I've had the opportunity to work with IMT RidgeGate for HVAC and plumbing services, and it's been a great experience overall. The apartments are fairly new and very well kept, which makes servicing units efficient and reflects the level of care put into the property. The team is professional, organized, and easy to work with. Communication is strong--Kari, Aaron, and his partner, along with the rest of the staff, are responsive, clear, and helpful when coordinating work. Turnaround times are quick, and they stay on top of service requests to ensure everything runs smoothly. This is by far one of the worst apartment experiences I have ever had and I would not recommend this place to anyone. Management was perfectly pleasant up until the moment I moved in and then everything changed. The shower drain was backed up on day one and instead of fixing it professionally, maintenance dragged their filthy equipment across my bathroom, dumped it on my vanity, and pushed it around my personal items including my toothbrush. When I brought this to management (Mackenzie), she cut me off, asked if I was "done," and insisted their maintenance team had never caused issues even though two of those same people were fired a week later which clearly shows I was not the only one complaining. Things only got worse. I had to move out after just two months because the hallway cleaning chemicals triggered a severe upper respiratory reaction documented by doctors and hospital records, and management still ignored it and charged me a lease break fee. The parking garage door was broken almost the entire time I lived there and they repeatedly delayed fixing it, creating a massive safety hazard by allowing anyone off the street to walk directly into the building. Neighbors told me there were gunshots inside the building and multiple cars had been stolen from the garage due to the never secured gate. Residents constantly used the pool for drunken and inappropriate behavior including sexual activity and management had to shut it down frequently for biohazard cleaning. They also incentivize residents to leave five star reviews with a monthly gift card raffle that never actually happens, so do not trust any of the positive reviews on here. I cannot emphasize enough how important it is to avoid this property at all costs. *editing to add the unprofessional and invalidating response of the management team to my review. Their management team's attitudes and behavior is nothing to be proud of, and just because "their records" indicate that their maintenance team was clean, my experience was the opposite. Why else write this review? Perhaps they should consider that they are in fact the problem and actually listen to their residents and former residents instead of arguing with the reviews. Wow! Wow! Wow! Was my reaction throughout the entire tour that our friendly host, Mackenzie, provided while showing us the property. My husband and I felt as though we were touring a resort. The apartments are modern and upscale. The amenities are boundless. The roof top deck is perfect for entertaining or relaxing. Work from home? They have a high end area to do just that. They have a rock wall (yes you read that right) and a state of the art gym. Also, their outside pool and dog park were nice surprises. The cherry on top was the Mountain View's we were able to seek out. Also, the location is nice, offering easy access to stores and restaurants. This is a place to receive quality living. read more

I am one of the original residents since the opening in 2018. I absolutely love living here. the location and amenities can't be beat. the community is clean and safe! I'm a parent and there is a great mix of people who live here. There a good amount of young professional due to Charles Schwab and the hospital nearby, some retired folks, and as mentioned, families with kids. The apartments are gorgeous, high ceilings and great patios. I have felt so cared for and supported by the IMT staff, from maintenance to Kari and McKenzie who are always willing to answer and questions I have. 10/10 read more

The management and maintenance team are great. The property itself is very well maintained. The main challenge is residents and inaction by the City of Lone Tree. The light rail station is right across the street. Target, Sprouts, a variety of other retail spots are w/in 2 blocks. The trailhead for Bluffs Regional Park is within walking distance. Unfortunately, the neighborhood has gone downhill over the past 4 years: * Lots of litter. * Homeless people hanging around inside and outside the building. I had a bloodied individual banging on my door at 3:45 a.m. asking to be let into the pool area (no idea how he even got into the building, but probably a resident left a door open). Homeless people in the stairwells and pool area. More recently one evening there was a homeless person unconscious in the trash room. * Discarded syringes on the sidewalk (multiple occasions). * Dog poop continues to be a problem. Enforcement is non-existent so it is plentiful on the grass, on the sidewalks, and in the street. Multiple contacts with the City of Lone Tree were mostly met with dismissive responses. As for the some of the residents, they: * Smoke in and around this non-smoking community (which the lease makes very clear, and even suggests considering living elsewhere if anyone in your household is a smoker). On patios/balconies, in the pool area, in the parking garage, etc. * Don't clean up when their dogs pee and poop in the hallways, stairwells, elevator and elsewhere. * Break glass or spill things in the elevator and don't clean it up. * Prop the security doors open and then walk away, nullifying the benefit of living in a security building (see: homeless issue above & crime issues in other reviews). Multiple times the door handle of my apartment was jiggled with someone apparently testing to see if it was locked (it was). * Party loudly in the courtyard/pool area after closing. * Use barbecues on patios/balconies even though this is not permitted (fire hazard). read more

