    Moved into this apartment complex a little less than a year ago. I've read several recent reviews…read morefrom the past 3 months. I'm surprised they are saying its clean and well kept with good security because it is NONE of those things. They must be paid and fake reviews 100%. they have zero experience in managing an apartment complex. they "re-painted" all the buildings over the past few months with what i can only call the worst hired crew of workers that werent managed at all. completely trashed the apartment complex. lets move onto walking around the apartment complex. there is dog shit EVERYWHERE. i would say at least half of the residents with dogs all have AGGRESSIVE dogs. so its hard to walk your dog when you encounter someone else out where they can barely hold onto their animal that just wants to charge at you. or at least bark aggressively at your existence. the maintenance? or grounds-keepers? What would you call them here? They dont do any of that. go look at the apartments directly across the street, during fall into the winter, they hired proper groundskeeping to rake and blow all the leaves to keep walking and dog-walking pleasent near a GOLF COURSE. then look at this side of the street, it looks like complete ass. and you dont know if youll step in shit from all the people not picking up their dog shit. hidden under several layers of leaves. lets move onto how "clean" our apartment was when we moved in. it wasnt. dirty tubs, every appliance needed maintenance and replaced. all the blinds are cracked/broken. and they charge 2700 a month LOL. and were talking about an apartment complex that borders highlands ranch golf course. the "front door trash service" is a joke. the employees walk up your stairs to retrieve the trash like they weigh 500 lbs and stomp each step in the afternoon when they come to pick it up. they let juices drip all over the ground so its all stinky even. the dog poop stations dont get swapped out until they are OVER flowing. all this is the REALITY of this place. over priced bullshit slumlord apartment complex with a nice clubhouse to make you think that its nice because it borders a golf course and its in "highlands ranch" where everything is just so nice....

    Gated community with insufficient parking, and mgmt solution is to tow residents vehicles. Not…read moreparking permits, or assigned spots. Towing residents vehicles that are on lease. Not sure how towing creates additional parking. Very certain how it creates animosity. Myopic or malicious? Does it matter? This is a first class example of untrained, uncaring mgmt. "Let's do it the dumbest way possible because it's easier for you." If you are looking to rent here, ask about parking. Keep asking until you hear disclosure of the problem and time-frame for a solution.

I have…read moreseveral pictures to support the review and will post them on yelp as well as apartments.com -Smoking everywhere. Cigarettes and weed. Cigarette smoking will take place at the entry and exit of the garage entrances so have your windows rolled up always! Smokers are friendly but it constantly reeks of cigarette smoke. Hallways always smells like weed. Residents smoke along the property sidewalks and grass as well. -Balcony compliance is not followed here. People have anything and everything on their balconies. It's a bit tacky. I've lived at other properties where it was beautifully maintained, this one is very different. People routinely dump water off higher balconies which lower ones feel the effects. -Others cannot respect personal property in the garage. Whether it's drawing on a dirty car or taking something sharp to scrape off stickers on your car. there have been several instances where people had their car broken into, motorcycle stolen, and I had a sticker scraped off my back window. There are no internal garage cameras. There are allegedly cameras at the front entrance but I am unsure if they work. -There are several steps throughout the property making it not so ADA or dog friendly. the back area, front area, and pool gates are the only areas with ramps or flat. It's really not for those who cannot do stairs. Only 2 elevators that are not that big. -Lots if sketchy people at RTD station next door. There are constantly Douglas County Sheriff being called for suspicious people, breaking, or rowdy kids. BEWARE. We were walking her dog on Night two after moving in and a deputy asked if we saw someone with a knife.....ugh. -Dirty trash areas! Grosssss. Where it's the recycle areas or trash cutes, it's always littered with trash and cigarette butts. It's horrible, especially in the middle of a pandemic. It's horrible adults cannot clean up after them selves and it's definitely not the responsibility of the apartment complex but they do nothing about it. They continue to let residents carry-on. -Staff is very polite....but passive. You can tell they do nothing to hold people accountable. Seems like they just go through the day to day motions. They don't seem to care about making your living experience great, they cared about getting our money. We eeee truly disappointed with our experience here. We are living out of a hotel because of this property. There are several others moving out this week too as they were not happy as well.

We gave…read moreour notice on March 1st, understanding the need for a 60 day notice we knew we were going to pay rent for 60 days (all of March and all of April) plus a 1 month rent cancellation fee. Even though we agreed to the terms, Camden decided to charge us all of May rent as well since they did not find a tenant on time. Keep in mind we paid for 60 days of rent, essentially providing a 60 day notice. Giving them 2 months to find a tenant. When talking to management, they are mentioning we are rent responsible until the apartment is rented, meaning if it doesn't rent until July, we would pay until then. Management is stubborn and did not provide any sort of documentation.

