PSI must be managed by money hungry jokers, not service and customer minded business people. They have raised the HOA dues three years in a row, but the appearance of the common areas has not improved, in fact deteriorated. PSI organized a picnic for the residents in 2025, and the picnic was at best "a joke". Some board members didn't attend. PSI's response to any inquiry is zero to none. For some reason the HOA board of directors seems to be helpless. No real perceived or observed value added to the community by this greedy bunch. read more

These are summary of the experiences that I had to deal with this management company over last couple of years: 1) Delay any external maintenance as long as possible, 2) Find any excuse not to come out to inspect damages. 3) Refuse to cover external damages or issues. 4) Push the maintenance responsibility on to the owners, 5) Increase HOA fee by large amount each year. read more

the only reason I'm giving even one star is I have to. talk about unreasonable! they didn't have automatic or online payment options, so I send my payment through my bank. then they charge 50 fee because it arrives 2 days later. on top of that they send my statements to an address I haven't lived at since 2019z. then in top off that they have an attorney added to the mix. and of course charge me for that. I send payments and ask for a statement, but that can't provide an updated one, the one they send is missing over 1k of payments. now they sue me for eviction? from my house!!! these are the worst people! and if I ever move and buy another home, I will make sure this is not the home owner association chosen! read more

Dealt with PSI for over 10 years. Poor communication, property manager (Sarah Harnish) not aware of key details related to the community, band-aid approach to fix issues and quick to deny repair requests and point fingers at "the board". Monthly HOA's are among the highest compared to other communities in the area equally as old. They take no accountability and provide short answers leaving the homeowner to do most of the guess work. Landscapers leave trees that are down from snow storms unplanted. I had an evergreen tip over from snow about 6 years ago. Never replaced. I asked them to plant a bush they removed 2 summers ago in the front of my home and they have yet to do anything. Just a bunch of mud in front of the townhome when it rains. Driveways are cut in half to fix only certain issues. Looks terrible. Decks are growing mold and paint is chipping off. They paint the decks every couple years but last time they did mine they missed one side of the deck rail and it's basically green now. You may not be able to do much if you're stuck with PSI but just a word of caution if looking to move into a community they're responsible for. read more

We met Property Specialists, Inc over 20 years ago. PSI has been our property management company at Honey Hill Townhomes in Wauconda, all these years and has done a fantastic job. Their staff is so helpful and kind to all our residences. PSI has helped us with budgeting and planning and making sure we were always ahead of the game for forecasting and making sure our community runs smooth. I would highly recommend them. As a real estate broker for the past 45 years I have had some poor service from management companies...that changed yesterday. Property Specialists is the management company for 1 of my client's properties. I needed to contact them to complete a transaction I had been working on. I was pleasantly surprised that instead of an answering machine I got a real, live person.....Nancy Enzenbacher answered my call. I can't remember the last time I heard an actual person on the other end of the phone. Pleasant and professional in every way. She connected me to the assistant manager, Melissa Micari. Melissa was out of her office so I left a message. Within an hour I got her call! This hardly every happens anymore. In fact, I normally don't get a call back. This was amazing! Melissa listened to every 1 of my requests and concerns. All was put to rest quickly and I was able to move forward with my busy day. Thank you, Melissa & Nancy! My AC went out during the hottest day of the year. Contacted the manager to get an approval for the form to swap out the units and couldn't get it expedited. In the meantime, I have an elderly person who can die from heat exhaustion. I would run like crazy if you are buying a hose managed by this hoa. read more

I've owned a property managed by Property Specialists for 3 years and our representative has changed 4 times in those 3 years. I've never even received a courtesy notification of the new rep's contact information. Negative & defensive attitudes have been consistent with each rep. They don't want to make an effort to research anything. I'm not sure they are even capable of reading/understanding the association's bylaws. Our current rep pushed backed when I asked her to research an old repair (2011, so not very old in my opinion) because she'd have to look in storage. I've never been able to reach a rep by phone (e-mail only). They can't even be bothered to let me know when repairs have been completed. Newsletters are not consistently sent out. And when they are, it's obvious they were quickly slapped together. Avoid if you can! read more

These incompetent people have had 11 months to fix my building - roof repair, insulation, drywall, painting, and they still can't get it done! The roof leak and damage occurred February 2014 and they didn't even apply for the work permit to fix the roof until September. I still had water coming in through the ceiling in July. It's January and the insulation and drywall aren't even done yet. They tried to do the repairs under-the-table without permits, but I wouldn't let them. That's why they are dragging this out hoping I will accept their substandard contractor and his shoddy work. They also like to send out their preferred contractor, Style Construction because they are financially tied to them and get a portion of the $$. How unethical is that! Do not let them do that. Make them show you three bids for everything, that's if you still want to work with this incapable outfit. I found out some time ago that the builder of our condos (poor construction, building code violations) and the owner of Property Specialists were brothers. No wonder my complaints about the building construction went unaddressed! If you live in a Kimball Hill home then you likely know about the substandard construction. If you live in a condo association or townhome association hire anybody but Property Specialists. No one could be worse. read more

PSI has been our property management for 13 yrs (i've lived here 12 of those 13 yrs). they're horrible. no accountability, never seem to visit the property. essentially, they're glorified check writers for $3,400/month. any contractor who gets their foot in the door ends up severely overcharging us (i was on the board for several yrs and saw...and questioned invoices). if you're looking to live at a property managed by PSI, i would highly suggest you look elsewhere. i wish our cowardly board would have the guts to make the switch but apparently, they're too afraid of change. read more

