I am reporting a couple years subsequent to the harmful, painful injury to my left great toe that occurred when an unsecured, wobbly bollard adjacent to Midtown North fell onto my foot. The board members at Midtown and their lawyer denied any responsibility, challenged me to produce evidence that the bollard fell onto my foot and broke two bones in my great toe. They ignored my request that they investigate the possibility that the injury was recorded on a camera on the exterior of the adjacent building, and they rejected my description of the bollard falling on my foot. They did not use the noun "liar" to describe me, but they used every possible means to suggest that I was a liar. They made no effort to suggest a way in which my toe had been injured because there was no believable, logical way that my toe would have been crushed as I walked my dog along the street where the old, unstable bollards lined the entrance to the mews. Nota Bene: Immediately after the bollard fell on my toe, the number of bollards was reduced by one. The Midtown authorities apparently removed a bollard, perhaps the bollard that crushed my toe. Soon after my injury and the denials of the Midtown management and its lawyer, the falling-over bollards were replaced with new bollards. Could that be a coincidence?! Or could it be obvious evidence that there was a need to replace the former, old, unsecured bollards to prevent subsequent injuries to pedestrians and pets who could be injured by the toppling of another bollard like the one that crushed my toe and broke two bones. Subsequent to the healing of the two bones in my great toe, another condition became a painful problem. The weight of the bollard crushed my toe nail deeper into my toe and caused the permanenneed to trim the nail, left and right, that became imbedded in my toe and causing pain until being cut. Ingrown nail? No. Imbedded nail. Clearly caused by the Midtown bollard that fell onto my left foot and crushed my left great toe, breaking two bones and pushing the nail into the body of my toe. The positive news is that moved away from The Cosmopolitan, The Midtown, and Reston as soon as I was able. I feared that living there was not judicious for anyone, particularly for old people. My experience caused me pain and suffering that could only be assuaged by escaping the location of its occurrence and the people who denied me of the help for the injury that they caused and emphatically denied. Ugghh.. The Negatives We have had a hole in our wall for two months. There is a leak and engineering can't find it and they get busy and forget to deal with it. It is still there. They are in no hurry to fix it and so we have a bowl in the middle of the hallway collecting water. As far as cold showers - true - the East Tower has to have its water shut down at least once a month for a full day due to maintenance. This means in the summer - no air conditioning - a building with all windows and no air conditioning is intolerable. During these times it is necessary to fill a bath with water so you can flush the toilets. Construction has been ongoing and so the balconies were unusable for 8 months. The construction was incredibly loud and would go from morning to night - it was not possible to do a call while they removed the facade. It was not the fault of the construction crew but during construction there was very little privacy. Looking down at the pool during winter months you can see a fair amount of construction material and a Johnny on the spot... The management staff is obnoxious and unable to provide customer service. They are unable to deal with the upsets of tenants and prefer to cower in the offices and instruct front desk to tell them they are not available. I have sent plenty of emails complaining about the water leak and their response is they have not received anything. They chastise the tenants when they don't understand how to log in to their portal - there are a lot of older tenants in the building and the system is complex for them. The Positives The Front Desk staff tries very hard. There are some very nice people struggling to do a great job despite management. Kudos to them. There has been rapid turnover however they try their best. There are some fantastic people living in Midtown. There is a friendly community spirit among residents. Bottom line is this is not a luxury residence. It is close to great restaurants and goods and services and has a fantastic view. Anytime I am living in a place where I need to fill a bathtub with water to flush my toilets and have a bowl in the middle of the hallway for two months to collect what I hope is clean water does not say "luxury" to me. read more

My husband and I have been owners for years. Although this place has a number of wonderful things going for it, the number of bad things are just starting to stack up to the point where we are considering selling. After speaking with our tenant today, we learned of a sexual assault that took place this past summer. The victim was a young woman and the assailant was an older gentleman, both residents of Midtown. The young woman has since moved from the building. Midtown management, as well as the Board of Directors, were fully aware of the attack and they shamed her for it. The GM sent out an email to the staff telling them to treat her differently. They made her pay the moveout fee in order to move from the building, but before that, they asked her to write a detailed account of what happened, she provided a name and proof and they still shamed her for it. They told her it would remain confidential, but it did not. There are other details of this story and I have asked my tenant to have that young lady call me. I am so disappointed that Midtown would protect a man like that. The woman shouldn't have had to leave, he should have been asked sell. I'm just in disbelief that something like this would happen in the building and the board would sweep it under the rug. read more

