    Recycling area.

    Maintenance is meh. Took three weeks and multiple visits to fix a leak in the ceiling (right after moving in too). Landscaping is pretty bad--bushes are overgrown, weeds are growing onto the sidewalk. Have pulled weeds, cut my own grass and edged with hedge trimmers because it bothers me so much. The gate doesn't work for guests 99% of the time but nothing is done about it. I have tried dialing myself as if I were a guest and it doesn't work still. Other big thing that stands out is that the recycling isn't picked up frequently enough and people pile their recycling up in front of the bin because it's so full. The office has sent out e-mails threatening to fine people for not disposing of their recycling properly. Otherwise, there's a nice gym, a no-smoking policy, and the complex is relatively pet-friendly.

The unit has serious ventilation issues, high humidity, and persistent mildew--making it a serious health hazard. Despite nearly a year of complaints and multiple photos sent as proof, management has refused to take any real action. The refrigerator's ice and water dispenser also contains visible rust and mildew, which I reported immediately. Even after acknowledging the issue, no repairs were made. Management claims the humidity is due to setting the AC to 75°F or higher, yet lowering it makes no difference. When asked why there's high humidity in the winter with no heat running (because it was broken 90% during the duration of my lease), they simply blamed the building's structure--again, without offering any solution other than I have to purchase a dehumidifier. Communication is extremely poor. Yasia Daniels Williams rarely responds to emails and makes empty promises with no follow-through. Olivia Mapengol, on the other hand, has outright dismissed my concerns--even when presented with clear evidence. Both have repeatedly ignored maintenance issues and blocked any attempt to escalate matters. They refuse to provide contact information for upper management and rely on delays and deflection until residents give up. It's unacceptable and deeply disappointing to be treated this way in your own home. If anyone has questions or wants to see proof of these claims, I'm more than willing to share everything. No one should have to endure what I've gone through. Old Review: This "luxury" apartment has been a nightmare. For almost a year, I've dealt with nonstop HVAC issues--no proper AC or heat, with indoor temps hitting 81°F+ and humidity levels in the 50-60% range. I reported this multiple times, and the leasing office never responded to my detailed message with photos and time stamps. I was forced to sit in the heat for weeks with no action taken. Maintenance showed no urgency, and corporate only stepped in after extra delays--offering two small fans that did nothing. My electric bills were sky-high (800+ kWh/month for a 1-bedroom), I developed health issues after surgery, and I found mold in my unit. I couldn't even stay in my own home comfortably. The staff is unprofessional and unresponsive. Worst apartment experience I've ever had.

I rented a loft on the first floor and absolutely loved the apartment itself. VERY spacious for a one bedroom, and with a dog, it was really nice having 2 doors to the outside (one to the street, and one to the inside of the building). You were able to get from your apartment to the parking garage without entering the elements (all covered). 24 hour concierge to help you with whatever you may need, including picking up (and storing) packages. They were extremely helpful during my stay. The building itself is beautiful, big lobby, nice pool and locker room/restroom, well-kept gym, doggy washing station, outdoor grills and a fire pit. The downfalls are all follows: parking is difficult around the building (if you have someone come visit, spots are usually taken). I lived right next to the dog park as well, and found it to 1. Have VERY aggressive dogs (don't bring your dog after 5 pm, that night crew is NOT in control of their dogs) 2. VERY loud (large groups are out there well after midnight, and begin to arrive by 6 am, and you WILL hear the barking if you live close to the area). Lots of construction in the area as well, I ended up with a nail in my tire. Also, there are 2 entrances to the parking garage. One entrance has been "out of order" for months now (I feel like they've had plenty of time to fix it; but have yet to see anyone working on it. Huge inconvenience). And lastly, my neighbors were extremely loud. Blaring music well into the night and the following morning (on week nights), and I had to report them several times to be able to sleep. Pros and cons to any apartment, I did really enjoy the apartment itself and the setup (very aesthetically pleasing, with huge windows allowing plenty of sunlight in). I also enjoyed the location- you are close to everything in Tyson's Corner (multiple grocery stores, an awesome new rooftop bar in the Perch), multiple shopping centers and malls, and the highways. Also has a close by metro station.

