I advise you to not rent here. The management is unhelpful, majority of the front desk folks are constantly grumpy, and it's way too expensive for what you get. One example - They switched our payment system and billed us 300 dollars for late payment even though we had auto payments on. Very little comms about switching the system which required rekindling bank accounts. Maintenance had to come in 3 times for the same issue. You get charge for common space electricity. **Avoid leasing a condo here at all costs.** Their entire business model relies on nickel-and-diming residents with absurd fees, fabricated charges, and outright scams. This place is designed to drain your wallet, and they'll invent ridiculous excuses to do it. For example, if your guest parks in the visitor parking but fails to obtain one of their absurd "guest parking passes" (every single time), they'll tow the car--and then demand **$250** from *you* to release it. When I moved out, they offered a post-move cleaning program for **$150**, which I agreed to. But then, out of nowhere, they slapped me with an **$1,800 bill**, claiming they needed to "deep clean" the entire unit and replace the fridge and oven--**without any proof, warning, or reasonable explanation**. To add insult to injury, they sent the bill to a debt collector instead of resolving the issue fairly. This is nothing short of a **scam**. They lure you in with some fancy amenities , then hit you with outrageous, unjustified charges. **Stay far away.** read more

I have been living at Ovation for maybe 3 years now. I want to start by saying Annette at the concierge's desk is one of the kindest people I have ever met. Genuinely kind and helpful. I also want to say that the leasing staff and maintenance staff are great! However, (IF YOU WORK FROM HOME, THIS IS NOT A PLACE SUITABLE FOR YOU TO LIVE) by no means at all is this a residential facility. By no means at all. I am not sure what the situation is with management or the developers but there should be a legal policy against constant construction, both inside and outside of a building that is residential; construction at this property has been ongoing, literally constant for years now. One would be excited for all that comes with upgrades, but due to the absolute living hell that the construction has made this building, it has become unlivable and deplorable. There is constant communication with residents through email as there is a ROLLING FIRE ALARM TESTING SCHEDULE. For those of you with dogs, plan to just stay with friends on those consecutive days. The alarm testing happens every other week (and is of course "against their control"). This is not just the standard blaring alarm, someone actually gets on the intercom and speaks to the building for up to 10 minutes at a time. Yes, while you are in your apartment living. This happened once as late as 8PM. If you have pets - board them, plan to board them during the building's frequent and rolling alarm schedule. We are notified a couple days in advance but you will be completely at the mercy of this management group and their construction, every single day of your life. Every single day of your life will be impacted by the construction at this property. If you have a DISABILITY of any kind, mental and especially physical, THIS IS NOT THE PLACE. sorry. The level of accessibility changes literally from day to day due to entire areas of the building being blocked off at a time. We had 4 out of 5 elevators down for more than 6 months at a time. This is documentable and unacceptable. Almost seemingly totally in disregard of residents and our needs. Imagine, if you will, receiving a package of any kind and then having to figure out how to get that package to your room, with no working elevators and half of the highrise is blocked off, and you live on the opposite side of the highrise that's blocked off. Also then imagine having to literally gather as a group with strangers in the building to try to game plan a way to exit the building (several times a day if you have a dog). For some of us who were living here before the construction began, we like to hope that one day we will get peace. I have seen this building empty due to the constant construction several times now. I have finally reached my breaking point. Oh and there are 8 guest parking spaces for this entire highrise. I wanted to say so many good things about this place because again, the staff is great, but there is a serious issue. I would equate this building with a hotel or hostel. A hostel for sure. Perfect for air bnb or transients wanting something temporary. Take care and please consider your wellbeing and mental health. read more

