Paul at Allied worked with me over the course of four months figuring out the best way to deal with the problem. The solution was a channel drain that would lead to my existing gutter drainage system. Because of the topography of my existing driveway, I assumed that there would still be a fair amount of puddling even after the drain was installed and that I would just have to live with it. In the days just after the install however, it rained quite a bit, and the drain worked pretty much perfectly. The puddling has been reduced by about 95%, and the water that does collect is shallow enough to handle easily. After the rain stops, the remains evaporate after a few hours. The small lake that I used to have to walk around is gone. The guys who did the install were professional and very courteous and Paul was very knowledgeable and patient in response to my many, many questions and emails leading up to the install. To prepare for this specific slab to be jacked, I was required to pay a hefty fee out of pocket to have my A/C unit temporarily moved, an expensive hassle that ultimately yielded no results. Lack of Price Transparency: A 12-foot cut into a piece of concrete was made that wasn't part of the original bid. While I admittedly should have asked for the price before they started cutting, the final rate they tacked on for this quick task was incredibly excessive. Given the scope and importance of the project, I wanted to share a complete and thoughtful perspective. Overall Experience From intake through execution, the experience was strong. The consultation was detailed, the proposed solution was clearly explained, and the permitting and engineering process -- which took a couple of months -- was handled smoothly with consistent updates. The crew worked efficiently, and the quality of the foundation work itself was solid. The Consultation & Planning Our home sits on a steep slope, and an addition at the back had begun to settle. Groundworks sent out Jerry for the initial consultation, and he was excellent. Jerry was knowledgeable, energetic, and charismatic, and he took the time to clearly walk us through the problem, the proposed solutions, and what a job of this scale would realistically involve. He explained the engineering considerations in plain language, answered questions thoroughly, and helped us understand both the risks and the long-term benefits of doing the work properly. From an intake and planning standpoint, we felt confident moving forward. The Project The scope of work was extensive and involved foundation reinforcement along the entire back of our house, as well as drilling and post installation outside of the foundation to properly support a failing rear addition. Because much of this work needed to be performed beneath and adjacent to our back deck, deck access was required. We discussed these access needs ahead of time, and I even removed the top decking myself to reduce labor costs, based on our shared understanding of what would be necessary. A Miscommunication (and What Happened Next) While I was out of town during part of the work, a miscommunication occurred on site regarding what deck changes were permitted. As a result, the deck was dismantled more extensively than any of us had anticipated. This was understandably frustrating -- not because anyone did something wrong, but because the situation was genuinely complex and confusing. It was a conversation that perhaps should have been extremely clear about what was happening, but it wasn't -- and it wasn't the fault of any single party. Once the issue was identified and elevated, senior leadership stepped in, and this is where Groundworks truly distinguished itself. Leadership Response & Resolution We ultimately worked directly with Nathan Malsch, the General Manager, who was professional, attentive, and genuinely committed to making things right. Initially, we discussed a 50/50 split on replacement lumber for rebuilding the deck. Nathan went well beyond that agreement. Groundworks purchased more than enough lumber for a full deck rebuild, had it delivered directly to our home, and even provided a Milwaukee impact driver/screwgun set along with Milwaukee bits to help with reconstruction! That level of ownership was frankly unexpected and deeply appreciated. It wasn't just about compensation -- it was about leadership taking responsibility and ensuring we felt supported after a frustrating situation. Final Takeaway Large foundation projects are complex. I had to get all the way to a supervisor to get the crew to stop working. They did in fact need to change the design but never reviewed it with me. A third design had to be done and they still put the sump pump right in front of my hot water heater, they did not pitch the one side enough so water sits there, left my driveway full of small and large metal shavings (and I have 2 young kids and 2 dogs who run in the backyard), did not clean up other materials, did not remove the dirt they dug up in the basement (told me I had to pay extra, you would think for 24k it'd be included. They also went to dig up my patio to run the water line, which could have been adjusted a few feet to not dig up an entire patio- again, no one would listen until I spoke to that one supervisor again, it was unreal. There were multiple times they were scheduled to come and never showed or showed on a different day then was scheduled, at least 4 times, and the crew had no idea. Fast forward to my yearly inspection, where he recommended I get a dehumidifier, and I was confused bc I paid to get one (that was one of my main things before I got talked into upgrading to a 24k job). They NEVER installed the dehumidifier and there has been new mold growth. They were not forthcoming with pics but sent a crew to spray, the crew had no idea what they were spraying for. They finally installed the dehumidifier and now I'm waiting for them to return to fix the encapsulation which is pulling apart, for the thousands of dollars it was, it was not worth it. The entire job was not worth it (3 columns designed to hold up large buildings, used to hold up my tiny house), encapsulation, dug around the edges, put in a sump pump, and now the dehumidifier. I would NOT recommend!!!!

