    I used to love living in this apartment, but it has gone downhill over the past few years for a…read morenumber of reasons: 1. Management, while friendly, increasingly stingy. They're used to be once-a-month happy hours with free food and drinks, wonderful holiday party, and resident appreciation events a couple times a month with free popcorn, bagels, etc. That's all since been removed. Management also takes forever to respond to emails sometimes ignoring emails entirely when they used to respond within 24 hrs. 2. The worst aspect is that management doesn't enforce anything. They send out weak emails about picking up your dog poop otherwise you're fined, but never actually fine anyone. They tell people to stop hogging the EV chargers but residents end up parking their car there sometimes for days because there's no idea charge. The list goes on. 3. The quality of residents here are awful. There's dog poop all over the upstairs dog park every day (see attached). when poop bags are provided right there. Residents leave trash bags next to the trash chute when it takes 0.1 seconds to push it down the chute. Kids run around the hallways kicking doors. The gym is missing dumbbells because some resident(s) take them back to their unit. Equipment in the gym doesn't get put back in its place. 4. The nickel and diming each month is shocking. In addition to rent, get this - there's a utility service fee, sewer fee, pest control fee, trash fee, parking fee, parcel locker fee (that's a mandatory fee to get packages delivered), and a resident liability program fee.

I regret to leave such a negative review after having a great experience at the Modera property across the street, but I've been here 2 months and have run into a new problem just about every week. The fridge condenser, with a central location in my studio, makes a whistling noise every ~hour for at least 15 minutes. The bathroom fan's noise is clunky, like something isn't flowing correctly. The bathroom light fixture started clicking repeatedly when turning it off and on. I was told this was a problem for multiple residents, and that replacing it has sometimes made it worse. They opted to replace it anyway, and now it buzzes constantly like an insect lamp. On windy days, the flapper connected to the roof bangs against metal and sends a horrible sound down the vents, keeping me up all night--apparently also a complaint from other apartments. For all of these disruptive noises, I am told this is expected behavior, and there is nothing to be done. This, in addition to heaps of drywall dust being left along the door frames upon move-in, a metal sensor breaking off in my dryer and ripping holes in some of my favorite clothing, and my parking pass not being activated when I moved in, I am not having a good time as a resident. The staff are very kind and I realize these issues are likely not their fault, but someone dropped a ball somewhere. Whoever chose these noisy appliances for small apartments, whoever assembled them. Your peace and quiet is not at the center of the resident experience at Modera Falls Church.

They are very, very nice apartments and I wanted thank their leasing representative Phillip for being so professional and generous with his time. He is very knowledgeable and has told me he would be in touch when the new apartments are ready to be shown. Even if a do not rent at Modera, I did want to note my appreciation for Phillip's time.

The good: Clean, AMAZING staff (shout out to: Giang, Mueed, Girma, & Liseth. Honestly just everyone was so kind and helpful), location!!, insulation ?? (Idk I kept my thermostat off and my apartment was fine thru all seasons!) Not so good: hallway noise (barely ever heard my upstairs neighbors or those to the l/r of me but I definitely heard noise from hallway - got a foam insert for the door and it significantly reduced it), price - I think we paid more for location than for apartment features (we didn't get the what now seems to be the standard key fob access until a couple months ago) To speak on other reviews: I didn't get a gift card for this, and I had guests stay multiple nights and they never paid for parking (not thru West Broad, but there's literally street parking that's free behind the building). Bozzuto left such a good impression that I looked for only Bozzuto managed communities for my next place (really only moved bc falls church felt a little sleepy to me).

I also experienced quite a few personnel changes, from the office staff to concierges to maintenance, never having a problem. My retirement and purchase of a house saw me leaving the building, as well as Falls Church, in May 2023. Just this past week, I called the office to inquire about the availability of their guest suite June 21-23, 2024, for an upcoming reunion weekend in Falls Church with events in several locations. Being able to stay in the guest suite would have made walking to these events possible. I was told the suite was indeed available for those dates, and since it has to be rented by a resident, I contacted one of my friends in the building. She went online to fill out the paperwork but had a problem at the end as it would not submit. So she went down to the office to complete the paperwork and give them payment for it, which is required at the time of application to secure the reservation. Imagine her surprise, as well as mine, when she was told that the guest suite is "on hold" for those dates; no payment yet however. Excuse me? I was told by the office that it is available for those dates - why would I have asked my friend to go rent it for me otherwise? She stressed that to the office staff, both of which denied telling me that, and told them she was ready to pay for it immediately. They declined the paperwork and the payment, insisting it's on hold, and said they'd let her know in a few weeks if it becomes available. That is totally unacceptable to me, and not the way to treat long time current and former residents. Recently, there has been a complete turnover of office personnel, and I've heard from quite a few current residents, saying their interactions with the new management has not been pleasant and they'd rather not even deal with them. This is definitely NOT the way previous management dealt with residents. I am not pleased with the outcome, and won't inquire about staying there ever again, after having been lied to and then essentially being called a liar myself.