Lived at Ovation June 2014 to Aug 2023. Over that period, the building changed hands and has become a Section 8 housing project. There's poor building maintenance, problems with the washer/dryers, constant problems with the elevators, kids carving names and phrases in the elevator walls, disgusting carpeting in the hallways, broken water pipes that caused water damage, a gym that was never maintained, and now a building renovation that has totally disrupted everything. Attempts to receive packages from the concierge are an event because of incredibly poor storage and inventory practices. Very poor building management and decision making. To make matters worse, two years ago we had neighbors with a domestic violence situation with yelling at all hours, loud music, and banging on the wall for at least a year. We had to call the police after a major fight and there was a subsequent fight that ran into the hallway. As we were moving, it was embarrassing when a friend came to pick up some items and the hallway outside the elevator in the garage smelled like urine. It appears that a dog urinated and the owner failed to clean it up. The apartment above us had a leak in the bathroom wall and when they gave their dog a bath (yes, in their apartment), the water seeped through their wall and down through our ceiling. It was "repaired" twice, but started again right before we left. In fact, we moved out before our lease ended but kept paying the rent because the new location, Brentford at the Mile, gave us two months free rent and we couldn't take it any longer. We could not wait to leave this building, especially after they gave us a lease renewal estimate that raised our rent almost $300 in the midst of this nightmare. The year prior, we had to negotiate the rent increase down from a $500 jump to a $230 increase. As my lease comes to end and I have to move across the country for work, I've decided to write a review for one of my favorite apartment buildings I've ever lived in. I'm sad to leave Ovation. The regular front desk folks are so kind and sweet. The maintenance guys are soo nice and friendly. They fix things so quickly. Having Harris Teeter and Starbucks walking distance is quite convenient. Whole Foods and Wegmans are super close by as well. I have a dog, so walking my dog in the neighborhood always felt safe and I enjoyed it. The courtyard and the path next to the building are really beautiful especially when the flowers bloom. The elevator took almost a year to fix, which is quite unfortunate for those living on the upper floors. I can see that being really inconvenient. I'm fortunate to live on a lower floor, so I took the stairs and got more exercise. With COVID, I'm sure that things were much more delayed than expected. The one thing I did not like is that they advertise that they have a dog park, but a dog park is "a park for dogs to exercise and play off-leash in a controlled environment under the supervision of their owners." So dog owners, just note- there isn't a dog park here and you cannot let your dog off-leash. High Gate at the Mile is about a mile a way and has a new dog park, so that's really nice to walk over to if you have a more active dog. There are pretty neat apartment events and activities if you guys are interested in those. If I could I would stay longer, but it's time for me to go. I have lived here for about a year now, and while I do like my apartment very much, everything else outside of my actual room is...terrible. The people: (1) Rude management team. It is well known that management does not read much of anything that comes across their desk. I see everyone extolling one particular member of the team, but from my experience with her, as a renter, and not as a potential renter, has been appallingly abysmal for someone who's essentially working in a service industry. (2) Some dog owners let their rather large poorly behaved dogs run free inside the building... (3) There is a large set of folks who live here who are deathly afraid of, or hate dogs. A note to everyone who does not like dogs, or is allergic to dogs: THIS IS A DOG-FRIENDLY APARTMENT. Live somewhere else if you don't want to be around them. Their fur and cooties or whatever are all over the building. I've seen some people swat at dogs and try to kick them. (4) That's about it for the people. Most people are generally friendly. But, broken elevators bring the worst out of people. Very consistently, at least one elevator is broken/dead, so there will be many cranky people, especially since there are 19 floors here. The amenities, building, and service: (1) The ELEVATORS. Currently, two of the four elevators are DEAD. Not even just working intermittently, which is what these two have generally been doing for pretty much the past year. Is there no such thing as preventive maintenance here? So essentially, an entire side of the building - the "pods" Ovation love to talk about, is without elevator use. Instead, we're told to walk to the other side of the building, which completely eliminates the advantages of living in a "pod-like" situation. This is a HUGE inconvenience to everyone. And people are pissed. (2) Security. They've added a lot of security cameras when they brought on the new concierge team. It's nice to know they're monitoring (are they??), but it's a little creepy, almost like it's a police state. I used to want to go to the gym, but now I know someone's watching me sweat my butt off rather clumsily...so I steer clear of there now. Anyway, I bet they've installed these cameras to track down tenants who take matters into their own hands. Someone pasted a petition on the coffee machine some time ago, angry about the poor selection and maybe the terrible coffee hours. (3) Smokers. People like to smoke right by the front steps, on their patios, inside their apartments, and in the common areas. There's no smoking allowed....but no one ever does anything about it. (4) The management team wins awards for being the least transparent, least communicative. The pool's closed? What? Where's the announcement? The elevator's broken? When's it getting fixed? What are you going to do about it? Just stand there and waste minutes of your life, please. (5) Dog friendliness is going down. Not just because of the few who are afraid/"allergic" to dogs (and yet still choose to live here), but because there are now signs within the courtyard that say "Thank you for keeping pets out," even though they like to say this place has a dog park. There is no dog park. It's a patch of spiky artificial turf, surrounded by bricks that are falling apart and wobbly (someone's going to break their ankle one day, stepping on those bricks). They have actually also removed the dog treats from the concierge desk, so you tell me if this place is getting friendlier or not. (6) Smokers. Even though you're not supposed to, people smoke in the courtyard, and on their patios, and right by the front entrance. They recently put a smoking thing right in front of the entrance, by the green patch of grass. It's gross. All in all, the place is going downhill, and fast, though I'm sure rent's increasing just as fast. First, with the new management team, then with the cheaper concierge team (they're all lovely, the concierge team. But management hired the company because they want to cut costs), the cheap new elevator flooring, the on twice a day coffee machine, broken lights, printer that's consistently without printer paper, and on and on. The elevator situation is inexcusable. There are four elevators total (plus a moving elevator, but that's at the loading area) - 2 on each side, serving 19 floors. When one breaks down, residents are most definitely inconvenienced, across the entire building. When it's in your tower, it's pretty obviously a huge inconvenience, because you have to wait minutes (much too long to wait for any elevator - completely serious) only to find that the elevator is full, so maybe you walk across to the other side to use their elevators. But then others have the same idea, so those are full and congested too. It's not even like all the other 3 elevators are in perfect condition either. Proximity to Harris Teeter is a huge plus though! But now with Amazon Fresh and all that, it's not worth the trouble. read more

