The end result of our garage conversion looks good and most people walking through the space are impressed. That said, the experience getting there was more challenging than expected I'm writing this in the hopes that it helps future homeowners know what to expect and how to set themselves up for success. We hired HQ for a full garage conversion (~$100K project). I'll start with the positive -- Tali, our main point of contact, was consistently responsive and communicative. She was quick to reply (often within an hour, even on weekends), and when I raised concerns, she listened and expressed a willingness to help resolve them. That level of responsiveness made a big difference over the course of an 8-month project. That said, there were a few recurring issues: 1. Care for the existing space - There were multiple moments where it felt like our home wasn't being treated with the level of care we expected. Job site cleanup was inconsistent, items were moved or damaged, our refrigerator was unplugged at one point (we had to throw away food), and diluted paint was dumped onto landscaping. None of these were individually catastrophic, but together they created a level of stress and frustration. My tip is to be very explicit upfront about expectations for site cleanliness and protection of existing areas. 2. Project management expectations - I found myself much more involved in day-to-day management than I anticipated -- maintaining the running checklist, confirming scope with subcontractors, and double-checking that work was actually completed. Sometimes it was time-consuming and other times it felt really awkward. That wasn't something I expected to need to do at this price point. My tip is to plan to be hands-on and organized. Keep detailed notes and don't assume alignment between the contractor and subs. 3. Quality and follow-through - There were several instances where work felt rushed or not fully thought through (uneven step transitions, uneven walls, items not sitting flush, etc.). What was most challenging was that the initial response from the foreman was often that something "couldn't be done" or "that's just how it is," rather than taking time to troubleshoot. In most cases, things improved -- but only after I pushed. My tip would be advocate for what you want and expect. Don't be afraid to ask for adjustments or second passes on work. I do want to call out that a couple of subcontractors (notably plumbing and the shower door installer) were excellent -- proactive, communicative, and clearly invested in getting things right before leaving. They both hit snags but their level of ownership really stood out and I wish it had been more consistent across the project. The bottom line is that HQ may be a fit depending on what you're looking for - it does seem like ADUs is not their primary focus. If you're comfortable being very involved and managing details closely, you can get to a good end result. If you're expecting a more turnkey experience with consistent attention to detail throughout, that was not our experience. I shared feedback along the way and was hopeful the final stretch would shift things. While there were improvements, the core challenges remained. Overall: responsive team, but execution and project management did not consistently match the level I expected for a project of this price and scope. Update: After posting this review, the owner reached out directly and was open to feedback. I appreciate that he took the time to learn more and reflect on the experience. While my experience during the project remains as described above, I do want to acknowledge the professionalism in how this was handled afterward. read more

The truth is, as he admitted, was that once they saw my less-than-positive review of their business practices in my initial review here on Yelp -- which frankly I had changed at HIS request to make it sound not as bad as I initially wrote -- they decided to retaliate by withholding the check for the damage they caused to my property.