This apartment building is beautiful and the amenities rival any resort. My husband and I have really enjoyed living here and have the most gorgeous apartment with two walls of floor to ceiling windows. Everything is pretty new and if anything does go wrong the maintenance team is outstanding. Martin, and his coworker, Norman, are top notch and they are scheduling your repair almost at the same time you hit send on the work order. The property manager, Laurel, is amazing. Always very professional and pleasant. I have no idea how she keeps up with every detail, but she's always on top of everything! She has handled the extra precautions needed during the COVID crisis perfectly. If you are lucky enough to get to live here - enjoy! read more

There were some growing pains (pool, pipes, fire alarms, etc) initially since it is a new build. No fault of management, really. These issues seem to have been addressed as of January 2020. - The light rail is literally a 2 minute walk door-to-door. - Amazing clubhouse level with a climbing wall, very clean gym, library, conference room and views of the mountains. This is what sold us originally. - Package room is super convenient and reliable. - Had one minor issue with gas billing and it was handled expeditiously. - Build quality is on par with most modern apartment buildings. - Parking has never been a concern with assigned spaces. This is our 5th night here and we are So sorry we moved here! A very loud fire alarm went off at 1:00 AM our second night here! Imagine the feeling of being asleep and waking up to that extremely loud shrieking alarm. We had to get dressed and find our way outside! This is a large building and we had to figure out the best way to get outside as all the fire doors in the hallways automatically close. We talked to other residents while we were all standing outside in the cold and found out this is the third time the alarms have gone off and the fire department has had to show up. No fires just broken water pipes. Fast forward to our 5th night...... we don't have water....it went off sometime before 4:30 PM and now it's after 1:00 AM! We broke a lease at our last apartment and paid a hefty fine to move here because we thought this was going to be such a 'step up'. I could about cry when I think how much money we spent to move here! We have reached out to management and we are told they are in meetings.... they are 'in meetings' an awful lot and then we may or may not hear from them. read more

