Apparently my original review was too long, so I'll hit the key points. The day after we moved in, the water was shut off due to lack of payment from the previous tenant. (I now understand why, but I'll get to that later.) Grid 7 took about 24 hours to get the water turned back on, I have 3 children under age 6 - they're messy creatures so water is absolutely a necessity! But, yes they did get the water back on at no cost to me. The morning I was expected to move in, I get a text from Meghan. They lost my cashiers check for the deposit and rent. Thankfully I had the receipt proving that I did in fact pay these people. Next, about 2 months into our lease, I wake up to find that my truck (which had the proper parking permit provided by the HOA for my assigned parking spot) had been towed. The second time this happened, I had just been released from the hospital and had to run (still loopy from the medication) to stop the tow truck that had hooked my truck up already. He forced me to move my truck or said he would "just drag it off" despite me physically showing him the parking permit. The third time this happened, I called Grid 7 to find out why this was a recurring issue and was told "only a Grid 7 associate can request the removal of a vehicle." Oh, really?! Next. The AC unit went out during the hottest part of the year. 3 young kids, one of which has a heart condition made worse by the heat and another that has special needs. I begged and pleaded to either have Grid 7 put us up in a hotel, or comp rent for us to pay out of pocket for a hotel since the entire unit needed to be replaced and would take "longer than expected". We were denied so I spent my evenings after work wandering around grocery stores with my kids so they didn't pass out from heat stroke. About 10 days later, we had operational air conditioning. Up next, I'm upstairs doing laundry when my 4 year old comes running in, "mommy it's raining in the bathroom downstairs". Uhmm, excuse me?? I run downstairs to the guest bathroom to find that not only is it raining in the bathroom, but the laundry room as well. I shut off the electric (since water had pooled in the light fixtures) and use all that freshly cleaned laundry to soak up the water in a panic. The spraying slowed down enough to find the source and I plugged it up, but the damage was done. The ceiling in the bathroom had collapsed leaving rotted drywall, dirt, some insect carcasses, and gallons of water all over the place. The wood in the floorboards of the ceiling were just covered in black mold. No wonder the ceiling fell... but don't worry, I'm sure they'll take it out of my deposit. But wait, there's more! We left town for several days to attend a funeral and came back to a water shut off notice on the door. After the 2nd month we lived here, we had inquired about the water bill. We were told the owners hadn't transfered the utility to our name and that Grid 7 would put in the request. Ok, cool. 4th month comes and goes, we still haven't seen a water bill. So we inquire about it again. Grid 7 says they'll put in the request with the owner. (Does this part seem redundant? We thought so too.) Fast forward to the out of town trip we took. Shut off notice- Why is the water being shut off when we haven't received a water bill? I had called the city prior to make the payment but was assured I would be receiving the physical bill in the mail. That's odd. Well I get an email from Kim. "The owners were informed by the Township that your water was shut and are wondering why." Hmmm...why? I reply back to the email as professionally as possible that I will pay only for the water that was used by us but NOT to turn the water back on. Grid 7 dropped the ball not once, but twice to provide us with a bill for the water that we had asked about. Kinda hard to pay for something when you don't know what you're paying. Also the fact that we had been promised a physical bill so we could, oh I dunno, budget. And here's the kicker! We both were offered a job transfer (working for the same company) out of state. I asked Meghan what our options were since I couldn't find anything about breaking our lease early or any alternative. I was told, very simply, that there is no way to break the lease. That's it. So my options were to either deny the transfer and lose all of the income (you know, that same income we were paying our rent with) or accept the transfer and end up paying rent for two houses. Guess which one we chose. I'm now living happily on the other side of the country with the most wonderful landlord a couple veterans could ask for. read more

