There was no doubt about renewal to begin with, after experiencing an amazing 18 months first time. Ahmed assisted in queries regarding community hygiene & maintenance by harmonizing with the Maintenance team lead by Jermaine Parker, with an honorable mention to Douglas whose resolution time made me title him "Speedy Gonzales" XD Tony, Anna & Miles from Front Desk/Concierge probably are nothing short of exceptional! Their coordination with residents to address community development maintenance, incorporate community-friendly events year-wide around, all the while showing genuine hospitality and conflict-resolution to every concern have been second to none!

This was last Wednesday. Fast forward to today--we received an email stating we owe nearly $400 as prior residents. We NEVERRR signed a lease. Now they're threatening to send the balance to collections, and once again, no one is answering the phone. Completely unacceptable behavior. I'm relieved we walked away when we did. Oh boy is this going to be a long one. Where should I start. I moved here from Fairfax in October…read moreof 2024 to what appeared to be "luxurious" living in Adaire. The unit I was shown was great appearance wise and so did the amenities. Probably 2-3 weeks of living here is when the ENTIRE buildings cooling towers (this system handles the AC) went out. While it was technically fall, it was warmer than usual and so my upper 22 second floor apartment was reach temperatures of 90 degrees inside with my balcony door open and the singular window in the bedroom swung open as well. This was the case for over a month where the building management did authorize a singular month of rent credit to all tenants and some. I'm not sure if graystar has owned this property from the get go but right after this event is when we saw "new management" come in and take over. Multiple floors had HUGE 8x4 holes ripped in them as contractors worked to fix the cooling tower system. On multiple occasions did the elevators shutdown and people were forced to queue extremely long waits of some even half an hour. Summer 2025 - the building / halls were extremely warm with temperatures in the halls reaching 80 degrees probably as a penny pinching way to save money on cooling. There's three - level 2 chargers for an entire building and a lot of Teslas/EVs so expect to need to check in almost immediately once a spot opens up. Not to mention one is in poor condition with the electrical cable obviously damaged and frayed. The fitness center door was propped open leading to the balcony and swarmed with the lantern bugs we saw so many of this year. The upper floor amenities were decent at best with the biggest plus being secured access garage for parking (we'll revisit this in a bit :)) and fitness center and rooftop pool with grill area. On October 30 my sports car was stolen from the parking garage level P2. Not only was it stolen from the secured access parking garage but they had also GAINED entry into the building. I notified PD after I had come back from Halloween weekend that my car was stolen and had asked the concierge if I could have the security footage provided to me for insurance purposes. I was told that it would have to be ran by the manager for the building. Okay cool, Monday comes along and I received a single email indicating that they had called the officer that responded but would not release any footage unless a form was filed by the PD officially. You have got to me kidding me. I'm at the whims of an overworked police department to secure footage of my OWN car being stolen??? Ridiculous. Not only that but I'm pretty sure no one from corporate at Graystar has any clue that this happened. So I will be following up through legal means as necessary. Just so many lapses in security in this building and so many issues that come as a result of extremely poor management. I cannot believe that my car gets stolen literally days before my lease ended but I'm so glad that it has. This building honestly needs to be sold off to another property owner because graystar obviously does not care. I have two points of commendation and it's solely for the morning concierge team who are not only helpful and nice but also care for the people who reside in this building. The maintenance team that handles the in unit repairs and upkeep are also worthy of praise as they swiftly take care of repair orders. Office staff / leasing in my opinion needs some serious work in order to manage this property. I DO NOT RECOMMEND YOU LIVE HERE IF YOU OWN ANYTHING OF VALUE. Absolutely atrocious management company. This place is wildly overpriced for what you actually get…read more The building is poorly managed, the staff is consistently rude and unhelpful, and the amenities are bare minimum at best. The building also has constant elevator issues. The most recent breakdown was so severe that the elevator was condemned by the city and remained out of service for nearly three months. For a building charging luxury-level rent, this level of neglect is completely unacceptable. The biggest issue is the rent increases. They lure you in with a reasonable first-year rate, then hit you with a grotesque increase at renewal under the excuse of "fair market value evaluation." They refuse to negotiate or work with long-term tenants in any meaningful way. It is no surprise there has been a mass exodus of residents recently because of how poorly this property is managed and how tenants are treated. Between the poor management, lack of value, ongoing maintenance problems, and predatory lease renewals, living here has been an awful experience. Do not move here under any circumstances.

When I moved out, they offered a post-move cleaning program for **$150**, which I agreed to. But then, out of nowhere, they slapped me with an **$1,800 bill**, claiming they needed to "deep clean" the entire unit and replace the fridge and oven--**without any proof, warning, or reasonable explanation**. To add insult to injury, they sent the bill to a debt collector instead of resolving the issue fairly. This is nothing short of a **scam**. They lure you in with some fancy amenities , then hit you with outrageous, unjustified charges. **Stay far away.**

