Agree with the other reviewers to stay away from this company. Had a major roof leak in our apartment over multiple weeks and months that was never fully resolved. Management basically didn't want to spend money to resolve it and i was told this more or less directly by their operational staff who were simply trying to be helpful. It was eventually fixed but not before they got paint on my furniture. I've sinned moved away but I can see the paint splotches on my furniture, which is annoying as f***. Beyond this, old and moldy ac units in the apartment and paper thin walls. Unit I lived in was in capital hill. read more

I lived in an apartment own by fitzgerald for 2 years. The only positive experience I had with the company was Stock, the maintenance person, who seemed to do the best job he could, given the idiots he worked for. No one in the office was helpful. All of the contacts at the company took days to respond to urgent emails and phone calls, were incredibly rude, and left my fiance and I grossly disgusted with the company. Our apartment had doors that leaked into the apartment each time it rained. One door had a 1-inch gap between the door and the frame, and John FitzGerald, the owner, said "I dont think that gap is causing any leakage". They put off giving us new doors for TWO YEARS and skirted the issue by claiming they couldn't comply with historic building requirements. The only reason my fiance and I stayed in the apartment for that long was because were were on a Month-to-Month lease and looking for jobs in a different state. Additionally, upon our vacating the unit, it took TWO MONTHS to get back our security deposit that should LEGALLY only take 45 days. On top of if (as usual), DeeDee (the admin) acted like a pissed off 13-year-old during the whole process, taking back everything she had told us and using any excuse she could to get us to leave her alone. I understand that they dont hire the most well-educated, professional, responsible people in the world because those people have real jobs, but you would think that a company with so many properties in DC would have a little more common sense than this company. My boyfriend and I have lived in a Fitzgerald Property for about 10 months now and while the apartment has the ups and downs of an older style apartment, we've loved it the entire time we've been here. Our apartment (in Dupont) has some great character and the management company has been incredibly helpful starting with our move-in process (shout out to Tony, such a great leasing agent) to their office staff (Deedee) and the maintenance manager Ray. I'd definitely recommend this management company and properties (if they're anything like the one we live in) to anyone moving into or around the DMV area. Definite plus? I've never seen a bug in our lower level apartment other than a giant spider. And I have SEEN some DC bugs in my day. Only complaint would have to be that yes the properties are older so you'll occasionally have to deal with a cold shower here and there when the pipes are rebelling in the winter :) read more

I rented an apartment with this company and I have to say that my experience was really good. They addressed my maintenance needs accordingly and I was always able to speak with someone at the office who understood what my needs were. In terms of property upkeep, the company should be more vigilant, particularly with the apartments that have lawns. The person renting the apartment should not be paying for that. Also, the rental office could provide more information about garbage pick up. It was hard for me to get the information. The best part of this process was the move out. The Agent at the office, Tony, was particularly diligent about letting me know when the apartment was to be shown to folks. Tony was extraordinarily pleasant throughout the entire process. He was flexible during my move, very helpful, open to communication about any issues related to the property; wonderful to work with. Thank you, Tony. I've lived in a building owned by FitzGerald Properties in Arlington for five years and I've been very happy here. I think this is a family company - or at least they run their business like they are one. They've been super reasonable and accommodating. The maintenance guys that I've come across John, Eric, and Mike are all really knowledgeable and efficient. They don't charge you a penalty if your rent check doesn't get there exactly on the first of the month and the ladies in the office, Pat and Dede, are friendly and really know their stuff. Furthermore, in five years I've NEVER seen a rodent or roach and when one of my heating/AC units died this fall they fixed it immediately. read more

Steer clear of these guys. They regularly play a bait-and-switch game with hidden fees, unreasonably withhold refunds of deposits, and push poorly-written and wildly one-sided leases that any sensible lawyer (or tenant advocate) would shred. As in, leases which (absurdly) attempt to absolve the landlord of responsibility for things as basic as heat, vermin control and plumbing. Worse, they will spring much of this stuff on prospective tenants AFTER collecting a non-refundable deposit, and then refuse to return that deposit when a tenant sensibly balks at the shady nonsense. This practice violates DC housing law, but enforcement is evidently quite lax. Fitzgerald has a litany of complaints online, both about the poor maintenance of buildings, and the rotten resident services when issues arise. To this, you should add an expectation that Fitzgerald will attempt to defraud you, and will violate local housing regulations. Fair warning. read more

