I highly recommend you look elsewhere. They failed to report two conditions that were plainly visible from accessible areas. One was a sewer cleanout penetration in the foundation block that was left completely open, an obvious bulk-water path (daylight visible from crawlspace) which led to structural rot. The other defect was a large portion of the tall end of the attic where cardboard was used in place of sheathing, which now I have bugs, moisture, and repairs to deal with. After finding these issues I reached out to them. My experience with management after that was in my opinion, a case study in avoidance, blame-shifting, and zero accountability. On the phone I was told maybe it "washed out later," that things were "nearly completely obstructed," and that there was "garbage and shrubs blocking the view." None of those limitations were documented at the time of the inspection at those locations. Then came the kicker: they offered me a refund, but only on the condition that I sign a broad gag/confidentiality release that restricts honest public reviews and complaints. Of course I didn't accept that, I offered a narrow, non-gag release. They declined. This isn't about "finding every problem." It's about reporting obvious, visible defects or clearly stating specific access limits where you didn't/couldn't inspect at the time, not AFTER the fact. The company's posture felt smug, adversarial, defensive, and accountability-averse. If you value professionalism, accountability and transparency, consider this experience before choosing an inspector. My opinion: a professional inspection should either report visible, readily accessible defects or document specific limits where they could not. That didn't happen here. Their response with after-the-fact excuses and the insistence on a gag release felt smug and dismissive, not customer-focused. They got really creative with the colorful excuses, Brad (management I'm assuming) tried telling me that the sheathing was actually "underneath the cardboard", despite my pictures showing otherwise. He also said "we don't have our guys get involved in any of the mud in the crawlspaces". This was not a flooded or particularly muddy crawlspace. I heavily regret having gone with this company. I filed a chargeback with my bank. I'm happy to share photos and emails with anyone considering using them. read more

Buying a new house is a stressful time, especially in 2020-2021. You want to make sure you're making a good investment and the right decision. Having a good inspector is very important to understand and to learn about the property in question as it can uncover some serious issues with the house, help negotiate a better deal, or simply provide peace of mind. I researched a few different companies in the area and decided to go with Security Home Inspections. The office staff was very responsive and answered all my questions. From the price perspective they were not overly expensive, but weren't the cheapest either. What's also convenient, they do radon, infrared, and sewer cam (some other firms don't and you have to schedule multiple inspections with different people) and we actually uncovered some tree roots in the sewer line before closing, which helped us negotiate. Overall, our inspector was punctual, friendly, and thorough. He invited us to look at every issue he had found and explained how severe it was and what needed to be done in order to remediate it. Our report was done the next day and as a bonus we got the appliance recall subscription. All in all, I'm happy I went with Security Home Inspections and I feel more confident about our home purchase decision. I'd definitely recommend this company to anyone in the area. read more

I would recommend that anyone looking for a thorough home inspection go through anyone else but Security Home Inspections. I contacted Security Home Inspections in March to inspect a home I was looking into buying. I paid for every inspection service they offered because I wanted to make sure anything that could be caught was caught and that we got the most thorough home inspection possible. My wife and I are having our first child and I do not have the time nor the money to flip a house we move into. From the jump, as soon as I got my report back I noticed that there were glaring issues. The inspector failed to call out that none of the shutoffs for any sink and toilet were corroded and would not turn. The kitchen sink's hot water shutoff was actively leaking. He said that I had downspouts on each corner of the house that fed to city sewage (they absolutely were not). I had windows that were boarded up and paneled over in a finished basement on the exterior of the home. One of the windows was broken and had wire fed through it. They did not mention this at all on the report and were defensive when I asked them to add it. They didn't peek above the drop tile ceiling in the basement to inspect anything because they 'do not touch ceiling tiles'. The kicker however and the biggest miss was the fact that they missed signs of foundation damage and a concealed crawlspace on the north end of the home that I had to find myself after moving in. This crawl space was in such disrepair that my wife and I are going to have to spend thousands to repair; mold, disconnected air ducts, and water that seeps through the walls when it rains. While the access panel was concealed and paneled over in the basement, there were signs of it being there like air vents on the exterior of the home and cracks in the garage floor that should have indicated there was a space below that needed to be circulated and that the north corner of the home was seeping into the ground. However, they did not take the time to look into it long enough or thorough enough, and now my wife and I will pay the price. I reached out to them about all of these issues I found within a month of moving in and they completely ignored my email. Avoid this company at all costs. They do not hire experienced inspectors and you will pay the price for it. read more

