living here now in July of 2025 - trust me, you do NOT want to move here. Between the flies that…read morebreed and live in the pipes, the wonky air conditioning and heat , and the *constant* power outages, it's frustrating enough. Let's not forget the constantly malfunctioning elevator, the exciting moments when all the entrances except the front one decide to freeze up and stop opening with your pass, and the fun challenge of hauling the blue shopping carts they offer for hauling your stuff inside up and down several steps - instead of a ramp. (That would make too much sense - we already have one ADA compliant entry. Two would apparently just be excessive.) There's also frequently a smell of gas coming from the side of the building (when we told the front desk they said it was nothing to worry about, but for the sake of full disclosure, thought I should let it be known) But as a fun bonus, you can also have the wonderful experience of breathing in ALL the carcinogens that your neighbors choose to bless you with. The cigarette smoke is so intense and comes through the vents into *your* unit and now all of your stuff gets to smell like cigarette smoke too! Fantastic! And the best part is, you don't even have to live next to that neighbor in order to get that charming experience. And - when you go to complain to management - you get told that there's nothing they can do, since this building was built in the dark ages, and they have literal bylaws protecting indoor smoking! Awesome! So yeah, the location is great, and it has some of the best prices in McLean - but those prices are the way they are for a reason.

The other establishment is called The Promenade Apartments. I have only seen some of this building so far. I will be working here till the end of Monday at 5pm. The people I have meet so far cool and down to earth. The only trouble I had was getting some of the equipment to work properly. In the end, it came down to flipping one small switch. Nevertheless, I am having fun and will be back for possibly a lazy Sunday. We will see.

Management made zero effort to verify I'm a paying resident before towing my vehicle. Instead, they chose the most aggressive and costly option possible. On top of that, the building is constantly dealing with issues -- it takes 10+ minutes just to get an elevator because 3 out of 5 are always down. This place will gladly inconvenience you and charge you for it. If you value basic fairness and competent management, look elsewhere.

Revised Review:…read more Warning: Avoid Apartment #519 Living in apartment #519 has been a nightmare. The unit has serious ventilation issues, high humidity, and persistent mildew--making it a serious health hazard. Despite nearly a year of complaints and multiple photos sent as proof, management has refused to take any real action. The refrigerator's ice and water dispenser also contains visible rust and mildew, which I reported immediately. Even after acknowledging the issue, no repairs were made. Management claims the humidity is due to setting the AC to 75°F or higher, yet lowering it makes no difference. When asked why there's high humidity in the winter with no heat running (because it was broken 90% during the duration of my lease), they simply blamed the building's structure--again, without offering any solution other than I have to purchase a dehumidifier. Communication is extremely poor. Yasia Daniels Williams rarely responds to emails and makes empty promises with no follow-through. Olivia Mapengol, on the other hand, has outright dismissed my concerns--even when presented with clear evidence. Both have repeatedly ignored maintenance issues and blocked any attempt to escalate matters. They refuse to provide contact information for upper management and rely on delays and deflection until residents give up. It's unacceptable and deeply disappointing to be treated this way in your own home. If anyone has questions or wants to see proof of these claims, I'm more than willing to share everything. No one should have to endure what I've gone through. Old Review: This "luxury" apartment has been a nightmare. For almost a year, I've dealt with nonstop HVAC issues--no proper AC or heat, with indoor temps hitting 81°F+ and humidity levels in the 50-60% range. I reported this multiple times, and the leasing office never responded to my detailed message with photos and time stamps. I was forced to sit in the heat for weeks with no action taken. Maintenance showed no urgency, and corporate only stepped in after extra delays--offering two small fans that did nothing. My electric bills were sky-high (800+ kWh/month for a 1-bedroom), I developed health issues after surgery, and I found mold in my unit. I couldn't even stay in my own home comfortably. The staff is unprofessional and unresponsive. Worst apartment experience I've ever had.

