This is the place to live. Staff outstanding. Have never had anything but great attention and service. They go out of their way to ensure residents needs are met. Whole area immaculately clean. Apts are large with big windows that make apt feel even bigger. Having washer & drier in apt a real plus. Lots of young people (medical/dental students). Also good mix of other ages, even cute little ones, but not many. When I moved in 8 years ago, never thought I would stay this long. Main reason was my love for my apt. It is designed for wheelchair access, which I use, but in the "universal design" approach. It's just as suitable to a non-disabled person. The summer time movies and food trucks add to the enjoyment. I did not want to leave, but health issues necessitated a recent move to assisted living. If you are looking for a well-constructed building, outstanding staff, a commitment to A-plus cleanliness, and lots of amenities, then this is your place. Recommended without reservation. read more

I have lived at 21 Fitz for 2.5 years, and the last 4 months have been disastrous for both me and my roommates. We pay $20 for parking every month (it is not included in base rent), and after 5 pm we cannot find a parking spot in any outdoor lot. The manager told me to park in the retail lots after 7 PM and move my car to the residential lot by 9 AM. I am a busy student on clinical rotations and the fact that I have to park far from my building and move my car every morning despite paying for a parking spot is unacceptable. Also the community is generally safe but the surrounding area isn't (colfax), and I've been followed by someone once before, so having to park somewhere far from my apartment at 11 pm makes me uncomfortable. I might as well not pay for parking ? Further, Fitz does not keep records of who is and isn't allowed to park in the lots - it would be easy to keep a database of license plates. The towing company they use does not leave warnings and will tow you right away. My roommate's parking sticker fell off at night (she pays for parking), and the next morning her car was towed and she had to travel to downtown Denver to pick it up and pay $350. Management refused to reimburse this cost until she took it to higher up management, which again is unacceptable, and even then they only reimbursed her for half the cost. So basically if someone came and took my parking sticker in the middle of the night I would be towed despite paying for a parking spot. Again, I am a student and paying $20 a month for parking and then still being towed is unacceptable. Further, guest parking passes are only available until 5 PM, which makes them hard to get during work hours. My SO came over late at night after a family emergency, and his car was towed the next morning without warning. He had a parking pass on the shield, by the way. Per management the cars are towed in AM from the lots because "we need to make space for our residents" but 1). most people are gone in the AM and there are tons of parking spots available so why tow then, you could give a warning and 2). by that logic they should be towed in the PM, because as I mentioned before I am unable to find parking spots after 5 PM. The fact that no warning is given before towing is incredibly inconvenient, especially since I pay rent and pay for parking and my SO's license plate could easily be included in the system as a "guest pass." Management hears these concerns but is unable to do anything about it or work with me, so I am frustrated. My 2 roommates and I will be moving out next year. I would recommend finding somewhere else to live unless you want to deal with inconvenience every day . read more

Extremely overpriced for what you get. The complex is large and relatively safe but hit a right outside the complex you're now on Peoria and E Colfax very sketchy. The complex grounds are dirty and filled with dog poop everywhere outside of their "move in months". The apartments are super dated. Thin walls you can hear your neighbors do everything - im telling you EVERYTHING from a sneeze to you know what at all hours of the night. The gated garage is not secured and your car is still subject to vandalism despite paying $50 a month per car. Oh and they'll tell you that they're not responsible for anything that happens to your car. Also good luck finding parking. The management is terrible they lure you into signing a lease then everything stops. Good luck getting through to anyone via phone or email. You'll also be charged a cleaning fee during move out of $150-300 for general cleaning. Unless you're a college student looking for something walking distance to campus don't sign a lease here. You'll find way better apartments that are way nicer & match the $1700 starting base rent this complex is charging. read more

