    I have lived here for about a year now, and while I do like my apartment very much, everything else outside of my actual room is...terrible. The people: (1) Rude management team. It is well known that management does not read much of anything that comes across their desk. I see everyone extolling one particular member of the team, but from my experience with her, as a renter, and not as a potential renter, has been appallingly abysmal for someone who's essentially working in a service industry. (2) Some dog owners let their rather large poorly behaved dogs run free inside the building... (3) There is a large set of folks who live here who are deathly afraid of, or hate dogs. A note to everyone who does not like dogs, or is allergic to dogs: THIS IS A DOG-FRIENDLY APARTMENT. Live somewhere else if you don't want to be around them. Their fur and cooties or whatever are all over the building. I've seen some people swat at dogs and try to kick them. (4) That's about it for the people. Most people are generally friendly. But, broken elevators bring the worst out of people. Very consistently, at least one elevator is broken/dead, so there will be many cranky people, especially since there are 19 floors here. The amenities, building, and service: (1) The ELEVATORS. Currently, two of the four elevators are DEAD. Not even just working intermittently, which is what these two have generally been doing for pretty much the past year. Is there no such thing as preventive maintenance here? So essentially, an entire side of the building - the "pods" Ovation love to talk about, is without elevator use. Instead, we're told to walk to the other side of the building, which completely eliminates the advantages of living in a "pod-like" situation. This is a HUGE inconvenience to everyone. And people are pissed. (2) Security. They've added a lot of security cameras when they brought on the new concierge team. It's nice to know they're monitoring (are they??), but it's a little creepy, almost like it's a police state. I used to want to go to the gym, but now I know someone's watching me sweat my butt off rather clumsily...so I steer clear of there now. Anyway, I bet they've installed these cameras to track down tenants who take matters into their own hands. Someone pasted a petition on the coffee machine some time ago, angry about the poor selection and maybe the terrible coffee hours. (3) Smokers. People like to smoke right by the front steps, on their patios, inside their apartments, and in the common areas. There's no smoking allowed....but no one ever does anything about it. (4) The management team wins awards for being the least transparent, least communicative. The pool's closed? What? Where's the announcement? The elevator's broken? When's it getting fixed? What are you going to do about it? Just stand there and waste minutes of your life, please. (5) Dog friendliness is going down. Not just because of the few who are afraid/"allergic" to dogs (and yet still choose to live here), but because there are now signs within the courtyard that say "Thank you for keeping pets out," even though they like to say this place has a dog park. There is no dog park. It's a patch of spiky artificial turf, surrounded by bricks that are falling apart and wobbly (someone's going to break their ankle one day, stepping on those bricks). They have actually also removed the dog treats from the concierge desk, so you tell me if this place is getting friendlier or not. (6) Smokers. Even though you're not supposed to, people smoke in the courtyard, and on their patios, and right by the front entrance. They recently put a smoking thing right in front of the entrance, by the green patch of grass. It's gross. All in all, the place is going downhill, and fast, though I'm sure rent's increasing just as fast. First, with the new management team, then with the cheaper concierge team (they're all lovely, the concierge team. But management hired the company because they want to cut costs), the cheap new elevator flooring, the on twice a day coffee machine, broken lights, printer that's consistently without printer paper, and on and on. The elevator situation is inexcusable. There are four elevators total (plus a moving elevator, but that's at the loading area) - 2 on each side, serving 19 floors. When one breaks down, residents are most definitely inconvenienced, across the entire building. When it's in your tower, it's pretty obviously a huge inconvenience, because you have to wait minutes (much too long to wait for any elevator - completely serious) only to find that the elevator is full, so maybe you walk across to the other side to use their elevators. But then others have the same idea, so those are full and congested too. It's not even like all the other 3 elevators are in perfect condition either. Proximity to Harris Teeter is a huge plus though! But now with Amazon Fresh and all that, it's not worth the trouble.