I am a renter. I am a landlord. I own two properties in the area, and Grid7 manages them both for me. I have moved every few years all across the country, rent a home in each city while Grid7 manages the relationships and conditions for both places. They seriously make me so happy I could cry. I have managed these homes on my own for years, and only found them last year. We had a rocky start at first, but once we came together on each of our responsibilities through good communication, I have to say the win-win arrangement we have now is above/beyond professional and unbelievably reassuring. I feel sorry for the renters who had a bad experience with this company -- Grid7 Properties is hired to basically be a "service desk" for a landlord/owner. I know for a fact that they can't do anything for any renter until they track down the owner (owners don't always make this easy!), get the owner to spend time and consider the situation from the renters point of view, (you'd be amazed how little owners can care sometimes!) and then get them to respond appropriately, whether it be a repair, agreement to lease, or a tenant's personal situation. Owners like myself want happy tenants. Happy tenants are low maintenance. :) I don't make money on my houses. Most of us owners don't. We financed during the housing crash and the mortgages and stuff we pay for are sometimes equal or even more than what our renters pay to rent. Grid7 helps us owners by having an eye and experience in knowing what makes for a too-quick turnover, and knows what makes tenants comfortable and happy in the space where they are likely giving up half their income to live in. They keep an eye out for small repairs before they become big deals - they take on the responsibility of being the owner's eyes and ears. I'm pretty "small time" and they can't be making much on me, but the efforts for my tenants and for myself make me feel like I'm big-time. Worst place to rent from! They dont offer blinds for there windows, my husband and I were not going to spend money on something that they should have provided. No parking because 1 family had 3 cars and was never addressed, when we told them about it.When me and my husband and 3 year old daughter lived there, our air conditioner went out and we made a work ticket. It took them a month to replace it. In the midst of 90 degree weather. We complained several times about the neighbors smoking weed, and they said to just call the police. They are disrespectful and rude and have no consideration for people they rent to. When me and my husband were moving we cleaned that place top to bottom for 3 hours and when we got our security deposit they charged us $120 cleaning fee. That charge was nowhere in our lease agreement stating that we would have to pay for that. This place is garbage and I would advise noone to do business with them! read more

Grid 7 Properties is a sub-par management company, at best. They are concerned about their property owners and company, but not the renter. This is evident from the multiple days it takes for anyone to respond to an email or voice mail. We had several issues with the company before we signed a lease: We inquired about one specific property, and during the showing, the rental manager badgered us to check out another place that hadn't even hit their site yet. After seeing the second place, which was more expensive, we were convinced to go with the first property. When we asked about a lease for the first property, the company told us it was no longer available to rent, and that only the second property was available. Talk about bait and switch... We noticed several issues with the rental the day we moved in: 1) The kitchen was filthy. Although Grid 7 had contracted a cleaning company to clean up, the kitchen stove and oven took over 4 hours to clean by hand. Our garage was also filthy, and no one bothered to clean up. No one at their company bothered to double check their work, so we were forced to do their job for them. There is no way we could leave the property in worse shape than they did. 2) Our kitchen faucet broke the day after we moved in, rendering our entire sink useless. It took three days to get it fixed even though it was escalated to an "emergency" due to the water leaking. Emergencies can wait until the weekend is over and everyone is back in the office, I guess. Grid 7 Properties may protect property owners and their property, but they do not represent renters and their concerns. I would not recommend anyone rent from Grid 7 in the future. read more

Grid 7 Manages my property. I must say that i am lucky to have them as a property management company. I live across the nation and not available to deal with the rental issues. They are new age folks and work very well with eMails. If its very urgent its only then that they will call me. In case i do request something via mail i get very prompt and clear in the communication. Grid 7 takes care of all the tenants needs and always gets my approval before starting any work on the property. Also they do a real low cost high quality job for any required work. They do advice me to fix any small problem which may become an expensive issue in the long term. I had to go thru an eviction process. They helped me steer thru the complicated process and the advice provided by them was excellent. I thank them for helping me and seeing that the property is back in my possession and ready for the next rental. I am so glad that they are managing my property. read more

They said they would apply for the rental license for the property and I recently found out that they hadn't applied for it until I asked about it last week. It has been 6 months since I first asked them to apply for the rental license! There were multiple times when I called the agent Alyssa and Meghan they would not respond until I called again in 2 days. There was a time the owner wanted me to fix something, I told Grid 7 to go ahead and fix them. And I contacted them in 2 weeks and asked if the maintenance work was done just to find out that they hadn't taken any actions! Please. Please stay away from Grid 7. read more