Do not move here! My girlfriend and I we're excited to move here until they gave us false information about the square footage of the unit we were moving into. We paid a deposit of $750 and was never told that was a holding fee for the unit and we ended up changing our mind and told them we no longer wanted to move forward with moving in. All I have is a first contact. Made an appointment for a virtual tour, someone from the complex called to confirm- then they ghosted me. I called to ask "hey what happened ? ". No one would answer the phone. But immediately after I reached out I got a text stating I can't answer the phone but I can talk via text.???. When by text I asked what happen, I was lied to stating no one had called me- however I have my call record to show otherwise. I am truly THANKFUL this place showed their incompetence early on. WORST MOVE OUT EXPERIENCE!! When you first move in the managers at the leasing office will do whatever it takes to get your business but the moment you decide to move out they are very unpleasant to work with. When we decided to move out we notified the managers and sent an email to give them written notice. In the lease it states that there will be a $150 charge if the apartment is not professionally cleaned. One Saturday my sisters cleaning company helped clean out the entire apartment and the apartment was left completely spotless. When we spoke to the leasing office the following week they said that we were still going to get charged the $150 regardless of the amount of time and energy spent on cleaning the apartment. I notified the managers that the apartment was professionally cleaned which then Beth proceeded to ask: "did you clean on top of the cabinets and inside the cabinets" answer..yes; "did you move the refrigerator and stove and cleaned behind them" answer..yes. She then proceeded to say in a very condescending tone "well you'll probably still get charged anyways". The apartment was left completely spotless and pictures were taken to prove it. I lived here for two and a half years. Initially it was OK. Maintenance was prompt and clean. And I didn't hear my neighbors during the first year, but I think that was simply who lived there. The second year was horrible with noise and parties from my downstairs neighbor. I think the floors are also thin. Also, maintenance during this last year has been awful and left my place dirty multiple times (like significant dirt from shoes in areas where they weren't doing repairs) Then moving out has been awful. I always paid my rent on time. And before moving out I talked to the manager. The portal stated my lease ended on June 1, so I didn't confirm on my actual lease. Then I got my final statement charging me for rent until June 7 as well as a late fee. I called the manager who assured me it was a glitch in the system that he would fix. Then weeks later I get the same statement. Now I can't get ahold of the manager and the company that oversees 21fitz is saying I owe the full amount and they can't even waive the late fee. It just wasn't what we're looking for in a home especially because they didn't show us the unit we wanted to rent they just had a 1b1b to tour it doesn't give me a perspective that I needed. No response to maintenance issues. The door from the outside of the apartment complex doesn't have a functioning lock on it, it's completely open. Tenants are paying to have a safe living environment and they haven't responded to this maintenance issue for weeks. Even more, the gate to the parking structure has not been functioning for weeks. Apparently safety is not important to them, but they'll gladly continue to collect rent. read more

6 month update: Brian, the new community manager, really goes the extra mile to make sure that the residents are taken care of. He is responsive, helpful, competent, and gets things done. He has absolutely contributed to making 21 Fitzsimons a choice place to live. - I had several questions regarding my lease, which he resolved quickly. - I mentioned that one of my maintenance tickets wasn't completely resolved - he had someone take care of it the next day. - We told him that a resident's dog had urinated in the common hallway near our apartment, and that the smell was overpowering. For over $1500, you get to deal with feces all over your walk, which may be accompanied with dangerous frozen walkways if it has snowed recently. You can also expect the management to enter your apartment when they want without telling you a thing. If you choose to move here, make sure you buy a safe to lock up your financial information, any valuables, and DEA controlled prescriptions in a safe as they are all subject to theft from third party contractors. If you choose not to, I highly recommend credit monitoring and security cameras. Move in at your own risk. The location is near to some ammenities, but being so close to Denver makes that statement true for almost anywhere. The question to ask before moving in is, "Is the safety of my family, myself, and my belongings worth the risk with the price?" read more