    The general manager, Vini Kovach is such an angel. God bless her heart. Just ask to say hi to her when you visit and you will see what I'm talking about. "I believe living in a apartment you call home is a place you should be happy to come to at the end of the day." Vini once said to me. I truly miss seeing her as I arrived from work. This is the best place I have ever lived period... because the one in charge went all lengths to make sure her residents were happy and had any issue encountered, resolved at all cost. Had to transfer to another a Kettler property which was closer to work, Capital One. Otherwise I would have stayed longer. I might go back in the future if she is still the general manager when I make that decision. Thanks once again, Vini. You are the bomb!!!!

    I moved from Florida as we'll and live here!! I cousins choose a better place, close to the metro, and to my job. The staff here is amazing. Very attentive and nice! They love pets and encourage them to play with other pets. The doggy park is small but so cute. My puppy loves it and loves her new friends here. Thanks Ovation at Park Crest, you guys rock!! 5 thumps up!

    We recently moved in to the Ovation and love our new apartment! It still doesn't feel real that we live here--just a couple steps to Harris Teeter, less than a mile to the mall / numerous restaurants, and a great commute for both of our work places. Our experience has been wonderful so far thanks to Sabrina. She has been so helpful and really went above and beyond to make the process smooth. Looking forward to really settling in and making this place our home!

    Around 900 sq ft, open floor plan does take away from closet space but lovely layout. 1 bedroom/1 bath with washer and dryer

    Location is great with a Harris Teeter just steps away. Negatives out weigh the positives though. The management company, Kettler, does not care about the tenants. They treat leasing at the property like a hotel management company would. The first people into this building, like us, pay through the nose all the while specials online keep going lower and lower. Good luck trying to talk about it with the leasing agents, unless you are up for renewal and then they MAY try and work with you. Dog friendly community but you hear barking all day through the walls. They sold us on the amenity of a fire place in the community area and 2 years later and huge turnover in the leasing office and the fire place STILL does not work. With varied excuses there is still no projected fix date. There are only 4 elevators for this huge building and it took OVER 2 months to fix the broken elevator on the east end of the building to work. Concierge in the lobby is not consistent, stepping away for and hour or two at a time. This property would work great for people that don't have cars as there are plenty of bicycle storage spots. If you need to park a car or two, be repaired to spend $90 a month per car. I have never rented at a place that has as strict visitor rules as this property. Ask about those rules when you come for a site tour as there are too many rules for me to take the time to list now. Basically, if more then one car is traveling to visit you at a time - good luck on finding them parking. Beautiful common areas, nice pool with extended hours in the summer, great gym. Mostly Arab and Indian community. Easy access to metro and shopping. No shuttle from property to metro and it is not walking distance.

    You are hired as a lifeguard so please get off your phone while there are little kids swimming.  It takes second to drown.

    Love what the apartment has to offer, beautiful interior, staffs are mostly nice and attentive. However, the lifeguards they hire are useless, they spend most of their time on the phone even though there are so many small kids swimming. I know I gave it a 3 stars before because of the Lifeguard. However, I truly believe they deserve 5 star rating all the way. Their apartments and amenities are way better than a five-star hotel that we've been to, they have beautiful business room which has Mac desktops, a printer for you to use and free Wifi. The swimming pool is so nicely maintained, the entrance is beautifully decorated with chandeliers, a high-tech-coffee-machine when you need a cup of latte or hot chocolate. We love it so much we actually don't want to buy a house just so we can live here:))