The general manager, Vini Kovach is such an angel. God bless her heart. Just ask to say hi to her when you visit and you will see what I'm talking about. "I believe living in a apartment you call home is a place you should be happy to come to at the end of the day." Vini once said to me. I truly miss seeing her as I arrived from work. This is the best place I have ever lived period... because the one in charge went all lengths to make sure her residents were happy and had any issue encountered, resolved at all cost. Had to transfer to another a Kettler property which was closer to work, Capital One. Otherwise I would have stayed longer. New guy in the management is very rude. I have been living in Ovation Park Crest for almost a year now. First time today, I went to use the grill with my friends, which I had booked a week ago. Apparently, they had mistakenly booked 3 parties for the same time with just 1 grill to be used. I arrived with my friends saying politely that we had booking to use the grill today. This suited management guy (which I have been only seeing for the past couple of months) standing there reacted in such a rude manner and it was really embarrassing for me in-front of my friends. And he clearly in frustration (in his very rude tone) shouted "where are you even coming from" and just went away, like its none of his problem and we residents were to solve it on their own. He had no customer skills to talk politely or even to say sorry that mistakenly the building management have multiple booked us. I never had any issues with any other members of management, they have always been really nice to us but this guy omg.. he really needs to learn some customer skills. I had someone recently talk us rudely over phone when we called the management office with some questions and now i'm sure its the same guy. I know his name but I don't want him to get in any trouble during this pandemic times, but it would be seriously nice (if you are reading this), if you can learn to be polite being in the customer service business. read more