I am sorry but people are ridiculous. I absolutely LOVE my beautiful apartment at IMT. Guess what?!? Here's a novel idea! Read reviews and do your research before you pick a place to live! I checked out many places before picking IMT. I read the reviews and knew about the challenges and frustrations expressed. I also knew that living in an apartment, anywhere in this world, means a few things-noise from neighbors above unless you chose to live on the top floor, things will break and sometimes it's out of everyone's control (especially in a new build), theft WILL happen...should I go on?? Ok, the pool isn't open. It's under construction. Who knows when it will open. Zak, in leasing who is wonderful by the way, Zak told us on the tour there were issues and they didn't have a timeline as to when it would be open. That's my decision at this point to decide- do I wait for a pool to open taking the risk that it'll be a while or do I decide to live elsewhere? Not IMT's fault-pool vans are here on the daily trying to get it open. I chose to be ok with no pool. Parking is great though I don't like that the gates are always open. Dog park is stinky so I choose to go out to the street side but I love that they even have one and I do use it when I'm lazy. No issues with getting Comcast installed on the day of our move in. Someone said halls and stairs are dirty. I completely disagree. I see the hardworking individuals that clean up after us in those common areas multiple days per week. It's not good enough for you?!? Do it yourself!!! Maybe in your part of the building you are careless, dirty people that don't care if someone has to clean up after you. My part of the building is always well taken care of and I am HUMBLE enough to pick trash up if I see it. I too have pride in where I live. That being said, make the decision for yourself rather than read reviews from crybabies who would rather blame others than own the fact that maybe they didn't do their homework first. My boyfriend and I have been living at IMT at Ridgegate for about 3 weeks, and so far it has been the worst apartment management I have ever experienced. We did our initial tour with Zak, who was and continues to be gracious and incredibly professional. Unfortunately, the rest of our experience has been less than satisfactory. Our first issue arose on the day of our move in, when our Comcast installer arrived, only to find that the telecom room was locked. The front desk did not have a key and we were told that the situation "isn't an emergency," so the maintenance team was unable to come out and unlock it. Since I work from home, it is crucial that I have internet access, so we signed up for Century Link (which the apartment is already wired for; something they do not disclose prior to move in) as a temporary fix. We requested that IMT compensate us for the Century Link, as we were now paying for 2 internet services and were still unable to access the Telecom room. When they refused, we ended up having to escalate the situation to upper management, who blamed us for not telling them that we had a Comcast appointment and cited made up (or if real, unenforced) rules that prohibited them from helping us. We have a long email thread with management where they refused to take any blame for the situation, refused to compensate us, and told us that the situation was our own fault. Fast forward to this afternoon when I was expecting a package to be delivered. It is apparently IMT's policy that they do not collect packages and do not allow delivery services to walk through the halls, so if you have an oversized package that will not fit in the parcel box (a mandatory $5/month), you have no options to have it delivered. After speaking to FedEx, I was informed that their records show that the package was delivered to the management office, so I called downstairs asking if they could double check that it isn't down there, even though I had just been downstairs looking for it. I was told that they wouldn't go look for it for me. I was ultimately able to track it down on my own, despite the management here being no help whatsoever. While the apartment and complex are nice, the customer service has been the worst I have ever experienced. We moved from a pretty crummy apartment in a less than ideal neighborhood, and I am already regretting not just renewing our lease there. I would not recommend IMT at Ridgegate, as the terrible management makes it incredibly uncomfortable to live here. After the way we were treated about the internet situation, we are actually uncomfortable going to or through the front office and choose to enter and exit the building through side doors so we don't have to deal with the management. Though I am sure they will respond to this comment and say "We are sorry your initial experience has been poor," as they said in the half a dozen emails we exchanged, I am confident that no one will do anything to actually improve the quality of management and life at this property. We are not difficult or high maintenance residents. Typically when I read reviews like this, I assume that the person writing it has overly high expectations and standards, but I assure you that this is not the case. Needless to say, we are already looking forward to the day we can move out. FYI: Though the images on the website show a beautiful resort-style pool, the pool not actually done and the entire area is completely under construction. We have been told it will be done in Q2, but it appears to have a long way to go before it is done. read more

I just wanted to take a moment to send a note of thanks. Unfortunately we have some dirty neighbors and from time to time they create messes. Yesterday there was an unusual liquid dripped all the way down to the trash room and wow did it stink. I submitted a request to the front office and they were on top of it almost immediately. Next thing I know our awesome maintenance crew was out there cleaning it all up and the smell was gone. I have been a resident at IMT Ridgegate since October of 2018. Both Amanda and Laurel in the front office have been great to work with on any issues I have had. I am newer to the area but the complex is located in one of the nicest parts of the Denver Metro in Lone Tree. The inside of my unit is modern and spacious for a 1 bedroom, and one thing I have come to appreciate is parking. My previous complex in Centennial did not have guaranteed parking, if you lease here you will get your own spot. The 6th floor views are awesome too. My only complaint is that the pool has not been opened and the gates have been open more often than they should. read more

