As a new owner at Wilton House, I've been disappointed by how certain issues have been handled by the Board and Management--particularly regarding building maintenance and respect for owner rights. 1. Persistent Elevator Noise (Affecting Quality of Life) Since moving in, I've experienced constant low-level humming and ticking sounds from the adjacent elevator system, which disrupts my sleep and daily comfort. Management initially claimed mitigation wasn't possible, but later acknowledged it is--just costly. In a recent email, Management asked what steps I had taken inside my unit to reduce the elevator noise and noted that I hadn't provided suggestions. To me, this reflects an attempt to shift responsibility for mitigating noise from a common element onto me as the unit owner, which I believe is inappropriate. It appears the Board and Management do not plan to pursue a professional solution, as they attribute the issue to my unit's location rather than any fault in the elevator room's isolation or the aging elevator system. 2. Mismanaged Parking Spot (Deeded Space Mislabeling) My assigned, deeded parking space was marked with a disabled sign before I purchased the unit. Despite acknowledging the spot is private, Management has refused to remove the sign, citing possible compliance concerns. At one point, they stated that the presence of a number on the space "means it is private," which I found to be a circular and unhelpful justification--the issue is not whether it's private, but why a public-use designation was placed on a deeded space in the first place. I believe accessible parking spaces should be designated from common areas--not from deeded, privately owned spots. Placing a public-use designation on a private property space--especially without the owner's permission--may not be appropriate and could be disputed. Conclusion In my experience, the Board's approach seems to prioritize cost-saving over addressing structural concerns and honoring owner rights. I love living here! It's almost been one year and it flew by!…read more My favorite part is that it's close to the metro, a grocery store, and Starbucks. When I exercise, I will either use the gym in the building or go to W&OD trail. For HH, I'll can either walk a few blocks to Merrifield or stay close. My favorite is Blackfinn and Passion Fin since they have really great drink (& food!) specials. Also lots of really great places to eat nearby as well. Living wise, I don't have too many problems. I'm not sure if my neighbors are just really quiet or the walls/floor is thick, but I rarely hear them. Actually, the one place I can hear people is when I'm in the hallways. I think I can hear them thru the doors. They vaccuum every morning and the garbage room never smells bad. They also clean the garbage shoots, windows, hallways. They also do inspections in your home and have a mechanic. I've had a leak and they fixed it for free and charged for just the replacement piece. The mechanic knew the machines in the building well.

For reference, I lived in Lotus; I don't have experience in the Lofts. Let's start with the pros of this place: - Really convenient access to the metro! It's like a 8 min walk to Dunn Loring Metro, and a 20 min Metro ride (not counting waiting, but that's not Halstead's fault!) into DC itself. - Really close to Mosaic, which has so many good restaurants and places to shop that even though I moved away I'm still finding myself back there on occasion. - It's within walking distance of a Harris Teeter grocery store. I didn't think I'd miss Teeter but I live near a Whole Foods now. I miss Teeter. - It's pretty quiet! You can't hear too much around you. Then again, I absolutely lucked out on my apartment being right next to the elevator. It's the little things, really. - There's a lot of good restaurants around within walking distance. Special shoutout to Jinya, Kiin Imm Thai, a new Shake Shack coming in, Pasty Xpo, and others I completely forget about but I'm sure they're good too and I'm sure I enjoyed eating them. Oh Colada Shop! Yeah that's a great place to have a good coffee and some empanadas. - The apartments are great. They're spacious, roomy and you can fit a LOT in there. Mine had a fantastic view of Mosaic, and I kind of miss it, since I'm now staring into an office building. I'm sure the people on the other side aren't thrilled at seeing me either, but thems the breaks. - The Playland is great if you want to grill, chill or just soak up some sun. - The staff is spectacular. Special shout-outs to Jasmine, Ann, and Beth, three of the best concierges whom I do miss deeply. They made my life so much more enjoyable, and they're such nice people and great to talk to. The fact they put up with me is a testament to their patience and kindness. - Though I hadn't gone to the gym or the basketball court since the world turned upside down, in the Before Times I quite enjoyed them. It was kind of fun to play hoops even though my coordination is that of an infant. - The maintenance team is top notch! They're very responsive and very nice. - When I had a slight dispute with my move-out (nothing major, so don't worry), the staff was courteous and the issue was resolved promptly. The leasing staff is very nice, though there's been turnover since I've been there so I never got to know them well enough. It happens in this industry and is pretty normal; it's not anything to worry about. So that's the good part. However, I do feel compelled to warn people about one particular aspect of this place, and that's the elevators. If I was given the ability to go back in time and change two things from the past, it's a pretty easy answer for me. First, I would kill Hitler before he could cause catastrophic damage (because come on, this is a layup and so much good would come from that) and I would fail the designers of this place in school so they never get their architecture license or whatever and watch their dreams crushed before my eyes. Whoever thought that it would be good to design a place that has ONLY two elevators for ~250 units, and one of them be the service elevator, which is frequently locked down for move-ins and move outs, was truly galaxy-brained. What this means is that only one elevator will be operational for the entire building at times. None of this is the current staff's fault; they didn't do anything to design this abomination. But it's something to keep in mind because you're gonna be waiting on weekends to go downstairs unless you take the stairs. God help you if you're on 6. Though I will say you'll get some really nice muscle definition and endurance training if you choose to walk up and down the stairs! But even with that, I would recommend leasing here. From the location to the staff to the myriad of things to do around there, it's really a wonderful place to be. I made a lot of memories there, and you can too. Trust me. Would a guy with a Bob Vila avatar lie? Absolutely not. So go! Rent here! Seriously I'm not kidding you should. Thanks for the memories, Halstead. I'll always treasure them.

