I worked with my own structural…read moreengineer and architect to acquire a permit for removing a load-bearing wall (as Scott said he couldn't manage that portion of the project: "We don't have time right now to do the drawings for the permit. You will need to get someone else to sort that out."), and once I had the permit, Scott sent over a contract. The contract included a clause stating "all claims and disputes between the parties arising out of or related to this Agreement shall be resolved by binding arbitration" which I didn't feel comfortable with. I suggested removing that clause, and Scott insisted on it remaining in the contract as written. I accepted and asked Scott if he would like me to sign electronically or on paper. At that point I didn't hear from him for one week despite multiple emails and phone calls. After a week, he emailed me saying the negotiation (despite my accepting the original contract in the end) was a "big red flag from me and I don't think we can do the job for you." Overall I found this interaction to be incredibly unprofessional, especially since we had been in communication for multiple months and intended to start contraction in just a few weeks.

They finished the work on time, being early at crucial milestones, and completed it under budget. Eric, the owner and contractor met with us several times ahead of the remodel to discuss what we wanted. He explained his philosophy and in depth knowledge of his craft. He said that he dedicates his time to one job at a time and kept our budget in mind. He communicated well with us so that we could understand and was patient and very positive. He gave us multiple options for our design with consideration given to functionality and Feng shui. His design capability was excellent and he used his real estate experience to help us in this way. However, he allowed us to make our own choices. We got a schedule of the remodel and a detailed list of the products needed and presumptive prices. We were given the option of buying our own and a credit or debit would be listed in this case. Eric would purchase the material if we didn't, keeping track of our budget. We bought about 60% of the materials. We were made aware of the tariffs put on some of the products, and the sales in the future when we could save on some of the products. We were advised to go slow on the larger purchases like the cabinets. We chose to DIY the flooring and paint. Being novices, Eric was very helpful in advising us in these areas allowing us again to stay in budget and on time. Prior to construction, Eric pointed out some red flags, such as a popcorn ceiling which did have some asbestos, and a leaky water main. He arranged for two other contractors to remove the asbestos and apply drywall. He also replaced our water main turn off valve. Overall, having a contractor who devotes his time to your remodel, punctual, keeps within budget, and tailor to how you live, no matter how large or small the remodel, is an excellent one.

As it was such a huge undertaking (it ended up being a near-complete tear-down and rebuild), I really took my time to interview as many architects, contractors and builders as I could, and in the end, couldn't have been happier with the team who built us not just a house, but a home we will cherish for a lifetime. Ben Sharaf and his team were responsible for the demolition (it took just one day!), the framing on our house, and also the finish carpentry work. I lost count of how many subcontractors came through my house and commented on (read: complimented) how the framing was SO well done; honestly, my painters couldn't stop gushing (I am not exaggerating; they gushed) about the framing, and went on and on about how, in all the years they'd been painting (close to 20 years), this was one of the very best framing job they'd ever seen (apparently solid framing makes everybody else's job a LOT easier, and folks were very grateful; I believe such praise from industry professionals does not come lightly). Ben was so competent and level-headed, he really made the stress of being out of our house for so long (we were out for 11 months, but that's entirely my fault: for one thing, I had our second child one month after starting demolition) manageable and bearable. I also truly appreciated how he hired trustworthy, polite and respectful individuals for his crew - with one toddler and one baby on the site with me (I was here almost every day of the build), I really appreciated what a safe, clean and pleasant environment they created. Our architect had such a positive experience working with Ben that she hired him for several subsequent projects. I, myself, have happily recommended Ben to several of my friends. If I need work done around my house, I never bother interviewing anyone else; when I finally get to start my dream kitchen or make the mother-in-law suite downstairs a reality (I always have plans!), Ben will be the only builder I call. While we have heard sad stories from friends having construction done, we have had one of the most enjoyable and positive experiences while working with Spencer. Our house is beautiful (on quality). We moved in as scheduled (on time). We came in at exactly the cost Spencer told us (on budget). Who does that? Smith NW homes did. Delivering a house (one of the biggest investments of anyone's life) that provides the design and features that turns a house into a personalized home, and does so within a target budget, requires a strong process and a reliable quality driven team of craftsmen. Spencer explained his process to us at the outset but it wasn't until we had experienced it from beginning to end, that we could fully appreciate how it translated into such a positive experience and outstanding product. Listens - Spencer spent a lot of time with us in the beginning to understand how we wanted to use our home, what types of features we wanted and how much money we had to spend. Remarkable Team - A contractor rarely has a hammer in their hand. They rely on their subcontractors to do the work. It becomes evident very quickly that a builder is only as good as his subs. His ability to stay on schedule is only possible if he can count on his subs to show up when they are supposed to. Spencer has worked with most of his subs for 5 yrs, 10 yrs and 20 yrs. These are long term relationships with proven quality and a long term commitment to one another. We felt we had the best craftsman in every area from framers, to tilers, to painters and landscapers. Imagine what a positive difference that makes in the finished product that will be your home for years to come. Ability to Make Changes - As our project evolved we decided we wanted to add to some of our cabinetry, change some windows and adjust our landscaping. No problem. We signed a fixed price change order for each of those things and the amount was added to our original price. The only price changes were changes that we requested. Each month we received an easy to read invoice which showed the percentage of completion of each phase at that point in the project. Spencer may have had cost over-runs in our project but we never heard about any of them. He stayed by his commitment to us. A great wrap up - When our project was completed, Spencer did a thorough walk through going through every element of our home. He showed us tags he placed on every shut off valve and safety item identifying what they turned on or off. Plus, he delivered two three ring binders. One with instruction manuals for every appliance and electrical device in the house.