The manager just completed the spring landscaping modifications and our community is looking stellar. I liked them before, but with the direction of the community and the amount of projects we have scheduled for this summer I am just totally impressed. Do not buy a condo or townhome managed by this company! I had a horrible 3 years living at Chatham Place in Buffalo Grove due to dealing with these incompetent people. Our association fees were increased by upwards of $100/month in that 3 year period yet the common areas were disgusting and unkempt. Forget calling or emailing them, you will never receive a response. I moved 3 months ago and still have not received the refund of my move out fee. I have now been told for the third time that my check will be sent out a week from now. Doubt I will ever see a penny! read more

This has to be THE WORST property management company out there. They are completely useless when it comes to resolving any type of issue. They never respond to any inquiries. Took them over a year to finally remove the mold out of my attic. In addition, they are all extremely rude and think they can do no wrong. They take zero responsibility for anything. We received a postcard from Property Specialists about the duct cleaning that was supposed to take place on June 15 on May 20 for a "bulk reduced price of $50". One of the agenda at the homeowner's association meeting was the duct cleaning for a bulk discount of $50 (which was discussed before the postcard was sent out). The contractors only took 15 minutes. We were later charged $60 on July 31. read more

This company is nothing but a joke! DO NOT even think about dealing with PSI! If you complain too many times about things that you see wrong at your property, they will not only ignore you but they contact their attorney in Chicago and he sends you a letter stating that YOU are harassing PSI! Just unbelievable! I was now told that if I have anything to say about any damn thing I now have to go through this lawyer first!! I live at Ballard Point in Des Plaines and this place is becoming a slum. Nothing is being done to manage this property yet our assessments are always being raised! The streets have not been repaved in over 15 years!! Boarded up windows with shards of glass in the window and it's been like this for six months!! PSI doesn't care about your property and they will turn it into a ghetto. I have never dealt with such rude people that always seem to turn things around and make you look like the bad guy when all you are trying to do is to save your property as a homeowner!! Totally frustrated with their lack of experience and their webpage is nothing but a lie!! read more

This company and it's employees are unprofessional, rude, and have lousy customer service. One of the VPs at this company is our property manager. She is rude and barely responds to e-mail queries. You have to keep sending her questions in order to pull any information out of her. There have been a number of problems with this company over the years we've lived here. We are also paying ridiculous monthly assessments, $240 a month for a small townhouse community with no pool. I don't know where all this money is going to since there aren't a lot of maintenance activities in our community. Probably going into the employee's pockets. When we first moved into this community we had a problem with our assessment checks. Unbeknownst to me the wrong account number was printed on my payment stubs. I was sending in checks every month, but getting collection notices. I had to keep sending Property Specialists my cancelled checks from the bank to show I did make a payment. Getting each cancelled check from my bank cost me $15. I had to call the office every month to try to figure out what the issue was as I was getting tired of the collection notices, etc. I ended up taking a half day off from work to go to their office in person to try to sort this problem out. Turns out the incorrect account number they printed on my stubs was crediting my neighbors account. After 6 months of phone calls no one at the office could help. I actually figured out the issue myself when I went into the office and was looking at the computer screen. I could see my neighbor's account getting double payments each month. I pointed this out and then asked if my account number might be incorrect. Bingo! Problem solved. No apology from any of the employees about this issue and service with this company continues to still be bad after 12 years. read more

Recently purchase a property managed by Property Specialists. On the closing I got a wrong key and can't open the entrance door. I left a few voice messages to the management in order to get a key and enter in my property, but nobody returns my calls. Now I'm an owner, but can't enter in my property thanks to the Property Specialist. In addition I asked for parking sticker. Of course without a parking sticker my car will be towed and I need to pay the expenses. Of course I need to pay my assessment. read more

Horrible company to deal with. I own two properties in two different communities that are both managed by PSI. I have electronic payments set up to mail checks every month. They mistakenly instructed me to mail payments for one association to another association's mailbox. Obviously, after a while I started receiving past due notices from the association that was short. The other one was happily collecting both payments in the meantime. And I never received their monthly statements, otherwise I would've seen the over payments right away! Despite my numerous attempts to contact PSI I was never given a straight answer as to why this was happening. Finally, the association took me to court for collections. I presented all the evidence of my payments to their attorney and they dropped the lawsuit a day before the court date. But they still require me to pay their legal fees! I contacted PSI's CEO, Cathy Ryan, who conducted her own "investigation". I was told that it was all my fault and that the association who sued me should not be responsible for the fees. Says it is "unfair to the entire community" to share the expense for their collection effort. I told them, it is not the association, it is PSI who should be responsible for it! I would not have gotten into this mess if not for their utter negligence, incompetence and questionable billing practices. They never respond to your questions, never return calls. But they are happy to sue you on the moment's notice! It is funny that the first positive comment is by "Kurt K." Kurt Kojzarek, aren't you their VP of Marketing? Shame on you, trying to game Yelp for positive feedback. read more

My experiences with Property Specialists, Inc over the past two days have been horrifying. My property manager has shown an egregious lack of communication skills in two incidents in the past month. Subsequently, I phoned to speak with her supervisor. Her supervisor phoned me back and behaved abominably on the phone, raising her voice and chastising me repeatedly for calling her. She would not listen to my concerns, listen the past or present situation, and she continued to be aggressive with me in the phone call. She then hung up on me. She later phoned back and apologized, recognizing her completely inappropriate behavior in our previous call. Today, I phoned her boss, owner of the company, to inform her of the way I was treated in the hopes that an awareness of significant customer service issues would prevent something like this from happening to other homeowners in the future. Her behavior was just as terrible, if not worse, than her subordinates. She also chastised me multiple times on the phone, did not listen to anything I had to say or what the issues are, she told me she didn't believe my side of the story, and then told me the phone call was over and she wasn't willing to spend any more time dealing with me. Customer services is a huge part of Property Management organizations and the customer service with Property Specialists is disgraceful, even up to the owner. read more
