If there was a minus 10 I would give them that. I have been a Realtor in my area for more than 10 years now. We have a Facebook page for our local Realtors. You should SEE the negative reviews! NOT ONE POSITIVE REVIEW FROM ANYONE!!! I recently had a lisitng in Oakley that the buyers agent had inspected from Home Guard. Mind you we already had a CLEAR SECTION ONE from another company.... Home Guard came in and found $1300 worth of section one repairs to be done. I hired two seperate LICENSED contractors to come out and do the work Neither one could find work to be done. I called HG on it, they never returned my calls. They would not issue a clearance unless they did the work. So in essence we were being extored by them to the tune of $1300. To do work that did not need to be done. Eventually I called Bongiorno Termite out to do a reinspect. They did so and repaired the ONE section one item they found the same day they found it. They charge $230 for the repair. Home Guard would sitll NOT issue a clearance. The man from Home Guard, whose name I can't remember, came out and was ENRAGED that someone else did some of the work they had called for. He then took a SCREWDRIVER and dug into the badger rafter in the front of the house (he is supposed to use an awl) damaging the rafter to pull out perfectly good pieces of wood and shoved it in the face of the homeowner saying "SEE! DRY ROT!" Mind you, this is a very strong man and he had to DIG and GOUGE to get that wood out. I would never ever ever let them on one of my listings again and in fact will be borrowing an addendum from fellow Realtor Nicole Caballero to cover my clients best interest. I just realize that there are so many negative reviews (one star reviews) here. I wish I read them earlier so I can avoid using homeguard. Now, I really regret of choosing homeguard. Here's my true story. Please learn my lesson!! ================== I'm a first time home buyer and I know very little about house in general so I naively hope there is an experienced specialist who can guide me when I buy a house. Instead, what I learned is that homeguard didn't do their job right (giving me an inaccurate report). My agent recommended HomeGuard for the home/termite experience, so I ordered the inspection before buying the house. At the day of inspection, they (Oscar Fregoso and a gentlemen he is training) are 40 min late and the entire inspection took 2 hours! The report suggests the house is in a good condition in addition to some very minor improvements. However, after purchasing the house, at the time we are painting the wall and installing the flooring, we realized the AC unit is broken! Here're some facts: 1) No one lives in this unit between the inspection day and now (about 1 month long in between, eating the loan takes about a month). The seller didn't live there, and I didn't move in yet, therefore, the condition of the AC reflects to the day of inspection. There is no way that the AC will break in 1 month when no one is using it !! 2) I'm not paying the inspector to train a new employee. When it happens, then I expect the inspection should reflect the highest standard of their work. 3) There is no words in the report that accurately state the condition of the AC. The duty of the inspector is to report accurately on the condition of house (including AC since it is a fixed unit in the house), and that allows the me (the customer) to make decision on whether I want to buy this house or not. 4) After complaining, HomeGuard sent Oscar Fregoso and the gentlemen in training back this morning. I originally espect the company to sent another team to re-evaluate the work (so it will be unbiased). However, the company sent the same guy back, and of course, they said, there is nothing wrong with their report! Gosh! how can I trust his words again? of cause he is not going to claim his own mistake. 5) So I called HomeGuard and talk the manager (the VP, Curtis). He kept telling me that they are not responsible for this. He has been arguing with me that the inspector was following the procedures. So... If the inspector is following the procedure, then there is a serious problem on how they inspect the house in general. Customers don't care how you do the job, we care whether you can do it right. If there's a latent defect of a fixed unit of the house, the inspector is responsible on pointing it out. The sole purpose of getting a home inspection is to guide the buyer to make the right decision. When their work fails to do this, they are responsible for the repairing, not the buyer. And clearly, they are not helpful on this at all. Hope the above can be informative and help you make the right decision on whether you should chose homeguard. I will never use homeguard again. My agent and and other real estate agents in her company will never use homeguard again. Making an appointment was easy and they took my credit card information over the phone. The inspectors were professional and knowledgeable. They explained their visual inspection in layman terms and recommended easy fixes for some of the problems. I asked the inspectors whether I should write them a check or let them charge my credit card. They told me it didn't matter either way so I decided not to write them a check to avoid an accidental double charge. But then I got a bill for $80 higher than the estimate because I didn't pay "at the time of inspection." I would avoid these guys; if they were willing to do this I suspect they do other shady practices. Update: After reading this post Homeguard refunded me the $80 bucks and said it was a misunderstanding. I appreciated the gesture but felt that it wasn't completely genuine. After spending hundreds-of-thousands of dollars on a house, $80 is nothing but it still rubbed me the wrong way. On a separate note, do not act on a realtor's recommendation for home inspectors. They are not always objective. The home inspector should work directly for the buyer. read more