The pool is nice with plenty of sun. Many restaurants and grocery stores within walking distance. As far as maintenance, WOW! They are beyond responsive and fixes vs patch up request. Our toilet started overflowing at 2:00 am, we heard water splashing on the bathroom floor. We called maintenance at 2:10 and they arrived between 2:15 am - 2:20 am to resolve the issue. Carpet is great quality especially since my pet was 3 years old and 82 pounds at that time, zoomies. The closet space (noticed I said, "Space" heart eyes), call me weird but it was my quiet spot. Barely have dust, compared to my current place of residence, dust bunnies everywhere!! I'm not sure what everyone is referring too when they speak about the deposit and move out guidelines. We had a smooth move out and received our deposit at the perfect time. I would suggest living her to any and everyone. Undeniably slimy business practices are what define my experience at The Reserve at Fairfax Corner…read more While no apartment is perfect, this management team consistently left me feeling like I had to be financially vigilant instead of trusting the people managing my home. Between questionable billing practices, poor communication, and mistakes that I repeatedly had to catch myself, I would never recommend this place. My biggest complaint is the number of variable charges added to your monthly bill. Beyond your normal utilities, there are enough miscellaneous fees that it becomes easy to overlook something that shouldn't be there. In my case, I was billed for the community's renter's insurance for roughly six months despite already carrying my own policy. When I brought it to the office's attention, they told me a different internal department handled those charges and could only give me an email address that never responded. The money was eventually refunded, but only after I kept pushing the issue. I also know of at least one other resident who experienced the same problem, yet there was never any community-wide notice acknowledging the billing error or explaining how affected residents could get it corrected. Lease renewals were equally frustrating. My first renewal offer included a $275 monthly rent increase. It wasn't until I talked with neighbors that I learned these offers were apparently negotiable, and I eventually got mine reduced to a $75 increase. If renewal offers are negotiable, why not just be upfront about that instead of starting residents at such an inflated number? The HVAC situation was another constant frustration. My unit had repeated issues, and we moved into a nearly 90-degree apartment in 2024 because maintenance forgot to turn it on before our Saturday move-in. Since nobody could fix it until Monday, it took almost two days before the apartment was comfortable to live in. Then, two months before our scheduled move-out, the emergency switches were shut off again, cutting power to our AC until maintenance came back out. Whether that was coincidence or poor communication, it was incredibly frustrating. HVAC problems have been a common complaint I've heard/seen discussed by residents both on the community board and reflected throughout the Google reviews. Given the leasing office underwent a recent extensive renovation while these long-standing HVAC problems continued, it just show where their priorities are. Ironically, after moving out of our 1-BRM into a significantly larger townhouse with no natural gas service, our electric bills have actually been lower. The amenities are also pretty underwhelming for the price. The gym is fine, but management keeps the thermostat locked, making it hot and muggy during the summer. The dog park is small, gravel-covered, and residents have repeatedly discussed non-residents bringing their dogs into the park, including reports of dogs being injured. On top of that, residents pay $15 per vehicle every month to park in a lot full of potholes and faded parking lines. For a community charging premium rent along with all of its extra fees, I expected better. Unfortunately, even moving out wasn't straightforward. I confirmed three separate times that my prepaid cleaning service would automatically be applied to my final account, yet I was still billed for another cleaning charge. It was eventually corrected, but after everything else, it just felt like one more billing mistake that I had to catch myself. I fully expect the Reserve to respond to this review in their classic "I'm sorry if" or finding another way to deflect blame, but the lack of willingness to own their mistakes is precisely what lead me to making this review. If you're considering moving here, I'd strongly encourage you to review every monthly statement carefully, question unexpected charges, and not assume the first answer you receive from management is the final one. There are certainly worse apartment communities out there, but based on my experience, this isn't one I could ever recommend.

Not so good: hallway noise (barely ever heard my upstairs neighbors or those to the l/r of me but I definitely heard noise from hallway - got a foam insert for the door and it significantly reduced it), price - I think we paid more for location than for apartment features (we didn't get the what now seems to be the standard key fob access until a couple months ago) To speak on other reviews: I didn't get a gift card for this, and I had guests stay multiple nights and they never paid for parking (not thru West Broad, but there's literally street parking that's free behind the building). Bozzuto left such a good impression that I looked for only Bozzuto managed communities for my next place (really only moved bc falls church felt a little sleepy to me).

Just this past week, I called the office to inquire about the availability of their guest suite June 21-23, 2024, for an upcoming reunion weekend in Falls Church with events in several locations. Being able to stay in the guest suite would have made walking to these events possible. I was told the suite was indeed available for those dates, and since it has to be rented by a resident, I contacted one of my friends in the building. She went online to fill out the paperwork but had a problem at the end as it would not submit. So she went down to the office to complete the paperwork and give them payment for it, which is required at the time of application to secure the reservation. Imagine her surprise, as well as mine, when she was told that the guest suite is "on hold" for those dates; no payment yet however. Excuse me? I was told by the office that it is available for those dates - why would I have asked my friend to go rent it for me otherwise? She stressed that to the office staff, both of which denied telling me that, and told them she was ready to pay for it immediately. They declined the paperwork and the payment, insisting it's on hold, and said they'd let her know in a few weeks if it becomes available. That is totally unacceptable to me, and not the way to treat long time current and former residents. Recently, there has been a complete turnover of office personnel, and I've heard from quite a few current residents, saying their interactions with the new management has not been pleasant and they'd rather not even deal with them. This is definitely NOT the way previous management dealt with residents. I am not pleased with the outcome, and won't inquire about staying there ever again, after having been lied to and then essentially being called a liar myself.