Hi, I live in an apartment in Shirlington 2808, if you ever see their ads on Craigslist, or wherever DO NOT RENT FROM THEM!!! I'm currently a tenant of a unit that should have never been rented, the floor is so bad, the neighbor below me can hear my footsteps as if i was walking in his unit. I complained to the property management and they simply ignored it and told me to put a carpet on "heavily" traveled areas ( as if that solves the problem ). And all the sudden, when the neighbor below me complains about it I'm the new issue!! knowing that the "peaceful" neighbor below me was taking each opportunity to bang on his celling with a stick whenever he felt that the TV was too loud, or me and a couple of my friends were laughing too loud or if i had my music playing at TWO PM on a sunday!!! Alright so here's what the property management offers, 250 $ i move out to another unit on the 1st floor, they come and fix the floor and I move back ( simple and easy right! ) but they want me to sign a new lease in the temporary unit, and re sign another lease in my old unit! and when i asked for ONE month's free rent..... they told me it's either 250$ or you vacate! and here's the best part when i told them about me having to switch the address of cable/phone/internet, bank and all that, they told me that they were really SORRY about it!!! oh yeah and in order to help us they are willing to let me hold on the old unit mailbox if that helps under the condition that i don't change my address at the post office?!!! i have my doubts but is it because my first name is Mohamed.... that i should be treated this way. when the owner of the property management was talking to me on the phone he said that he didn't wanna hear about 6 months of hardship or stress all he wanted was for us to vacate and move to the other unit so that they can repair the floor! I've been living at one of their properties for about 4 months now and this has been the worst experience I've had living at any apartment. I got locked out of my apartment, missed work and my daughter missed school and they refused to let me in my apartment on a business day/and hours without paying them $100!!!! The sign on their door said that they open Mon-Fri from 9-5pm. I was a Tues 9:30am and conveniently the office lady was off and no one was available to open the door. I call the main office and this VERY NASTY OLD LADY told me that it was not her that locked me out and it wasn't their problem!!!! They think that because their crappy apartments are below market rates that they can treat people like crap!!! I've been living in a downtown Bethesda property managed by FitzProp for a year. Unfortunately we have to move out (work is taking me away from the DC area), but I wanted to write to express how great an experience living in a FitzProp property has been. Not only is the apartment excellent - footsteps from the metro, storage unit and sunroom, great neighbors - but the management has been extremely smooth. They were responsive, fixed any issue we had quickly (when I broke a windowshade, etc), but the annual inspection even caught a number of issues (water damage to the kitchen tile floor, an inefficiently turning lightswitch) before we thought to call, and fixed those too, quickly, smoothly, and well. The managers (Deedee!) made signing and dealing with this lease extremely easy, which really helped to take some pressure off of moving. Recommended. read more

I've been living in a Fitzgerald properties house since 2012 with a rotation of housemates. Fitzgerald properties worked something out with the other previous housemates were they would allow a month to month change in housemate if necessary for a $200 processing fee and the new person would require a $40 background check and pay their security deposit towards the person leaving. Some of the Fitzgerald properties employees have been receptive to messages, one of the best being Pat who seemed to have retired. Deedee is also very helpful. Pat personally delivered a pair of window shutters to the house once when I had some that fell apart. Maintenance can be a toss up given that the place I live in is a couple decades old, but I think its at least younger than 1/4 century. Overall you can't go too wrong with Fitzgerald properties. read more

Beware, they are awful. A friend and I rented from them a few years ago and while the apartment itself was nice and reasonably priced for what it had to offer and its location, Fitzgerald property was generally incompetent. They were non-repsonsive, claimed to send things in the mail that we never received, includiing a copy of the lease so I could go to the DMV and the notice that our rent was being raised, and had poor maintenance. My roommate's room had hole in the wall above the air-conditioner and they never properly fixed it in the 15 months we lived there. It was drafty and she even had a flood from it. Their solution to fix it was to wrap it with plastic and stuff from foam above it. I will never rent from them again. read more