We purchased policy last July . Used them 3 times so far. They repaired my heater, replaced my water heater and serviced my dryer Policy works really good for me at least for now. Do not use these people for your home inspections. The reviews/inspections vary depending on who you have assisting you or randomly selected by goodness knows. We were in the process of purchasing a home in Newark/Fremont are and we also were selling our current home in Tracy. So we had two different groups of HomeGuard associates to assist us. For our home in Tracy, the guy was so thorough, counting all the light bulbs not working, cracks in the wall, an a chipped tile on our roof seriously. After all that, the cost to them reparing our house was only $800... goes to show you how nit-picky these people were about some of the things we needed corrected. Fine. For peace of mind we would pay for it. Then coming to the home we were about to purchase in Newark. We were to receive the inspection report no later than the following day, we did not receive it. Our realtor had to call to chase down our inspector to be told that the guy had checked out on vacation. The scarambled to find him or someone to give us the report and when we review it, they gave us the wrong report. It had pictures of someone else's home and a staircase.. we are a single story home.... imagine that.. Then during their insepction they failed to mentioned that the garage door did not work proper, the light bulbs were out in all the rooms, the roof tiles are missing on one whole side of the house, the ceiling fan was not working, and the vents in the bathroom do not work. HOW do you MISS that????? That is HUGE.... and mostly very obviously .... Can you see what i mean about varying inspections.... Luckily for us, we really love the house and our agent was kind enough to get us a house warranty that helped pay for said damages listed above. If anyone suggests that you use HomeGuard for your inspection, please be cautious. You have been warned! read more

Homeguard sells you on their all in one approach. Roof, termite and home inspection for one price at a discount....but remember most discounts, especially when they sell that discount hard is too good to be true. First off, my client was a first time home buyer. The home inspector was late. Home guard calls and says he will be 15 minutes late, turns out he's 30 minutes late and my client is taking off work for the inspection. I did not get an apology call. The killer is the roof inspector did a roof report. But they neglect to tell you that the roof inspector is not a licensed roofing contractor and if the home needs a new roof, they can not give a quote for a new roof. if you have a short inspection time period, you may not have time to get a price quote to negotiate with the seller. I would not spend money here. Inspections were completed with line items and pictures not matching on the report. The company made the mistake and did not own up. Tried getting in contact with Curtis "Senior Vice President"and he said he was too busy to talk and in a meeting. Invoiced us and overcharged us and on top of everything - added a late fee. Our realtor uses their company quite a bit and our realtor requested a fix. Curtis didn't budge. We ended up paying for the purpose of moving on. Don't spend money here. read more

Don't understand why Realtors get their clients to overpay for a comic inspection.... for over 10 years in business had not ever seen such unprofessional, money bagging inspection. Termite inspector wrote some items in the report that should be an informational item or further inspection, not a section 2, especially because it doesn't concern any wood members directly. They would like you to hire them to pay $95 per hour. How many master degree and PHD graduates do you know that earn $95 per hour? 2A. FINDING: The rain gutters and downspouts appear to be leaking and/or clogged. Clean and/or repair the gutters or downspouts as it is difficult to estimate the amount of time to perform this repair it will be done on a time and material basis at $95.00 per man hour plus materials. RECOMMENDATION: **********(SECTION 2 ITEM)********** Next funny thing was: 2C. FINDING: Minor stress cracks were noted in the exterior stucco as indicated on the diagram. Seal all cracks that are wider than 1/16 of an inch with a exterior grade paintable sealant. If HomeGuard has supplied a bid for this item it does not include paint. RECOMMENDATION: **********(SECTION 2 ITEM)********** even a school boy knows that stucco doesn't protect wood from moisture and, as any concrete based material, absorbs it. The water resisting barer between stucco and wood that actually protects wood. So, these guys are running after money using any possibility. They caused our transaction to fall apart because buyer had decided that the house will completely rot in a year or 2. This company is not commendable. We bought our home 2 months ago and since then due to "home guard incorporated" inspection. Things have been breaking or going bad ever since and the inspectors missed So many things that once we called out proper people to do inspections on the items they said whoever inspected these did a terrible job. And missed dangerous fire hazards. And once I called home guard about my warranty I purchased they basically told me due to a fine print technicality it's not covered under warranty. But they too were concerned about the inspection so they told me I should call that department and complain only for the inspectors to tell me I'm wrong and they did a good job, sorry there's nothing we can do. Had they just did a good job to begin with I could have added these problems into my negotiations when purchasing the home. I understand the inspectors are under a sister corporation by the same name but home guard did nothing to put them in place and also after reading the fine print under their contract I've come to the conclusion that basically nothing that can go wrong in my house due to life expectancy and faulty Inspection will be covered even though we were assured it would. We got the coverage just in case in the first year we found that the previous owners were hiding issues and low and behold that exact thing happened only for nothing to be covered by warranty. Don't get your inspections by these people, don't get your warranty by these fine print cons and don't let them have anything to do with your new purchase or you current home. read more