    I moved in during the pandemic and so far I enjoy living here at the Loren! The apartment has…read moremodern features, updated washers + dryers, pet friendly, and also attentive and friendly staff who provide regular community updates and events. The maintenance staff is also generally responsive and once came to my house 15 mins after I sent my service request. Everything is always kept spotless and tidy which I like. The lobbies + common rooms are gorgeously decorated. There is a small gym and sunbathing lounge w/ cool off pool during summer. It is a small apartment community and feels like living in a hotel when walking down the halls. For the price we really are satisfied with our choice. Some places where I see room for improvement to a 5 star property is resumed regular shuttle service to the metro. The apartment is over a mile away from east falls church via walking and so it is NOT convenient to get to without a car FYI. Another reason I didn't give 5 stars is because we have had multiple power outages in the short time I have been here so far. Once we lost power for 5 hrs! It seems prone to blackouts in summer months, so I really think we should have a backup generator to prepare for the summer months.

More because we enjoyed living in a Bozzuto property prior, and less because it was Greystar taking over. We have been pleasantly surprised though as the leasing agents are always helpful and friendly. A couple things I love about this complex that made it stick out when we were looking around the Arlington/Falls Church area: - Guest parking is easy. - Affordable for the area and what you're getting (luxury apartments) - Tons of groceries/food options within a 5 min drive (if you aren't driving through the dreaded 7 corners during traffic hour): Target, Harris Teeter, New Grand Mart, Safeway, Chipotle, Wendy's, etc. A few things that could be better: - The garage door and the opener... I hate my garage door opener. It has a mind of its own and never going to know whether or not it wants to work when it's pressed. Would also be nice if the garage door opened automatically when it senses a car leaving. - Bike room. It doesn't have enough racks and makes me feel like if I go biking, I'm going to lose my spot and end up having to make room for it somewhere in my apartment. - The gym. It could have more free weight options, e.g. legit squat rack instead of a smith machine, barbell/mats for deadlifts. - The thin, thin, thin walls/ceilings. Could hear our upstairs neighbor vacuuming, and walking around (which honestly felt like he was angry and stomping all the time). I acknowledge most of the cons are "nice to have" features. All in all, we really do enjoy living here.

I rented a loft on the first floor and absolutely loved the apartment itself. VERY spacious for a one bedroom, and with a dog, it was really nice having 2 doors to the outside (one to the street, and one to the inside of the building). You were able to get from your apartment to the parking garage without entering the elements (all covered). 24 hour concierge to help you with whatever you may need, including picking up (and storing) packages. They were extremely helpful during my stay. The building itself is beautiful, big lobby, nice pool and locker room/restroom, well-kept gym, doggy washing station, outdoor grills and a fire pit. The downfalls are all follows: parking is difficult around the building (if you have someone come visit, spots are usually taken). I lived right next to the dog park as well, and found it to 1. Have VERY aggressive dogs (don't bring your dog after 5 pm, that night crew is NOT in control of their dogs) 2. VERY loud (large groups are out there well after midnight, and begin to arrive by 6 am, and you WILL hear the barking if you live close to the area). Lots of construction in the area as well, I ended up with a nail in my tire. Also, there are 2 entrances to the parking garage. One entrance has been "out of order" for months now (I feel like they've had plenty of time to fix it; but have yet to see anyone working on it. Huge inconvenience). And lastly, my neighbors were extremely loud. Blaring music well into the night and the following morning (on week nights), and I had to report them several times to be able to sleep. Pros and cons to any apartment, I did really enjoy the apartment itself and the setup (very aesthetically pleasing, with huge windows allowing plenty of sunlight in). I also enjoyed the location- you are close to everything in Tyson's Corner (multiple grocery stores, an awesome new rooftop bar in the Perch), multiple shopping centers and malls, and the highways. Also has a close by metro station.

You hear everybody all the time with paper-thin walls, and management doesn't really care. It wouldn't be so bad if it weren't SO overpriced for such cheap materials, and they raise the rent considerably every year.