    Oh boy is this going to be a long one. Where should I start. I moved here from Fairfax in October…read moreof 2024 to what appeared to be "luxurious" living in Adaire. The unit I was shown was great appearance wise and so did the amenities. Probably 2-3 weeks of living here is when the ENTIRE buildings cooling towers (this system handles the AC) went out. While it was technically fall, it was warmer than usual and so my upper 22 second floor apartment was reach temperatures of 90 degrees inside with my balcony door open and the singular window in the bedroom swung open as well. This was the case for over a month where the building management did authorize a singular month of rent credit to all tenants and some. I'm not sure if graystar has owned this property from the get go but right after this event is when we saw "new management" come in and take over. Multiple floors had HUGE 8x4 holes ripped in them as contractors worked to fix the cooling tower system. On multiple occasions did the elevators shutdown and people were forced to queue extremely long waits of some even half an hour. Summer 2025 - the building / halls were extremely warm with temperatures in the halls reaching 80 degrees probably as a penny pinching way to save money on cooling. There's three - level 2 chargers for an entire building and a lot of Teslas/EVs so expect to need to check in almost immediately once a spot opens up. Not to mention one is in poor condition with the electrical cable obviously damaged and frayed. The fitness center door was propped open leading to the balcony and swarmed with the lantern bugs we saw so many of this year. The upper floor amenities were decent at best with the biggest plus being secured access garage for parking (we'll revisit this in a bit :)) and fitness center and rooftop pool with grill area. On October 30 my sports car was stolen from the parking garage level P2. Not only was it stolen from the secured access parking garage but they had also GAINED entry into the building. I notified PD after I had come back from Halloween weekend that my car was stolen and had asked the concierge if I could have the security footage provided to me for insurance purposes. I was told that it would have to be ran by the manager for the building. Okay cool, Monday comes along and I received a single email indicating that they had called the officer that responded but would not release any footage unless a form was filed by the PD officially. You have got to me kidding me. I'm at the whims of an overworked police department to secure footage of my OWN car being stolen??? Ridiculous. Not only that but I'm pretty sure no one from corporate at Graystar has any clue that this happened. So I will be following up through legal means as necessary. Just so many lapses in security in this building and so many issues that come as a result of extremely poor management. I cannot believe that my car gets stolen literally days before my lease ended but I'm so glad that it has. This building honestly needs to be sold off to another property owner because graystar obviously does not care. I have two points of commendation and it's solely for the morning concierge team who are not only helpful and nice but also care for the people who reside in this building. The maintenance team that handles the in unit repairs and upkeep are also worthy of praise as they swiftly take care of repair orders. Office staff / leasing in my opinion needs some serious work in order to manage this property. I DO NOT RECOMMEND YOU LIVE HERE IF YOU OWN ANYTHING OF VALUE. Within days, that excitement turned into complete disbelief. At move-in, the kitchen flooring was already elevated and puckered. Later a leasing agent casually dismissed it as "old damage" from a previous tenant. Just three days later, on February 21, there was what management referred to as a "small fire" more than 20 floors above my unit. I was assured it did not affect me. Two days after that, my furniture was delivered. That evening, I noticed my bedroom floor and mattress were wet. I wiped it up, thinking it was minor. By morning, my bed and wooden dressers were soaked again... this time worse, with an unknown substance seeping into my belongings. Management's response? "It's probably not from the fire." Maintenance arrived with industrial fans, humidifiers, and moisture readers. yet openly admitted they had no idea where the moisture was coming from. They did not bother to move my bed or dressers from the wet floor either. Meanwhile, the kitchen floor, already damaged at move-in became even more warped, sticky, and unstable. When management came to inspect it, instead of taking responsibility, he attempted to suggest that perhaps my cleaning supplies under the sink had somehow caused the damage. The unit has now been filled with loud drying equipment, pushing the temperature close to 80 degrees and making it nearly impossible to sleep. My mattress and furniture have been damaged. There is nowhere to move my bed to even if I was willing to stay in this now sauna atmosphere of an over priced apartment. I am living in heat, noise, and unexplained moisture conditions that any reasonable person would find unacceptable. Where there is ongoing moisture, mold is not far behind. I contacted my renters insurance and was told that because the electricity and water were not shut off, the unit is technically considered "habitable," so they will not cover a hotel. When I asked management what other affected residents were doing, I received a shrug and was told they were "still in their apartments." | have been here less than a week. Despite paying high rent, I have not been offered a temporary unit, a permanent transfer, a hotel stay, a rent concession, a timeline for resolution, or even a clear explanation. Just apologies, uncertainty, and a damp, overheated apartment damaging my property. I travel for a living and have already missed multiple days of work and pay, because I cannot unpack or settle into a safe environment. I have now had to return to Atlanta while still being expected to pay rent on March 1 for an apartment I cannot reasonably live in. This has been beyond disappointing, it has been exhausting, emotionally and financially damaging. I moved in hopeful and ready for a fresh start. Instead, I am left dealing with property damage, displacement, and a complete lack of accountability. I tried to give this place grace because it has new owners. I over looked how filthy the apartment was when I got my keys. I was met with a dirty tub, stained toilet, greasy/ stinky/ food stuck on microwave, filthy cabinets, and a glass stove top with dents. It is now March 2 and the Manager Bill still does not have any answers he claims he is trying to get concessions from the person who started the fire insurance, even though the floor in the kitchen was puckered days before the actual fire. I keep being told that someone from Greystar was going to contact me and I have not heard anything yet. Bill told me that he is being fair and they aren't doing anything for anyone, but I am the only one that does not have a place to stay in my apartment. My belongings are now dirty. My mattress is on dirty concrete. My belongings have been thrown all over the apartment, and I still am not being offered anything. I spent several days in Atlanta because I could not stay in the apartment that I am paying for only for me to come back and there's still not be any accommodations only finger pointing and no taking accountability.

