We recently completed a large foundation project with Groundworks in Edmonds, WA -- a roughly $70,000 job involving permits, engineering reports, and significant structural work. Given the scope and importance of the project, I wanted to share a complete and thoughtful perspective. Overall Experience From intake through execution, the experience was strong. The consultation was detailed, the proposed solution was clearly explained, and the permitting and engineering process -- which took a couple of months -- was handled smoothly with consistent updates. The crew worked efficiently, and the quality of the foundation work itself was solid. The Consultation & Planning Our home sits on a steep slope, and an addition at the back had begun to settle. Groundworks sent out Jerry for the initial consultation, and he was excellent. Jerry was knowledgeable, energetic, and charismatic, and he took the time to clearly walk us through the problem, the proposed solutions, and what a job of this scale would realistically involve. He explained the engineering considerations in plain language, answered questions thoroughly, and helped us understand both the risks and the long-term benefits of doing the work properly. From an intake and planning standpoint, we felt confident moving forward. The Project The scope of work was extensive and involved foundation reinforcement along the entire back of our house, as well as drilling and post installation outside of the foundation to properly support a failing rear addition. Because much of this work needed to be performed beneath and adjacent to our back deck, deck access was required. We discussed these access needs ahead of time, and I even removed the top decking myself to reduce labor costs, based on our shared understanding of what would be necessary. A Miscommunication (and What Happened Next) While I was out of town during part of the work, a miscommunication occurred on site regarding what deck changes were permitted. As a result, the deck was dismantled more extensively than any of us had anticipated. This was understandably frustrating -- not because anyone did something wrong, but because the situation was genuinely complex and confusing. It was a conversation that perhaps should have been extremely clear about what was happening, but it wasn't -- and it wasn't the fault of any single party. Once the issue was identified and elevated, senior leadership stepped in, and this is where Groundworks truly distinguished itself. Leadership Response & Resolution We ultimately worked directly with Nathan Malsch, the General Manager, who was professional, attentive, and genuinely committed to making things right. Initially, we discussed a 50/50 split on replacement lumber for rebuilding the deck. Nathan went well beyond that agreement. Groundworks purchased more than enough lumber for a full deck rebuild, had it delivered directly to our home, and even provided a Milwaukee impact driver/screwgun set along with Milwaukee bits to help with reconstruction! That level of ownership was frankly unexpected and deeply appreciated. It wasn't just about compensation -- it was about leadership taking responsibility and ensuring we felt supported after a frustrating situation. Final Takeaway Large foundation projects are complex. What ultimately matters is how a company responds when challenges arise. Based on the quality of the work, the professionalism shown during consultation, and the accountability demonstrated by senior leadership, I feel confident recommending Groundworks. Our crawl space could get very wet. It would dry up at certain times of the year, but parts of it would sometimes still be damp. We regularly replaced our sump pump, to insure it would always work, but the condition of our crawlspace was always a concern. We looked for a company that could "fix" our crawlspace issues...dry out the crawlspace and replace some of the wood that had water damage over the years. The only company that looked like they could do the work necessary, was Groundworks. We were impressed with them from the very beginning. We scheduled a date for the work to begin, about three weeks, and waited for the team to arrive. The company provided great communication regarding when the crew would start. The team would call every morning to let us know when they would arrive. The first order of daily business was the crew leader telling us what work was to be done. At the end of each day, we were told what had been accomplished, what was in order for the next day, and when to expect them the next morning. Always asking if we had any questions or concerns they could address. The next morning we would receive a call telling us when to expect them. Upon their arrival, the crew leader would begin by letting us know what their plan was for the day, and asking if there were questions or concerns. Then he would join the others with the day's work. This was the process every day until the job was done. The crew was the best. They were always professional, always friendly, & always busy. Most importantly, they were very careful to keep our home clean. Everything was protected from getting dirty. The crew members were Eric, Tyler & Wyatt. Tyler was the crew leader, who was there to make sure our questions were answered and that everything was done to our complete satisfaction. I cannot say enough good about them. They worked nonstop, they were always in good spirits and they did excellent work. The cost to complete the envelopment of our crawl space along with the repair and replacement of some of the framing and posts due to water damage seemed expensive. To me it wasn't difficult to justify knowing if the crawlspace issues were not taken care they would certainly worsen to the point of failure and then the repairs would be even more costly. Also, if the crawl space was left as it was, the value of the home would be less if we were to sell. Not so now, the crawl space is immaculate. It is clean and bright. All the posts and framing look great. Where the crawl space was once a negative, it is now a positive. Showing that we as owners take pride in maintaining our property. I don't leave a lot of reviews, but the Groundwork crew and the encapsulation work are exceptional, so here goes. We have a pretty large crawl space under our 30-year old house. The team (Wyatt, Zane L. And Volodymyr M.) worked really diligently to get the 5 day job done. They managed a huge amount of cleared-out debris, and thoroughly cleaned up all of the construction material after they installed. No sign of any dust, garbage or debris after they finished the job. Not even a staple. The encapsulation looks fantastic and it's so nice to have the area dry, insulated and clean. Oh, and they were able to install the dehumidifier in a place that is easily accessible when we need to clean the filter. Just really glad we decided to do this. Wyatt S. Went out of his way to keep us well informed of when the team coming each day, when they took breaks and when they were going home at night. David was fantastic... with a brief each morning to manage expectations and an informative end-of-day status update. Tyler, Wyatt, Eric, Derek, David N., and Josh were all at and around our home over the course of a week long crawl space project. I've worked with a variety of crews over the years on different projects and these guys were by far the most professional I've had the pleasure of working with. Job site was left clean and tidy at the end of every day, their attention to detail was outstanding - from how they ran cords and pipes to how they finished off the door to the crawl space, ran the sump pump alarm exactly where it made sense to, and generally went above and beyond at every step of the way. They were courteous and polite and kept us up to date. And this was on an absolutely disgusting crawl space - think decomposing critters and the feces they left behind. They're not the cheapest you'll ever work with, but you get what you pay for and these guys are worth it. A few months ago we had Rainy Day encapsulate our basement. The job was extensive and fairly costly. Most people can't be happy with having to a job like this because when the work is done, it's not like you are spending the evenings relaxing in your crawl space. However, the quality of work and peace of mind are well worth it. Our crawl space only had 12-16 inches of clearance, so the workspace was very tight. Everyone at Rainy Day was great from start to finish and the final product is fantastic. They are communicative and honest. My sump pump stopped working recently. I contacted Rainy Day Basements. Zach came out to give me a free estimate. He was very knowledgeable and professional. I hired this company to clean out my crawl space and install a sump pump system. The whole crew was outstanding - prompt, polite, and professional. I had to revise the original work order to remove a second job of doing a house jack lift, and the change ended up causing an error on the revised work order - one of the parts for the sump pump system (remote alarm) had not been applied to the new work order even though it was not removed in the change order. Luckily I had asked about it as they were wrapping up. The foreman Mkowma was an absolute rock star - he literally went out of his way to resolve the issue. Since they didn't have the part on the truck, he personally drove back out to my home at the end of his work day and quickly installed the part and showed me how to use it. I did wish I was shown "after" pictures of the finished work but I forgot to ask about it. However the pump is working great and there was already a noticeable improvement in the air quality inside the home the next day. read more