On advice my realtor, I hired HomeGuard to do an inspection of the house I was purchasing. I saw all the mixed reviews but I went forward still since we had a short escrow and needed someone to come out as soon as possible. They came out and inspected the home but later I found out they had missed items that should should have been captured in the report. For example, after the purchase was completed and we were moving in, we found mold under one of the bathroom sinks. This is something that should have jumped out right away and should have been included in the report. I understand they don't do mold inspection but at very least, they should had included and recommended an expert to come and take look even though it was clearly obvious that it was mold. Same bathroom had leaks from the piping and was visible once you opened the cabinet door and ran the water for few seconds. Again, this was not included in the report. Another major issue that we now have to deal with is loud banging sound coming from the bathroom pipes when we run water followed by a drip sound. Again, this should have been captured and we would have made the decision to purchase the home accordingly based on the findings. Now we have to deal with expense of having it checked out and since the pipes are between the walls as well as 1st and 2nd floor, more likely have to have them ripped out to have them fixed. I have worked with other inspection companies before when I was purchasing homes and compared to them, HomeGuard is not very through. read more

I have no idea how this company is even able to legally operate. Their "warranty" service finds a way to avoid paying for anything that you call about. I bought a home that had a hydronic heating system, which is essentially a furnace and water heater in one. I had never seen a system like this before, so I wanted to make sure that it was covered before I paid for the home warranty. I took photos of the system and sent it to their sales reps in advance, who assured me in writing that they covered it. I also had HomeGuard do the home inspection itself, so they had plenty of time to view and inspect this thing. Well, it breaks down over Christmas in the middle of winter. So I have no heat, but I do have hot water. So I call HomeGuard since I know I'm covered. They say they're going to send out a tech to get it working again. Great, I say. So the guy comes out, he doesn't look like he's old enough to buy beer yet and I take him to the unit. He says "this is a water heater, not a furnace." Not a good sign. I say "it is a water heater, but it also runs the furnace also." He looks at me like I'm a moron and tells me that's not possible. So he climbs up in the crawl space to find the elusive furnace. After about 20 minutes, he comes down and admits that it does, in fact heat the house. He's never seen one of these before. Not a good sign again. So he starts taking the thing apart, which is a little concerning to my untrained eye since he just admitted never having seen one before, but what the hell do I know? He tinkers around for a while, calling some Sr. teacher at WyoTech or something, before finally throwing his hands up and saying that he has no clue how to fix it, so he's going to call HomeGuard ("HG") and let them know. OK, I say. So he leaves. Well, somehow, in his tinkering, he has now managed to kill the hot water too. Wonderful. So I wait a day for HG to call me. No word. So I'm without heat and hot water in December, so I call them. They say that they do not have anyone who can work on them and put it on me to find someone who can, and they'll pay. OK, I say, and begin my search. I literally called a dozen different heating/air/plumbing companies and nobody knew how to work on them. Well, eventually I find one. He comes out and says to me "look, I can probably get this thing working again, but it's going to be putting a band aid on a gunshot wound. This thing needs to be replaced." So I get a quote to replace it and send it to HG. No my everlasting surprise, HG now says "oh, we don't cover these types of units." I'm sorry, what? I asked your home inspector AND your sales rep and they both confirmed that it was covered. I have it in writing, I tell them. And then begins the back pedal. "Let us check and call you back" (I've now gotten to Wendy, the boss in the home warranty department, God save any of you who end up here). Another day goes by, no call back. It's New Years, 10 days into cold showers and no heat in 30 degree weather. So I call Wendy back and she says they cover it, but only up to $1500. I ask her if she is familiar with the cost of either a furnace OR a hot water heater. $1500 would not cover either of those items, let alone both. Tough luck, she says. So I ask to go over her head. Apparently that's the owner. But the owner isn't available because he just had a baby. Well good for him, does he have heat and hot water in his home for his new baby? Because I don't. Days later, after I explain that I am in real estate and will personally make it my mission to make sure that every Realtor within 50 miles learns how shady they are, they finally offer me $3,000 to go away. I'm so tired of freezing cold showers and space heaters that I give up and accept this paltry sum. $8,000 later, I replace my furnace and hot water heater. This was a far cry from their sales material which said I wouldn't pay a dime except for the initial inspection for anything that broke. Fast forward 10 months and my gas fireplace line will not stay lit. So, much to my chagrin, I call HG. And wouldn't you believe it, they tell me that they won't cover it because I needed to have it inspected out of the gate in order to be covered. I tell them that it was inspected, by them. Then they say that they only cover gas lines. I tell them that it is the gas line. Then they say that they reviewed the home inspection (that they did) and that the fireplace wasn't inspected. Why not?, I ask. "Well, you have to ask our sister company, they do the inspections." Does it really matter what their answer is? Is there any answer they will give that will have you cover it? "Nope. You can speak to my supervisor on Monday though, Wendy." Wonderful, round two with Wendy is up next. The home warranty people blame the home inspector people and vice versa. All while those of us who have paid both of them $1000+ for an inspection and warranty get screwed. Stay away from these crooks. read more