I rented a loft on the first floor and absolutely loved the apartment itself. VERY spacious for a one bedroom, and with a dog, it was really nice having 2 doors to the outside (one to the street, and one to the inside of the building). You were able to get from your apartment to the parking garage without entering the elements (all covered). 24 hour concierge to help you with whatever you may need, including picking up (and storing) packages. They were extremely helpful during my stay. The building itself is beautiful, big lobby, nice pool and locker room/restroom, well-kept gym, doggy washing station, outdoor grills and a fire pit. The downfalls are all follows: parking is difficult around the building (if you have someone come visit, spots are usually taken). I lived right next to the dog park as well, and found it to 1. Have VERY aggressive dogs (don't bring your dog after 5 pm, that night crew is NOT in control of their dogs) 2. VERY loud (large groups are out there well after midnight, and begin to arrive by 6 am, and you WILL hear the barking if you live close to the area). Lots of construction in the area as well, I ended up with a nail in my tire. Also, there are 2 entrances to the parking garage. One entrance has been "out of order" for months now (I feel like they've had plenty of time to fix it; but have yet to see anyone working on it. Huge inconvenience). And lastly, my neighbors were extremely loud. Blaring music well into the night and the following morning (on week nights), and I had to report them several times to be able to sleep. Pros and cons to any apartment, I did really enjoy the apartment itself and the setup (very aesthetically pleasing, with huge windows allowing plenty of sunlight in). I also enjoyed the location- you are close to everything in Tyson's Corner (multiple grocery stores, an awesome new rooftop bar in the Perch), multiple shopping centers and malls, and the highways. Also has a close by metro station.

I lived at Rise (managed by Kettler, same as Bolden, but Rise is showing as permanently closed on Yelp even though it is open) starting November 2024, and throughout my tenancy I experienced repeated operational and communication issues that required constant follow-up and escalation. 1) Wrongful towing (May 2025): My vehicle was towed overnight due to an allegedly "expired permit." I had been issued a parking permit at move-in and was told to keep it in my car, which I did. I later learned that I had been mistakenly given an old-style permit, even though the complex had already switched to a new system before I moved in. I had parked without issue for approximately seven months and received no warnings or notices. On Memorial Day morning, I spent hours locating my car, dealing with the towing company, contacting the RISE emergency line, and arranging transportation to the impound lot. I paid $230 out of pocket to retrieve my vehicle. Management later reimbursed this amount, which was simply correcting their own error--not a goodwill gesture. 2) No available parking despite paying monthly + vehicle damage (July 2025): Late one night, I returned home to find no available parking spots on multiple garage levels, despite paying monthly for parking. Front desk staff were unable to assist and advised me to park on the street. The following morning, I discovered hit-and-run damage to my vehicle. I visited the leasing office multiple times seeking assistance and resolution, but experienced delays, inconsistent communication, and a lack of follow-through. I had to repeatedly initiate contact to keep the issue moving. 3) Unresolved move-out refund check (November 2025-present): I moved out on November 10, 2025 and was owed a prorated rent refund. Since then--now over two months--I have been told repeatedly that the refund check was "cut and sent," then reissued, and later "expedited." Each follow-up resulted in another assurance that I would receive the check soon, but no actual resolution. As of mid-January, the refund still has not been received, and this issue remains open. Across all of these situations, the most consistent issue has been poor communication and lack of ownership. Escalation was offered in writing but not acted on promptly. Requests for meetings with upper management were acknowledged but not scheduled. Timelines were missed, and information from staff was often inconsistent. Takeways: The building itself is nice, but management processes were unreliable and required persistent escalation to get results. Some improvements have been made, but unresolved issues remain even months after move-out. Prospective residents should weigh the quality of the property against the risk of management-related frustrations.