We had an extremely stressful experience working with this company on our foundation repair…read moreproject. The project caused enormous anxiety and depression for our family. Nearly 5 months after construction, our house still makes loud, concerning noises. Since construction began, many new cracks appeared throughout the house and old cracks became significantly wider. Floors shifted unevenly, causing basement flooring to pop up, tiles to lift, and grout to crack. After spending over $90,000, several areas of the foundation are still settled more than 3.5 inches. Initially, they told us they would lift the house to a practical level, but once work started they strongly discouraged lifting. Many risks and limitations were never disclosed during the inspection phase. By then, we had already spent tens of thousands on permits and deposits and could not realistically withdraw. After repeated insistence, they finally agreed to lift only the west section for an extra $1,500 to lift 3 piers, while the remaining 16 piers were stabilization only. During lifting, one hydraulic jack slipped off a pier, causing a massive bang that shook the house like an earthquake. Shortly afterward, we found a new foundation crack and existing cracks widened dramatically. The permit process was also a disaster. They ignored reviewer comments despite my reminders, causing extra review fees. Our permit alone cost nearly $5,000. Our foundation remained excavated and exposed for about 3 months before backfill due to polyurethane foam delivery delays and city concerns while we continued living in a dangerous construction site. Workmanship was poor and materials appeared substandard. Several piers were visibly installed crooked. We later hired two separate foundation repair companies to inspect the work after seeing so many new cracks, and both immediately pointed out that multiple piers were not installed straight. I suspect the cracking was caused either by improper pier angles or careless excavation planning. They excavated beneath all pier locations at once, including dangerous corner areas where excavations nearly met under the foundation. The drainage system was also poorly installed. Multiple caps were missing initially. Despite several promises to bring them later, they never did, so we bought and installed them ourselves. The drain lines contain standing water even during summer, with water levels nearly flush with the cleanouts, indicating improper slope and high clogging risk. One critical corner originally supposed to receive support coverage was ultimately left unsupported after a design change related to chimney removal, and they never informed us. That area had already been excavated for tieback installation and lacked vertical support. Had they communicated properly, we could have relocated a pier from a more stable section to support that corner. The steel parts used were raw iron with poor corrosion resistance. Heavy rust appeared on some piers within just two weeks. Costs were also far higher than represented: - Structural engineering was estimated below $3,500 but base cost alone was $4,500 plus about $1,000 per revision. - Geotechnical costs reached $6,500 plus $3,000 for special inspection. - Mid-construction they informed us of an additional $5,500 load testing fee (discounted from $7,000). Throughout the project they repeatedly demonstrated unfamiliarity with Seattle permitting and inspection processes, causing additional inspections and extra costs billed to us. At times it felt like we were paying for their tuition while our home was the experiment. This project caused severe financial, emotional, and structural damage to our home. Aware! The discs are supposed to be installed below the frost line--NOT ON TOP OF THE GROUND. Also, in many places, the posts they used are not even connected to the beams. Either this company is completely incompetent and unaware of basic industry standards, or they knew and did this work anyway. Whatever you do, stay away from this company.