TERRIBLE COMPANY. We've been in our apartment in DC (1724 T Street NW) for one year and have had the following problems: -Requests for maintenance are always ignored. We have to call about everything at least two or three times before someone will fill a request. Even when someone does come, we've had to have them return because the issue wasn't fixed the first time (e.g. fixing hot water and filling mouse holes). -There is a terrible rat/mouse problem in our building. They congregate around the trash cans and get in through the walls. We have mice in our apartment who enter through holes behind the stove (which we've asked Fitzgerald to fix...but they haven't). I also hear mice scurrying around in our ceiling, which is fun. -The reason there are so many rats and mice is there aren't enough trash cans and recycling bins for the building. So, they're overflowing with bags of trash and rats are everywhere. They've chewed through the bottom of the bins and regularly chew through bags that get piled next to the bins. Rather than add more bins or increase trash pickups, Fitzgerald send us period mean letters yelling at the residents to pick up our trash. Which is hard when the bins are overflowing and the bags get pulled open by various animals. But, yeah. -The front door isn't secure. Our friends upstairs were robbed last year because of this. Fitzgerald changed the locks on everyone's apartments but DIDNT FIX THE FRONT DOOR. In conclusion, they suck. Stay away. read more

The below reviews must all be fake. Fitzgerald Properties is one of the sleaziest rental companies that I have ever dealt with. The DC Housing Authority need to inspect most of these properties-as most are not even up to code. The Bad: I moved into a Fitzgerald Apartment this summer that had two issues: A. A horrible gas leak and B. a pretty bad cockroach problem. I asked the company to come in and check out the gas leak. They told me I was crazy. I had to call in the gas company. They advised I not stay in the apartment due to the fumes. They had to cut a hole in my wall before Fitzgerald acknowledged an issue. This took over a week. They did not prorate me for the days that I could not live in the apartment because they did not think a gas leak was an issue. Then we have the cockroach situation. During the gas "circus", I noticed cockroaches. I was told they had come out to spray multiple times while I could not live in the apartment. When I was finally back in my apartment-without the gas issue, I turned on the shower, and multiple cocroaches crawled out of the drain AND out from behind the tub. The bathroom was another issue: MOLD EVERYWHERE. Each time I tried to call Fitzgerald Properties, I was bullied by the company. They have horrible customer service and no desire to make you feel at home in your own home. In addition to the non-livable conditions stated above, my floor was crooked, my ceiling was sinking and there are no disposals in the sink area of the kitchen. Taking your trash out is dangerous due to the set up, and the washers/dryers are very fickle. For all of the reasons stated above, I believe the positive reviews are fake. Rent at your own risk-but if you prefer to be treated like a human being-and living pest free, you should find a place that is not associated with Fitzgerald. read more

During the 2 years that I stayed at my apartment, The Colonial Arms on 26th St NW, my roommate and I never had a single complaint against us and never damaged the apartment in any way. When it came time to move out, we meticulously cleaned the apartment, spackled and sanded all of the holes we left in the walls, and left it at least as good as we recieved the apartment. After that, when we inquired as to how much of our $500 security deposit we would get back, we found that painting over the spackled areas (10 or so 1 inch squares), would cost $375. Also, during both winters I stayed there, there was a significant problem with mice in the building which was largely ignored by management, in fact, it took several tenants complaining consistently and in concert to bring about any changes. read more

I lived in one of their dupont buildings, and there was a horrible cockroach infestation that would not go away no matter what. They didn't care to do any serious fixing because I lived in a rent controlled unit. This was not disclosed to me prior to signing even though I specifically asked about pest control issues. Terrible. Please don't sign with them since they wont be upfront with you and there's a strong likelihood you'll be subjected to 1000s of cockroaches upon moving there. read more

Sara B's review matches my own experience as a FitzGerald tenant in Washington, DC. While the maintenance staff was friendly and did ok once we finally got them to come to the apartment, the office staff was rude, condescending, and completely unhelpful. Simple requests for clarification about the company's policies was met with suspicion. Moreover, the leasing agent that rented the apartment to me flatly lied in telling me that the company did month-to-month leasing. Maintenance issues that seriously impacted tenants' quality of life were simply ignored. The radiators in my apartment emitted no heat, leaving the apartment at the same temperature as the outdoors. The elevator in the building was constantly broken, occasionally trapping other tenants. Wiring was terrible, leading to constant blown fuses, and often leaving me with no power for the evening or the weekend until the hardware store opened. Rather than addressing any of these problems, as I was leaving FitzGerald invested in repainting the hallways and redecorating the building's foyer--the company is far more interested in attracting and fooling new tenants than lifting a finger to help its current tenants. read more