Their website doesn't allow you to filter by rise and/or bolden. What it does allow is for you to schedule a tour with their agent. Many websites have this functionality. I scheduled a tour, I received a confirmation and subsequent reminders. On the day and time of the tour though? The concierge points me to an empty office. We wait outside, the disheveled leasing agent returns with a customer, speaks, and then the customer leaves. He doesn't greet us, doesn't shake our hand. He plops himself down in his chair and is visibly annoyed with our presence. He isn't aware of any appointment. He claims I don't have one. When I show him proof, he says OH! And he starts looking in the system and finds it. Then he gives an elaborate excuse about how the system isn't working and there are duplicate bookings and they're not "really scheduled". For the record, there were no other customers in the building and instead of honoring our appointment, this man spent 15 minutes explaining why he couldn't help us or show us an apartment. Finally, he offers to schedule it for another week, claiming more apartments will be available in two weeks. We agree, giving him the benefit of doubt. He schedules it, seems upset that he is working the Sunday we chose, sent us a confirmation email, and then sent us on our way. We put it in our busy calendars where we literally have to carve out space to make this and subsequent appointment. And what happens two weeks later? The professional leasing agent no shows. He left the office early. He went home without canceling our appointment. He didn't even let the concierge know because she had to check his office to confirm "his backpack is gone." And that was the last straw. If the professional staff treat potential customers like this, blatantly wasting our time and mismanaging theirs, then it's reasonable to assume that is how they run these properties and treat their residents. Absolute pass. We struck this off our list and suggest you do the same. It's a renter's market right now and you deserve better!

We reached at…read more11.05am, the woman who was supposed to show us the apartments came out after 11.20 from far away distance hand gestured us to come (not a polite wave but a hand gesture you probably won't even do to a beggar or any human) no hi/ hello, no introduction just a hand gesture from end of the hall. We went inside she was looking at her phone& asked me how can I help, I told her my name & then she rudely asked me what do you wanna check, all of this time her body language was horrible, rolling eyes, making faces... I told her had a chat on email with a person from your office to check apartments. Immidiately she goes, "I don't have that information Miss, she quit" extremely rudely. seeing this I asked my husband let's leave & he said yes. We started going out (at this point we are already leaving), then she comes from behind yelling I have footage of you shouting I am calling security to escort you. We never shouted we talked between us to let's leave this place & go away from this extremely bad energies of this woman. When we are already going out what was the point of yelling from behind. Maybe she has been multiple times escorted out by security so she thinks thats how it works. But we were Anyways leaving so what was the point of this attitude. Did she forget that she is just a person who has the simplest of job of showing apartments & she is not the owner of building? I am not letting this issue go until it's been acknowledged by this management. Why would you hire someone who doesn't have 0.1% of decency in them?

The concierge personnel are usually extremely friendly and helpful. And the rental office and general manager are very responsive. However, for the price tenants are paying for the apartment, the amenities are horrible. The gym is decent but in the summer, there is always a constant problem with the AC. The gym will get up to 87 degrees. Management is aware and working on the issue, but it has been over a month and the problem still isn't resolved. I had to pay for a gym membership so I wouldn't pass out at the apartment gym. The door locks are old school with a key, but the apartment is slowly replacing the locks with a keyless entry. It's been a slow process for this. Lastly, people are always smoking in the apartment so I will come home to my house smelling like cigarettes or weed.

The building itself is aesthetically beautiful and meticulously maintained. Its location offers convenient access to major highways--including I-66, I-495, and the Dulles Toll Road--as well as the Silver Line Metro. When one finally arrives, it's often packed with 10 to 12 people and several dogs, making the ride uncomfortable and frustrating. Over the past week, only two elevators have been servicing 28 residential floors plus four levels of parking. Today, there was only one elevator running. That is simply unacceptable for a building marketed as high-end. Management needs to take accountability, invest in timely elevator maintenance, and ensure inspections are completed without disrupting daily life for residents. This level of service does not match the premium price tag.

