortable to take a bath because of the hard/pointy bumps left behind from the paint covering chipped plastic. -Their parcel system is not a sufficient size for the amount of buildings in this complex. Once we finally moved here and were able to look for apartments (IMT we found online before we moved), I noticed that apartments with 25+ buildings all had similar complaints to noise levels and packages going missing. My theory is that they don't have the staff or amenities to support this amount of people. The parcel system went down, my package was lost and never replaced. It is also not uncommon for the lockers to be full and in that case your packages will be shoved into a tiny mailbox or delivered to your door--this happened to us a lot and one delivery (2 packages) were stolen from our door within hours. Which brings me to my next con--not the safest area. -in addition to being woken up by the noise levels here, there were a few mornings that I woke up to the sound of police shouting over a microphone. One morning I looked out on my balcony and there were 4 cop cars surrounding this couple as they screamed at each other with their children crying in the middle of the street. The other incident was when police officers showed up to take reports of all of the vehicles damaged one night after someone drilled holes in several gas caps to siphon out gas. There aren't cameras in the complex, so best of luck if you do decide to move here--invest in a catalytic converter lock because those are often stolen around here. I'm giving a 3/5. It wasn't the worse, the staff is great, maintenance is timely, amenities are nice when working and we walked the trails multiple times a day. Unfortunately we just can't tolerate the noise and found a better + safer option at a cheaper rate. We appreciate IMT staff for all that they've done and for serving as our home for our first year in CO. read more

This place is the ABSOLUTE worst. We have had nothing but issue after issue since moving in. They are also total criminals, they are in cahoots with the tow company and will alert them if you are parked w/o a permit. My permit fell, and you could see it if you looked in the window. They said they do not get a kickback, but the tow yard told me they reported it. None of the facilities ever work, we moved in expecting to be able to use the pool for the month of September because it was 90+ degrees a day, and no such luck. Horrible experience! Just spent 15 mins trying to do the online verification and it didn't work. Had to try 3 different times, and they finally got it to work. Showed up and waited 7 mins at the apt we were going to walk through and it never got unlocked. If you want to go and wait 20-25 mins for the virtual tour, go for it, but I wouldn't suggest. I do not believe the colors fit into our community. As far as the parking goes, it's simple math. You need more parking spots. There are limited spaces for guests and residents. We love the property. The parking can be a little annoying after 5pm.. but from the very beginning Frank was super helpful and answered my many emails promptly . I've lived here since August 2020. The gym just opened up the beginning of May. And we were still charged. Now it is past memorial weekend and the pool isn't going to open up for three more weeks apparently. On top of that everything from mold to leaks to appliances breaking down. We had an excellent tour! Frank was so kind, helpful and patient! We have toured several apartment complexes and this was the best tour we had. Customer service was excellent! I love that they own the property so there is a lot of pride that is taken in the grounds, the units and prospective tenants. I moved into IMT Cornerstar Ranch April 2019, and while there were a few growing pains at first, honestly they were minor and simply a part of what comes with apartment living. The PROS of living here: (1) The apartment is spacious and quiet, and I am on the Parker Rd side of the complex. Do I hear the traffic when outside? Yes, of course. Where in the city, and next to a major thorough fare would you not hear traffic?; (2) The staff has been incredibly professional with me--even when I disagreed with something, things were handled with care and in a business-like manner. I am actually perplexed at some of the posts bashing the staff as I have not experienced anything other than great service from Alyssa (my leasing agent--luv her!!!), Mathew, Brooke and Lauren; (3) The maintenance team here at IMT Cornerstar Ranch is the best! They provide quick and excellent service. Everytime I have posted a maintenance request I have received same day service; (4) The property is very clean and the landscaping is kept up on. The CONS are few, but are what prevented me from giving the property a full 5-star rating: (1) Parking is an issue especially, as another poster pointed out, if you get home 9:00p or later, good luck finding a space! Also forget about having guests over because the guest parking is always full with residents 2nd and 3rd cars. That said, not sure what they can do about it. They limit the parking passes, patrol nightly for those parking illegally, and street parking is not allowed in this neighborhood; (2) Although the property claims to be smoke-free (I had to sign a document stating I understood it was a smoke-free community), just about everywhere I look, people are smoking on their balconies; (3) Also upon move-in, I signed a paper stating there are certain breeds of dog that are banned. On move-in day, I saw three pit-bulls (mix?) and a rottweiler. When I inquired about #2 and #3 I was told if I was seeing these things, it was because the previous property owners allowed all breeds and smoking. However as these leases ended/people moving out the entire property would eventually not have these issues. But here is the thing: I have learned that some of these folks are recent residents, so clearly this is not policed very well. Bottom Line: The PROS outweigh the CONS and I am happy living here. In fact, I am planning (hoping) to stay beyond my current lease. At the time of this writing, they have painted, we are getting new roofs, I believe the pool area has gotten some attention, and now they are re-furbishing the concrete in the hallways and stairs. Typically these are signs of improvements when a property is preparing to be sold, or perhaps they are actually the last of the great landlords living by their tag-line: "putting you first". read more

