I was referred to Indy Pro Inspection Company by my realtor and read many reviews before making the choice to go with them as picking an inspection company is no small decision. The initial call was pleasant and scheduling was done quickly. The red flags were there but I didn't see them. Derek (our inspector) came to the house we planned to purchase earlier than his scheduled time and was already done inspecting the roof on the house and garage when we got there. It was a warm summer day so he was happy to open every window and listen to all of my first time home buyer questions. He openly admitted he would not move appliances but from the issues we are having with the home now, I can clearly see he did not do his due diligence in inspecting the newly renovated house. Our upstairs full bathroom sink has been slow and clogged since before we moved in. It is unusable for my children. He must have only turned it on to run it for a moment because if the faucet is run for more than 10 seconds, it backs up into the sink. I'm not sure how this was missed as it does not show on his report. Our garbage disposal leaks and also was not found to be leaking during his inspection. There is no air vent visible in the kitchen (again, first time homebuyer... I did not think to look for one) but you would think the professional would have. ITS AN UNCOVERED HOLE BEHIND THE STOVE causing moisture build up. I knew he didn't move appliances but air vents are something I believe he should been looking for. The final issue (I've found so far): where the exhaust pipes come out of our furnace, there is a large hole left open directly into the crawlspace where rodents and air are able to come into the home. I'm grateful I found it now before it got cold outside in our Indiana winters but I have to pay to get it remedied as well. Though our inspector was very kind in answering questions, I could not in good conscience recommend them to other homebuyers due to these missed items.

We had not seen the property in person, yet he was very honest in letting us know that the condition of the house did not warrant a full inspection, and stated that he did not want to charge us the amount of his original estimate. He did a thorough walkthrough with us by phone and clued us in on foundation cracks and moisture (potentially mold) issues that we would have otherwise been unaware of. He also provided high resolution images that helped us to see what was going on that the seller or contractors did not tell us about. Although we lost our earnest money deposit--as apparently Indiana law does not currently require sellers to be honest in their disclosures, we learned a big lesson and saved ourselves the headache of buying a house that was more of a lemon than we bargained for. We will definitely use Chris' expertise in the future and fully recommend him to the community.

    I highly recommend you look elsewhere…read more They failed to report two conditions that were plainly visible from accessible areas. One was a sewer cleanout penetration in the foundation block that was left completely open, an obvious bulk-water path (daylight visible from crawlspace) which led to structural rot. The other defect was a large portion of the tall end of the attic where cardboard was used in place of sheathing, which now I have bugs, moisture, and repairs to deal with. After finding these issues I reached out to them. My experience with management after that was in my opinion, a case study in avoidance, blame-shifting, and zero accountability. On the phone I was told maybe it "washed out later," that things were "nearly completely obstructed," and that there was "garbage and shrubs blocking the view." None of those limitations were documented at the time of the inspection at those locations. Then came the kicker: they offered me a refund, but only on the condition that I sign a broad gag/confidentiality release that restricts honest public reviews and complaints. Of course I didn't accept that, I offered a narrow, non-gag release. They declined. This isn't about "finding every problem." It's about reporting obvious, visible defects or clearly stating specific access limits where you didn't/couldn't inspect at the time, not AFTER the fact. The company's posture felt smug, adversarial, defensive, and accountability-averse. If you value professionalism, accountability and transparency, consider this experience before choosing an inspector. My opinion: a professional inspection should either report visible, readily accessible defects or document specific limits where they could not. That didn't happen here. Their response with after-the-fact excuses and the insistence on a gag release felt smug and dismissive, not customer-focused. They got really creative with the colorful excuses, Brad (management I'm assuming) tried telling me that the sheathing was actually "underneath the cardboard", despite my pictures showing otherwise. He also said "we don't have our guys get involved in any of the mud in the crawlspaces". This was not a flooded or particularly muddy crawlspace. I heavily regret having gone with this company. I filed a chargeback with my bank. I'm happy to share photos and emails with anyone considering using them.

Having a good inspector is very important to understand and to learn about the property in question as it can uncover some serious issues with the house, help negotiate a better deal, or simply provide peace of mind. I researched a few different companies in the area and decided to go with Security Home Inspections. The office staff was very responsive and answered all my questions. From the price perspective they were not overly expensive, but weren't the cheapest either. What's also convenient, they do radon, infrared, and sewer cam (some other firms don't and you have to schedule multiple inspections with different people) and we actually uncovered some tree roots in the sewer line before closing, which helped us negotiate. Overall, our inspector was punctual, friendly, and thorough. He invited us to look at every issue he had found and explained how severe it was and what needed to be done in order to remediate it. Our report was done the next day and as a bonus we got the appliance recall subscription. All in all, I'm happy I went with Security Home Inspections and I feel more confident about our home purchase decision. I'd definitely recommend this company to anyone in the area.

They responded to my message in a timely manner, answered all my questions and they weren't pushy about getting their services. I have a new build so when it was finally time to hire an inspector I decided to go with MC2. So glad I did. They were reasonable and the inspection took about 3 hours. It was a smooth process and Greg, my inspector, was awesome. He was VERY picky (which I love) and he pointed out things that I wouldn't have seen. Please do NOT purchase a home without getting your own inspection done (IMO). Greg was very professional, he came in with footies and he had the report done later that night filled the pictures, notes and suggestions. It was definitely useful when I did my walkthrough with the contractor. Building a new home is already stressful but MC2 made it a little easier. Thank you for all your help, it's appreciated.

I called to schedule the inspection the day before Thanksgiving and Mike answered right away and told me they had availability the Friday after Thanksgiving (quick turnaround!). Mike also encouraged me to attend the inspection since I could ask any question I wanted and really get to know the new home I was purchasing. Jeremy was such a wonderful inspector. I almost consider him more of a consultant than an inspector! He knew SO much about everything in the home and gave me recommendations about everything I was unsure of. I received a detailed report with pictures of the home the same day. I cannot recommend MC2 enough, thank you for such a wonderful experience!