Stay away from this dishonest company. They took possession of my condo in Feb of this year. They stated that my condo would go fast for rent because of the condition was maticlous and the location was ideal. I had my first application approximately four weeks later. When I inquired additional about the possible tenants, I was sent an unprofessional and inappropriate email by the owner of the company. He implied through his tone of writing and his words that I basically had no rights to ask any questions as the owner. When I had a discussion with him, his apology went from sincere to arrogance defending his actions. From that moment on the traffic to see my unit declined rapidly. I never had another offer and between February through May I had only seven showings. From that moment on the traffic to see my unit declined rapidly. I also paid Grid7 to hire a cleaning crew to come in and do some last-minute touches on my unit. Sadly I have found out that the cleaning they promised to do they never did. My last few weeks with this company I received a call from a potential renter telling me that Grid 7 refused to show my unit to them and they provided my condo association's phone number and suggested they contact them to show the unit. They had no right to offer my association number to anyone nor to pass them off as they did. I had another person that I found to rent my place, go through their website to file an application. The potential renter put his credit card information through the system. Grid7 said they never saw any transmission. I'm truly convinced that the owner did something to prevent showings of my unit and anyone who was potentially interested was strayed away. Every time I went back to a representative I got a line of . Facts - 60 leads and 7 showings in 4 months. I dumped them at the beginning of May and went with Century 21 in Park Ridge. Class organization not driven by an ego. My unit showed 7 times in one week; had 3 offers and have a wonderful new renter. Thank you Century. Please stay away from this Grid 7. There are so many other wonderful companies out there that will work for you but this company will not. My rating is zero they are so bad. read more

I am HIGHLY dissapointed with this company. At first I was very pleased they were professional and quick. I rented a condo from them. I put down 900.00 and set a move in date. I went by the property to show off to my friend (before I moved in ) how excited I was! Upon my arrival I met the neighbor. HE OFFERED ME DRUGS, HE ALSO WAS SMOKING WEED OUTSIDE! and ASKED IF I WAS A "COP CALLER" HE ALSO STATED THAT THE NEIGHBORS LIKE TO "TURN UP" in the summer and I look like a "COP CALLER" Not only was I profiled by this neighbor violated and disrespected, But now this managment company refuses to give me back at least SOME of my deposit. Also they quick responses to emails has stopped it now takes a day to communicate with them. How can they expect me to move into somewhere that is like this? I am so sad to say that my experience with this company was pretty bad. My boyfriend and I found a property that we loved and were excited to schedule a showing. We contacted the leasing agent, Meghan, and set up a time to view the apartment. We arrived 10 minutes early, and waited. We drove around looking for a leasing office (this apartment complex didn't have one, okay that's fine) so we gave Meghan a call to make sure we were in the right place. At this point it was 5 minutes past our appointment. Called her twice with no response. Sent her an email. Texted her. No response after 30 minutes of waiting. We then called the office and spoke to whoever happened to pick up. The man tracked her down and she called me saying she "didn't realize we had an appointment" even though I had confirmed it via email. We were disappointed but we set up another appointment for the following week. When she showed us the apartment she seemed unable to answer a few of the questions we asked and we even had to correct one of her answers about utilities (because we had done our research on the property.) She only realized we were correct and she was not after looking at her phone and confirming from, what I assume, was her list of details on the apartment. Okay, so she wasn't that knowledgeable about the apartment, no big deal. We loved the unit and drove home to fill out the online application, paid the fee, sent in our proof of income via email. We even sent in a separate email letting Meghan know we were sending her our proof of income and when to expect it. We received no confirmation that the application or the emails with proof of income had been received, so we gave her a call the following day. "Everything looks good!" She told us. A few days later we got an email from Meghan saying our application had been denied due to lack of finances. That seemed odd because we had gone over our finances and they indicated that we made the required 3 times the monthly rent. So I sent Meghan an email asking her to confirm that she received my prior email containing our proof of finances. "No I never received it." Now we were frustrated. Why would we be told that "everything looks good" after Meghan should have been expecting our proof of income, after we called to double and triple check that our proof of income had been received. Due to her negligence, our application was denied. I sent the proof of income again and told her to confirm she had received it. She confirmed and then we waited... For over a week with no news from Meghan. I finally sent her an email to check in. No response. I looked on the website where we found the property in the first place to find out that the property is no longer listed. So all that to say... If Meghan is your leasing agent, DO NOT expect her to do her job well, if at all. We were so disappointed that, despite being on top of everything, we were unable to rent a beautiful property due to the carelessness of said employee. read more