Security Home spotted multiple issues to be addressed prior to closing, including one structural concern. Our builders did an excellent job, and concerns were minimal, but Security Home were thorough and dogmatic. The builders were receptive to all suggestions - a clear sign the concerns were valid. This company is terrible! Do not rely on them to do an inspection because you will be disappointed to say the least. I didn't even mention in my last review that there were buckets in the attic catching the water drips from the roof! Security Home Inspection either never looked in the attic or they did look and just failed to inform us properly. We ended up having to replace our roof a few months after purchasing our home. We should have been informed that the roof had leaks so we could have negotiated the purchase price with knowledge of a bad roof. When you pay a company to do a home inspection.... that company should properly inspect the home. There are lots of home inspection companies... choose a different one! read more

TERRIBLE!!! They allowed me to pay for a septic system inspection but couldn't perform it X 2 because the inspector stated he couldn't open it. Addressed it with the seller, when I paid for the reinspection he again stated he couldn't open it. Guess who opened it herself 2 days later (I'm 48 with fibromyalgia and still dug it out)? The operations manager couldn't be bothered to care, she stated that the fine print says they may not be able to open it. Nothing about not really trying. I hired Security Home Inspections to perform an inspection of a home that I purchased. They missed a significant structural issue in an area of the roof that ultimately cost me a few thousand dollars. In fact, the inspector misdiagnosed the issue and said that it was properly repaired. After seeing significant sagging in an area of my roof, I contacted four different roofers to provide an estimate to fix the issue. Each roofer indicated that something like that should be caught by ANY INSPECTOR! When I contacted Security Home Inspections to make them aware of the issue, the Operations Manager refused to return my calls. It took 1.5 weeks to get someone on the phone and they refused to help me. They were difficult to work with and I would not recommend them to anyone. Go somewhere else. read more

Inspector did not secure the Crawl Space door and I could have had an animal get in my Crawl Space. I was able to find that the door had not been secured in time. The inspector said my sump pump was not working. I tested the sump pump about a week ago and it worked great. I would not hire this company. On my day off today, Tuesday, November 1, 2019 I went in the Crawl Space to verify Inspector Gadget information. I found that the check valve was disconnected from the pipe (was not that way a week ago), I reconnected the check valve and poured two buckets of water in the pump, worked perfectly. Checked the float on the pump and someone poured water in to test it, but did not put water above the float. It is not possible to test the pump unless you pour enough water in the pump. Not sure exactly what is going on here, looks like Inspector Gadget does not know what he is doing. read more

Generally seemed to be very thorough and provided explanations throughout the process. The inspection reports were well done easy to review. The coordination of the inspections with the builder for the first two inspections were out of sync with the builder. For the first, the basement floor had already been poured prior to the inspection preventing the ability to review the installed plumbing. For the second, the builder had not yet completed the plumbing and electrical making for a wasted trip that had to be rescheduled. read more

This company came to our home. Most contractors who come to your home are respectful of the house and it's furnishings. When we returned after they left we found that they had pushed multiple chairs away 2-3 feet from the walk and left them there. One bar stool was left in the middle of the kitchen. They left insulation that fell onto the floor from the attic without sweeping it. They left lights on that we had not turned on, and perhaps the worst is that they closed our previously open chimney flu without telling us. We discovered this after starting our gas fireplace and letting it burn for a time with the flu closed. read more

We had Security inspect a home for us in November of 2014. Setting up the appointment was easy and appeared to be well done. However, the inspector was rude. He took his time and did a good job but was unprofessional. He tracked items into our new house staining the carpeting. He also did not put blinds down or other items that are simple to do. When we revived the inspection report it was good but extremely nitpicky. This upset the sellers. Some things like leaves in the gutter was reported as a "must fix item." The seller told us that it took him 2 minutes to fix the problem. Also the inspector told us the house mostlikely had mold but did not simply a water stain from 10 years ago. read more

Hired them to do an inspection on a home I was buying. There were no major red flags; lots of nit picky things like the other reviewer mentioned, so I bought the house. Four years later when I need to sell the house, the buyers hired them to do an inspection as well- by coincidence. THIS TIME THEY FOUND THE HOUSE HAD NO SEPTIC SYSTEM! While in my report everything was fine. Long story short, I lost the sale of my home, was told by the health dept that the house was uninhabitable and would be fined if I lived there, and had to hire an attorney to get easements signed by my neighbor so I could become compliant!!!! I had to move in with family and have my mother pay $14000 for a new septic!!!!!!!! They will not even entertain that they were wrong and stopped answering phone calls. I hope that no one ever has to go through what I did with them. At one point the health dept told me it was easier to abandon the house and let the bank foreclose on it. If they would've done the job I paid them to do initially, I would not have been in this situation. They guessed on major components of the inspection. BEWARE! read more