I highly recommend leasing from FitzGerald Properties. I worked for FitzProp as their D.C. leasing agent for 2 years 8/13-9/15 and it was an incredible experience (had I not moved to RVA, I would have happily stayed there). With all the reviews I thought I would lend another perspective now that some time has passed. This is a family run business that knows how to do real estate the right way. They go above and beyond for their tenants and employees. Chip, Jerry, Deedee, Pat, Ray, Stock, Brian, Michael, Carmen, I could go on, but the team works tirelessly to improve the customer experience. I mean, how many places have you rented from that actually give you welcome bags (plunger, soap, trash bags, washer detergent, etc...) when you move in? So far they are the only company I've seen do that. Their properties are so well situated, conveniently located and reasonably priced that you can't go wrong. Brian does an amazing job with The MacArthur- as the resident manager, he treats the tenants like family and that's the right mindset you want to be apart of. My husband and I had a terrible experience living in Capitol Terrace Apartments. The building is ill constructed, and not that old. There is absolutely no insulation between levels, and the floors are extremely weak. It's important to note that I've lived in apartments my entire life and am completely comfortable with frequent neighbor noise. In the 14 months we lived there, we lost a considerable amount of sleep, and were constantly being disturbed by our upstairs neighbor. Despite informing the tenant and Fitzgerald Properties, the situation did not improve in the slightest. In addition, Ray had the nerve to lie to me in an email regarding the tenant having enough carpeting. Not only could I audibly tell there were not enough floor coverings, but his email the week before stated that the unit had been checked for rugs, and they were not sufficient. At no point did I feel like the management was on my side. If anything, I felt I was being a nuisance. When the situation began to negatively affect our health and we had to move, they refused to budge on their two months notice terms. We gave them 48 days notice, which they refused, and when we offered to pay half month's rent for our final month, thus putting our notice at 60 days, they argued that the lease said two months and we ended up having to pay for 78 days. Make no mistake, if you give your notice on the first of the month or a few days after, you better believe they'll make you pay for the two following months. They want your money and they don't care about the circumstances. Additionally, when we informed Fitzgerald that we would be keeping the keys until the end of our lease, but moving out the month before, the owner, Chip, arrived the day before the end of the month, tried to open the door without knocking first, and informed me that he thought we were gone and wanted to check out the unit. Why couldn't he have notified us of this visit beforehand? And also, he has a full freaking month to see the unit after we're gone, but he chose to come unannounced during our move and act predictably smarmy. Last but not least, my husband returned a couple days later to check the mail, etc, and found the unit unlocked and lights on. Lights that Fitzgerald informed us we had to continue paying for until the end our lease! These people are extremely uncaring, inconsiderate, and greedy TO SAY THE LEAST! Old buildings with character so you have to be understanding of a structure of that age - but maintenance was always quickly and appropriately addressed. I always felt ample time was given when water needed to be turned off, or the front door needed to be repaired, etc. I've had pretty bad landlords in the past, so a courteous, prompt, and professional service was always appreciated. read more

I lived in a Fitzgerald Properties apartment from summer 2012 - summer 2013. In all honesty, I wasn't very impressed when I first moved in. The unit wasn't cleaned well, and it took a great deal of elbow grease to get the apartment into living condition. That having been said, I think that the management has changed a lot since I moved, and I recently saw the same unit I had lived in, as it is on the market again, and it was in spotless, tip top shape. The units have a lot of unique charm, which I loved, that are often discarded in newer buildings or scrapped in remodelling. They have kept the original floors and fixtures where possible, and upgraded where desireable, such as in the kitchen. The repair people were always prompt and the system for submitting repair requests was easy. Also all of the people we dealt with while they were showing the property and we were moving out could not have been nicer. Also, I have to give major props to Tony. Recently when a package was accidentally delivered to my old apartment, and then sent out to their offices in McClean, he took the time to drive through the beast that is D.C. traffic to drop it off for me, without even hinting to the inconvenience I know that must have been. Now that's service with a smile! The unit I lived in, in particular, had great charm and a great location. The layout was awkward, but most are in those Glover Park homes and apartments. It is definitely, in my opinion, better suited for couples as opposed to roommates, but a great place to share memories and start a home. read more