Overall, I enjoyed living at 21Fitz for the past 21 months. I enjoyed all the amenities, all the spaces that were available for residents to explore and how close it was to my work. However, with any apartment complex there were pros and cons. The walls are very thin like mentioned in other reviews, we heard a lot of arguing from our neighbors. The trash did get overwhelming full in the trash chute rooms and in the parking garage at times. The pool was never cleaned. Our keypad for our door died while we were on vacation and we spent 4+ hours in the hall with our 6 month old waiting for the maintenance man to fix it. We finally were able to get into our apartment after he drilled through the keypad and replaced it with a new one at 1 am. It's almost impossible to get ahold of anyone in the leasing office. I find email gets the most success. Paying $50 per car each month to park in parking garage and you don't even get a reserved spot. The tub was very loud to enter and exit. It made noises the whole time you were showering. The toilet seat also vibrates and made loud noises. Though, I enjoyed living here I do think they are overpriced. read more

Update - I think "working with" Tyson is an interesting statement to use. I was supposed to hear back from him within 24 hours of our original phone call on August 6. I have since called and/or left a message 5+ times to no avail. To anyone thinking of living here, know that the leasing office staff and their superiors are more about putting out fires and keeping up appearances than actually caring about your concerns as a resident. As previously mentioned, if you dare to give them negative feedback on a survey, they WILL bring it up and then tell you "you're wrong" (it's happened to me and at least two other people I know). The only benefit is that it's close to the Anschutz campus... but so are a LOT of other places. read more

I had a lease here for 1 year. I had to move out early in May to be with family over the summer, but agreed to finish paying the last 2 months rent. When I asked if there was anything else I needed to do, the front desk told me nothing other than turning in my keys and disconnecting my utility services. It was stated that there would be a $150 cleaning fee even if you cleaned the apartment. I was also oddly charged for utilities (and a fee for being charged!) even though I was not living there. In the end, no deposit was returned to me and am told I owe AIMCO money due to all the fees. I would be okay with these fees, but they don't seem warranted. When I moved in the place didn't seem to be professionally cleaned. It also smelled and looked like a sloppy new paint job for weeks. The representative calling me had the gall to tell me I was delinquent in my payment, when they just informed me that very day. I wouldn't be so bitter, but 21 fitzsimmons seems very quick to collect money and heap on fees, but never act on addressing any issues. Dog feces smeared in the hallways on multiple occasions, which sat out uncleaned for days. Garbage piles up in the refuse rooms, which are located right next to the elevators allowing residents to smell the inattentiveness every time they use them. Also, they astroturf the review sections google and yelp with good reviews by tenants, by offering a chance in a lottery for a $100 gift card if they write one. read more

This apartment complex is lucky they are close to the university because that draws in many of their tenants. I would say fine amenities and clean, but unfortunately, I would expect to get charged for excessive fees - particularly with move out. When we moved out, the apartment tried to claim there was a move out paint fee which was not covered on the lease. Once we brought up not feeling comfortable paying a charge that was not outlined in the lease, the apartment then tried to claim "damages" for paint despite telling us at our inspection that the apartment was in good shape and any paint classified as "normal wear and tear". I would just be aware that if you live here, you should expect numerous unexpected fees that the apartment will somehow justifies charging. This was a theme with move out and throughout our time here - raising the fee for mail despite commonly leaving mail out due to lack of space, charging more for trash randomly, etc. I think you can find a better spot closer to campus that will not try to get every dime out of you. read more

The maintenance staff is wonderful and comes whenever there is an issue. I enjoy the secure entry, and grounds seem to be safe despite greater proximity unsafe. It's also in walking distance to the university campus, with that being said there are a lot of young people living here. There is a lot of congregating by the outdoor grilling stations with young 20 somethings not wearing masks during Covid. Management won't work with you when renewing and expect a one hundred dollar per month increase annually despite rent decreases for new tenants and 40-50 vacant units. The walls are fairly thin and you hear your neighbors if they are loud. I don't recommend living in a 494 square ft studio with merely 3 windows and no patio. The walls close in on you and it's utterly ridiculous what they're asking for those. Tried charging me over $1500 a month when advertises for new tenants as low as $1255. I also attempted to work with upper management and didn't get a call back, and the second attempt it said mailbox is full at voicemail. Management would rather have an empty unit apparently than to work with someone who always pays rent on time and is an excellent and quiet tenant. I do not recommend. read more

