I was recommended to Indy Pro Inspection by our realtor. Scheduling an appointment was very easy but the appointments do fill up fast so reach out as soon as possible to schedule! We booked an inspection, radon test, and termite report. Dave M was great and gave a very thorough inspection as well as walking us through all the details and explained everything in detail as first time homebuyers. We received our official report within a few hours and is very detailed. Thank you Dave and Indy Pro. read more

Purchasing a home for the first time is one of the most exciting times of your life. It's also one of the most stressful. I was referred to Indy Pro Inspection Company by my realtor and read many reviews before making the choice to go with them as picking an inspection company is no small decision. The initial call was pleasant and scheduling was done quickly. The red flags were there but I didn't see them. Derek (our inspector) came to the house we planned to purchase earlier than his scheduled time and was already done inspecting the roof on the house and garage when we got there. It was a warm summer day so he was happy to open every window and listen to all of my first time home buyer questions. He openly admitted he would not move appliances but from the issues we are having with the home now, I can clearly see he did not do his due diligence in inspecting the newly renovated house. Our upstairs full bathroom sink has been slow and clogged since before we moved in. It is unusable for my children. He must have only turned it on to run it for a moment because if the faucet is run for more than 10 seconds, it backs up into the sink. I'm not sure how this was missed as it does not show on his report. Our garbage disposal leaks and also was not found to be leaking during his inspection. There is no air vent visible in the kitchen (again, first time homebuyer... I did not think to look for one) but you would think the professional would have. ITS AN UNCOVERED HOLE BEHIND THE STOVE causing moisture build up. I knew he didn't move appliances but air vents are something I believe he should been looking for. The final issue (I've found so far): where the exhaust pipes come out of our furnace, there is a large hole left open directly into the crawlspace where rodents and air are able to come into the home. I'm grateful I found it now before it got cold outside in our Indiana winters but I have to pay to get it remedied as well. Though our inspector was very kind in answering questions, I could not in good conscience recommend them to other homebuyers due to these missed items. read more

We requested a home inspection with a Radon and a mold test. A few weeks ago, Indy Pro did a home inspection on a house we were looking to buy. This was not our first house or home inspection but it was the most thorough and complete inspection I have ever seen. The person that inspected the house was very knowledgeable on all aspects of construction and experienced in his field. As it turned out, we didn't buy the house but Indy Pro will do our future inspections. read more

We very recently had our future home inspected by Indy pro. Carl was our inspector and he did everything I expected and more! We had detailed photos indicating the condition of all areas of the home. We even had the final report delivered to us the same day! His findings were clearly stated and he took the time to explain everything to us in a manner easy to understand. He was very kind, very professional, and quite efficient. Sure it is an expense, but they earned it because the peace of mind this inspection provided is far more valuable to us. I highly recommend Indy Pro, and while I imagine all of their inspectors do a great job, and in my experience, Carl specifically is a superstar. Thank you, Carl and Indy Pro! read more

I initially spoke with Staci Johnson at Indy Pro Inspection Service after a recommendation from our realtor. Staci was extremely helpful and very friendly. The whole process was quite smooth and very easy with her assistance. On inspection day, David Maudlin arrived early to the house and was working on his inspection when we arrived. He was very friendly and answered all of our questions. We received his detailed and thorough report within an hour of his inspection. This is the third time we have been through the home buying process and we have never seen such great work. He has definitely saved us a significant amount of money in future repairs. Indy Pro was hired by a buyer to check my house with finding statement "At least 11 panes in windows has fogging inside the glass from failed thermal seals" Next day, we checked those windows immediately, and it turned out to be water print from the latest cleaning remains on 10 windows that makes window blurred looking if you stand 5+ feet away from them, and only one did have moisture droplets inside the window though. A paper towel is good enough to remove fuzzy from the 10 windows It is costly not only on my side, but also on buyer side who trust Indy Pro a Pro read more