In my three years here, I would say overall, I had a very pleasant experience. Yes, they do have their flaws. Some I can note are: elevators breaking down (I should not have to allocate 15 min to get out of my apartment building for work), AC/heater breaking down (though they do compensate--more on this below), and an incident of roaches (though it never reached my unit). However, lumen is a great apartment overall. Its location is superior and unparalleled, being equally close to DC and the suburbs, it truly opens up more opportunities to see and enjoy more parts of the DMV area. Though hallway to unit sound proofing is not the best, unit to unit sound proofing is excellent. You won't have to worry about neighbors being too loud or throwing a party. Once you're in your unit, it's peace and quiet. Views and amenities are to die for. The gym has three sections (cardio, weights, and yoga room), they have multiple areas where you can work/study, and they have Apartment Life who holds events several times a month and they're good events! I did previously mention the AC breaking but management team was so helpful in navigating. They offered to refund part of your rent or pay for your hotel stay while it gets fixed. This was so thoughtful and not something you can expect at any other management companies. The concierge people are always so friendly and ensure your packages are never lost. The leasing agents remember you by name and always maintain a friendly face to go to when you are in need. Also, the rent is very affordable for what you get and compared to other luxury apartments in the area. I cannot recommend lumen enough!

That being said, the only downside was the elevator failures that would occasionally occur. It's definitely frustrating especially in a higher floor. But, you could tell that the office and maintenance team were quick to get vendors involved and didn't let issues sit unresolved. What really stood out was their communication to keep tenants updated and didn't leave u wondering what the status was. Which makes a huge difference. Ultimately, this a great spot to live. The location is super convenient being close to so many things. Definitely recommend this spot as a comfortable, well-managed place to live.

This is a beautiful building! The amenities are top notch. They even have a squat rack in their gym, free yoga and Zumba on Tuesdays in their fitness center, and a concierge service. I've also seen the cutest dogs here. There are pet free floors (floors 4 and 8) for those who prefer that. The living room windows are large, the walk through closets were spacious, and the finishes in bathrooms and kitchens are beautiful and modern. The location is also great; Dunn Loring metro and mosaic district are right there, with easy access to 66, 495, 50, and 29. One of the only problems I have with this building are the difficult visitors parking policies (difficult in my opinion at least. You have to know your visitors' car info and arrival time). The other problem i had was a special case; i was looking into living in a WDU and they gave me the wrong prices and income requirements, so I had already applied to the unit and signed my move-out agreement at my current place, only for prosperity flats to call me the night before i was supposed to move in to say that I no longer qualified for that unit, and was only eligible for more expensive (market price) ones. If it wasn't for their genuine congeniality I would have thought they were trying to gouge me for more money. Friendly staff, great building, great amenities, great floor plans. I recommend this place!

This place is designed to drain your wallet, and they'll invent ridiculous excuses to do it. For example, if your guest parks in the visitor parking but fails to obtain one of their absurd "guest parking passes" (every single time), they'll tow the car--and then demand **$250** from *you* to release it. When I moved out, they offered a post-move cleaning program for **$150**, which I agreed to. But then, out of nowhere, they slapped me with an **$1,800 bill**, claiming they needed to "deep clean" the entire unit and replace the fridge and oven--**without any proof, warning, or reasonable explanation**. To add insult to injury, they sent the bill to a debt collector instead of resolving the issue fairly. This is nothing short of a **scam**. They lure you in with some fancy amenities , then hit you with outrageous, unjustified charges. **Stay far away.**

They're used to be once-a-month happy hours with free food and drinks, wonderful holiday party, and resident appreciation events a couple times a month with free popcorn, bagels, etc. That's all since been removed. Management also takes forever to respond to emails sometimes ignoring emails entirely when they used to respond within 24 hrs. 2. The worst aspect is that management doesn't enforce anything. They send out weak emails about picking up your dog poop otherwise you're fined, but never actually fine anyone. They tell people to stop hogging the EV chargers but residents end up parking their car there sometimes for days because there's no idea charge. The list goes on. 3. The quality of residents here are awful. There's dog poop all over the upstairs dog park every day (see attached). when poop bags are provided right there. Residents leave trash bags next to the trash chute when it takes 0.1 seconds to push it down the chute. Kids run around the hallways kicking doors. The gym is missing dumbbells because some resident(s) take them back to their unit. Equipment in the gym doesn't get put back in its place. 4. The nickel and diming each month is shocking. In addition to rent, get this - there's a utility service fee, sewer fee, pest control fee, trash fee, parking fee, parcel locker fee (that's a mandatory fee to get packages delivered), and a resident liability program fee.