As original owners who have been here for 15 years, we still LOVE living here! Our condo is loaded with gorgeous light from expansive windows in every room and we are fortunate to have wonderful neighbors! Our 24/7 Concierge service is excellent and the building is very, very well maintained, and is well managed from a financial perspective. With various volunteer residents leading the way... there are several groups to join if desired such as a book club, social club and a popular coffee hour. Midtown sponsors a dynamic social club whose members orchestrate periodic fun events for residents quite often. Midtown is a diverse community comprised of interesting people of all ages. The Reston Town Center is wonderful...right at our doorsteps! We are extremely fortunate to have a fabulous park right outside our building with a wide range of entertainment events during warmer weather. We love the incredible Reston Town Center with over 25 restaurants and lots of good shopMing including a large Apple store! With Wegman's being built and Trader Joes nearby and a local hospital around the corner, Midtown's location is perfection! read more

I have read a lot of reviews about Midtown. We downsized and moved to the building last June. Couldn't have been a better decision! While we had some challenges moving in, within a short time all was resolved. We were adjusting to living in a high rise. We also heard about previous issues in the building and are very impressed that the current board is getting a handle on things and taking action. Midtown has a wonderful community of people. We've made new friends, participate in a variety of activities, enjoy the convenience of living in the Town Center, and love looking at the bustling park in front of the building. And we love our condo! It's light, airy and has an open floor plan. If people are considering a move to a high rise, I highly recommend living here! read more

I have taken 6 cold showers in 8 months and was away for 5 of those months! I reported it when I first experienced it and was told it was a system lint action. 6 months later, I reported it again and it was a mixing valve. Just a month later, another cold shower. They can't seem to figure out hot water, while property values hover among the highest in the area! Now they have decided to repair the balconies and facade, forcing everyone to remove their patio furniture and store it in their unit - for 4 months!! Absolutely no provision for storage! And loss of balcony use during the best time of year to have a balcony! Unbelievable. Surely the project went to the lowest bidder without any regard for minimizing impact to the residents. We were told to remove our patio furniture by Aug 21. It's the 24th and no sign of contractors working out here. My money is a few weeks passing before my patio is actually affected, but management can't seem to plan their way out of a paper bag. The from staff is changed out like bedding. Seems every 2 months we have an entirely new staff. Stay away. Stay far away. Not worth it all. December 2016 update: They are updating the hallways on every floor. The quality of the paint work is absolutely horrible. The baseboards now look like a building with 100 years of paint accumulation. So disappointing. The balcony project continues. We just received an update and they are working 6 days weekly. It appears this project will persist for 5 years! The clanking through the concrete structure L persists all day long. Imagine sleeping in and waking up to concrete chisel sounds radiating through the concrete and into your bedroom? And this will continue for the next 5 years? Don't even think about living here. There was a long term leak up on the 18th floor which finally became severe enough and ran all the way down to the 7th floor, if memory serves. During remediation (drying out), they discovered some mold in places and are doing nothing about it. Not even opening neighboring wall cavities to inspect for hidden mold! I have requested air quality testing, since my wife and I have been experiencing upper respiratory problems for a considerable period of time, and they refused. Then I insisted they breach a wall cavity to inspect for mold, and they refused that too. Can you imagine living in a $700/sqft condo who's leadership demonstrates such disregard for it's resident's health? It's unbelievable. Want to reach out to the homeowner's association? Good luck. Email, registered mail -- not a peep in response. Nothing! My unit is just under $4000 a month - you would think someone could squeeze out an email to address a resident's concern. Nope! Update June 2017 Well, add a few more cold showers, balcony out of commission for 7 months due to refurbs, and now they are clanking on other parts of the building all day long, 6 days a week, just outside my bedroom window. Management has ignored my hot water problems and nicely deferred my concerns to the offsite unit owner. The hot water system is poorly designed and does not provide a consistent level of service to all units. Maintenance is quick to require owners to service single handle faucet cartridges, but ever time they service the hot water system, the problem goes away for a few months - until it craters again. So is it a cartridge problem. Hmmmm. You decide. Sure, you will get positive reviews from owners who have a stake in this game, but if you want the truth, talk to the renters who are treated like second class citizens. There are a slew of units for sale, and it will remain that way due to the extensive balcony construction. This building is about 10 years old and should not require structural improvements. Here's a fun fact. The A/C in the east tower went out today (Sunday) and their regular contractor will be here to fix it tomorrow. It's 90 degrees today and no one is willing to pony up Sunday rates to get someone here today? Sounds like amateur hour to me - and you get to pay $700 a square foot for this! This is one of the tallest buildings in Reston Town Center. I like living here because it's one of the newest as well and I have a nice view from my balcony. The downside is that it si kind of expensive relative to other places in Reston. If you want the best....you've got to pay for it. Lucky for me my company is paying for it. This place is SO not worth the price. Thank God I am only renting. The building itself is so poorly constructed that I can hear the elevator door opening from my bedroom and the dog barking next-door from two room over. There is constant scraping noises coming from above and the concierge can't find it. We contacted the management by letter and were promptly IGNORED. The noise still goes on at all times of the night. Also, the water has gone off twice in the last month WITHOUT ANY NOTICE. We had to call the front desk to learn that they were doing some repair work. I couldn't take a shower or even cook all day. They also don't give advance notices before entering your units. They just knock on the door, say its the law or something, and come right in. It was a good thing I was home because I don't want them inside my house when I'm not here. They have window washers climbing down the window too (that's great, the windows are clean) and looking inside the unit WITHOUT A NOTICE! The manager works 9 to 5 everyday which is useless if you work too. The location is ok, but if your unit is kinda low like ours then you will be greeted every weekend night with loud people from the restaurant on the first floor. Overall, I am surprised by the low quality building and lack of notice for anything. I had better service in cheaper apartment complexes. I think all the rich people live here just so they can say they live in the tallest building around. If that's for you, great place to live: lots of snooty people and shiny lounge area and pool and everything. But if you want a comfortable place to live, STAY AWAY!!! read more