Very disappointing on the management of the guest parking spaces, after having lived here for three months. At the time of our moving in, I saw many residents parking in guest parking spaces during the day time for some conveniences. When I inquired about the situation, a front desk staff informed me it is not strictly enforced. Then, three months later, I came in at around 9 pm and found the guest parking area practically empty. Since my husband parks our vehicle there during the day time once in a while for a short time (usually, it is almost full), and since I was going to leave at 6:30 am the following morning for a golf rounding, I parked my car in one of the many empty spaces. That was the first time I have ever parked there overnight, despite the sign, thinking that I was not troubling the management by taking up the scarce valuable spot at the inconveniences of others who need those, because the guest parking spaces were almost empty. The next morning, I found the car missing. Dominion Towing company, which apparently has a contract with Bozzuto, towed it so conveniently during their overnight patrol. The guy who answered my inquiry of why their company towed it flatly told me my car had a resident parking permit and I parked it in a guest parking space. First, there was no notice to residents about their newly enforced strict parking rules. Whether it's first time or Nth time offenses, it did not matter. No warning to the resident issued. Secondly, if the parking rule is there to help people and in that process to punish the abusers who causes troubles to Bozzuto or neighbors, absolutely, it makes sense to enforce the rule (with stern prior warnings to residents). As far as I was concerned, it was the business as usual last night and I made sure I leave the parking garage before it becomes busy (I went back to my car at 6:30 am, early enough, and the garage was as empty as the night before with 3-4 cars only). Towing seems to be a lucrative business. I had to pay $180. Plus, last minute cancellation penalty for golf. Plus, a ruined day. For causing a problem? No! I understand a rule is a rule. But don't tell me Buzzuto is implementing it on a rational basis. Why not patrolling during the very busy day time? Why giving such an easy business to Dominion Towing which sneaks in overnight for no reason? They perhaps found no true intruders and decided to tow a car with resident parking permit, as instructed by Bozzuto management. I emphasize: the guest parking area was almost empty! I have photographs of the place I took the following morning at 6:30am. Why not the day time patrolling when guest parking seems to be an issue!? Why not issuing some advance warnings to residents? Is it that hard to be nice to the residents? Do they make money by towing resident' vehicles along with Dominion? It's puzzling. read more

It still doesn't feel real that we live here--just a couple steps to Harris Teeter, less than a mile to the mall / numerous restaurants, and a great commute for both of our work places. Our experience has been wonderful so far thanks to Sabrina. She has been so helpful and really went above and beyond to make the process smooth. Location is great with a Harris Teeter just steps away. Negatives out weigh the positives though. The management company, Kettler, does not care about the tenants. They treat leasing at the property like a hotel management company would. The first people into this building, like us, pay through the nose all the while specials online keep going lower and lower. Good luck trying to talk about it with the leasing agents, unless you are up for renewal and then they MAY try and work with you. Dog friendly community but you hear barking all day through the walls. They sold us on the amenity of a fire place in the community area and 2 years later and huge turnover in the leasing office and the fire place STILL does not work. With varied excuses there is still no projected fix date. There are only 4 elevators for this huge building and it took OVER 2 months to fix the broken elevator on the east end of the building to work. Concierge in the lobby is not consistent, stepping away for and hour or two at a time. This property would work great for people that don't have cars as there are plenty of bicycle storage spots. If you need to park a car or two, be repaired to spend $90 a month per car. I have never rented at a place that has as strict visitor rules as this property. Ask about those rules when you come for a site tour as there are too many rules for me to take the time to list now. Basically, if more then one car is traveling to visit you at a time - good luck on finding them parking. Beautiful common areas, nice pool with extended hours in the summer, great gym. Mostly Arab and Indian community. Easy access to metro and shopping. No shuttle from property to metro and it is not walking distance. read more

Love what the apartment has to offer, beautiful interior, staffs are mostly nice and attentive. However, the lifeguards they hire are useless, they spend most of their time on the phone even though there are so many small kids swimming. I know I gave it a 3 stars before because of the Lifeguard. However, I truly believe they deserve 5 star rating all the way. Their apartments and amenities are way better than a five-star hotel that we've been to, they have beautiful business room which has Mac desktops, a printer for you to use and free Wifi. The swimming pool is so nicely maintained, the entrance is beautifully decorated with chandeliers, a high-tech-coffee-machine when you need a cup of latte or hot chocolate. We love it so much we actually don't want to buy a house just so we can live here:)) read more

Second of all, this is the most beautiful neighborhoods in VA, so close to the metro, close to Tysons Mall, you have Harris Teeter and Starbucks next door. We were amazed! Well, from a guest's perspective, the apartment itself is pretty nice, but that's about where the positive ends. As others have noted as far back as 2015, it's pretty rare for all of the elevators to actually be working. Given that there are only two elevators and 19 floors per side, this means you are going be waiting a long time to actually get to your apartment. At one point there was only one elevator working, and it was on the other side of the building. It could literally take ten minutes to get from the parking garage to your apartment. Speaking of the parking garage, I hope you don't plan on having people over, because you're only allowed one guess permit, and there's nowhere else to park in the area. There's a good chance you won't even get the one permit, because there are only about 20 spots for 19 floors of people. God help you if don't have a pass or forget to display it properly, because you will definitely get towed (all the way to Merrifield to add insult to injury). What about the almost completely empty third level of the garage? No, you'll get towed from there, too. The people at the front desk are usually helpful and friendly, but they don't write the building policies. A friendly person letting you know that your guest's car was towed doesn't really take the sting out. This place is expensive, even for Tysons. You'd think that extra cost would at least make management want to make life in the building as hassle free as possible. Instead, even just visiting the place is a huge chore. read more