Neighbor complains about dogs barking even though there's multiple dogs in our building who bark all day and my kids under 5 running even though bed time is at 730. Also complains about the fact that the neighbors up stairs throw cigarettes down stairs and my 1 yro sometimes throws TOYS down but yet we pick everything up every day. Please do not move to cornerstar Ranch. Deal role of the appeal of each unit is not bad. They do have a very lovely pool. And a very nice gym. This used to be a lovely place. Until a california-based company came in. And use her california-based principles to take Aurora Colorado market. 1. The manager in the office does not know how to deescalate or, situation. He has no skills at that. He just makes things worse. Two. I have multiple work orders to come in to fix a condenser issue for niecy. It took multiple times for it to be fixed. Ultimately it ended up running my bill up astronomically. Even the local electricity provider stated how it was triple the amount that it should have been. I will start with the bill. 3. Parking is impossible. If you get home anytime after 9 pm. You will not get a spot. There have been times that I've had two hoping it towed by parking in a fire lane. Other times I'd have to walk 20 minutes from across the street too funny row parking spot. overall, don't get me wrong. The units are not terrible. They are nicely update it. They replace the carpet. And they're very spacious. out so most of the models are nice. But with paper-thin Windows. You can hear the very busy Parker Road all the time. And during the winter it gets cold in the area due to drafts from those windows. So just be worried. There's places next door like Acadia and del Valle apartments that are much better. read more

I have leased tons of apartments but this place is by far my favorite! Beautiful area with tons to do, and gorgeous comfy apartments that I've been recommending to all my friends who are looking. On top of it all, the staff is so friendly. Every small issue I have gets fixed promptly and always with a smile from all the friendly maintenance people. MUST READ sorry it is long but if you're considering moving here or renewing a lease here you should know all of this!! So the first question I ask myself is am I really willing to pay $2,632.00 to get out of my lease? YES I AM... Reasons to list a few of many... Parking is an issue if you get home anytime after 9PM and they have no garages available and will not even honor or make a waiting list for them so if you come in and they have one then its your lucky day and office side of the complex has only one carport which have been full for over a year. Courtesy car wash listed as an amenity is a joke, it's also owned by a 3rd party company, is not free so is for sure not an amenity and when working usually has very little if no water pressure. Year round open pool? Well its been closed for months and is currently frozen over. Hot tub jets haven't worked since I moved in when property was owned by Coyote Ranch and IMT still has yet to fix them, we were told last summer pool patio furniture would be replaced and it still hasn't been and is all primarily broken and unsafe. We also have a problem with people breaking into our pool from neighboring complexes especially after hours during the summer and our courtesy patrol which is Front Range Patrol usually takes 45 min to an hour to show up. Teens from neighboring communities like to visit our pool during summer days as well and we were told last spring residents would receive wristbands to enforce pool use by residents only and that never happened either. When we originally moved in all BBQ grills were allowed except charcoal grills because it just had to be a controlled flame and now they will threaten to evict you for having a BBQ grill of any kind on your porch as well as anything except for patio furniture and pants. In Nov. of 2019 our mail boxes were broken into and we were advised mail boxes would be fix and heard hear say that cameras would be installed but that never happened either, instead signs where put up saying "Thieves want your mail" make sure to check it on a nightly basis. On January 22, 2020 there was a shoot out when car thieves were approached by local law enforcement and I was unfortunately stuck outside of the complex during this event because it was unsafe to enter. While I was waiting to enter I ran into one of the older men who work here on our maintenance staff and I had a chat with him about the situation because he and his wife were stuck outside of the complex as well and when I told him what was happening here casually told me that similar things have been happening a lot recently including 3 nights prior to this event one car getting its windows completely smashed in and management has still yet to send out an email to anyone letting us know that they care about our safety and are not doing anything to deter thieves. This is ultimately the most unsafe, unfriendly, and poorly managed property I have ever lived at in the past 6 years of living in apartment complexes and if I had the time to hire a lawyer I totally would but at this point I'm just going to have to settle with paying to get out of my lease and chalk it up as a learning experience. read more