Realtor was late to showing, apartment wasn't even available, wasted 3 hours of my time because of their poor communication.

Completely Unethical I listed my property with Grid 7. It stayed on the market unrented for 107 days. They were not motivated to rent the property apparently because "We do not charge a leasing fee, vacancy fee, marketing fee, set up fee, or accounting fee." The property manager had extremely poor communication skills. I had to beg him for updates on showings and information on the status of the property. I lost a prospective tenant - most likely because they did not give her a confident level of customer service and she backed out allegedly because Grid 7 took two days to fix a minor appliance. Grid 7 later charged me a fortune to repair the appliance and their "reputable repairman" took off with the appliance - probably to refurbish it and use it for another project. This was apparent when I asked for the return of the "faulty" appliance and they obviously gave me a different product. After that episode, they kept advising me to lower the rent to get more showings which were almost nil. However, I found out later that there was a great deal of interest in my property but the Property Manager was purportedly telling prospective clients that it was already rented. I am only left to speculate that Grid 7 was holding out on the property in order to lease to a close contact at a discount. I am very disappointed and lost at least four months rent on the property. Grid 7 is a scam they leave you responsible for normal wear and tear which is their liability. They also in my old building rent to section 8 housing which causes property to be disgusting. Nor do they notify anyone that it is happening. So you get to pay 1k+ while another tenant pays 200.00. They withheld money on my security deposit for damages that were prior to me moving in also they never had any proof of any damage done. They waited until the legally allowed last minute to get my deposit back and took a hefty chunk for "cleaning". Which my girlfriend and I scrubbed the floors on our hands and knees. They are horrible at getting any work done on the buildings and are just poor at doing their jobs. New updates are slop work I am a contractor by trade so I do know what I'm talking about. read more

Grid 7 made what could have been my worst nightmare, into a very manageable situation. I had to move out of town as a work requirement and decided to hire a property management company to lease out my property. One of the ladies that live in my area stated that her landlord uses Grid 7 and has been for years. She likes working with Grid 7 and so does her landlord. I contacted the Grid 7 rep, and they were very professional and replied in a timely manner. They came to my home on time and we agreed on a contract. They started to show my property right a way. In less than 30 days, we had agreed on a nice couple to sign the lease. Carianne was my agent and she returned every call and was very responsive to any question I had about their processes, or inspections, etc. She was always professional and spoke with a warm smile in her voice. I had not met the couple, since I had already moved out of town. Grid 7 took care of everything! The rent was paid every month on time, and the few things that needed to be fixed were fixed in a timely manner. The tenants asked for things to be fixed that were not broken before they moved in, and Grid 7 was very spot on by informing me of their request, getting my response and then relaying to the tenants that I would not be responsible for fixing things that were not broken when they moved in. I was gone one year, and then came back to take possession of my home. Prior to giving me the key, Carianne from Grid 7 did a walk through with the tenants. When I saw her face she was not smiling. When she gave me my key, she was not smiling. Prior to this day, I had only dealt with her a few times, but each time, she was joyful, professional and had a big smile. She was still all those things, but, without the smile. I knew something was very wrong. My home was not in a livable condition. Long story short, Carianne turned into superwoman! Within 48 hours, there were 5 contractors at my home to make it livable again! The hole that was in my wall was patched up, my kitchen was painted in the area where the hole was. The paint the painters used (thanks Dave and his team!!!) was the perfect color. You cannot tell there was a hole there, nor can you tell where the old paint ended and the new paint begun! There was plumbing issues, that Adam came in and fixed, Thanks again Adam! The place was very very dirty, and Carianne hired a wonderful cleaning company to clean it from top to bottom! Several screens had to be replaced. The carpet was cleaned with 4 different solutions to get it looking good again! The carpet cleaners were top notch as well! Thanks Carianne and the entire Grid 7 property management company and their contractors for doing such a great job at making that house, my home again! read more