As a first time home buyer I just knew I was going to work a nerve I called Indy Pro and spoke with Staci who helped me get scheduled with Derek S. My husband who thought he was arriving 10 minutes before our scheduled inspection was met by Derek who was already there waiting and ready. I arrived 20 minutes after the appointment but Derek filled me in with all that he had already gone over. Derek was very thorough in explaining what he was looking for and why. Before I could even ask questions he had an answer. I was just amazed as he and my husband walked through the house talking about various things. Such as flooring, ventilation, wiring and so much more. We received the inspection report same day via email. The report was very detailed with pictures and comments. We received the radon test results about 2 days later via email. Overall our experience was painless and informative. I would recommend Indy Pro! read more

I called to have a home inspection because my water bills were so high and I thought I had some type of water leak. I had previously had two other plumbing companies out to look for the problem. They told me I didn't have a leak. I then had my sprinkler system guy out to look at my sprinkler system. He said it was fine. Then I had my water softener company out. They said there is no problem. I FINALLY called Indy Pro Inspection Service, Inc. David Maudlin arrived on time and asked me a few questions. I then showed him where the water stands all the time. It is behind my back patio. He looked at it and took pictures. He checked everything...the sprinkler system, the areas around the patio and then he checked the water meter thinking that be defective. No. It was running, but strangely running all the time, unlike my neighbors. We then went inside and shut off my main water valve and discovered that the meter stopped running. When the main valve was turned back on, but no other water in the house was turned on, the meter immediately started running. It was determined that I have a leak in the slab of my home. I am so happy that I hired Indy Pro Inspectors and Dave Maudlin to find this leak. He was very thorough and wrote up a very thorough report which he emailed to me within a couple of hours. Dave M did my inspection, and was excellent! He was early to the appointment, very professional and cordial, funny, and took time to answer every single question I asked. Dave was extremely thorough and fast. He was like a surgeon moving through the house, and I don't think there was a single foot of the property he didn't look through and advise me on. At the end he gave me a folder filled with very helpful documents explaining what all the items and topics he told me about meant, which was extremely helpful as this is my first house and don't know any of this information. Within a few hours of the appointment he had all of the report details emailed to me, with the results of the radon test. The summation document was extremely thorough and easy to read and understand. It provides a wealth of information for moving in and knowing all of the potential things to repair, replace, and keep an eye on in the future. I would absolutely use Indy Pro Inspections again, and can't speak highly enough of Dave's work today. A+++ read more

Derek Speelman was the Tech who did the inspection on my house before I bought it. He was on time, professional, organized, clear, friendly, on task and thoroughly went through house to make sure all was in order. He identified a few things that needed to be tended and they were and I really appreciate how he didn't hesitate to go into attic or under the house. He left entire space clean and tidy and he was wonderful and patient in communicating with me. I am deaf and he wrote down everything he couldn't show me on laptop for clarity. It was great to be kept in the loop. I highly recommend him and his company. read more

I called Indy pro and needed an inspection done for work a contractor performed. From the start of the process, Staci helped to make the inspection fit the timeline I was looking for. Next Dave came out to do the inspection. I can't say enough good things about Dave. He was on time, thorough, and extremely knowledgeable. Dave quickly spotted errors in the work that the contractors performed and explained to me how it would need to be fixed and why it was done that way. He also talked me through everything he saw to ensure I understood fully each item on his list. Lastly we walked through the report together and I had a copy within 2 hours of the inspection finishing! Derek is a great inspector! He has inspected two homes so far for us. He is very thorough. He takes the time to explain what he finds as he goes. Can I just say wow? The home buying process is stressful enough, but worrying about whether or not you've made the right purchase can haunt you for years to come. Scheduling was incredibly simple, and I was surprised how Indy Pro Inspections found a time that worked for us and took the planning in their own hands. Upon arrival 10 minutes prior to our appointment we were pleasantly surprised to see a marked van already empty with our inspector Carl already taking in the exterior of the home. Over a 2.5 hour visit, Carl not only checked off the areas of inspection, but he also led my husband around and explained various items, and how to prevent such damage from occurring in the future, what maintenance to perform, etc. Within an hour of our completion, we had a full, detailed, cohesive report that was very professional and tackled every concern. As my husband and I are both engineers, it was nice to see a company who was just as detailed as we tend to be in our areas of expertise. We're not planning on buying another home any time soon, but we'll certainly go to them in our future and recommend to our friends! Thanks again! read more