Looking back at the reviews, I wish I saw the 1 star and very honest review from 5/2015 prior to moving here. This is a 1 star apartment community in more ways than one. I'm now skeptical of 5-star Yelp reviews after living at Ovation. At least three of the 5-star reviews of Ovation are by people who do not even live in Ovation. Here's my honest account of Ovation: 1) Smokers. Everyone complains about them. The office is aware that people are smoking inside and directly outside the building, on patios and outside of entry doors. My apartment as well as the hallways have been filled with smoke. 2) Late night parties. Many of the units in Ovation are owned by companies that rent them out on a nightly basis to vacationers. Moreover, there are residents in the building whom the front office has given permission to hold loud parties well beyond quiet hours. Numerous residents have complained about the loud parties in the "Play room" which are audible across two floors. 3) Safety. There is no security staff in the building. There is no patrol. There is no security number to call if there's a concern. Wheels and hubcaps have been stolen from cars. Dog walkers have been assaulted and harassed numerous times. 4) Common areas (only the first floor) are cleaned just before apartment showing hours. The cleaning staff are the most hardworking staff at Ovation. They do a great job, but keep in mind that between 6 pm and 7 am the common areas are dirty. read more

I've lived in this building approx. one month and it's been a gigantic hassle from day one. Today (9/2/2016), the elevator wasn't working. (This is a 19 story building and it has only one working elevator; the second elevator hasn't worked since I've lived here. How the company got permission to build a 19 story apartment building with only two elevators is a mystery to me. But I digress...) I walked down to the lobby and found an official looking man there. I said, politely and with a smile, "What's wrong with the elevator?" He glared at me. After a few seconds he said, "We're doing repairs." I was immediately annoyed. It was just after 8 AM on a Friday and I was just trying to get to work. I said, "How can I get down to the parking garage?" He glared at me and slowly said, "Freight elevator." I asked him where it was and he thankfully walked me there. While waiting for the freight elevator, I said, "It seems really inconvenient to do this work on the lone functioning elevator at 8 AM on a weekday when people are trying to get to work." He glared some more. I rephrased it as a question: "Why is this work being done at a time when people are just trying to get to work?" More glaring. He slowly said, "That's when the men can do it." At that point, the freight elevator arrived -- FULL OF GARBAGE! -- and I got in to go down to the parking garage. This is just the latest example of inconsiderate behavior by staff and weirdness in the building's design/construction. Here are a few other examples: 1. Moving in was extremely difficult. It took three trips from my apartment back to the concierge desk to get instructions on how to use the electronic key system. On the fourth trip, I asked some random woman in the lobby who turned out to work there. She went up to my apartment with me and showed me how to use the key. The concierge didn't tell me all of the steps to follow. 2. There's no parking allowed in front of the building. There's no loading zone in the parking garage either; you have just park in a spot and hope you can get somewhat close to the door. The doors between the parking garage and the elevator bank are weighted (read: VERY HEAVY) so they slam shut behind you. As a woman trying to carry heavy armfuls of belongings from my parking spot to the elevators while manipulating the odd key system every single time, I found it really, really hard. There was a very heavy dolly I was finally offered by the concierge but it was useless since I couldn't balance things on the dolly, manipulate the key, and open the door. (BTW move-in day was ~100 degrees.) Remember, there's only one working elevator so I had to wait very long times each trip. I found out several weeks later that there is a freight elevator but the concierge didn't bother to tell me about it. Being able to use that elevator would've at least made the trips easier because I wouldn't have had to wait so long. 3. The HVAC (heating-ventilating-air conditioning) system is a mess. It's not as easy as tapping a few keys to change the temperature up or down a degree. After trying to figure it out myself over the period of a few days, I put in a request for maintenance to set it to 72. When I came home, it was a cold 63. The management office emailed me an instruction manual on how to use the system. I have an MBA and I work with technology and I can tell you this manual is nearly incomprehensible. I basically turn on the A/C when it gets hot and let it run until I'm literally shivering; then I put on a fleece, turn off the system (also not an easy task) and wait for it to warm up again. I've periodically asked the concierge and maintenance for help but they seem as baffled by it as I am. So those are the major issues. Now for the good: The pool is great. The outdoor spaces are nice. The location -- near the grocery store and Starbucks -- is convenient. The other people in the building seem professional and friendly and there are lots of dogs which, in my opinion, is good. read more