We are not always there to be able to help her. From the leasing staff, to the concierge, to the groundskeeping every employee is always so helpful and kind to her. You can't put a price on that.

I felt like I was living in a quiet hotel, due to the interior corridors and the new hallway carpet and light fixtures. Management was fantastic. There was a change in management shortly after I moved in, and the management that has been there the last five years and change is fantastic. Frank and Hadija are wonderful- always extremely responsive, proactive in passing information to the community, and always available to chat. I've found them to be extremely professional and they've created a front office environment that's welcoming and feels homey. On occasion I would hear occasional noises from neighbors, but it was usually from the upstairs neighbor singing his kids to sleep. I could occasionally hear footsteps overhead if people were running inside, but the HOA association requires a certain percentage of any hardwood floors to be covered in rugs, which cuts down greatly on the noise. The amenities are fantastic- a lovely pool (many of the units have balconies overlooking this), a newly renovated fitness center with new equipment, a huge basketball court, party room, TV room, and library/business center with computer and printers. There are a number of guest parking spots around the buildings (the front office or a website each owner/renter has access to give out parking passes- they are required for guest parking). Super easy. Some units have storage spaces, which is great. These are condos, so they are all privately owned. I give Halstead at the Metro (2655 and 2665 Prosperity Ave) five out of five stars.

Except winter, it sets up an outdoor stage and their programs get noisy on weekday nights and exceptionally unbearable on EVERY Saturdays. It is 7 to 8 hours of continuous and excessively loud live music with heavy bass, loud drums, and bar patrons screaming doing karaoke. These are not one offs. Rather, you are having to endure fixed, recurring events for 3/4 of the year. Forget restful nights or weekends, if you were to live in this building. Worse yet, reaching out to both the venue and the Fairfax county has yielded no results, as neither is willing to do anything about it. Additionally, please be aware that there have been increasing instances of residents smoking cigarettes and weed in and around this smoke-free building. Unfortunately, likely because this is a condominium, management does not enforce the rules as strictly as standard apartment buildings might to properly resolve the issue.