The atmosphere feels like a real neighborhood rather than just another rental community, which immediately made me feel comfortable choosing to live here. One of the first things I noticed was how the office staff knew many of the residents by name and greeted them warmly, almost like family. Kaye and Deanna in the leasing office are wonderful and truly set the tone for the community. Their friendliness and genuine care for residents really stood out to me from day one and made the entire experience feel welcoming and personal. The maintenance team has also been exceptional. They are incredibly efficient, responsive, and genuinely willing to go the extra mile to help residents. It's rare to see a maintenance staff that is both quick and so friendly and professional at the same time. I'm still fairly new here, but so far I'm absolutely loving my experience at Contour 39. Based on what I've seen in just this first month, I would highly recommend this community to anyone looking for a place that truly feels like home. I hope Kaye, Deanna, and the maintenance team receive the recognition they deserve because their dedication truly makes Contour 39 feel like a place residents are proud to call home.

    This review is the result of nearly eight weeks of unresolved maintenance issues, misleading…read morecommunication, and unprofessional behavior from both management and leasing staff. The unit I moved into still contains original appliances from 1996--including the washer, dryer, and dishwasher--despite extremely low water pressure that would normally require high-efficiency equipment. The dryer's heating element and tumbler motor are failing, yet management refuses replacement. The dishwasher routinely leaves dishes less clean than before washing, even after pre-rinsing, forcing us to handwash everything just to maintain basic sanitation. Approximately 80% of the electrical outlets are loose and sink into the wall when plugging anything in, creating a safety concern and reflecting poor workmanship. These outlets, along with a missing garbage-disposal cover plate, a broken kitchen light, and other electrical issues, were clearly listed on the move-in checklist and acknowledged, yet left unaddressed. The kitchen sink leak required four separate maintenance visits. Even on the fourth visit, with both the property manager and maintenance manager present, there was still standing water under the sink--enough to visibly warp the cabinet base. I was asked to "show the leak," which required nothing more than placing my hand into the pooled water. When I did so, I was told I was being unprofessional. Adding to the safety concerns, the hot-water system is improperly regulated. The kitchen sink consistently delivers extremely hot water--measured at approximately 185°F--posing a serious scalding risk, while the bathroom sinks and shower reach only lukewarm temperatures, making basic hygiene difficult. This imbalance strongly suggests a malfunctioning or improperly configured water-temperature control system that has not been corrected despite repeated maintenance requests. Additional unresolved issues include: * Management falsely claiming the stove would be leveled (it was not--I corrected it myself). * Moldy kitchen blinds removed and replaced where not, leaving behind a persistent odor. * Maintenance reports that misrepresented what was actually repaired. * Continued animal activity in the attic despite assurances that pest control "handled it." * Patchwork wall repairs with no sanding or finishing--only visible spackle. * A garage that smelled strongly of urine, as if it had been used as a restroom by the previous tenant. For $2,500 per month, the overall living conditions are unacceptable. The walls are paper-thin, road noise penetrates through cheap single-pane windows, and neighboring units routinely blast TV and music past 11 p.m. on weekdays, making quality sleep unrealistic. The most telling moment came when a maintenance employee attempted to "educate" me--an electrician turned electrical engineer--about a missing outlet cover that was already documented on the move-in checklist. This pattern of dismissiveness and deflection, rather than accountability, appears to define the management culture here. If you are forced to move into this property, get absolutely everything in writing, require employee signatures, retain all documents (especially your move-in checklist), and temper expectations regarding responsiveness and professionalism. I would strongly recommend looking elsewhere.

The apartments are spacious and kept in excellent condition plus every unit has an attached garage and in-unit laundry facilities. The staff is phenomenal and they run a first class operation - very proactive, efficient and super responsive including the office staff, maintenance team, groundskeeper, landscapers, snow removal, etc. They stay on top of concrete repairs and building maintenance as well. They host resident parties and fun activities throughout the year and we especially enjoy the coffee machine and dog snacks In the office!

We don't have kids but the complex had a good mix of singles, children and families. My wife and I moved with our dog in May of 21 when she got a job nearby. We immediately noticed the pond and close by open space. We immediately were impressed with our 2 bedroom, 2 bathroom apartment with nice sized garage and patio. It felt more like a townhouse or condo. Although the management changed once or twice, we never had any issues. The neighbors were nice enough and friendly, and maintenance was always quick to respond and resolve our issues. We got to use a portable a/c when ours went out until ours was working again. The staff were also professional and friendly and didn't make you feel that you were bothering them. Our price went up annually except for this last time we could have stayed for the same price. The place was large enough for us and had some nice storage options. It also has an excellent location. The pool and hot tub and grills were nice and well maintained. Don't miss the open space and Tommy Davis park across the street.