Wow what an Amazing staff. I had the best experience touring with Aaron Troxell. Aaron made my tour through this property absolutely perfect. He seem to be extremely knowledgeable about Ovation and assured me I was at the right place for excellence. He truly took his time I did not feel rushed nor did I feel like I had inconvenienced anyone he absolutely made me feel like I was the star at that time. He also made me feel like my business was wanted there. Location is everything and Ovation is right in the heart of all the excitement. I felt it was very luxurious and over the top, just what a girl was looking for. Hate to be the first reviewer, and be so negative, but it is what it is. if I could give this place zero stars I would. My husband and I just went over to see the apartments, as we are looking to move to a bigger place. We arrived in the leasing center, and we were not even acknowledged by anyone...even by the leasing agent who looked right at us as we walked in. After spending another 5+ min in the leasing office (without acknowledgement) we took it upon ourselves to wander around the property for a few min, thinking someone would eventually come up to us...nope...not a soul. This is even after being buzzed up from the garage....so they knew we were coming. Overall, there is NO WAY we would spend $3k on a place where no one was watching anything, and would allow total strangers to wander around unwatched. Horrible place!!!!!! read more

Started my apartment search in the McLean area this weekend and was quite impressed by the park crest community mainly because of a 24-hour Harris Teeter plus the short commute to my school and place of work . Prices at the ovation were quite fair and the leasing consultant was pleasant. They have a 24 hour concierge who accept resident deliveries . Was a bit disappointed that most apartments don't have balconies but overall this was a great tour . read more

I move from Florida and they help me throughout the process of moving. Looking all the information I need it to have an easy transition. The amenities are simply amazing. Great gym, computer center (copy machine is not the best) but good computers; game room and even a dog park. I have a dog and I haven't met a place nor employee that shows so much love for pets. They always have such a great attitude towards residents and pets. It's simply amazing. The hearth of the building has a name and is Vinnie. She is just such an amazing human being and person. She really listens and cares for what you need. (so sad she left the complex) There some areas that can improve the fire pit has never seen it working or the landscaping can be better. Visitor parking can be a hassle, especially after hours since concierge might not have a pass to give away; if that is the case you might need to park outside of the complex near Harris Teeter. The fire Pit has not worked since I moved here in March 2014 and in October of 2016 and still do not work. The concierge can be more productive with their time.Not only that elevator did not work for over 5 months, totally unacceptable. Is a beautiful place and is not well maintain. read more

I moved to Ovation's 4 years ago under kettler it was wonderful (management- Vinnie)u saw her all the time around building. Then 2 years following kettler had new management they were "good". Under kettler we had catered 1: parties ( some sort of catered social event EVERY month) 2: raffles 3: Peet's coffee... free filters for refrigerator water...2 free keys 1st parking spot free Pool was clean / spotless Security wasent great - they added cameras all over the building Everyone knew everyone a great place to live Since buzzuto took over it's a horrible place 1st you never see the management around only going to Harris teeter 2: you have to pay for the filter /fridge 3: party's are with store bought cold cut sandwiches no raffles 4: the pool is cleaned ( half assed) day of opening will we wait about 3 hours 5: watered down coffee 6: they charge for trash & sewage 7 : they are VERY deceitful ( they give a quote for apartment) then they add $400 animity fee deep in the contract/ And last they give you a price via email after u get ok from company they say opps made a mistake ( I have emails to prove it) 8: just google buzzuto reviews The great reviews are from short term stay people because most of building is short term stays Just look on Expedia or hotels.com WARNING WARNING WARNING the building and location is great but management is the worst I've ever experienced read more