One would think that if they are living in a building with million dollar properties that they wouldn't know every time their neighbor gets a phone call but that is exactly what you can look forward to if you decide to buy or rent a unit in this place. The walls and doors are so horribly thin that it's always something keeping you up or waking you up at 7am: barking dog, phone ringing next door, people in the hallway, beeping elevator, hammering multiple stories above every week. If it's not internal noise then the noise from outside will get you: construction in the town center, yard workers with leaf blowers, etc. This place is exceptional when it comes to a lot of things: the staff is great and the facilities are beautiful, well kept and clean. In fact the service is superb, top-rate, the best. The concierge is always going out of their way to be helpful. The door-people are always friendly and smiling. What's most impressive is how responsive Kettler has been when it has come to service or repairs. I had an issue the other day and someone was in my condo within a half an hour. The location is also fabulous. A quick walk to everything- except for a grocery :( Overall, outstanding service, beautiful facilities, great location but sort of noisy. read more

I have lived at Midtown Reston for 10 years. I shower every day and have never had to take a cold shower. Also this building is 10 years old and does require inconvenient maintenance sometimes. The one star review sounds like sour grapes. read more

Hello All ... It is a wonderful facility but some folks at the front desk are not organized and our paperwork was lost several times. There needs to be more training for the people customer facing, I have been here for one month and already had 2 cold showers which was very disappointing. Living in Midtown at Reston Town Center you have everything you need right where you are at! With Reston Town Center as your neghbor there is never a boring minute. It is also located 5 minutes to Dulles Toll Way, 10 minutes to Dulles Airport...in general this is a fabulous location to be in Northern Virginia. read more

Well, have read all the reviews so I won't list all, the wonderful amenities and services the Midtown has to offer. We downsized 1 year 2 months ago to the Midtown and have witnessed many positive changes since then. Moving from a large home requiring a lot of maintenance, I certainly did not expect moving into an 11 year old building would be maintenance free. Listening to others, I think it is a matter of expectations that a condo requires little or no maintenance. As apartments and buildings age, they need loving care too. We did a lot of renovations to our condo and found the maintenance staff, committees, and neighbors to be supportive and informative. This is a welcoming diverse community with many exciting opportunities to participate in. Of course there are issues in any building or community, but we decided to be part of the solution, not the problem. My husband and I enjoy living in the Midtown not only because of the positive changes, wonderful amenities, proximity to shopping, entertainment , medical services, and restaurants. We love living here because of the people, our neighbors and our staff who make our community a friendly, supportive, safe, fun place to live! read more

I am an owner and have lived here 5 years. I read the negative reviews and certainly hear frustration with a building that is aging and the search for a management group that is top notch. But I have to say despite the occasional frustrations, that I love living here. Communities are built by people being neighbors, being positive, being friendly, and participating in social activities. That is what I love about Midtown. But you will only get out of it what you put into it. We have great social events that all residents are invited to such as weekly coffee, monthly Happy Hour, monthly Book Club, a weekly needlework group, a monthly classic movie, 4-6 catered parties per year, a new cooking club, a new Yoga Club, occasional Football parties etc., and as a caring community, we are working on Emergency Preparedness with Fairfax County Emergency Services for those physically challenged that live here. I think the communication between Management and residents and the Board and residents HAS greatly improved. I feel confident that we will continue on this path of making Midtown a great place to live. Living in Community is always challenging. It's not meant for everyone. Living in the Reston Town Center is simply a delight. It is safe, there is always something going on, lots of convenient restaurants and shopping. We have our own little "Cheers" bar right across the street at Passionfish "where everybody knows your name". We have "Central Park" right at our doorstep and the toll road, bike path and Metro too. It's awesome. I am delighted to live at Midtown and will continue to work toward making it a fulfilling, happy, warm positive environment for ALL of us.
