MOST AWFUL MANAGEMENT+OUTRAGEOUS FEES!!! I am an owner for the last decade or so. While the…read morelocation is its best feature, the rudest management I have ever encountered is its worst attribute. Many a times I have considered selling just because of that. They specialize in rudeness at every level, s well as policies that seem intended to make life difficult for you. On top of that, they fleece you at every opportunity ($200 to use the dumpster for a small renovation project when you have told them you are not going to use the dumpster!). And over $800 a month in association fees for a 2 -bedroom unit ... and they have over 1100 units! Where does the money go? The facilities are quite tired. Not sure where the good reviews come from; I have not met anyone who does not complain about the rudeness and the greed.

People who live here, whether they are renters or owners, are well mannered people and friendly. If anything breaks in the unit, really well equipped professional technicians come and fix things which is really nice! The place is also very secure - two main gates and traffic is screened throughly by security officers: they are nice to residents but they can be tough on visitors.. The condo fee is quite pricey - and I have no idea what they do with that money other than putting pretty flowers - and keeping the grass green. I see the expenses on the annual reports - but.. still expensive! I am not sure why, but the people who work at the condo office are not always but most of the times not nice. You go there to pick up your packages, and they make faces like "ugh..I don't want to go back there to get your package..." When you let them know of any changes such as letting pet sitters into your unit - you have to call them like five times to get anything done. Inconvenient and inefficient. But, i guess they don't really care..because their performance and service is not being evaluated by their supervisors..??!?! I surely hope that they keep this place up to the standard. With new condos popping up every year, this place is going to have to make some outstanding changes to keep up with other new places. Happy living!

I lived here for a year and I would give 3.5 stars. I suspect this must be wood framed building…read morebecause the insulation from noise is pretty bad. My neighbor would watch TV at a regular volume but the noise would very clearly come through my walls. And noted by other reviewers, I was not a fan of property management team. They are extremely picky and sort of ridiculous. I had a single empty bottle on my porch, literally my porch was empty except for that glass bottle. I received a notice from the property team with a picture of the bottle indicating that I was violating community guidelines and this was a cease and desist letter. You can't even have an empty plant pot on your porch. Otherwise, I liked living here. Close to the metro and the amenities were nice. I wish the pool was opened later but I was happy with the gym and pool in general.

The management group also allows a predatory towing company to patrol the parking lots and actively look for no parking tags. I have witnessed several occasions where someone left their vehicle for 10-15 minutes and it was already towed. This happened to me personally when I went to get my parking pass and after being gone for 5 whole minutes, my car was towed....yet I LIVE HERE! Honestly this place is not worth it at all and I HIGHLY recommend buying or renting elsewhere.

I rented an air BNB here for 4 months, so I can't comment on the (original) pricing or the…read moremaintenance; just everything else. I rented a loft on the first floor and absolutely loved the apartment itself. VERY spacious for a one bedroom, and with a dog, it was really nice having 2 doors to the outside (one to the street, and one to the inside of the building). You were able to get from your apartment to the parking garage without entering the elements (all covered). 24 hour concierge to help you with whatever you may need, including picking up (and storing) packages. They were extremely helpful during my stay. The building itself is beautiful, big lobby, nice pool and locker room/restroom, well-kept gym, doggy washing station, outdoor grills and a fire pit. The downfalls are all follows: parking is difficult around the building (if you have someone come visit, spots are usually taken). I lived right next to the dog park as well, and found it to 1. Have VERY aggressive dogs (don't bring your dog after 5 pm, that night crew is NOT in control of their dogs) 2. VERY loud (large groups are out there well after midnight, and begin to arrive by 6 am, and you WILL hear the barking if you live close to the area). Lots of construction in the area as well, I ended up with a nail in my tire. Also, there are 2 entrances to the parking garage. One entrance has been "out of order" for months now (I feel like they've had plenty of time to fix it; but have yet to see anyone working on it. Huge inconvenience). And lastly, my neighbors were extremely loud. Blaring music well into the night and the following morning (on week nights), and I had to report them several times to be able to sleep. Pros and cons to any apartment, I did really enjoy the apartment itself and the setup (very aesthetically pleasing, with huge windows allowing plenty of sunlight in). I also enjoyed the location- you are close to everything in Tyson's Corner (multiple grocery stores, an awesome new rooftop bar in the Perch), multiple shopping centers and malls, and the highways. Also has a close by metro station.

Horrible and overpriced. The appliances are 20 years old, and don't even bother calling…read moremaintenance; they just walk in. You hear everybody all the time with paper-thin walls, and management doesn't really care. It wouldn't be so bad if it weren't SO overpriced for such cheap materials, and they raise the rent considerably every year.

I rented from a private landlord here for a little over three years…read more Pros: - Great location! Tyson's I and II are close by, as well The Boro shopping center - Safe neighbourhood - Management is very responsive and polite. Every time I have interacted with Ms. Brenda she has been nice and professional. - Since these are condos, every unit is a bit different. I enjoyed the layout of my particular unit, especially since I was on the top floor. - Great prices. I paid a little over $1500/month for a one bedroom. I believe other units in the neighbourhood had comparable rent rates. - Part of my rent covered the condo fee so I had to pay the condo fee myself. As such, I'd like to point out that condo fee actually *decreased twice*! Not by a whole lot but still every little bit counts. Cons: - The walls and floors are not the thinnest, but also not the thickest. I lived on a top floor, end unit and *still* had noise issues. I believe the buildings are made out of mostly wood which does not prevent sound or motion transfer. I knew when my neighbours were home because I could feel and hear the front door slam or cabinet doors closing. I even heard the neighbour below me sneeze! For my sanity, I played white noise which helped a lot. - Not a whole lot of amenities Overall I would recommend Fountains at McLean as a renter. If you're sensitive to noise definitely get a white noise machine and a top floor unit!

I'm a resident owner at FAM. The community is awesome, the negative reviews here seem to be from…read morerenters who have a bad experience with their property management company. The renters experience with a third party company shouldn't be a reflection on this great condominium complex. The newly elected HOA leadership is terrific and overseeing many improvements to the community. Brenda and Trudy at the office are always responsive and communicative. Repairs are underway for things like external staircases, roofing repairs, etc., which can be noisy, but there's always a lot of forewarning. Amenities are: pool (awesome in the summer), decent little gym, sauna, game room in the HOA building with rentable party space, lots of green space for pets, doggie bag stations, well-lit at night, close proximity to Harris Teeter, community is next to bus stops on Jones Branch that go straight to metro. For folks who work at Freddie Mac, this is the dream commute -- takes about 15 seconds to walk to work. Overall, a great community. People are friendly, and HOA is professional.