Grid 7 follows their rules very well, and most of those rules are certainly professional and ... protect their interests. Our experience is that (as owners) we must spend an inordinate amount of time thinking for them... telling them exactly what to do because they have trouble understanding what needs to be done to take care of property, as "Property Managers". Examples- They are forbidden from lighting a pilot light and must engage a contractor to do it, costing ownership a service call and delays in getting service restored for the tenant. If a tenant moves out, they don't continue to ensure that the grass is mowed while vacant. As owners we live out of state, the grass stays unmowed until the neighbors call us to ask when the grass is getting mowed. On a positive note: Grid 7 does try to keep us informed. Erik has been great to work with as maintenance coordinator, very pleasant to work with. Caitlain has also been a pleasure and seems to be a good leaser for our properties. I am so thankful we found Grid 7!! After hiring Durante Property Management to manage our Woodstock rental home for five years, we discovered in February 2017 that Durante had allowed our property to deteriorate badly and had failed to properly protect our interest entirely. They allowed tenants to steal and destroy our property without consequence. We immediately fired Durante and hired Grid 7. Our Grid 7 property manager Carriann had our home looking beautiful again in record time and found us a tenant. It has been smooth sailing with Grid 7 -- they are a breath of fresh air after our horrible experience with Durante! It's so nice to reach someone when we call, and how wonderful to have peace of mind knowing that repairs will be made in a timely manner and correctly. It's also wonderful to have the online portal they provide in order to keep us up to date on every aspect of repairs and finances. When something happened at the property late one Saturday night, Scott, who is the owner of Grid 7, left his home and went to our property to make sure everything was okay. This company goes the extra mile to take care of clients. We are confident that we made the right decision to hire Grid 7. The agent Meghan was prompt, professional and extremely pleasant to deal with. Meghan was detailed, knowledgeable and helpful with the move in process and answered any and all questions I had. Everyone in the office is also extremely helpful and responsive. The maintenance staff is amazing!! I am very disappointed in Grid 7 properties actions. I am looking for a place for my 70 year old mother and reached out to the company for an available apartment. I went to see the place and it was a nice place. The agent named Patrick Ryan assisted me and told me it would take up to 48 hours for a response. Well i submitted my application on a monday and did not hear from him or anyone for a week. i called in and my app had not been processed. They told me there was a problem with their vendor and that they would let me know. 2 weeks passed and no communication from patrick. I had to call the company and they told me they were still having problems with their credit vendor even though my payment was accepted. Wanted the place, I didn't want to be a bitch about the lack of communication, I stayed very pleasant and cordial even though I felt a bit disrespected since Patrick had not returned any of my phone calls. I had to actually ask to be assisted by someone else. So 3 weeks later when they finally ran the credit report, no one called me and said anything. I had to call in and ask to speak to patrick's boss only to find out that the owners had the application and was evaluating it. I spoke to patrick and he told me the owners would make a decision and he would get back to me. this was on a wednesday 3 weeks after our first initial contact that was supposed to take 48 hours. I did not get a call from him on thursday and friday called in for a refund. Meghan, the receptionist said she would talk with the manager and get back with me before the end of the day on Friday. I did not hear from her, the manager or patrick at all. I called back close to the end of the day on monday and demanded a refund. Meghan checked with the manager and completely denied my refund because Patrick said he spoke with me and told me that the owners denied the application. This was a flat out, bald faced lie. My mother is a senior and was on edge the entire time. She should not have had to deal with the stress of their company not being efficient. I am very disappointed in the actions of this company and would NOT recommend any interaction with this company at all. My money was never refunded and my mother who is not rich had to start over and lost a full month in finding a place. read more
