And their service exceeded my expectations completely. I needed to book inspection really quick, and when I contacted them they came back to me with a quote right away, and their email was very informative and thorough so I had a very good understanding on what I needed to do and what to expect. They were able to inspect the house the next day which I was impressed with. He was there early in the morning and was done with it when I arrived there for the consultation. He explained everything thoroughly and answered questions I had, and I thank him for catching signs of roof leak and some other minor stuff as well. Very thorough. He also prepared the report for me a few hours after that and this helped me tons to get the process move forward to beat my aggressive timeline. I am very satisfied with their professionalism!!

He lived up to my expectations and more! Joe was not only responsive, but as a first time home buyer he explained many of the construction steps and processes to me in a manner that I understood. He followed up with me regularly to ensure I was able to proceed with the pre-drywall inspection...I was very grateful for his timely communication. After he completed the inspection and emailed me the report, he called and spent quite a bit of time on the phone with me, answering all my questions and explaining his findings in detail. He actually found evidence of a plumbing issue which was dismissed but later found to have caused a major leak (fortunately it was repaired prior to closing). I couldn't have asked for a better inspector. Joe is absolutely the best!

So, as the seller in this inspection, I am going to address things that should be mentioned, for…read morefuture buyers. The buyer arrived, he seemed to try to talk her into leaving early, and "she did not need to stay for inspection". This was alarming to me, as any new home buyer should stay. He had also sent her the wrong inspection report, earlier that morning. Told the buyer it was flipped house or maybe an estate sale. And we probably put a cheap roof on it since it was new. The house has been owned by us for the last 5 years. No one seemed to be informed, apparently. The new roof in fact is a 50 year Owen's Corning. Sent receipts for that new roof. Outside inspection was literally a QUICK walk around. No true inspection, he "visibly" inspected a BRAND new roof from the ground, stating it had damage. Even though he stated areas of the roof could not be seen from the ground. Roof was reinspected by installer with no issues. He mentioned none of the windows would lock or close. I sent pics to the realtor; all the windows locked and closed fully. The REAL issue was this man left the some of the windows OPEN in January, in negative temperatures. He also left several doors unlocked. Luckily, we had someone check the home-and we got the windows closed after he left. HE only crawled into the crawlspace hole. Did find a drain leak, that we fixed. But put in his report, the duct work was too low and should all be replaced to make crawlspace accessible. Also, told the buyer he recommended a sump pump. Had he actually inspected the crawlspace-he could have tested the pump under the house...please keep in mind-my husband is 6' and about 250 lbs; he has been under that house a thousand times with no issues. He then crawled out and brushed the dirt off his clothes in the kitchen. Said the attic was sealed with a wood board over it and recommended a repair/larger opening. Had he gotten his ladder, he coulda moved the board over and inspected the attic. It was inspected before the roof went on. It is a scuttle attic, built in 1967. We have also, been in the attic, when the home was purchased originally and a new bathroom vent fan was installed. Said the windows outside needed caulked. Well, that was done at time time roof was put on. He should have looked a lil better. It was pointed out by our inspector. Stated in inspection, he did a septic flourescence test. Can confirm it was like 11 degrees, and no such test was done. Also, recommended servicing septic, but it was pumped in June. He didn't bother to open the service lid. We also sent proof of that to buyer. Told the buyer the smart thermostat was not compatible with system. It was installed professionally in 2021. This was stated, bc he could not find the emergency heat setting on the thermostat. I did take a video of the settings, and forwarded that on for the buyer. Keep in mind, we did repair the items the buyer asked for. We did verify the windows lock. We changed out a dryer vent that had a hole and a broken toilet lever, that he did not catch. We fixed a couple cosmetic issues like some caulk around some casing we missed and adjusted a lazy susan in the kitchen. I am leaving this review not bc we are upset as sellers, but as info for a potential buyer. IMO he was a lazy inspector, our initial inspection of the home was much more thorough-less speculative.

After seeing my girlfriend's home inspection report, it was apparent that my inspection was lacking. This all became glaring when I was investigating the HVAC in my recently-purchased home. I had asked my inspector to pay special attention to the upstairs HVAC, since I noticed it got very warm on hot days. Upon removing the register on 2 of the 5 vents upstairs, I found that they led to nothing--just a slab of drywall from the ceiling below. The ball was dropped on an area we had agreed to put particular focus on, and I worry about what else was missed.

The day of the inspection the inspector was early and getting set up before the start time. Our inspector, Lisa, was very detailed and went through the house and took photos and noted areas of interest. The process took about three hours which was well worth of our payment. The inspection report was detailed and well laid out. They also offered a complimentary service of switching out the utilities to our name. I would recommend this company to anyone who needs an inspection completed.

We had not seen the property in person, yet he was very honest in letting us know that the condition of the house did not warrant a full inspection, and stated that he did not want to charge us the amount of his original estimate. He did a thorough walkthrough with us by phone and clued us in on foundation cracks and moisture (potentially mold) issues that we would have otherwise been unaware of. He also provided high resolution images that helped us to see what was going on that the seller or contractors did not tell us about. Although we lost our earnest money deposit--as apparently Indiana law does not currently require sellers to be honest in their disclosures, we learned a big lesson and saved ourselves the headache of buying a house that was more of a lemon than we bargained for. We will definitely use Chris' expertise in the future and fully recommend him to the community.

I've had another home inspected recently by a competitor, Jonathan was in a totally different league. His report isn't just a book filled with pictures, he takes the time to type out the issues & he doesn't just copy and paste. I am in the process of accumulating rental properties in the area, all of which were built in the 1940's. Going forward, I am trusting Jonathan with the due diligence for all of these properties. I used the most recent inspection report as a checklist for my HVAC work, plumbing & also for my GC to get things done. He really does a good job breaking things down & annotating.

Home inspections are a rough gig, I think. People are relying on you to go over an entire house in…read morethe space of an hour or two and find everything that's wrong. But the possibility of missing a thing or two is always there. It just matters if you miss little things or big things. So rather than focus on how much was caught or missed, I'll say they caught enough. And they were very friendly, on time, and happy to answer questions and work with us.

Had the inspector taken a little more time to investigate these items, the report would have been much more accurate and reliable. An inspection report carries a great deal of weight in a real estate transaction, and it's important that findings are both well-supported and presented in the proper context. Unfortunately, this report created unnecessary concern and confusion. I would encourage more attention to detail and a more balanced approach before recommending this service.