Not recommended. It's a place with endless rules designed for management's convenience with little regard for tenants. 1) Their package system is ridiculously inefficient. DON'T COME IF YOU HAVE TROUBLE LIFTING HEAVY ITEMS. Everyone has to go to one room to pick things up (I always wash my hands thoroughly after using that one machine for everyone to unlock lockers--especially after multiple emails about residents getting COVID). It's a huge complex so you have to drag oversize items through a maze of hallways on the cheapest cart I've ever seen in an apt building with amenities. Before moving in, staff said they would look out for large packages and direct them to apts. After moving in, the response was that they are not always at their desks and packages are not their responsibility. The policy is that oversized packages should be returned, which helps no one but IMT. It'd be easier to have things dropped off at your door but instead we're stuck with a system IMT contracts out for (meaning staff shrug their shoulders as packages have nothing to do with them). Their policy has forced me to spend endless hours on the phone with delivery companies, making moving a nightmare. I've strained my back dragging large items in their jenky cart--and I often see large boxes left in the package room with "DISABLED" on them for other tenants. 2) Far too many fire alarms--I feel like I'm in a college dorm when the alarm goes off in the middle of an important Webex work meeting. 3) Mediocre facilities. I only used the pool a few times and ended up with an ear infection. Ironic since I swam all the time in NYC public pools and fared better. Also, I had to switch computers three times just to print one document in the business center. There was another resident helping me, so it's not like it was just that I couldn't get it to work. 4) Inconsiderate management. I paid for my renters insurance in one go to be done with it. And IMT out of the blue insists on adding another interested party, gave us just two weeks to provide proof, and threatened to charge us with their terrible policy (more expensive, does not protect tenant property) if we didn't do it. All I got was an email and 2 weeks notice--I doubt this is legal. Since my insurance was already approved of, should they actually have charged me with their overpriced policy, it would have been illegal given the terms of the lease and CO housing law. 5) Sloppy billing. Always check your statement for random charges that shouldn't be there. read more

WORST 12 MONTHS OF MY LIFE, AVOID THESE APARTMENTS! I rented a first floor 2bd unit for $2100 and the security system never worked, two Maintenance requests to fix it were ignored. The building alarms went off 4 times throughout the year around 11PM-2AM, with 3 high pitched overpowered alarms blaring inside my unit for hours, at unsafe decibels due to moving trucks smashing into the fire sprinklers in garage on multiple occasions (never fixed). Then the Gas meter broke outside my unit causing horrible unsafe noise/vibration and a fun emergency call late at night. Construction across the street started 6 months ago on the Kewitt Headquarters, so don't expect any quiet. semi's drive nonstop on the road 5 ft. from the apartments heading to the construction site, .1 miles away right across the light rail. Semi's and jackhammers all day every day. Expensive locker fees but amazon just leaves most boxes on the floor in the mailroom. Don't expect any discounts or accommodation from management for the horrible 1am wakeup calls, limited amenities and major construction noise. On top of the horrible time I had living here, 2 Months after move out I get a surprise $600+ bill for paint and carpet after being told everything was good apon moving out of my spotless clean unit. This is after spending $200 on paint to repaint and touch up the walls on move out. Don't expect your deposit back or your pet fees and pet rent to cover anything, these guys will bill you however much they want and nickle and dime you for a miserable expensive low square foot apartment. Never spoke to the same manager so I guess there is a lot of turnaround here. Save yourself and don't rent here! read more

Update: after the last pipe burst we were asked by email to keep our cabinet doors open and to let our cold water drip from the faucet. This was after we were left with no water for almost 24 hours and were denied discounted rent due to the inconvenience. Instead of having the construction company fix the insulation or whatever is needed to keep the pipes from continually bursting they want the residents to use more energy (resulting in a higher utility bill) to keep pipes from bursting with no compensation, reimbursement or discount. Sure the fire alarms might be up to code and that's great that they work, but to have this pipe problem constantly which sets off the alarm is quite unsettling. We should not be woken up in the middle of the night by pipes bursting and then since we don't know it was just a pipe that burst and not an actual fire we have to wait outside in the cold until the alarm is resolved. It is not easy to decide if I should pack up the cats and head outside or if I should just blow the alarm off because it's just another pipe. This building was poorly constructed and not worth the rent bottom line. read more