We hired Rainy Day Basement Systems back in 2021 and finally getting around to posting a review. The original sump pump that was installed from when the house was built was putting the water in the nearby downspout which just recycled the water and caused the sump pump would kick on every two minutes. Also it was so loud from the pump noise and when the water would hit the downspout. They re-did the sump pump setup including a new pump, basket and ran pipe along the foundation to pump the water out the other side of the house. They also worked with us to make a custom sound proof box to minimize the noise and put the sump pump we wanted that was more quiet. We had so many issues with our crawl space that we considered moving! We called Rainy Day and Ed came out , checked it out and we made a plan. I made an appointment for them to come out and repair a sump pump and told them three times that the pump wasn't in a basement or crawl space; the pump is in a cistern outside of the house. They made an appointment for 3 weeks out and when their tech arrived he was shocked to find that the pump wasn't in a crawl space and said that he didn't have the equipment to access the pump. He promised to come back and an appointment was set for a week later. The day before the appointment the office person called and said they just weren't comfortable working on a system like this. They cost me 4 weeks of delay. That delay meant that we're going into rain storms without a working pump. Would have been nice if they'd simply listened and said they couldn't do it to begin with. read more

We recently hired Rainy Day Basements to encapsulate our crawl space. High water table + Western Washington × convergent zone = seasonal lake under my home. We had them out two years ago for an estimate, but could not swing the financing. (Apparently owning your home is not enough these days to maintain credit. Sucked to be us, I guess...ha ha!) We got some money together and called them up for a new estimate, and were pleasantly surprised that they remembered us and came out right away. Understandably the price was higher than before, and it seemed like we might not have quite enough, but Rainy Day saved the day, giving us a bit of a discount for paying cash in full. They did an excellent job, keeping in constant contact with us. Every person we dealt with was courteous, friendly, and professional, taking care to not damage my hardwood, and to keep everything clean. Side note: we noticed there was something left unfinished, so we called them up to fix it. Somebody came out the very next day and solved the issue immediately - no charge. He stated it was obviously something they missed, which he apologized for. He said he was the job inspector, and he felt responsible. Another great employee - customer experience. The cost was a bit high, but the peace of mind knowing that my crawl space is not just bandaged, but actually FIXED is worth it. My floors aren't cold anymore, and my furnace doesn't kick on as much. I can't comment on their systems as I didn't have one installed. Mainly because of the price. Over $10k for 500 sqft. But Dave came out and gave me a 3 hour presentation on a day I hadn't scheduled but I was flexible and let him come out as he was in the area. After having the night to talk with my wife, Dave called me 2 days later to discuss if I wanted to move forward. After telling him the price was in our budget and stating I would try to clean it out myself, he was pretty rude and that is why I give the poor rating. With a cost that high, you have to imagine that most people can't afford the cost. read more

I want to thank Rainy Day Basements for a great job on my really old crawl space. I own a 1902 Victorian in Snohomish oldtown and when I bought the place, my inspector came up from the crawl space and told me "I would not buy this place." It was a disaster down there. After going ahead with the purchase, we got several quotes for crawl space clean ups and other services. The one that kept us thinking (and frankly kept us up at night) was the "full crawl space encapsulation" quote from Rainy Day. It sounded like the most expensive option but also sounded like it would be one of the best investments we made in our house. If the part of the house that the rest of the house is built upon isn't healthy, then what do you really have? We decided to go ahead with the full encapsulation. We want to thank Ed for taking the extra time with us to run through the options (including working with us on the cost estimate) and to understand the science and the "why" behind what we were doing. Then Kevin, Wyatt and his crew came and knocked out a beautiful job. I am not kidding when I say that I could eat off the floor of my 1902 crawl space now. This system is solid and will protect my home and help us with improved air quality in our home from here on out. Rainy Day did everything promised and never made us doubt our investment. He reviewed all of his findings with me including pictures from the crawl space. Ed was very up front and honest with me in saying that I really did not need anything done. I would give a 5 but looking under the crawl space I noticed that some of the insulation was knocked loose and hanging on the ground.