By far the worst apartment experience I have ever had. 4 months into our lease they began major construction which we knew nothing about. We also live above Ursula Brewery which has cockroaches. As a result we had cockroaches for 4 MONTHS. The only reason it was addressed was because I was persistent. For a while there, it was pretty common to find dead roaches in the hallway. The Brewery also fills their nitrogen tanks in the middle of the night, which is extremely loud. The first time we heard it we thought they were gunshots. The Brewery being right below us also heats our apartment. Great for winter, but in the summer we are running the AC when it is 65° out. Their customers also smoke just outside of the bar so forget the smoke-free living environment.. the smoke blows up into our apartment just about every night. It also took several months to solve the problem with the trash chutes over flowing. Maintenance is a joke. Took 7 months to get the bathroom ceiling fixed after making numerous request. It's been over a year and we still don't have a working dryer. Maintenance came by yesterday for a move out inspection and was shocked to discover this. The new head of maintenance came by later that day to address it, and while I appreciate that, we've lived like this for 14 months so it really doesn't do much for us now. Staff is always been kind and professional, but that doesn't excuse the living conditions we've had to put up with. Both management and maintenance have had a lot of turnover recently, so maybe someone else will have a better experience than we did, but personally I wouldn't take my chances. read more

This place has a lot of problems. Not recommended! The ppl in leasing office are nice but all they want to do is trying to trap you in this place and the reality is when you are in, you will find out many issues and they cannot help you to solve .And, when you move out, the experience with them is even worse. If whoever in the leasing office saw this, please try to push the managing team work harder, if you can't, it is better to be honest or thinking about work for other better companies. I really liked here before but after going through many problems I am very disappointed. How could they do business like this? I think the owner of the apartment only want to make money. I don't recommend any of their properties at all. The rent to too high for this building. If facility and service is nice, it is OK. But, right now there are so many construction and noise around here, there is no good living quality at all. They should think about reduce rent for current tenants. The building is bad designed. A lot of noise inside the building, from the ceiling and walls. And the refrigerator is so loud. A lot of waste space in the apartment and there are weird smell in the units and the hall way all the time. The workers around here, especially the maintenance ppl outside doing landscape or cleaning street seem don't know what they are doing and make a lot of noise in early morning. They are so mindless. We told this to the managing team but nothing changed. I am so happy we finally moved out and find a much better and cheaper place in a even better location, even we have to pay a cleaning fee after we cleaned the apartment very thoroughly and we were forced to to pay a penalty fee for give them notice on the exact day we should. I feel it is waste of time to deal with a bad property and service. It is more important to let ppl know about them. Don't waste your time and money here. I loved living here because it was convenient to walk to AMC, there was a 24h gym, yoga room, hot tub, pool, game/lounge area, free printing at the computer lounge, free hot chocolate or coffee on the lounge floors or the office space, designated parking lot, trashcan chutes so you don't have to walk outside to toss your trash and the office receives/holds your packages for you. I paid ~$635 for a master bedroom in a 3 bedroom spot but that was in 2013. The place is new/modern and the elevators aren't super slow. There are occasional power outages but they get fixed fast. This place is dog friendly and they have an enclosed dog area as well as a doggy shower area. I felt like I was living at a luxury resort here. The units in the back have a view of a field so it is pretty peaceful. I never heard my neighbors or had noise complaints. read more

