The good: Clean, AMAZING staff (shout out to: Giang, Mueed, Girma, & Liseth. Honestly just everyone was so kind and helpful), location!!, insulation ?? (Idk I kept my thermostat off and my apartment was fine thru all seasons!) Not so good: hallway noise (barely ever heard my upstairs neighbors or those to the l/r of me but I definitely heard noise from hallway - got a foam insert for the door and it significantly reduced it), price - I think we paid more for location than for apartment features (we didn't get the what now seems to be the standard key fob access until a couple months ago) To speak on other reviews: I didn't get a gift card for this, and I had guests stay multiple nights and they never paid for parking (not thru West Broad, but there's literally street parking that's free behind the building). Bozzuto left such a good impression that I looked for only Bozzuto managed communities for my next place (really only moved bc falls church felt a little sleepy to me).

I also experienced quite a few personnel changes, from the office staff to concierges to maintenance, never having a problem. My retirement and purchase of a house saw me leaving the building, as well as Falls Church, in May 2023. Just this past week, I called the office to inquire about the availability of their guest suite June 21-23, 2024, for an upcoming reunion weekend in Falls Church with events in several locations. Being able to stay in the guest suite would have made walking to these events possible. I was told the suite was indeed available for those dates, and since it has to be rented by a resident, I contacted one of my friends in the building. She went online to fill out the paperwork but had a problem at the end as it would not submit. So she went down to the office to complete the paperwork and give them payment for it, which is required at the time of application to secure the reservation. Imagine her surprise, as well as mine, when she was told that the guest suite is "on hold" for those dates; no payment yet however. Excuse me? I was told by the office that it is available for those dates - why would I have asked my friend to go rent it for me otherwise? She stressed that to the office staff, both of which denied telling me that, and told them she was ready to pay for it immediately. They declined the paperwork and the payment, insisting it's on hold, and said they'd let her know in a few weeks if it becomes available. That is totally unacceptable to me, and not the way to treat long time current and former residents. Recently, there has been a complete turnover of office personnel, and I've heard from quite a few current residents, saying their interactions with the new management has not been pleasant and they'd rather not even deal with them. This is definitely NOT the way previous management dealt with residents. I am not pleased with the outcome, and won't inquire about staying there ever again, after having been lied to and then essentially being called a liar myself.

First day of my move, I discover some…read moreblinds that were dislodged, bath drainage was off, fridge smelled funky, no hot water in the shower . I called maintenance and they thankfully took care of it immediately but I was surprised that so much maintenance was pending. A few weeks passed and just last week the sole of my foot was jabbed by a sharp nail poking out of the dressing room carpeted floor.. apparently it needed to be hammered in (?). Just last night as I was on my couch watching TV, I caught a gigantic cockroach that scurried into a hole under the bedroom door ‍. Dear God.. it's such a fucking nightmare. That pest really was the last straw. I am now looking for a new apartment. Will break this lease. Other issues: The package deliver system is Luxe one but the room is the depths of the building parkig lot so the delivery guys tend to get lost often. There is no 24 h concierge. The gym equipment is dated. There is no bathroom in the media or club room in case you have guests over. The walls are paper thin and you can hear everyone's pets and sex noises. There is a trash concierge but that means that the trash chute is way too far from some of the apartments. To sum up, don't rent here. The maintenenace team is very efficient but I think it's building management that is dragging this place down. Hope this helps. I wish someone had left an honest review when I was looking.

    I moved in during the pandemic and so far I enjoy living here at the Loren! The apartment has…read moremodern features, updated washers + dryers, pet friendly, and also attentive and friendly staff who provide regular community updates and events. The maintenance staff is also generally responsive and once came to my house 15 mins after I sent my service request. Everything is always kept spotless and tidy which I like. The lobbies + common rooms are gorgeously decorated. There is a small gym and sunbathing lounge w/ cool off pool during summer. It is a small apartment community and feels like living in a hotel when walking down the halls. For the price we really are satisfied with our choice. Some places where I see room for improvement to a 5 star property is resumed regular shuttle service to the metro. The apartment is over a mile away from east falls church via walking and so it is NOT convenient to get to without a car FYI. Another reason I didn't give 5 stars is because we have had multiple power outages in the short time I have been here so far. Once we lost power for 5 hrs! It seems prone to blackouts in summer months, so I really think we should have a backup generator to prepare for the summer months.