I've come back to edit this review based on recent communications with Homeguard. It's apparent to us that the company has high standards and really cares about the satisfaction of their customers by their proactively contacting me to inquire about more details of a recent home inspection. the company did not ask me to change this review and they were very diplomatic and sincere in wanting to improve their image. Hence, I have upgraded their rating as well. We think it would no be fair to for us to continue with a bad review due to one inspection gone wrong (in our opinion). I'll also say that as a buyer of a property, it is desirable to find as many issues with a home as possible, regardless of severity, yet it sometimes scares buyers, and a seller like me has to scramble to calm nervous buyers about the minor issues that arise. My hope would be that ALL home inspection companies come up with a rating system like (1 to 10) for each issue they find and rate issues according to their view of importance. This will help a seller and buyer determine what really needs to be done. Example: maybe a rating of 8.,9, or 10 could mean a serious issue, while middle numbers are suggested but not a threat to safety, and lower number of minor importance yet should be attended. SUMMARY OF OUR ORIGINAL COMMENTS -----------------------. A buyer of our house had Homeguard inspect our 19 year old home that I maintain very well. When I saw the company name, I knew it would be a stupid inspection. On a positive, Homeguard found some things that need repair. In my case, out of 9 items, 3 were valid simple repairs. The other items are not valid in our opinion. My report of questionable items: (not in any particular order) Water heater improperly strapped: I called PG&E to inspect it. He left a clean report and said the it was strapped extremely well in 3 locations with strong lag bolts into studs of the wall as required. Electrical Panel "Double Taps: This is where a circuit breaker should have only one set of wires attached and goes to circuits in the home. My panel had a "double tap" at the bottom breaker, but in this case was legal, inspected, and approved by the city building inspector. The reason is the "tap" is a surge protector to prevent electrical spikes from damaging sensitive electronic equipment. It is not a tap to supply current to another circuit in the home. The HG inspector may have never seen such a device because panel surge protectors are rare in a home. Exposed wiring above range hood: It is insulated Romex with internal shield specifically for this purpose. It was inspected and approved when the house was built, inspected again when we bought the house, and inspected a 3rd time during a refinance. A call to my building inspector with a photo was said to be "fine". Roof "J-fold" problem: This is a metal flashing around a roof jack to prevent water from seeping into the roof near solar panels. Our building inspector approved the flashing, AND the solar installer inspected the installation before listing our home for sale, and another third party roofing company inspected all the flashings and approved them to be the best method for our style of roof tile and solar installation. Loose toilet: The toilet was installed new during the last year and we wiggled it as hard as we could and barely could get it to budge. We really couldn't tighten it much. I called the installer to check it, and he was also puzzled as to why they say it was loose. Maybe they wiggled the lid which appears loose but that's because the lid is on rubber grommets to allow some movement without breaking. Evidence of rodent droppings near water heater: We think they mistaken some spilled pellets of a pellet gun from a small nearby can of pellets to be rodent droppings? I guess that is where they are used to seeing rat droppings, so assume here as well. They could be right though. I removed a video that was taken. read more