Lived in a 1 bedroom + loft which was very spacious, but encountered multiple issues starting even before move in day. 1) we signed a lease for a specific apartment and style and then 1 week before move in day receive an email saying the previous tenant is not leaving anymore so they are going to find us a new apartment. Ended up in a unit with same square footage but older finish. Had to argue about keeping the price too because they wanted to increase it because it was a different unit and different market rate which was total BS for breaking our legal agreement to move into the unit. 2) because of this, there was clearly confusion upon move in day because the rep helping us move in said she couldn't find our keys... she had the old paperwork in front of her from our original signed lease and not our updated lease... I had to point that out to her when I asked to see what the move in packet looked like. Office staff is either incompetent or there's a lack of organization causing mishaps like that. 3) AC either cools or heats your apartment. Have to ask maintenance to switch it. AC constantly broke too which maintenance had to fix. Considering it was Covid times, I was understanding of the delay in service time but after Covid the maintenance team was prompt with work orders within ~2-3 days at most. I'd give them a solid 5 stars for the work they did to try and fix these old apartments. 4) post Covid, rent skyrocketed 30% for the same old apartment... when asked what value I'm receiving in the hike in price all they could say is that it was the current market price which is expended but cmon, those apartments are not worth anymore than 2100/month. By the end of our stay we were paying 2450/month after initially moving in at 1880... when our renewal came in for the potential 3rd lease they wanted to charge us 2500. BS. 5) gate is always broken and several cars have been broken into. A car parked near mine literally had the window smashed in. Definitely not safe at all as they market it to be a gated community. They do try to fix it, but by the time they get to it it's been 3 months and then it breaks again. 6) trash always overflows and compactor breaks, leading to people throwing trash outside of dumpster and numerous rats near the trash area. Definitely avoided throwing trash out at night to avoid those disease ridden animals. 7) speaking of animals, there were occasionally raccoons on people's balconies or on the roof. They were mostly chill tho but could be harmful. Always heard them on our roof late at night. 8) living on the 4th /top floor, you'd assume there would be no pest problems. Even though we kept our apartment clean, there would be ants on our balcony somehow and towards the end of our lease were battling them for several months. That was the final straw as we decided to non-renew our 3rd lease lol. 9) when we first signed our lease the amenity fee was $250, but then increased to $500 for the 2nd lease. They did not add any value to amenities and clearly wanted more profits from tenants. 10) be prepared for occasional stolen Amazon packages. When the doors are locked to the club house / Amazon hub lockers, the Amazon drivers will try to deliver it to your doorstep. Sometimes they are lazy and leave it by the mailboxes. I've seen them post a photo of where it was left in the Amazon app and then fail to find my package afterwards. This happened more than once so good luck with ordering stuff to your apartment / town home. In summary, you are better off finding somewhere else to live if you're going to end up spending $$$ to live in the Tysons area until management addresses these issues.

    I have lived in Lumen for 3 years in 2 different units and just recently moved out (due to needing…read moreto move out of state). In my three years here, I would say overall, I had a very pleasant experience. Yes, they do have their flaws. Some I can note are: elevators breaking down (I should not have to allocate 15 min to get out of my apartment building for work), AC/heater breaking down (though they do compensate--more on this below), and an incident of roaches (though it never reached my unit). However, lumen is a great apartment overall. Its location is superior and unparalleled, being equally close to DC and the suburbs, it truly opens up more opportunities to see and enjoy more parts of the DMV area. Though hallway to unit sound proofing is not the best, unit to unit sound proofing is excellent. You won't have to worry about neighbors being too loud or throwing a party. Once you're in your unit, it's peace and quiet. Views and amenities are to die for. The gym has three sections (cardio, weights, and yoga room), they have multiple areas where you can work/study, and they have Apartment Life who holds events several times a month and they're good events! I did previously mention the AC breaking but management team was so helpful in navigating. They offered to refund part of your rent or pay for your hotel stay while it gets fixed. This was so thoughtful and not something you can expect at any other management companies. The concierge people are always so friendly and ensure your packages are never lost. The leasing agents remember you by name and always maintain a friendly face to go to when you are in need. Also, the rent is very affordable for what you get and compared to other luxury apartments in the area. I cannot recommend lumen enough!

That being said, the only downside was the elevator failures that would occasionally occur. It's definitely frustrating especially in a higher floor. But, you could tell that the office and maintenance team were quick to get vendors involved and didn't let issues sit unresolved. What really stood out was their communication to keep tenants updated and didn't leave u wondering what the status was. Which makes a huge difference. Ultimately, this a great spot to live. The location is super convenient being close to so many things. Definitely recommend this spot as a comfortable, well-managed place to live.