More because we enjoyed living in a Bozzuto property prior, and less because it was Greystar taking over. We have been pleasantly surprised though as the leasing agents are always helpful and friendly. A couple things I love about this complex that made it stick out when we were looking around the Arlington/Falls Church area: - Guest parking is easy. - Affordable for the area and what you're getting (luxury apartments) - Tons of groceries/food options within a 5 min drive (if you aren't driving through the dreaded 7 corners during traffic hour): Target, Harris Teeter, New Grand Mart, Safeway, Chipotle, Wendy's, etc. A few things that could be better: - The garage door and the opener... I hate my garage door opener. It has a mind of its own and never going to know whether or not it wants to work when it's pressed. Would also be nice if the garage door opened automatically when it senses a car leaving. - Bike room. It doesn't have enough racks and makes me feel like if I go biking, I'm going to lose my spot and end up having to make room for it somewhere in my apartment. - The gym. It could have more free weight options, e.g. legit squat rack instead of a smith machine, barbell/mats for deadlifts. - The thin, thin, thin walls/ceilings. Could hear our upstairs neighbor vacuuming, and walking around (which honestly felt like he was angry and stomping all the time). I acknowledge most of the cons are "nice to have" features. All in all, we really do enjoy living here.

This place is wildly overpriced for what you actually get…read more The building is poorly managed, the staff is consistently rude and unhelpful, and the amenities are bare minimum at best. The building also has constant elevator issues. The most recent breakdown was so severe that the elevator was condemned by the city and remained out of service for nearly three months. For a building charging luxury-level rent, this level of neglect is completely unacceptable. The biggest issue is the rent increases. They lure you in with a reasonable first-year rate, then hit you with a grotesque increase at renewal under the excuse of "fair market value evaluation." They refuse to negotiate or work with long-term tenants in any meaningful way. It is no surprise there has been a mass exodus of residents recently because of how poorly this property is managed and how tenants are treated. Between the poor management, lack of value, ongoing maintenance problems, and predatory lease renewals, living here has been an awful experience. Do not move here under any circumstances.

But the maintenance team and the management team are two very different things. One does their job with care and professionalism. The other does not. I have lived here for almost two years, since the second week the building opened. This is not a tour review. This is nearly two years of real daily life. Security:Children of guests wandered freely across multiple floors and entered different apartments -- police had to be called. Unauthorized individuals have also entered the building and knocked on residents' doors. Garage: The gate is frequently broken, leaving the building fully unsecured 24/7. We pay extra for parking that is not secure. When I raised this with the General Manager, she said "nothing has happened so far." The entrance is dangerously narrow -- cars regularly hit the gate and walls. Whole Foods delivery trucks also block the only entrance regularly. Smoke-Free Policy: The hallway on my floor sometimes smells so strongly of marijuana that you feel it after a few minutes. Management sent multiple official notices acknowledging the problem and confirmed in writing they knew who was responsible -- yet it continued for months with no permanent fix. Pool: The building has an undisclosed contract with Creative Cauldron allowing 45-50 kids to use the pool every afternoon. Residents were never told. This is not the luxury experience being sold. Fire Alarms & Elevators: The fire alarm goes off for no reason at any hour. Elevators stop working regularly. Gym: The AC is constantly broken. Management promises to fix it but never does. On warm days it feels like a sauna. Trash Room & Accessibility: The trash room is frequently broken. One accessibility door has never worked during my entire tenancy. Package Room: Only accessible through the front desk. If no one is there, that is your problem. Some employees act like retrieving your package is a personal favor. Noise: My upstairs neighbor makes loud noise after quiet hours -- washing machines, yelling, furniture moving -- sometimes until 2:00 a.m. I reported this multiple times with video evidence. Nothing was done. Health Impact: These two years have seriously affected my physical health. I take medication every night just to sleep. My dentist recommended a mouth guard because I clench my teeth so hard from stress it is causing physical pain. The Attempt to silence me:When I requested early lease termination, management pressured me to sign a Non-Disclosure Agreement on the spot -- alone with two building employees -- without being allowed to take it home first. It asked me to never speak negatively about the building and to delete any existing reviews. I did not sign. I believe this violates the federal Consumer Review Fairness Act (CRFA), 15 U.S.C. § 45b. The fact that they tried so hard to silence me says everything. I escalated to Bozzuto corporate. The Regional Vice President responded personally and gave me the lawyer's contact to negotiate the agreement terms. The lawyer responded once -- then went completely silent. After months of good faith effort, even the legal team chose to ignore me. The Positives: Great location, Whole Foods on the first floor, beautiful amenities. The front desk staff -- especially Kishell -- and the entire maintenance team -- especially Eben Renard -- are outstanding and truly care about residents. I renewed for a second year expecting improvement. The same problems continued with little to no change. Every issue above is documented with photos, videos, and emails from management confirming these problems. Future residents deserve to know this before signing a lease.