4 Stars due to limited layouts within floor-plans. I had the pleasure of meeting Sabrina the leasing consultant. Very sweet spirited individual. My visit was on the weekend and she was the only person available at the time. She made sure to acknowledge me while she catered to another client and continued to check on me until she was free. She greeted me with a smile and apologized for my wait. From there, we discussed my needs and she narrowed it down to two units that met my criteria and time-frame. As we viewed each apartment, I noticed that the layout of the floor-plan would not work for my furniture. She understood and offered to assist with my search by suggesting a couple of apartments in the area that may work. Because of her demeanor and service, I went back the next day. I wanted to confirm that the floor-plan would not work. Additionally, the residents that live there expressed their admiration for Sabrina. Their kids ran up to her to give hugs, as the parents watched with a smile. Sabrina brings a home feeling to Ovation with her personality and service. I have recently move into the apartment and it has been great living here so far. Just a short 3 minute walk to Harris Teeter and Starbucks, parking in the garage and a sweeping view from the floor to ceiling glass walls. I want to give a special shout out to Sabrina, our leasing agent. She went above and beyond making sure we are happy with our apartment and made the leasing and move-in process as easy as possible. I love this building. This is the only building in the Tysons Corner Area with the doors to the apartments on each floor right outside the elevator. No super long hallways to get to your apartment. There are 4 elevators 2 on each side of the building. It's like two towers put together. The apartments are very modern and the management does take really good care of the units so you don't have to worry about a thing when you move in. Very clean. The units are spacious and have high ceilings. I'll admit the units may be a little cramped for some people. I did a lot of research on a lot of rental apartments before moving to Ovation. I chose Ovation because of its convenient lifestyle and modern amenities. I did sacrifice some space compared to what I would be paying somewhere else, but I got peace and quiet instead. I can barely hear my neighbors or the sounds outside. It is just very peaceful here. Secure and safe building. Surprisingly a lot of families live in this building. True floor to ceiling windows. Spacious bedrooms. And it's is easy to maintain clean. I believe they offer a concierge laundry service, but it's a separate fee. Swimming pool, two party rooms, a gym, and an office room. Great outdoor spaces with two gas grills, a dog park, outdoor fire place, plenty of outdoor seating, and bocci ball court. Pet friendly. Free coffee in the morning until evening. What more can I say about this amazing building? Kettler really outdid themselves with this one. Christina the leasing agent is amazing! I recommend you go see her for all you leasing needs, OR you can call me as I am a real estate agent and I can help you directly as well ;) (not affiliated with Kettler). It is a beautiful building with nice amenities but it should be with 2 bedroom rent north of $3k. That doesn't even include the parking! The staff in the leasing office has been mediocre in my dealings with them, had to follow up multiple times. The concierge staff on the other hand has been very friendly and helpful. Watch out on your end game, like most places they jack up the rent when you have to go less than a full term on the renewal. Visitor parking is a joke and they lock the garage when the leasing office closes so you have to go down to let someone into the garage at that point. Good location but I don't think it is worth what they are charging. read more

The building is beautiful. But I have two major complaints. They appear to allow random people to just wander the building and not once have I seen anybody approach them. These people clearly do not live in the building because they don't have the fobs needed to get through the doors but they just sneak in behind people. I have watched it happen 3+ times in just 3 weeks and they just hang out in the spaces. Additionally, the "concierge" is anything but. They spend most of the time sitting in the TV lounge watching TV and not at the desk. Additionally, they are unbelievably lazy. There is no sense of urgency with anything they do. If they haven't gone through packages to label them, they won't give it to you even if it you can see it sitting right behind the desk. Additionally, they do not go above and beyond for anything and know nothing about the building or how it works. For the amount of money I pay to live here, it is absolutely absurd that I can't even expect the smallest amount of effort from the staff. read more

Maintenance staff are the best!! And recently there seems to be some new management which have been quite responsive. The front desk staff are very sweet and cordial. But there are MANY downsides. Elevators had at least one nonworking (sometimes two) almost nonstop for three months with no discount or compensation back to those totally inconvenienced by it. There is no real sense of community among residents and other than a place where people post notes in the mail room, there is no easy way to connect with folks. You have to pay $100 for a key (if you want more than one key to your own apartment). And the worst thing about living here, there are only about 20 to 25 guest spots for the whole building and there is no street parking anywhere that is readily available. So if you care about having overnight guests, it will be a struggle. The process involves greeting your guest and seeing the front desk for a paper form that you must obtain/fill out a log on paper--so they can put it in their window. (Hello, we are in the Information Age and cars park across America with apps, but apparently not at Ovation). Then even if your guest parks on his or her own they still can't get up to your apartment because that paper pass does not actually give you entry to upper floors. So your choices are to send your guest on their own and wait in the lobby for them. Or hop in their car and ride into the garage with them. TOTALLY ABSURD AND INCONVENIENT. read more

