Returning customers only pay the per mole fee. And you will return, for 2 reasons: 1) Once you get mole tunnels on your property you'll get more moles eventually. I've had a couple years with no moles but typically get 1 to 3 a year, usually a couple months apart. 2) Murray has never failed to get my moles. One thing to note: He has his service area set up as zones and services a zone a day. This means you might see him the next day or it might be 4-5 days from your call until he services your area. IMO this is what allows him to to not charge to set traps along with his confidence that he'll get your mole. Some might view this as a negative but to me it's more than offset by the several hundred dollars a year I save. It only costs a few dollars and a few minutes to put new grass seed down and I'll have to do it no matter who I call.

The final time was December with another new guy showed up the day after I reminded him, in writing, not to spray chemicals. Guess what, they showed up the next day WITH A SUPERVISOR, and proceeded to spray chemicals all around my house. They also put GLUE traps in my crawl space without asking and I never would have authorized that. I decided to cancel my contract AFTER that and called the company running the comcast-like gauntlet of 'what if we gave you this or that credit'. I declined and asked to cancel and they removed my credit card. I was not informed of any remaining balance. After that, they sent me a bill for the service that they once again screwed up. Needless to say, by the time they did come back out to address the original contract, they removed all but one outside trap. I asked him to come by on a day I am home as I am not comfortable with people being at my property/house when I am not. He said he will just get permission from the landlord since she paid the bill. Why would a person/company not respect such a simple request? I feel awful that my landlord paid this amount of money for literally nothing but a headache. The technician assigned to my home, August, has come out multiple times to address ongoing sugar ant issues and to check for possible rodent activity. Despite repeated visits, nothing has improved. Each visit lasts about five minutes. There's no visible inspection, no explanation of what's being done, and no meaningful follow‑through. For the sugar ants specifically, I was told they would "die off in a few days," yet the ants continue to flourish in the bathroom and bedroom. After four months of monthly service, I would expect at least some progress, but the infestation is unchanged. I also requested an attic inspection to check for signs of rodents, and was told it wasn't necessary. Every reputable pest‑control source I've checked says attic inspections are standard practice, so this refusal was concerning. Communication has also declined. The first couple of times I reached out about the ant problem, the company responded quickly -- but the treatments weren't effective. The most recent time I texted them, I received no response at all. I hope Sean, the owner, takes this feedback seriously. Based on my experience, I cannot recommend Modern Pest Control.

I have also called to talk to a Manager multiple times. They always state they will call me back and never do. It might have been a great company before it was sold but do not let the historical positive reviews fool you this is not under the same management as before. Go somewhere else for service.

For $500, I received: -An 20 min initial visit from a technician that involved setting the $5 black clamp traps that can be found on Amazon with peanut butter bait, all within a 2 ft radius of the entry hatch for an entire attic -A follow up as the technician didn't have enough traps initially -Another follow up where a 18"x12" wire mesh was installed that covered roughly half of the hole What I didn't receive was: -Traps set in any useful location, all 6 traps were set within arms reach of the hatch of the attic because it is not their policy to go into the attic....to eradicate rodents in the whole attic. -Any inspection of the attic for additional entry points, nests, rodent carcasses, damage, etc. because it is against their policy to go in the attic -Traps that would exclude the squirrels from the attic such as one way door traps or any other techniques other than the cheap clamp traps -Traps outside to get them while on the roof going to the entry location as this was not their policy either -A sufficient exclusion treatment of the 1 entry point, I had to redo it myself to fully close the hole -A technician equipped with a ladder to access the roof -Any follow up to my email detailing the issues before leaving a review All of this resulted in exactly 0 squirrels caught on my property. Will never choose them again. Kudos to the technician on his attitude and timeliness. But he was not experienced nor equipped with techniques, equipment, or policies to do the job.