The complex is located between two metro stations, and with easy access to I-66 and I-495. Apartments are spacious, very well kept, with spacious closets. Property manager Barb does an incredible job caring for residents. My move-in and move-out went super easy, and I truly appreciate the overall experience with Lee Square and SR Management company. Lee Square is an unbeatable combination of price, location, and management, and I highly recommend you to choose this place as your home.

The kitchen counters are only laminates, but they have a full sized gas stove/oven, fridge, dishwasher, garbage disposal, and breakfast bar. The bathroom is pretty basic but it does have a tub and recent vanity/fixtures. The rest of the rooms are spacious with carpeted floors. Parking is good, but make sure that your guests have their parking pass displayed by midnight or they will get towed. The pool is well maintained and the balconies are pretty large. There is no weight room, but there is a gym across the street or the Planet Fitness at the Eden Center (by Seven Corners) It's an easy walk to anything in Falls Church, although there is only so much in Falls Church. Make sure you are comfortable with that because taking the metro into Arlington/DC will cost you about an hour in transit each way. The biggest draw back is that the walls / floors / ceilings are pretty thin. I could hear my upstairs neighbor's cat when it would run from one side of the apartment to the other. If you are trying to keep your housing costs down with out sacrificing quality, this is a great option.

I was not living in the DMV area when we started the project so they did a great job of communicating remotely during the design process. His architect, Darren and interior design team, Christina Simon, took samples of things we liked and found ways to integrate them into the house. The property has so many cool features from finishes, to a basement apartment, gym, and a roof deck. It's a 4,400 sq foot house but feels like it's 6k. Rob, Jim, and team are very particular about how things are done. If something doesn't look right, they are going to have it corrected properly and they did. From building for energy efficient, print labeling everything ( low voltage, electrical, was, gas), to managing the draw schedule, they really focus on the little things during what is a very stressful experience. After moving in, they ensured punch list items were attended to. Unfortunately, we had to relocate for work after a year but the focus on details and quality allowed us to get top dollar for our property. Having now bought another newly built home only further highlights the unique focus on service and quality building of Zimmermann homes. Wish I could have had him build my house out west.

It's the second house I have built with Rob and his team in the last 4 years and this experience was even better than my first one in 2018. Zimmermann Homes continues to improve its operations continuously, whereby the customer remains first and foremost. Building together over the past 12-18 months had several challenges, primarily supply chain issues, most of which were entirely out of our control. However, Rob and his team worked even harder to source substitutes that were just as good or as timely as the initial selections we made for the design of the house. As someone who visits dozens of newly constructed homes annually, I am very aware of the quality and pricing of the competition facing Zimmermann Homes, so when I say that you can't beat the "bang for the buck", I'm confident that it's true. The quality of the architectural structure, design, construction, and home efficiency are truly unmatched at the price point offered by Zimmermann Homes. More than anything, Rob and his team are really good to work with. It's expected that things will go awry at some point in building a custom home, whether it's a schedule delay, design issue, permit snag, or selection that is out of stock. Recognizing this, Zimmermann Homes is creative dealing with such issues and they do whatever is necessary to minimize disruption and stress for the home-owner. Rob has built an incredible business for home construction in the Northern VA area and I can't think of a better company to work with when building a home. He has put together a team of experts that seamlessly work together so that issues are resolved quickly and most of the time it is done behind the scenes, making the customer's experience much better. I would be remiss if I didn't give shout-outs to the members of Rob's team. Darren is amazing at helping you design a home that works for your individual needs, while being very aesthetically pleasing to the eye, both inside and out. Christina and her team are the best in the business when it comes to the color schemes and styles, making your budget go as far as possible with the selections for appliances, tile, cabinets, countertops, and lighting. Finally, Jim J. is a savant when it comes to managing the overall project and making sure that the customer gets exactly what he/she wants, at the highest level of quality throughout. His attention to detail will always amaze me and any other customer he has ever had. I couldn't be happier with the final product. Friends, family, and neighbors that visit are amazed at how well it came out, especially during a worldwide pandemic. I could not endorse Zimmermann Homes more highly.