This place looks fantastic from the outside but horrible service at the leasing center and management. Before visiting the property I called and left several messages inquiring about the different units and no returned phone calls at all! For the amount of money the security in the place is awful, anyone can come in and out without being questioned and kids are running freely everyhere in the commom areas. We've been living here for just a little over a year now. Over all it is a great experience! The management team is almost brand new compare to a year ago, this new team brought in a lot sweetness. We are at the end of our current lease and evaluating whether we should stay or move to somewhere else. We were leaning towards moving to a different property that's maybe closer to Metro Stations. After doing some researches and visiting a few other properties in Tysons Corner, we finally came back to Ovation's leasing office and expressed our current needs and concerns. Pleasantly, our leasing crew was extremely patient and had the biggest smile during the entire process. Special thanks to Sabrina and Abbey, who apparently love their job, stayed at least an hour passed the office closing hour just to show us other apartments in the building that meet our needs and gave us their honest opinion about the floorplans. From the conversation we also learnt that Sabrina, who has a big family to take care of, gets up everyday at 4:30am but still willing to stay an extra hour late for work when customers need her. Her hard working spirit is truly inspirational! Charity, the property manager, is also fantastic. We've only spoke over the phone, but she's willing to try her best to put our interest ahead. Thanks Sabrina, Charity, Abbey and Greg! Our concierge sir, David, is always friendly and personal. He knows and greets everyone in the building, and sometimes if you have a package that you haven't pick up for a while he would slip a note under your door to remind you there's a package awaiting. That is on top of the E-mail notification we receive when we get a package. David, along with some other concierge people, adds a lot value to this property. However, everything has two sides, there are certain things that we feel Ovation can improve on. Below is a list of Pros and Cons just FYI, but it is very subject to our own experience. Pros: 1) Very Quiet neighborhood. The entrance door is not soundproofing but the wall does a good job, we never heard of our neighbors until they had a baby, but it didn't bother us too much. 2) Beautiful view. If you live in a higher floor, unless you are directly facing Park One Crest, you have a good chance of having a great view. The view is the biggest selling point that made us to stay. 3) Great Maintenance Team. Whenever I drop a service request, I can always expect it be fixed the very second day - unless there's a part they need to order from third party. From the conversation with the leasing office, apparently the maintenance team won some regional recognitions. 3) Green Area. Unlike most of the high rise properties in Tysons Corner, Ovation sits above a couple complexes that have plenty green space. 4) Family Oriented. This property has a lot of families, and most of them are very friendly. 5) Convenience. Harris Teeter is right down stairs. Cons: 1) Elevator problem. Elephant in the room, I think most residence in this building would know. We live in Building 2 and there is an recurring issue that the elevator constantly "sleeps". After you swipe your sensor and press the floor you want to go to, very often it ignores you and cancel it. You have to wait 60 seconds or so for it to "wake up". It gets annoying overtime, but it is a great icebreaker for the people in the elevator, if you want a positive spin on the situation. 2) Pool. Great pools, but more family oriented also means a lot of kids, and during summer the pool would be the kids' playground, nothing wrong with that, but just be mindful if you are a hardcore swimmer. It is also not very well cleaned. We can see the guy cleaning in the morning, but by the time we swim in the afternoon, it already has a lot of dirt inside. 3) A/C. I had some problems with the A/C control panel since 2 months after moving in, the sensor failed to work and whenever my A/C turns off it can't turn back on when temperature bounces back. However, after a few visits from Maintenance office seems like the problem got solved. 4) Mosquitos. If you want to walk around to digest after dinner, BRING BUG SPRAYS if you don't want to be eaten alive! Overall, we enjoyed the year lived in ovation. We are convinced to stay for another year and let's see how next year goes! read more