We LOVE this place! We had some initial issues getting the lease ironed out, but the office mgr Matthew took over and made it all work! Considering we did it in less than a week and all over the internet and phone, I'd say it was pretty painless. The complex is nestled between a hospital, med school, police dept, police academy and a national guard armory. Needless to say, we feel VERY safe here. Most of the residents are either employees or students at the medical facilities, so they do not screw around by making loud noises and being annoying. They are all friendly, and we have been made to feel welcome here...in spite of being from Texas! :-) Don't let the Aurora zip code scare you away. It is truly a safe haven and oasis and close enough to all the 'cool' stuff on Colorado Ave and such. Don't let Aurora scare you off in general. It has some nice parts and not so great parts, just like any metro suburb. "Just be nice. Until it's time to not be nice." You'll do fine! ...and the weather? FANTASTIC!!! I know winter is coming. But the locals says it's no big deal most of the time. We'll see. I'm proud to call Colorado my home....but Texas will always be my heart.... read more

Last apartment was pretty rough, and it was such a relief to work with professional leasing staff who gave us an excellent tour of the property and showed us the amenities. My job changed so I will actually be moving out of state, and I was actually quite sad not to be moving here. The location is amazing and I was paying really close attention to cleanliness and maintenance issues. We asked to see an empty apartment in addition to the model they show everyone else, and they obliged. The neighborhood is a little rough but it's Fitz, and it's turning around due to great communities like this and the transformation that's coming with the hospital and university. These apartments are incredibly expensive for what you get. This isn't downtown Denver or Cherry Creek. This is Aurora, super close to Colfax and pretty much nothing else. The design of the apartments, building and grounds are stuck in the 90s. Dark cabinets, dark floors, not even a stone countertop just laminate fake counters. You hear every single noise from your neighbors as the walls and insulation are paper thin. The teeny tiny dog park is a joke. Pool isn't opened year round like many other apartment complexes. Parking isn't assigned, it is first come first serve so there will be many a night where you will be stranded without a spot. If you want to be close to campus there are MANY more affordable complexes that look better than these. read more

We've been here for two years now. At first, it was good. Then it quickly went south. Nothing but constant construction, everywhere! We couldn't access our courtyard for MONTHS. We had to walk all the way around the building to get in and out due to the construction. Constant elevator outages. Garage being left open for WEEKS! The construction was finally coming to close. We thought, finally, peace and quiet! But that was not to be. The genius managers have allowed a nursery school to move into the complex. A NURSERY SCHOOL in an apartment complex! They have ample room in front of their property for these kids to play. But no. They built their recess area right outside the apartments in the courtyard that we hadn't had access to for months. It's literally feet away from people's homes and balconies. Now, I'm fine with the sound of kids playing, even shouting. But the monitors for these kids let them just run around in circles and scream at the top of their lungs all day. Literally from 830am to 430pm They're outside all day!!! All-day it's kids screaming as loud as they can. It's like There's no visible control or education happening, no organized play at all. Just a wild free for all. I tried speaking to two Faculty members I was very polite and said " Hey, I understand kids will be kids, but can you please keep it down with the screaming? You're 20 feet from my home" I got an icy stare a promise they'd "talk about it". From their body language, I could tell they wouldn't and didn't take me seriously. Predictably, nothing changed. My spouse called the property manager. Matt, I believe. He didn't take it seriously and did Nothing. We didn't ask for a school of young kids screaming outside our windows. We were never warned. And given no options. I finally yelled out from my back door to "Shut up" after months of this. The school personal called the manager and said I "cussed them out" A complete lie. The manager then threatened us with eviction and a lawsuit! Honestly, at this point, go for it. We pay a high price here for what was supposed to be peace and quiet. There is no longer any quiet here. And management doesn't care cause they get that sweet sweet money and you're stuck on a lease. The solution is so simple. Sit down with the school and get them to respect that they are in the middle of people's Homes! This staff is incapable of even this. The school people are rude and arrogant. They think they own the place. If you like endless construction and 8 hours a day of shrieking children, well, this place is for you! If not STAY FAR AWAY!!!! read more