If you like cheap construction, frozen pipes and poor management, definitely sign up to live here! We worked with Morgen initially, and she was fantastic. Very responsive and had an answer to our questions, but found she had moved on shortly after we signed the lease. Upon moving in, we found several cosmetic issues and reported them on the walk through sheet, to include a dented microwave door. No replacement. Now to the real issues... Since 01 January, our cold water pipes have frozen 3 times. First time, maintenance had to cut holes in our bedroom ceiling to 'allow the pipes to thaw' and we were 32 hours without running cold water as it had to be shut off through out the building. After repeated threats and conversations, we were begrudgingly given a $100 gift card for our 'troubles.' A month later, pipes frozen again in the early morning hours and immediately reported to maintenance and front office management. I had to repeatedly ask for status updates throughout the day and eventually stopped by the property manager's office to get resolution. We were offered a case of water and the keys to another unit so we could use shower/toilet/laundry, as they were unsure when our water service would be restored. Wound up staying at a hotel, since the requirement of walking down the hall to shower and relieve myself seemed preposterous, based on the amount of money paid each month for rent. Was assured by management that they were working to resolve the issue and that all the work was considered 'warranty' as the building is less than a year old. Yet to see any hint of a repair. Woke up again today (04 March) found pipes were frozen again. Notified front office reporting issue, didn't hear a peep out of them for almost 7 hours. Finally called maintenance to check the unit. *UPDATE while typing this - Maintenance advised water is back on and that the "insulation team who installed the building insulation would be on site tomorrow at our unit to inspect their work.* Still waiting on feedback from front office team regarding status. If you've made it to the bottom of this review, you've seen an abridged version of what we've dealt with for the last 6 months. Absolutely all reactive behavior out of the front office group, even when promised proactive behavior. Believe the Google reviews...or don't - since I've seen at least one employee rate this place as 5 stars. I would seriously urge anyone to reconsider taking up residence here. read more

I had read a couple poor reviews prior to my move in so i was a bit worried. I can vouch that those are nothing like what I experienced. Everyone I've worked with and communicated with in the office has been so helpful. I moved from out of state thousands of miles and didn't see my apartment in person beforehand. The apartment was perfect upon move in, no issues at all. And I love living here so far! The complaints I see are no brainers...apartment living comes with downfalls like noises from neighbors, things not working sometimes, etc. I moved from a house so I can compare properly. I have lived here since September of 2018. I love it here. I am the first person to live in my apartment. It was brand new. There were a couple of problems but the folks here were understanding, empathetic and resolved the issues quickly. The construction is solid and of really good quality. The only area they need to work on is the pet potty area. The pool is open and it is beautiful. The common areas are all in great shape and nice to be in. The residential library is beautiful and quiet. Great place to get some work done. The workout room is great and overlooks a shopping area and the mountains beyond. It is really a pretty view. There are lounge chairs and couches in the residential area on the top floor. A great place to relax or even take a date to. My apartment is on the side of the building with the light rail. If your windows are open you will hear the train. The building is soundproofed on the east side. It is really quiet. One does not hear much of anything. One review spoke of too much noise inside the apartment with water pipes and other sounds. If you are looking for absolute quiet then perhaps living in the country is an option. I think in any close community living one is bound to hear sounds of life around you. It is enjoyable to live here. I am getting ready to sign a lease for another year. If you want perfection in an apartment home then perhaps this isn't the place for you. No one place can claim perfect accommodations and complete silence. If one would like a really nice place to live with a staff that is responsive to issues that may arise - then this place is for you. read more

Let my start by saying avoid this apartment building at all costs! No matter how fake nice the office staff acts on a tour or how nice you think it may look. It's all for show! What everyone else has said is true. The walls are paper thin, the pipes burst, the fire alarm goes off all the time, the hot tub is constantly broken or turned down, the office staff is rude, and when you call the office to place a maintenance call they never follow through and you have to call 10 times. I couldn't wait to leave IMT but they still stick it to you when you move out. My boyfriend and I spend a whole day cleaning a one-bedroom apartment. It was pretty spotless. We even took pictures and videos because I had a feeling I'd get scammed by IMT. At the end they refused to do a quick walkthrough and give feedback since I stated I wanted to get my full deposit back. They also told me I'd get charged for a -paper- parking pass after my key and FOB for the garage had already been turned in. So I had to drive back just for that stupid thing. First of all how the hell would I be able to use it since I can't get in the garage and second of all, if I was using that spot and it was someone else's I'd get towed. So it wasn't for security or a good reason, they just want to charge for everything and push you around. I waited in anticipation for my deposit. Finally it came and they charged me to clean my carpet AND to replace the carpet. Paint and carpet is normal wear and tear. If they looked up Colorado Law they would know this but I am sure they do know and figure most people won't notice the charge and they can get away with it. Carpet is not required to be brand new to rent to someone. If that is their choice, then they should have to pay for it. After a year of paying rent, I think a multimillion dollar site can afford to eat $300 for a choice they made. read more