I rented a loft on the first floor and absolutely loved the apartment itself. VERY spacious for a one bedroom, and with a dog, it was really nice having 2 doors to the outside (one to the street, and one to the inside of the building). You were able to get from your apartment to the parking garage without entering the elements (all covered). 24 hour concierge to help you with whatever you may need, including picking up (and storing) packages. They were extremely helpful during my stay. The building itself is beautiful, big lobby, nice pool and locker room/restroom, well-kept gym, doggy washing station, outdoor grills and a fire pit. The downfalls are all follows: parking is difficult around the building (if you have someone come visit, spots are usually taken). I lived right next to the dog park as well, and found it to 1. Have VERY aggressive dogs (don't bring your dog after 5 pm, that night crew is NOT in control of their dogs) 2. VERY loud (large groups are out there well after midnight, and begin to arrive by 6 am, and you WILL hear the barking if you live close to the area). Lots of construction in the area as well, I ended up with a nail in my tire. Also, there are 2 entrances to the parking garage. One entrance has been "out of order" for months now (I feel like they've had plenty of time to fix it; but have yet to see anyone working on it. Huge inconvenience). And lastly, my neighbors were extremely loud. Blaring music well into the night and the following morning (on week nights), and I had to report them several times to be able to sleep. Pros and cons to any apartment, I did really enjoy the apartment itself and the setup (very aesthetically pleasing, with huge windows allowing plenty of sunlight in). I also enjoyed the location- you are close to everything in Tyson's Corner (multiple grocery stores, an awesome new rooftop bar in the Perch), multiple shopping centers and malls, and the highways. Also has a close by metro station.

You hear everybody all the time with paper-thin walls, and management doesn't really care. It wouldn't be so bad if it weren't SO overpriced for such cheap materials, and they raise the rent considerably every year.

I think all of the staff try their best to help, and most of our maintenance requests were handled within a day or two. The only instance of maintenance feeling a bit slow was when our AC was broke in the summer and it took about a week and we had to go in the office to get them to come help. The apartments are old, including appliances, counters, etc., but it all works. The mobile washing machine is kind of trash, but still beats shared laundry without a doubt. Sometimes the office is closed/left unattended without notice which can be a bit annoying if you need something, but they respond well to email. Sadat is great, and Gloria (newer I think) is also not bad. I don't recall the maintenance workers names but they are always working and trying their best it seems. They even helped us get back in our apartment after we got locked out (free of charge!!). The pool lifeguards left a bit to be desired. There were two of them but they would often take their 15 minute breaks at the same time and make everyone clear the pool. Why not just take their breaks separately? They were also always on their phones (doesn't matter for me I can swim), which could be concerning for some. Guest parking is a bit expensive but is available. Our rent went up ~110 a year over our three year stay, which feels rough but is probably standard with all apartments. Location is great. Metro close, Safeway close, nice walking locations close, pretty quiet area. Can't complain much about this. Overall I think this is a great place to stay for a couple of years and the staff really do try it seems.

Sadat and Gloria in the office have been very responsive the questions and requests I've had. Thai, Rene, and the other maintenance personnel have been prompt in taking care of any requests. The atmosphere is cordial. I have found other residents friendly and have never had a problem in this area over all the years renting here. The apartments are within walking distance of the McLean metro which is a plus. The center of Mclean is close, a mile or two away. There are plenty of sidewalks and places to walk both from my apartment and with a short drive.

He was not understanding in the slightest when a rent check got lost in the mail and made us pay a large fee even when we drove up the next day to deliver it by hand. I really have no idea what happened to this guy in life to make him such a genuinely unpleasant person, but I would really avoid renting one of his properties if you have any other possible options. The house itself was nice and he was actually fairly responsive to most issues, but his overall demeanor was just so terrible so I can't in good conscious rate him higher than 1 star. My roommate also said he has a General Lee portrait in his office, so if you at all care about social justice, please spend your money elsewhere.

This management company was unresponsive and unpleasant to deal with the entire time we lived there, with the exception of one receptionist who treated us like human beings. When I took over the previous roommate's lease, they wouldn't let me see the lease agreement before I signed it- that cannot be legal. Upon moveout, they accused me of lying about cleaning the carpet (I'd gladly cop to things I did do, but I steam cleaned that sucker myself). They also refused to give any information to a prospective new landlord checking on my history. Apparently this is a blanket policy; they will not give any information about any renters, so if you intend to move elsewhere, be aware that they'll put up a brick wall.