You can hear everything happening above you, beneath you, and outside. -The first weekend I moved in here, I was locked out of the complex because the key fob didn't work at 1am. Called the emergency line and was told I would have to wait and could not be buzzed in because it "wasn't an emergency". I was merely given a new FOB the next day and the incident was just ignored. I had an okay experience living here but it was worse when moving out: ~ It's noisy with endless construction (not only is this property building/renovating more, it is surrounded by construction on three sides--trucks are CONSTANTLY beeping) ~ When birds arrive, they will build nests under the eaves and chirp for months! It's kinda nice, for a few days, but they don't stop until they leave! So, windows closed with air-conditioner noise, or windows open with chirping noise--either way, it won't be quiet. ~ Amenities are sub-par (pool, spa closed most of the year, when open construction surrounding). ~ Maintenance will come, eventually, and so will the snow and dirt from their shoes. ~ They don't remove snow from sidewalks, nor around the doors to enter building from parking lot (particularly behind building 6). ~ Trash room is overflowing at least every other week. ~ Expensive!! Let's be honest, it's Aurora. ~ Staff smiles upfront, charges ridiculous amount for "General Cleaning ($150), painting ($48), and Carpet Cleaning ($45). Even though the place my be "clean" on move out, they require a "Professional Receipt" to show it's been cleaned (My unit wasn't painted when I moved in, nor were the carpets cleaned, however I would expect the previous tenant was charged!) ~ When you move out, you will not deal with the people on site, in the Leasing office, but with Daniel or Vanessa in the "Aimco Customer Care After Move-Out Team" however I did not experience friendliness or "care" from them. ~ I'm anticipating that someone from the company will respond to this with a friendly, smiley, encouraging note asking me to contact them so we can resolve things. However, for the past week I've been trying to resolve some of these issues and all to no avail. Seems like the response will be to show you, the potential renter, they are on top of things....as a former tenant, I can say, they aren't on top of it...nor have they been willing to work with me to this point. Worst apartment complex ever. Not worth the $100 of rent that they raise every time your lease is renewed. They care too much about the outside appearance- and people who have decorations and doormats, and not enough about the comfort and security of the residents. I pay extra money every month to park my two cars in their "secure parking lot" (the gate is always broken and it's filled with cars without permits that no one tows). These lazy managers decided to tow my car at my own expense for parking in guest parking instead of bothering to look and see that I am a paying customer that was allowed to park there. This kind of disrespect is not uncommon, unfortunately. They are a greedy, money-sucking complex. Needless to say, I will not be renewing my lease. Do not move here. read more

Not worth the price. There is endless construction that will give you a headache and make it hard to enter your building. When we first moved here in 2016 rent was affordable and there were 2 fitness centers, a pool, 2 hot tubs, several reservable lounges and it was very secure. Now there's 1 crowded fitness center, a pool that's closed all the time, no hot tubs and you have to pay to reserve any lounge. The elevators are constantly out of order and the hallways frequently smell like pot. Management is very nice, but only because you're locked into a lease. If you want to move here because it's close to campus and all your friends are here, make sure you do it in the winter when it is more "affordable." Also, they denied a request for a service dog, which is against federal law. read more

Location is wonderful with easy access to downtown via lightrail or bus. Unfortunately, if you live here you have to put up with the incompetent Taco Bell-tier staff. If you sign up for autopay and get a conformation e-mail that autopay is complete, you probably still aren't signed up for autopay and will be charged $150 in late fees. If you submit a service request the apartment will only deal with the head of household. So I, not listed as head of household, supplied my phone number on the request. Still, they did not call me and instead cancelled my service request. Staff tried to enter unit without prior notice. Granted, it was to check for cockroaches, which they probably wanted to keep on the down low. When they were denied entry (why would I let a guy without a company uniform into my apartment?) they got mad and called the head of household, essentially trying to tattle. Dog poop is a huge problem. Management tries to blame it on irresponsible dog owners (who are part of the problem), but at the same time they do not empty the dog waste containers frequently enough. read more

Paying 50 additional dollars when you lose your parking permit is pretty ridiculous when you're already nickle and dimed for everything else. For every single military member I know that moves to Denver I will tell them not to rent here. 50 dollars for a piece of plastic is insane. I will avoid Aimco properties in the future. read more