**PLEASE READ** We moved from Florida this past March, we have been here approximately 4 months now. Since we have been here, we have put in two request for our sliding glass door lock to be fixed. After the second time of it being fixed, broke again. Well, our apartment was burglarized. They came in through the sliding glass door, took our keys to our car and stole it-all while we were in the next room sleeping. It is the most TERRIFYING thing to know we could have easily walked out while we were getting robbed and who knows what would have happened to us. After the cops came to take finger prints we immediately went to the front office to speak to management. We asked to be either moved to another unit or let us out of our lease free of charge. No apology, condolences, or any type of sympathy was given to us in that office. We were looked at and spoken to like liars. The next day we follow-up with management with a phone call and an email to receive a late reply to our email. Condolences were finally offered after the manager received the police report, I guess this was when they realized we were telling the truth. We were then given two choices. Our first choice was to transfer us to another unit free of charge, but we would have to get back into a whole new lease at new terms (rent on their website has gone up since we originally signed a lease.) We had hopes to transfer to a new apartment with our same terms (same rent with 8 months left in our lease.) Our second option offered was to pay $3,750 to completely cancel the lease and leave. We are unbelievably stressed and torn up right now. We aren't sleeping and any noise at night makes our heart jump. We thought our apartment complex could take some stress away by helping out in one of our request, but I guess the hospitality does not run strong here at IMT. The apartments are nice and spacious but the management for this community is the worst. There are no parking spaces available after 7 pm (not even visitors parking spots) and residents have to fend for a parking spot themselves in neighboring communities , many a times having to walk back over a quarter mile in rain and snow. The leasing office staff often makes contradictory statements and creates confusion. One person will say something and the other person will tell you something else entirely. During our 2 month notice period for lease extension, we asked the leasing office staff if we could extend our stay for 11 days after the move out date, they said we could, we asked about the rent for those 11 days multiple times and were given a certain amount that was posted as rent and paid in full. The move-out notice we received also stated that the final month prorated rent (for the 11 days) was the same amount as told to us verbally and paid by us.After moving out we were hit with another charge as rent for the 11 days and upon asking the leasing office about it , we were informed that the rent for the extended stay was not what they had told us before, and that we should have checked the lease renewal mail sent long ago. No one from the leasing office mentioned even once that we would be charged with month-to-month rent and additional charges despite vising the leasing office multiple time to clarify about extending the stay.The person I spoke to regarding this issue denied having any responsibility to inform us about MTM lease charges being applicable when we asked about it before extending our stay, instead just said that we should have checked the lease renewal information mail sent long back.So bottom line is- DO NOT TRUST THE LEASING STAFF AT ALL. Better yet, do not bother getting an apartment in this community and save yourself some trouble. read more

Changing the air filter yesterday was fine. I do have feedback on the trash and parking situation. I have voiced my concerns about the parking multiple times over the last 6 weeks. I was told in 2 weeks we would be receiving an email. That was about 4 weeks ago. Then I was told we would be receiving an email about the new parking and permits last Monday. Now it is a week later. Yesterday we had a fire here with 5 fire trucks. With all of the parking in front of hydrants and fire lanes I am glad the fire people could do their job. I know you guys are aware of the parking and lack of spaces or illegal cars. You say it is your number 1 priority. IMT has been on the job for 2 months now. If it takes 2 months to address your number 1 priority.....that is a concern. I really am sorry to nag this but it is not only a serious annoyance to not have a parking space and it is a serious safety concern with fires. Thanks read more