We lived in this apartment building for a year. During that year multiple situations came up that just were totally unacceptable. For instance, somehow our automatic payment didn't work and they taped a notice on our door which ended up being there for two weeks since we were on vacation that said basically after a short period of time we would be evicted if we didn't pay. The entire apartment building could read it, see it, plus know that we're away. Another example, when we moved in we were told the amenities would be available in one month. About nine months later they were still not available. And when we mentioned it to them, they acted like it was just a bonus item and we should just get over it. Also over that year we were told to leave our water running a bit during cold days because pipes are freezing. We were also asked to heat our apartment to 60 something even if we aren't there because of bad construction of the pipes I guess, we were supposed to leave our cabinets open to warm the pipes under the sink. You can see, all these should not have been our problem. It should have been theirs but instead they made us not only deal with the problem but water and electricity costs us money. So basically we paid for their mistakes. And to top it all off when we moved out they gave us a bill for an additional $250 in fees for common area utilities that we never knew we would be responsible for and, per my earlier statement, we never got the use of. I suggest you look elsewhere for a place to live. We have lived in numerous apartment buildings and really liked them. Not this one. It looks pretty because it's new but believe me you will probably be disappointed. read more

After getting a new job, needing to relocate from Texas and looking at several complexes we decided on IMT at Ridgegate. Amanda was friendly enough on the tour and I was shown great amenities including a heated pool, clubhouse and fitness center and the apartment I saw looked great. It was an easy decision in our mind especially with the proximity from the office. First night I move in we had a pipe burst and we were without water for the night. Thankfully I had enough points where I could go to the hotel around the corner to insure I could get ready for work the next day. After actually walking the unit the next day I noticed the ceiling were really tall which isn't a problem until I realized the ceiling fans were really high and the strings were a good foot and a half beyond my reach. I contacted the office to ask for them to put on extenders and was told to go buy my own and either buy or rent a ladder from Home Depot. So in order for me to get lights in my apartment I had to pay additional money in the opinion of the office staff! Mind you I was also being asked to walk the unit and give them the initial feedback but it wasn't working properly. It took me several emails and threatening to escalate before they agreed to supply the extenders and install those. The finish out on the units is horrendous. From the painting being done sloppy on edges, to not matching in areas, to the plaster being terrible under the sinks. There are scuffs in some areas, and the kitchen drawers if pulled out at the same time rub up against each other. These are all issues that should have been caught when the apartments did their final walk through and not for a tenant to catch. The heated pool? Non-existent since I moved in to the complex in January. The plaster was messed up so it had to be drained and now is just an eyesore sitting empty. Now our heat isn't turning on and after visiting the office I was told "call the emergency maintenance number and you will receive a call back within an hour." We're not at almost 18 hours without a call back and this is with multiple calls to the line. It may not be so bad except the temperature in our area is hovering around 11 today without any hopes of it getting above 20. Our apartment is steadily getting colder and the temperament of the staff seems to be to take their time which always seems to be the case. There has been a number of small things that we have found and for the price of this apartment it's disappointing that there are so many issues. Believe what you read about the noises too in other reviews. You can hear every noise made and I feel sorry for the people below us because we unfortunately are heavy steppers and I know they can hear those from our steps. If things improve I will update my review but for the price paid this does not equal out to value received. It's unfortunate that the current tenants are experiencing the growing pains of this complex. read more

I cannot say enough about how wonderful IMT RidgeGate is! Everyone in the office has been very accommodating and always ready to answer any question I might have. In addition to the office and maintenance staff being great, the community itself is stunning! All amenities are top of the line and all finishes in my home are gorgeous. Everything you need is just a few minutes away, including the light rail. I'm very happy that I chose this community as my home. read more
