I've filed a complaint with the BBB against HouseMaster. First off, they are completely non-responsive if you've had an inspection done with them and have an issue or need to talk to someone other than an answering service. I got promise after promise that an inspector would call me back after finding an inaccuracy in my report with the HVAC system. Finally, when someone did call me back almost 2 weeks later it was the owner (Tim) who admitted they had INCORRECTLY marked the HVAC unit as Gas/Electric w/ PVC venting - this would indicate to anyone relying on a home inspection that the unit was in fact GAS and ELECTRIC. Tim's resolution was to send me an email with the following: I do see that our inspector inadvertently described the heating system as both natural gas and electric when it should have been marked strictly as an electric furnace. Even after recognizing that this identification was an error, the balance of the reporting on the furnace and condensor unit appears to be correct. The condensor unit was identified properly as an electric air conditioner and not a heat pump in the report. Your report also states in the introductory paragraphs under General Inspection Limitations, in the section labeled Element Descriptions: " ...there is no guarantee of the accuracy of any material or product descriptions listed in this report..." We apologize for this error and will correct your report to properly reflect this element. There are no further actions that will be taken concerning this issue. Please note that in his response he states basically they are not held responsible for any accuracy in their reports. This would insinuate they can mark whatever they want and you're out of luck if its found to be different. Think about that before you do business with HouseMaster. They don't stand behind their service or their product. Secondly, after reporting this situation to the BBB Tim again stuck to his guns and calls it a "minor" discrepancy. Not sure if anyone reading this would say that an HVAC system is a minor discrepancy. Due some brief googling and anyone can see the cost to run an ALL ELECTRIC HVAC vs. a GAS furnace is considerably different in the winter months and has about 1/2 the lifespan of a gas HVAC. Again, do yourself a favor and just pass on HouseMaster. Go with someone who has some pride in their work and stands behind their expertise. read more

Housemaster is a great company, the staff is so friendly they make you feel like family. Mike did my expection on my house. I would recommend this company if you having a house build or you buying a house. The only two inspectors I know is Mike and Tim them the only two names my coworker was talking about. It's as simple as this.. had the inspection done and moved in, and three days later I have water pouring into the basement from the kitchen sink. I don't know what the guy did when he was here but it sure as hell was not thorough. This should have been EASILY caught. Find a different company to do your inspection. read more

We had so many problems with these guys. They did a very casual inspection of our house. After purchase, we found a lot of really simple problems, like faucets not working, that weren't done in the initial inspection. We complained and the owner came out after a while, which was something. But, over the next couple months, we found more and more problems with the house. Many of them were the result of poor inspection. Many parts of the report just said "Recommend expert to come out and review" for even simple things like the roof. Any good inspector should be out with a latter and actually examining the roof. Our inspector simply eyeballed it and recommended someone else follow up. Not sure what we were paying them for then. Currently, we've got coming up on $50,000 in additional repairs as a result of insufficient inspection. read more

It has been over a year since I used this service and it is a travesty I did not post a review sooner. We purchased a home while living out of state. The first house we were in escrow on fell through because HouseMaster's thorough work kept us from making a huge mistake. The second inspection was great as well. It was fair and pragmatic. Made us very comfortable in an uncomfortable situation. Kyle talked us through very point of the home. A year later, HouseMasters is one of the best services we have ever used. read more

HouseMaster completed an inspection of my home purchase and failed to check the diverter valve in the bathroom. When we took possession of the home, it was discovered that the diverter valve was stuck in place and the shower could not be turned on. When I contacted the company I was advised that the contract states that plumbing and fixtures are not covered. I can certainly understand why a plumbing leak that was hidden or maybe discovered after the washing machine ran or something would not be covered. However, it is apparent that the shower diverter was not checked or it would have been obvious that it was frozen in place. The item for the shower was check marked as satisfactory. Buyer beware! I am out the $300 for inspection and now have plumbing repair for the missed item. I gave 2 stars only for punctuality and that the rest of the report was extensive and seemed thorough. read more

I went through Housemasters for my recent home inspection. I was very happy with the service I recieved. Trent walked me through every inch of the house. Any questions I had were answered and I was never made to feel stupid in any way (An easy thing for a 1st time home buyer). If I ever need a house inspection in the future I know who to call!!! BUYER BEWARE. They advertise a mold warrantee, but the contract you sign says nothing of it. We hired them to do an inspection before putting our home on the market. no mold was reported. The buyers inspector "suspected" mold in the crawl space. Of course it tested positive. House Masters advertises that they will pay for mold remediation should mold be found within 90 days of their inspection. What a joke. This is bait and switch. They have no intention of paying for anything. I was told to contact their insurance carrier. I will never use House Masters again. Zero stars. Crooks. read more

I had an absolutely stellar experience with HouseMaster. Yesterday afternoon, my husband and I had them inspect a home that we are in the process of purchasing. The inspectors, Mike and Curtis, were so professional and friendly. Not only did they ask if I had any questions, but they went above and beyond to make sure that I understood their answers and were thorough in their inspection. They gave me a detailed report, complete with pictures and explanations. Also, this company signs their customers up for RecallChek (at no cost to us) to ensure that the appliances in the home we're checking out are not under manufacturer recall. I really got the impression that this company is there for the buyers and potential buyers. read more

We hired Housemasters to do an inspection on our new home in August. We had pointed out some dry wall cracking and some uneven floors that we were concerned about to the inspector. He listed it as settlement and verbally told us it was nothing to worry about. After getting settled and repairing cracks, notice they are coming back. Door ways are slanting and floors getting worse. Contacted a foundation specialist. It is not settlement and our house is sagging due to problems with the main beams. I contacted owner, Tim and told him we were not satisfied after the poor inspection and that should have been caught during the inspection. That was a waste of my time. The house sagging is the 2nd big problem after the furnace went out after their "inspection." Furnace inspector told me "no idea how our house was not filled with carbon monoxide." So, almost $10,000 later, I learned not to ever use Housemasters again. They brag about customer satisfaction, and that is obviously not the case. read more