FitzGerald is bad for the OWNERS as well as the tenants! FitzGerald managed my building while I was out of DC for a year. A tenant had to complain to me on two occasions because FitzGerald was ignoring them. Even worse, they messed up my taxes by giving me an inaccurate tax form for the rental revenue - gee whiz, the error was to their advantage, what a surprise! It took two months to straighten that out. And then, they failed to forward mail as they had promised so I was late on a bill which damaged my credit score for about six months and delayed my refinancing. Worst experience with FitzProp. Our apartment clearly had roaches coming from another apartment in the building and management refused to acknowledge the presence of the bugs. After documenting the roaches and refusing the pay rent, they finally sent out an exterminator. Horrible office relationships with tenants and move out was terrible! I spoke with a guy named Marcus and scheduled an appointment to meet with him to tour a property at 4pm. I specifically flew into DC for a few days to apartment search. Since I was new to DC metro and running short on time, I took a cab straight to the apartment, luggage and all. I get a call from him at 3:58. "We're supposed to be meeting at 4 right?" "Uhm, yeah." "Oh. Well we actually rented out that unit already." Very unprofessional. Could have called to let me know. I experienced numerous issues with my apartment when living at one of their buildings: constant coin-operated washer/dryer breakdowns, flooded room, stains on the carpet, charged illegitimate fees (not in the lease), etc. I would have taken them to small claims court were it not for my interest in putting it all behind me. They property manager on site is easy going and does her best to deal with the problems but her actions are limited by the main office specifically. The main office will not return your calls and plays the ignoring game. I've been having an ongoing problem with my apartment for more than 6 months now and while they admit there is a problem, they refuse to do anything about it. These guys are terrible. They do not perform maintenance on the buildings. In the building I lived in there was a summer ac charge, they started charging this and did not turn on the air conditioning for another two weeks, and then shut it off one week early in the fall. They also delayed turning the heat on which resulted in living conditions that were barely livable. There were roaches in the apartment, they attempted to blame me, but when I reminded them that I had my apartment maid cleaned on a weekly basis they blamed other tenants (probably true, but not my problem). Their maintenance crew came and sprayed twice after calling everyday for a week, but it did not help. I eventually had the apartment treated myself and that seemed to help the problem. When I moved in my apartment was supposed to be newly renovated but the locks were not working properly, and the half the windows were missing locks. No one would ever respond to telephone calls or emails! I would avoid these people at all costs! Besure to READ that lease! It indicates that there are MANDATORY MOVE OUT CLEAN UP FEES THAT ARE DEDUCTED FROM YOUR SECURITY DEPOSIT! EVEN IF THE APARTMENT IS LEFT IN PERFECT CONDITION! I had my apartment maid cleaned when I left, they performed no clean-up they attempted to charge me those fees anyway. When I signed my lease I lined through this language and their agent accepted it, they finally returned my full security deposit when I threatened to report them to the DC Housing Authority. The owner of the company Mr. Fitzgerald is rude, and will enter your apartment without giving any permission or notice. The same goes for the agents and maintenance staff. There were several occasions when my apartment was entered and I was not notified until after the apartment had been entered without permission. This is concerning, near the end of my lease my apartment was entered early in the morning while I was still undressed, for an unannounced showing, they had no regard for privacy and did not apologize circled outside my door rushing me to get dressed. I wish yelp allowed giving out 0 stars, or negative stars for that matter, because these people are simply too inept to rate with "stars". Their offices are in McLean VA so if you live in one of their DC houses, good luck if there is a problem with your residence. Simple tasks that a landlord should perform for his or her tenants somehow, seem to become the hardest functions for Fitzgerald to perform. And if you have a problem on the weekend, you better fix it yourself. These people will NEVER respond to any form of emergency after 3pm on Friday, no matter how urgent. They told my roommates and I repeatedly that they would send someone to come and fix various problems, but no one would show up. OR worse, they would just show up unannounced, which I am pretty sure is a breach of the lease. They also love to fine tenants for no apparent reason. Fitzgerald is awful and we plan to move out ASAP. I hope they bring prospective tenants to our house while we are here so we can tell those folks in person what a mistake they would be making to rent any property from Fitzgerald. THE WORST! read more