I found that when I was searching for apartments I needed a little in-between snapshot versus just the tour and moving out. When I was first apartment hunting, I found probably 20 places, in which I toured 15, and eventually narrowed down to 3 with this place being on the top 3. Making the appointment was a breeze online and having a guide during my tour was great. Michael was my tour guide and answered so many of my questions. I liked how I gave my budget and he assisted in letting me view those within my range. It was roughly a week or two later I narrowed it down to 2 and wanted one last look but since at the time I lived out of state it was hard to go in person. Michael gave sent me over videos of the available units and all information on it via email. I ended up picking a unit from the communication. It was an easy online process and any questions I had they were quick to answer within the 24 hour window. I was nervous once my move-in time came because I never saw the unit in person yet. But luckily once there and doing the walk-through inspection the unit video that was sent was exactly what mine looked like. Move in was a breeze and I liked that you had a 30-day window if the space worked for you. I really liked how they had basics in the apartment like paper towels in the kitchen and hotel sized toiletries in the bathroom. It was a nice welcome. I had a few maintenance requests once I was settled and from time living in the unit. They were always really efficient and always very kind. Towards the end of my first year, I ended up needing a bigger space and the front office was more than happy to assist me and as a current resident they wanted to make sure I was making the best move; whether that would be transferring or letting the lease ride out. When I moved into the second unit, it needed a little more work than my first unit. I think because my first unit had just been recently renovated. Although the second unit was one of the renovated units, it definitely was one that was renovated awhile back. Still, nothing too crazy and definitely live able. When it comes to parking, for guests it could get hard as there was only a few sections that were free for all. But you could request a guest pass during business hours. I liked that for residents there was either the free parking spots or paid in the garage. It helps to have both options because in the winter you may want to be in the garage. Also definitely believe the office staff when they say towing is enforced. I would see the tow truck often, so be sure to always have your sticker or pass. During my time, I ran into only maybe one or two incidents. It was resolved quite quickly. The only thing I would say is, if you have upstairs neighbors I think the walls are thinner between you and them. I'm not sure if my neighbors had flooring versus carpet but at times my furniture would shake. It's not something that can be controlled but definitely keep that in mind. But I will say the walls between your next neighbors were thick because we barely heard each other. Most of the residents are Regent's were really nice. As someone who didn't wander too much due to work, I loved that Regent's would host events to mingle with your neighbors. They got better with their events with timing because when I first moved most of the events were during work hours and towards the end of my stay they incorporated a lot of after work/weekend events. My move out was pretty easy breezy. Make sure you do your due diligence with cleaning and etc. it helped that during my walk through in the beginning I documented anything that existed prior to be living there so it can't be put back on me. You can always request to have your exit walk through with someone if you're ever worried. All and all, I really enjoyed living here and all the staff. Michael, Mary, and Alex helped me a lot while there. There were some interns and newer staff that I am grateful as well. With any apartments, you won't have perfect but the staff here really made my experience extremely enjoyable. You really get what you're paying for. It was so enjoyable that living next to the metro (which was one of my main reason for moving here) became a secondary perk, the first perk was being a resident at Regents.

The office has a genuine concern and care to make sure everyone is happy and they are always responsive to residents' messages. I don't think you will find any property management team that is attentive to the resident's experience regardless of the outcome. The aesthetics of the building are always maintained, the apartment units are spacious and very comfortable, and the residents here are generally very polite and friendly. The only negative experience I've encountered were noise disturbances. The building construction in terms of noise reduction is virtually absent which is no fault to Bozzuto since they inherited the building but what is truly most unfortunate is that you may encounter an extremely selfish resident living above you where they have absolutely no concern for stomping, dropping objects, slamming doors/cabinets and dragging furniture daily across the kitchen area floor even during Fairfax County quiet hours. Fortunately the noise from the Fitness Center to neighboring apartments did improve due to consistent efforts by the property management team's repeated communication efforts to residents to be mindful of slamming weights on the machines and floor. Unfortunately, their hands are tied when attempting to resolve noise disturbances generated from a resident's apartment, especially if they are living above you. Again, their well meaning efforts are limited if the resident(s) is too self absorbed and recklessly selfish to show any regard to and respect for other residents and how their indifference has a negative and unhealthy impact on other residents ability and right to live in an apartment where they are able to sleep and enjoy reasonable peacefulness. Nonetheless, I would definitely endorse living in this apartment community because of the exceptional quality level of customer service that the property management team consistently delivers to its residents, the friendliest of the residents, and the aesthetic appeal of the building and apartment units. If a normal noise level is key or most important to you, then this may not be the place for someone with this requirement.

I would not recommend this apartment to renters. Lived there for three until until very recently…read more The property is poorly managed. We got into a dispute with the on site manager about our $250 security deposit refund. She charged us a autopayment fee of $50 even though she was notified in plenty of time that we were terminating that method of payment for the partial last month (one week) that we resided in the unit. We paid by a physical check instead. Eventually, after much back and forth she refunded our money. The apartments are also way overpriced compared to the neighborhood. So avoid renting at the Jefferson at Fair Oaks until they hire someone who knows how to do the job.