HomeGuard did an inspection prior to new home purchase. Part of the inspection included the furnace. The inspector stated that the furnace worked. When I took possession of the home, the furnace did not function. HomeGuard denied the claim because they stated the problems with the furnace were "preexisting". read more

I recently bought a home and hired HomeGuard to do home, pest and roof inspections. The process was great, with email confirmations. The service was great too, inspector waited for half hour trying to locate the house key. The sellers used Home guard to do pest/section1 and roof repairs. I was very impressed with the service. The sellers ended up buying homeowners warranty with them also. Then problems started: 1) I went to see the house after 1 day after repairs and quickly noticed wood rotting at the entrance, it was a very obvious miss in the inspections. 2) The wood pieces they replaced on the roof, were not primed and left as is. The relator reached out for the first two issues and asked them to fix them, Homeguard agreed to come and fix it on Sept 5th. No one showed up on 5th. On Sept 6th I emailed them but no one responded. Between myself and the agent we have left multiple messages and emails, but no response!!! Finally heard back from Homeguard and they said they will take care of the repairs. read more

I've had HomeGuard home warranty since we purchased our house earlier this year. The first item that was in need of their services was our furnace. I contacted them immediately where a contractor was sent out within 24 hours. This part of the process seems to work efficiently, However, they have no management or oversight on their contractors.This is why i'm writing a poor review because they don't provide an end-to-end service. Nobody follows up to make sure the job is actually moving forward. It's now been 5 weeks since we had the contractor inspect the issue and still waiting for them to receive the part to fix. After several calls to HomeGuard to complain about the length of time - they have no remedy or escalation process. We have a new born in our house and can't get heat. This is a big ISSUE of which HomeGuard doesn't show any care in the world since they already have your money. read more

Let's start with Jill Guenza, the rep in our area....she is energetic and on the ball! Every time I call her she makes me happy! She is organized and loves what she does! She always connects me with the right people or has an answer ready for me! Next, the customer service for setting up inspections is awesome. Tony at Homeguard Inc in Livermore Ca is not honest and shouldnt be an inspector, he created work where there wasn't a problem. Also the schduling (or lack of) is not good and will cause problems. The work crews had no idea of what work to do and hung around the house for several hours and then never addressed the most important issues. READ THE MANY NEGATIVE REPORTS ON YELP. read more

I have been recommending Homeguard's pest inspection services to my buyers and sellers for in excess of 3 years. I would estimate that they have completed about 50 inspections for our clients during this time. JT is our preferred inspector and he is awesome. He is always on time, very professional and communicates his findings very clearly to the clients. I cannot think of a single time that we have had a complaint from a client regarding JT or his performance. As far as the company goes, they have always been willing to stand behind their findings and work. Ok, after posting this review they contacted me and asked what they could do to improve their service. I asked for a refund for my clients for the money they spent getting their Section 1 clearance. They agreed to the refund. I am satisfied with their response and happy for my clients. Avoid this company! They did an Wood Destroying Pest inspection for my client and reported $5,000 worth of dry rot and subterranean termites. My client had the work done and HomeGuard issued a Section 1 Clearance. Then the sellers got into contract with a buyer who had a home inspection. Home inspector said that there was a lot of damage under the house. Buyer had a second Termite inspection and came back with $31,000 worth of damage that HomeGuard missed. HomeGuard said they would fix it for another $5,000 (however, not guaranteed). Buyers decided they would only take the house with a $15,000 price reduction and have the work done by someone else. There was no reason for HomeGuard to miss the damage under the house. Everyone else who went under the house saw it. They had 3 occasions to see the damage before we went on the market---their first inspection, and the two times they were under there supposedly doing repairs. We were also told that they issued the Section 1 Clearance and didn't even complete the original work that they did find (per their own inspector). They were not willing to refund my client any money. I can understand 1 bad employee missing some damage, but for HomeGuard not to take any responsibility for the stress and financial damage they caused my client is OUTRAGEOUS!!!! read more

My inspection failed to catch rats, a dishwasher that was ruined from the rats, valves that were worn out on the clothes washer, and multiple rusted out valves in the spare bathroom. read more
